I'm writing this review as a Property Owner. 10 years ago I bought a property to rent for extra income, I had no previous experience and didn't have a clue about what I was really getting into. It was time consuming and nerve wracking, working a full time job and operating a part time business and the rental property was just to much. So 5 years into it I thought about selling it and a friend suggested trying a property Manager. Enter TexCen Reality I call them and found out they indeed do manage property's, about 500 or 600 they know what they are doing. Well that was 5 year's ago I still have the property and Texcen does all the work all I do is check my account each month to see the money they deposit. They have access to people in several businesses that do repairs upgrades and anything else for a price that is very reasonable. I am also able to track my account on line by logging on to there web site as a Owner I can see Income and expenses if I have any questions I can pick up the phone and usually get a response within a coupe of hours some times sooner. Tax time everything is broke down so I just print it and hand it to my tax person. Another thing I love about this Company and the Owner Dave Mozingo is when a Tenant moves out they have someone ready to move in within a couples of weeks, They do Background Checks Rental History and a Credit check all I do is point my finger and say (that one) they do the rest it's just that simple. The Fee is small and the Headaches are gone. I looking forward to many more years of their service. read more

All things started off wonderful. Jamie was very great at "talking the talk" and we were sold on them being able to represent our home as Property managers. Jamie came to our home, and let us know what needed to be taken care of on our end as far as having it 100 percent tenant ready . my husband had a lot of work ahead of him but within 3 weeks moved me and our 4 kids out of state and managed to work endlessly on really every detail of our house inside and out to get it in tip top shape with all the checklist requirements. Jamie had let us know as she was at our home that it's up to us when we are ready for pictures and to let her know when we're ready for that so we can do contract. Now Almost done with house, I told Jamie via email that it was my husband's last week at the home. He was doing locks on doors and the final touches. Which still was very time consuming on my husband's time and asked if we can schedule pictures asap . she said she wasn't sure how soon they would have availability for pictures. But contract needed to be signed first for that . She had us in communication with Sheila to get contract going. Who we emailed with about contract for a week. She was waiting on my husband to sign which I told her it was taking him longer than expected because he was at the house doing last touch ups and hasn't had a free moment. Maybe we did take longer than we should've to sign I will admit that. But then out of no where Jamie sends an email no personal phone call and said I really hate to do this to you but we are at the limit for houses we represent in your area and someone has just signed contract in your area with us so I'm sorry but we can no longer work with you. But here is a good company who can get your house the property management it needs. We were very blind sided by that and I was very disappointed that we couldn't receive maybe a personal call or even an email stating the situation and the urgency to sign if we still wanted TexCen to represent us. I left Jamie an email saying how surprised I was by this and then she called me with a very sorry excuse saying they have been busy and she didn't have a actual property manager to represent our home. As much as we were excited to have TexCen be our Property managers we are looking at this situation like maybe it worked out better . We want a company who represents our home to have better communication with us. and the willingness to call us if they need to if big issues arise and to be able to get the job done. read more

Being a tenant under this company was a very negative and frustrating experience. First of all, the communication is terrible. Trying to get in touch with our Property Manager, Michael Torres, was nearly impossible. The officer manager, Jamie Ferris, comes off as rude and often hostile whenever I would try to contact her. The property had many issues, and some of them the company just refused to resolve, such as the carpenter ants burrowing through the wall. If I was a landlord, I would be very nervous to leave my property in the hands of this company. We had to ask to be let out if our lease early due to unresolved issues at the property, and as of today we haven't received our security deposit over a month later. Do yourself a favor and go with another property management company that cares about their tenants and treats them with respect. read more

