Don't waste your time and money here. I hired this business to help me get out of a apartment lease due to purchasing a home. I got a "case manager" named James. At first he was very responsive and attentive to make sure my payment went thru, i ended up paying a total of $379. After i submitted photos of my apartment and provided my payment i would contact James to get updates but would not receive a response for weeks at a time. After not hearing anything back i decided to post my own listing on Facebook Market and Craigslist. I ended up getting a applicant that had all qualifications in less than a week. I requested a refund, they will only refund you part of your payment but i got my refund of $300 back in less than 5 days from requesting it that was good i guess. This company is a scam, we thought we were in safe hands, the way they talked. They wheeled us into signing up for a program that allowed them to pay the rent for the remainder of our lease until they found a suitable candidate to take up our lease after a 31 day wait period. Their fees was two months rent in advance, which we paid. When the money we had given them was returned, they conveniently cancelled the agreement, leaving us in a ditch. We lost thousands of dollars which we wouldn't have if we had searched for someone ourselves. Now, we are still stuck with a lease for which we will have to continue to pay. I went with the option where I give them the amount equal to 2.5 months rent and then they look for someone to take over and they continue to pay rent until they find someone. They waited to 2 months and didn't get any anyone to look at my apartment and then they decided to just cancel the agreement. This was a waste of 2 plus months and 2.5x months rent I had to pay them. This a scam. They also pretend like they have a huge team but it's just one person that is replying from different email addresses. read more

This company is a scam. So is their refund policy. I established contact in March, got occasional feedback for a few weeks but all possible appointments 'fell through at the last minute'. After communication completely stopped for several months, I requested their full refund. They then lied and said they had been reaching out to me the whole time but I didn't respond. This was demonstrably untrue as they did so by responding to the same text conversation we had been using from the beginning. I continued to push them about my refund and now their latest excuse is that they are 'having problems with their accounting'. I would not recommend this business to anyone. I subscribed to their service last month since I'm moving. What they say about my property is pretty prospective. However, a month has passed and nobody was ever sent to a visit. They still charge the service fee of $79, for which I did not get any service at all. At first I thought this charge is for the arranging people and visits. It turns out that they still charge it even if nothing happened. Before trying Take Over Lease, I experienced the pain of paying double rents for 3 months after a friend dropping out of takeover at the last minute. I've exhausted all possible channels (friends, rental websites, craigslist and local brokers) and trusted TOL more out of desperation. I have to say Take Over Lease does live up to it's "hassle-free" service advertised. Paul contacted me the very next day after I submitted the listing and asked very detailed questions about the apartment's conditions and offered his recommendations on giving incentives to rent it out asap. Then TOL worked with the landlord and leads directly. I only got involved at the very end stage. I was asked to pay 2 month's rent as their fee and the agreement was if they weren't able to find some one to take over my lease, they would pay the rent until they find someone. But all they (Paul was the one handling my account) did was conveniently cancel the agreement once they couldn't find a tenant. They are just a SCAM. Don't waste your money. We bought a house and needed to get out of our lease. We wanted to focus on our new home, so we hired this company to find someone to take over our lease. I completed the questionnaire, and yet when they called me, they asked the same questions I'd already answered. They didn't communicate with me for several days, so I followed up with them when their period was almost up and they told me they were having trouble finding someone (for a $1000 remodeled apartment one mile from downtown Austin with no pet restrictions?). I then posted on Craigslist and NextDoor and found several people who wanted to see the apartment within a day. On their final day before I would have been owed a refund, they found someone...a person I'd already found on Craigslist and who had already made an appointment to see the apartment, who ended up taking over the lease. So, I paid them to find the same person I'd already found over 24 hours earlier on my own, with emails to prove it. Save your money and your time. read more
