It was the best decision we made during such a busy time in our lives. Paul is incredibly professional and dependable. When we were on a time crunch to turn the place over to the new renters, Paul had the right contacts to get the place ready to be listed. Now that our renters have moved in, it truly saves us the headache of managing the renters needs. We know we can count on Paul to manage our property and to handle the small issues that occasional arise. His fees are well worth the care that he provides. We had worked with a prior property manager who did not conduct a proper background check on previous tenants who caused us so much stress and money. I will not go into detail, but as I write this, I am still traumatized by the entire experience. However, I do feel more at ease now that Paul has taken over the property, we are no longer dealing with the prior tenants, Paul has helped get the property ready and listed and have found new tenants to occupy the property. Additionally, despite my husband and I being overseas for my husband's job and on a completely different time zone, Paul has always been responsive, diligent, trustworthy and fair. He was very hands-on and any repairs were done in a timely manner and at reasonable costs. I am also compelled to address a couple false reviews against Paul that were written by "Baked S." Baked S. was my previous tenant. Reviews by Baked S. are false and should not be taken into consideration. I urge you to look at his other Yelp and Google reviews and the responses to those reviews to get a sense of the kind of dishonest and unethical person he is. It was not Paul who found Baked S. to rent our home. My husband and I had worked with a previous property management company who did not conduct a thorough background check on Baked S. so we unfortunately fell victim to Baked S. Baked S. already gave notice to vacate our house even before Paul took on the property. He only lived at our house for about three months. Security deposit was timely returned to Baked S. There was no "active sewage, gas leaks, collapsed drainage, or structural instability" as Baked S. claims. In fact, the City had inspected the home and found it habitable and that there were no conditions rendering the home uninhabitable. When Paul listed our property for rent, which was long after Baked S. had moved out of the property, Baked S. attempted to prevent it from being rented by posting more false information on various websites and platforms about our home. Despite the trouble Baked S. caused and continues to cause us and Paul, Paul never left our side. We know that other property managers would never have worked with us or would have stopped working with us under these circumstances. We cannot express how lucky we are to have found Paul. We are hopeful that things will run smoothly as we continue to work with Paul.

I have notified the Better Business Bureau of the resolve to have my case closed. Was it a headache? Definitely, but all the same I'm happy it was finally taken care of. I will say that Massingham's president did exude the right level of professionalism and leadership when handling the situation. Branch staff or managers should never let it get that escalated where the president has to personally oversee the issue, in my opinion anyways. While I still have numerous questions about Massingham's property management style I have decided to move my review up to 2-stars. I remain hopeful, which is something I should always be since I don't plan to sell my unit, meaning... I'll have to deal with Massingham indefinitely. My suggestion when dealing with any property management company is to document everything, create a detailed timeline of all communication, only communicate using email for reference, and contact the Better Business Bureau if all else fails. I still intent to get to the bottom of rising HOA costs in a down-economy (lowered insurance premiums, lower maintenance labor costs, sub standard maintenance of public areas). As a homeowner it is your duty to question everything... from "why is the grass dead when we pay for landscape upkeep" to "what percentage of the HOA fee is used for clerical/management expenses" to "what is our property (structure) insurance premium in comparison to the last 5 years". These are all questions that you have a right to be aware of.

Lo and behold, my mom and I found Jennifer Diaz with exemplary reviews when she searched on the internet. I had a gut feeling that she was the one! Since then, she has truly been heaven-sent. She possesses the qualities of a great Property Manager for she is very knowledgeable of real estate property laws, hard-working, assertive, patient, conscientious, quick in responding to my inquiries, exuding grace under fire in times of stressful situation, and her negotiation skills are awesome. Her professionalism shows how much she cares in every aspect of her job. She is a miracle worker and has results-oriented mindset. I admire her attention to detail and prompt intervention from minor to major problems. We can focus more on our daily tasks now with the peace of mind, knowing that we are in good hands with Jennifer, and we feel secure with our rental property under her stern oversight. They were always wonderful to work with, fixed issues promptly, never raised the rent, and I'm sure everyone who was a client of theirs was sad to see them go, but wishes them the best. Since then this place has been run into the ground by Pete, who hasn't the slightest clue how to run a business or interact with people. This review is of how CCP currently operates. I'm not even sure where to start. So many illegal practices such as-- Increasing the rent by almost 15% without notice. Not repairing basic services such as toilets that overflow raw sewage into the bathtub repeatedly. And not responding for multiple days at a time. Retaliation by evicting without cause when toilet issues are brought up. Not returning deposit within 21 days (claiming damage) but when I offer to come back and fix some basic things (paint, etc.) they claim I didn't even do the things I repaired. Dishwasher broke, and despite repeated correspondence with Justin (front desk) nothing was EVER done about it in the 9 months between bringing it up and moving out. Overall, very difficult to communicate and work with as a tenant. I have been immensely disappointed with their practices.

Whether you are a tenant or a homeowner, he is always attentive, friendly, and professional. Communication is always great and prompt just like all the bookkeeping, financial transactions, and taking care of all things related to the property, such as the gardening to repairs that are needed. There is something to be said when things are done the right way for their clients. Highly recommended.