We've experienced issues with maintenance follow up and requests with Texcen as the property management. We went through at least 3 property managers during our 3 years there and the first two were good at communication, although getting any maintenance work done was like pulling teeth, but our last property manager might as well have been a ghost. We've experienced poor communication, notably weeks in gaps of updates on pending service tickets and no ownership to address concerns, from Texcen since the latest property manager took over the role. We've also received very abrupt and non-conductive, bridging on abrasive, emails from them that sparked misunderstandings and frequent contacts to previous persons no longer on the lease, which we told them multiple times specifically to correct. And, although we attempted to weather this poor communication and unprofessional behavior due to many years of okay service prior with the two previous property managers, we were alerted, BY OUR NEIGHBOR, the owner's intent not to renew our lease, about 60 days before our lease was up. Luckily our neighbor informed us of this, or else we would have received possibly only 30 days notice (if that) in this market to prepare to move. We notified Texcen of our intent to move 60 days ahead, per our lease, which received an immediate communication of the owner's intent not to renew (again, AFTER we communicated we would not be renewing because we had heard about this FROM OUR NEIGHBOR) and have since received ZERO support for any submitted tickets, apart from a single ticket related to sink backup (that was ironically something we were charged for upon move out LOL), which is a change from the several weeks delayed response we used to receive from the latest property manager (which hadn't actually resolved any of the reported issues, by the way). I'd think twice if this company is your property manager. They also extremely nickel and dimed the move out costs and sent out the itemized bill against the deposit supposedly on the last day of the month (over 30 days after we moved out and informed them of our move out), but since we received it a week and a half later, I'm guessing they sent it out later. We paid a service $750 to deep clean since we had pets to make sure we got the deposit back, and they still charged us ridiculous amount for "cleaning" and things that would definitely fall under wear and tear and were issues I'd told them about for years, such as the ventilation in the bathroom not being effective. They also had us do most of the maintenance ourselves, sending "helpful" little videos on how to do things, then charged us on move out when things reported weren't fixed. Pretty obvious what's going on at that point. The cherry on top is that they weren't renewing leases because they were renovating, so I have no doubt that a lot of my deposit went to their renovation costs. (They also charged me for issues I'd reported as broken appliances - which were ancient and they refused to update for several years btw - and were never fixed by them). Just save yourself the trouble and look elsewhere if the place is managed by Texcen. read more

If I could give this company less than 1 star I would. We paid $4,450 dollar deposit had to move out because of mold in 10608 Sun Tree Cove Austin Texas 78730, and they send us $1,792 dollars. $100 mow and edge backyard, $95 for bent blind that was already there, $575 to paint walls, $1125 remove existing lvp from powder bath, remove toilet, install ceramic tile and grout. So on and so on. Basically took our deposit to fix things that were already needing to be fixed when we moved in. Absolutely horrible! Do not rent from this company because they are going to cheat you out of your money. Not trustworthy whatsoever. They are going to respond to this post with some bull crap excuse. We don't accept any of that. Bottom line, your house had mold, we had to move because you wouldn't fix that problem, you kept the majority of our deposit to fix stuff that already needed repairs. Very disapointing. I'm just at the start of renting a house that is probably worth around a million in Great Hills. (it's not a cheap rental). I promptly made a list of 12 obvious items that needed repairs and about 6 of those were cosmetic according to Texcen employee(?) James Strelec so they woils not be repairing any of those items, so I did those repairs myself. I have been waiting three weeks for the other items to be repaired with absolutely no idea when they will be scheduled. No communication whatsoever. Last Friday a sub-contractor of theirs called and said he would be coming to look at one item, a sink faucet that is not working, he said he would be here at 10 AM this morning and he is a no-show. I called him and he said he forgot to put it on his calendar. I called their office but got answering machine at 10:30 on Monday morning. I have heard they have around 900 rent houses and they are super cheap according to the neighbor. I'm angry and don't know whether to just do the repairs myself or call a lawyer, I really don't feel like moving again after just moving back to Texas. read more

I'm writing as a homeowner, TexCen's service was good only the first few months when they want your business. They hire low quality vendors that need to make multiple visits for a simple water pipe leaking repairs, then charge you multiple times of repair fees. When you found out your water bills still high across months. They just deferred it to the age of the pipe require to replace. I would highly recommend to stay away from it before it drained all your money. read more

Amy Mozingo has not been helpful in resolving the issues we have had with the owner regarding carpet and general cleanliness of the house upon move in. The carpet and the entire house was filthy. Baseboards, floors, everything. The handyman installed a toilet paper holder and towel bar so crooked it's painful to look at. Wish I read these reviews before moving in. They are unwilling to work with you. Today is the last day of my lease and I have the professional house cleaning happening. The housekeepers are being interrupted by the new tenants moving things in. I have to have 4 days extra of the utilities and I guess I'm paying for those people's utilities now. I work from home and they were inconsiderate of the fact that I have calls I need to be on and would show the house. They were suppose to give 24 hours notice but would lie and claim they forgot I was still living there. They wouldn't respond to maintenance request and then just close them. I have never seen such ridiculous move out requirements. Professional floor cleaning and maid service. They have a lock box to get into the house but I had to drive down to Kyle to give them my key. They waited to tell me about my lease renewal until the Friday of Memorial Day weekend and then said I had to answer them by Monday, Memorial Day. It was a $600 increase. That's over 25% increase. I will never rent another place that they manage and will make sure no one I know does. read more

