One of the worst experiences of my life. A few pointers for prospective customers based on my experience and opinion: - Don't, you will be sorry. As soon as you put down a deposit you are at their mercy. You will find the house you are buying is quite different from the model unless you come up with much more money. - Check the Better Business Bureau grade. Last time I looked it was "F". - Believe absolutely nothing the salesman or the construction manager says. - Read the word "Allowance" in their contract as "allow us" to charge whatever we want. - Be prepared to have walls that are designed to be filled with concrete filled instead with sand. - Be prepared to have foundations designed to have steel rebar omitted and concrete poured on non-compacted ground. - Be prepared to wait almost a year longer than their "standard 300 day" construction schedule. This was before Covid problems. - Don't allow them to apply for the building permit in their name. They will hold the Certificate of Occupancy until you accept and pay for a house that is not finished. You are going to pay for the permit, get it in your name. - Don't make the final payment until absolutely everything is finished. They will send out a very personable "closer" who will promise everything will be fixed. Once you make the payment he won't even return your phone call. - Don't sign the "warranty" document. It's not a warranty, it's a limit on what they have to fix. For instance "A crack is not a crack until it is 1/8 inch wide". - I recommend you stay completely away from this builder. read more

We built a Driftwood lll and customized it. Love the floor plan however the staff in the office is absolutely horrible. Lauren never responds and constantly has excuses has to why she hasn't had time to fix the issues. She is definitely not an asset . If we knew how difficult it was going to be to work with the office we would've went elsewhere. I would not recommend using this builder. read more

They built our custom home and never finished the work. We have repeatedly called and talked with several people promising the work that is owed and it has been 5 months with nothing done. We will be resorting to legal action. We have no other recourse at this point. I cannot recommend this builder. read more

My advice: don't use Sweet Water Homes. If you do here is some advice. Record every conversation you have with their real estate team, Especially Joel. It might be weird but it will save you a ton of heartache and stress. Expect it to take A LOT longer to get the house done. Nothing will be done correctly, make sure in your contract that is says you can go to the property everyday. You will need to do this to fix all of the mistakes that are made. If you get a 9' ceiling in the basement, know that its not a 9' ceiling. 8'8". Check any foundation, they will not even put a foundation where is says to on the plans. Framing, they will have your stairs 18' off if you don't check. Electrical: don't expect them to do this right, take your time and monitor every wire that is put in. They will put conjunction boxes if the run out of wire in your basement. They will put wire under trusses. If you say how bad of job they have done Richie will show up with the electrician and you will get cussed out and flipped off having him trying to fight you. Be very careful how to deal with them fixing problems. HVAC: Know they're putting the cheapest products they can. We have replaced our furnace after 1 year and 1 month. Plumbing will probably go smooth, hence the 1 star. Sheetrock: You will have over 200 screws sticking out, make sure you get them to come back before the warranty ends. Wood working team: Amazing. Cement: Make sure they don't put a rain line going under your driveway. Its costing us over $3000 to fix. Floors will not be level in the house and have bumps. For some reason that was my fault. Siding: Make sure they caulk your board and batten. Joel will tell you this is why it coast more but then they won't do it. Just know after a couple years you will probably see 10's of thousand of $ of items you need to fix so put that into your budget. Check every single thing that is done in your house. I would also go to a neighborhood that they have built in and ask people what they think of their house and the process, you are make a big decision and that would be worth the time. read more

Sweetwater Homes of Citrus Inc is the absolute worst, and the owners and employees cannot be trusted. They lied to us and deceived us the entire time our house was under construction. They changed the structural plans without informing us or the city, and then refused to provide structural engineering analysis or architectural redesign. We closed with mold on all exterior surfaces (floors, ceiling, trim, railings), cracked and crumbling grout in bathrooms and laundry, missing trim pieces, wood flooring that does not interlock properly, crooked switch plates, rusty toilets, and splattered paint everywhere. Three sets of stairs had to be rebuilt multiple times because they did not meet Florida Building Code! They promised our home would be built in 210 days, and it took them over 650 days! The superintendent was rarely on site, and ultimately had to be replaced with a 2nd super who wasn't any better than the first. One mistake after another was made throughout the construction of our home, and 2 and half months after closing, we are still waiting on many items to be completed or corrected. One of the owners even admitted to us that they took our home out of rotation or stopped working on it for several months when we discovered structural items were missing. If you choose this builder, you will have major regrets! read more

We had Sweetwater Homes of Citrus build our new custom Westwind home in Sugarmill Woods. They are a fantastic builder that allows you to customize your home the way you want it & they have in house drafting so no extra charge for your plans. They were excellent to work with & gave us our dream home we asked just the way we wanted it. Any issues were handled to our satisfaction ASAP. I believe they are the premier builder in this area & have been for many years and the home they built for us is exactly what we wanted & it turned out better than we envisioned. We will recommend they to anyone that asks. If you want quality construction you can't go wrong. read more

Worse builder in the county, not honest at all, what they say and what they do is two different things. BEWARE! Our home square footage is smaller than the final plans and they don't think it's an issue to address. Too many unhappy memories for me to list here. If you choose Sweetwater Homes, you will NOT be happy with the end product. Hindsight, I should have talked with other buyers before choosing them because I found out later there are many unhappy customers not just me. The entire staff over there is untruthful about everything and pass the problem to someone else that plays dumb about it and no one ever addresses the issue you call them about. This was my first built home and boy did I learn a lesson through working with these people. The closing was a joke, they tried putting more change order invoices in front of me asking for more money for things that didn't happen. They billed us for more loads of dirt than they actually used, the list goes on. It's a hot mess over there. Consider yourself forewarned about using Sweetwater Homes of Citrus, you'll be sorry. read more
