We had worked with a prior property manager who did not conduct a proper background check on previous tenants who caused us so much stress and money. I will not go into detail, but as I write this, I am still traumatized by the entire experience. However, I do feel more at ease now that Paul has taken over the property, we are no longer dealing with the prior tenants, Paul has helped get the property ready and listed and have found new tenants to occupy the property. Additionally, despite my husband and I being overseas for my husband's job and on a completely different time zone, Paul has always been responsive, diligent, trustworthy and fair. He was very hands-on and any repairs were done in a timely manner and at reasonable costs. I am also compelled to address a couple false reviews against Paul that were written by "Baked S." Baked S. was my previous tenant. Reviews by Baked S. are false and should not be taken into consideration. I urge you to look at his other Yelp and Google reviews and the responses to those reviews to get a sense of the kind of dishonest and unethical person he is. It was not Paul who found Baked S. to rent our home. My husband and I had worked with a previous property management company who did not conduct a thorough background check on Baked S. so we unfortunately fell victim to Baked S. Baked S. already gave notice to vacate our house even before Paul took on the property. He only lived at our house for about three months. Security deposit was timely returned to Baked S. There was no "active sewage, gas leaks, collapsed drainage, or structural instability" as Baked S. claims. In fact, the City had inspected the home and found it habitable and that there were no conditions rendering the home uninhabitable. When Paul listed our property for rent, which was long after Baked S. had moved out of the property, Baked S. attempted to prevent it from being rented by posting more false information on various websites and platforms about our home. Despite the trouble Baked S. caused and continues to cause us and Paul, Paul never left our side. We know that other property managers would never have worked with us or would have stopped working with us under these circumstances. We cannot express how lucky we are to have found Paul. We are hopeful that things will run smoothly as we continue to work with Paul.

I will say that Massingham's president did exude the right level of professionalism and leadership when handling the situation. Branch staff or managers should never let it get that escalated where the president has to personally oversee the issue, in my opinion anyways. While I still have numerous questions about Massingham's property management style I have decided to move my review up to 2-stars. I remain hopeful, which is something I should always be since I don't plan to sell my unit, meaning... I'll have to deal with Massingham indefinitely. My suggestion when dealing with any property management company is to document everything, create a detailed timeline of all communication, only communicate using email for reference, and contact the Better Business Bureau if all else fails. I still intent to get to the bottom of rising HOA costs in a down-economy (lowered insurance premiums, lower maintenance labor costs, sub standard maintenance of public areas). As a homeowner it is your duty to question everything... from "why is the grass dead when we pay for landscape upkeep" to "what percentage of the HOA fee is used for clerical/management expenses" to "what is our property (structure) insurance premium in comparison to the last 5 years".