I don't even know where to begin because I've had so many issues and have been pushed to leave a review. My personal experience dealing with this company as a property management company has been absolutely horrific, it all started very shortly after I moved in. La Donna Keesee who is what is called the "property manager" is the absolute worst I've ever had to deal with, her customer services skills and her lack of care for her tenant was very apparent from just about the very beginning. I have reached out to the realtor/supervisor Jamie Ferris quite a few times even requesting that she assigns me to another property manager (requesting the sweetest kind property manager that helped and cared when I started the process with this company Stefani Murrie who handled all of the paperwork because La Donna was on vacation) but Jamie's response is I quote "I know you would like a new property manager, but unfortunately, I'm not sure I can do that" "I am hoping eventually, these issues will subside and you can be left alone in peace to enjoy your home" )10/28/2021. Well here we are months later and nothing has changed besides the customer service has gotten must worse from both La Donna and now Jamie. One example of the type of customer service I get from these ladies, is last week I had a busted pipe, it was late in the afternoon and I placed a work order and got a call from the overnight on-call property manager who was very helping and cared VERY much, but it couldn't be fixed that night so La Donna had to follow up on it the next day. When La Donna called me I missed the call but called right back, when she answered a recording came on as she was talking that said our call was being recorded. La Donna replied, "I don't know why it says that". That afternoon I emailed Jamie who is La Donna's boss wanting to address the phone call being recorded. I waited 6 days with no response, I simply sent another email reminding Jamie that I didn't receive a response and Jamie Ferris replied "ok confirmed" that is how much she cared about my concern. This is just ONE of many issues that I've had. La Donna even told me today after another issue I quote "your feedback wasn't needed because I have plenty of happy tenants and clients" I would not recommend this company to anyone looking to lease or anyone who is looking for a property management company to manage your property. You absolutely will not get 100% of your deposit back. No matter how they want to spin it. You MUST leave electricity on for 4 days AFTER then end of your lease. (This is written into the lease.) If you don't they will charge you fees for that (connections fees etc). You MUST have carpets professionally cleaned. (Also written into the lease.) I paid $159 carpet cleaning for a 1 bd condo. I missed cleaning a couple of things. Some on my accord, admit-tingly, and some were like that when I moved in. I was charged $180 for a professional cleaning service. For all I know the realtor did it himself and then I was just charged the $180. Take my $900 deposit, minus 4 days of electricity I had to pay for, $159 professional carpet cleaning, and $180 maid cleaning (for a FEW items) and that's what you get back. Some of the items were dirty when I moved in but because I didn't take pictures, I was charged for it. The realtor I worked with at the end of my lease was NOT the realtor I had in the beginning of my lease. So he can't say that it wasn't like that when I moved in either, just like I can't prove it with pictures. Clean you place with a fine tooth comb. Take pictures of EVERYTHING. Over half of my rent payments were made before the first. I replaced and outlet cover on my own because I thought I was being nice. I was a perfect tenant. And to be charged $180 for a few items is ridiculous. They should edit their lease to say it you X number of items dirty, you will be charged for a full professional cleaning service. read more

DO NOT RENT FROM THESE PEOPLE. THEY ARE SLUM LORDS. My husband and I were in a pinch and hurriedly rented a house from these people. We have been dealing with a rodent infestation, continually complaining, since moving in and they will do nothing about it. Told me it is my responsibility, despite what the Austin Tenant's Council has to say. HOW CAN WE ELIMINATE THE RODENTS WITHOUT THE LANDLORD REPAIRING EVERY EXTERNAL ENTRY POINT??!?! If the house wasn't such a dump I'd consider fighting it, but it's just not worth it. I just want OUT. House repairs included taping over a broken door and painting over the repair. Their handy man tried to fix our front door which wouldn't lock by hammering a hole into the busted door jamb with a screwdriver. They clearly want tenants who will not complain and just accept half-ass*ed repairs while living in squalor. I also complained that my hot water heater looks like it is about to blow (cracked and covered in rust) and they NEVER EVEN RESPONDED! Guaranteed unpleasant experience. It can be difficult to do your homework before renting a house or duplex.. But I wish I had because this was a nightmare..... We have emails and pictures documenting how dirty, bug infested, and the overall condition the unit was in at move in. At move out we were mailed a check for $39 on a $1500. The big thing is our property manager lied to us and did not have the capability to tell the owner they were wrong. Texcen realty works for the owner of the property and I get that, but they should be able to use common sense and decency. Never move in to the windrift duplex. Main example needed in this situation is, we moved in and there were roaches found. We asked for something to be done and they did have an exterminator come. 4 months later the roaches were back, we asked them to fix it and were told to deal with it.. We then asked them again and again to fix it. The only response being that it was our problem. At move out the owner and property manager came to the unit to inspect it. I told them face to face that the unit had roaches. I explained that it's an infestation and not just one or two. They told us to have it sprayed at move out and we would be good. I didn't want to deal with it and I paid for it to be sprayed. We then get the deposit back and it shows we were charged $150 for exterminator. I showed them the pictures of dead roaches at move in, an email asking for something to be done after move in, a text message from the exterminator that I paid for saying that "this is a total infestation and it's been there for a long time". I have everything documented in emails and provided it to texcen realty. Here are other examples including being charged $150 for trash in the bins.. I sent a picture showing the bins being full when we moved in. Charged $175 for the carpet being 'dirty'. I sent them pictures of a vacuum being full of hair and carpet stains at move in.. Nothing We fought and loss because they know that a couple hundred dollars isn't worth it for the renter, and they had our money already so what's it to them? I even called and spoke with the owners daughter, only to hear fake apologies over the phone and no returned calls. Basically this is the worst experience I have ever had. I felt completely hopeless after they screwed us over. If you are ever deciding between two places to rent and texcen realty is in the mix.. Go with the other place. read more

Tex Cen reality is the worst real estate company ever. Celia Lombardo is the most unprofessional person ever! When we first moved into the rental property it was owned by some one else that was great. But when tex cen took over everything went down hill and fast. The lack of communication with them is truly astounding. Celia Lombardo who was the one we were "suppose to work with" is next to impossible to get a hold of. If we had a problem with the house it took several email and phone calls before they responded. Then when she did respond she'd lie to us saying she'd take care of it. Now that we're leaving the very same day we gave notice she put the house on the market and has brought people into the house while we're in packing mode so the house is a disaster. Only been living in this place for a few months and the response to my inquiries has been pretty swift. And the people I speak with are knowledgeable and communicate well. Last management company I rented through would barely respond to my calls/emails and when they did, it was a struggle to get a point across and then have them take action once they seemed to understand what the issue was. These folks are quick and clear. They get what I'm saying, I get what they're saying and then they deliver. No complaints here. :) read more

I would love to give this company 0 starts. We felt robbed after recicing out deposit back. They took over 75% of our refund for things they should not have. They claimed to have power washed the driveway (which we did prior to moving out). Old neighbors said they never saw work done nor was anyone seen on our ex neighbors cam across the street of work being done, charged for SOD when we personally replaced multiple squares of the SOD to fix damaged area. Grass was dead when we moved in and looked the same when we left. The side of the house was always soaked due to irrigation issues and never had grass but we got charged to cover the SOD there. We were charged for window screens that never came with the house (That's proven as well on their listing photos- the screens are not in the pictures). We were charged for carpet cleaning that also never happened. We got a carpet machine to clean the carpet, raked the carpet. There were absolutely 0 stains. Just some normal wear and tear from walking the carpet for over 2yrs. they charged us for many things just because they knew they could get away with it as it cost a lot to take a shady company to court to dispute the charges. It's managements / landlords like this that are a huge problem for good tenants. DONT LET THEM FOOL YOU, or take all of your money. read more

I've rented property many times in my life in different countries and states, but I've never had a negative experience quite like I did with Texcen Realty and Mandy Calvert. My fiancée and I, in the market for weeks looking for a rent house, found a new listing that seemed too good to be true. I called the number listed the next day and someone answered to tell me I needed to call Mandy Calvert. I spoke with Mandy about the property and although she was initially polite, looking back there were red flags: She asked what my credit score was, which didn't offend me but not something a leasing agent has ever asked over the phone during the first conversation. She told me that while the owner of the house is providing her refrigerator, if it dies she would not repair or replace it nor would Texcen Realty. I've never heard of a rental property refusing to repair a major appliance much less dismissing their responsibility right off the bat. She also mentioned that the Texcen Realty online application system wasn't capable of processing co-signers or co-applicants even though there's a spot to add one. When we toured the house, we had to remove our shoes which was funny because the house had fake wood flooring and no carpet except for the stairs. Mandy told us looking at the house was "self-explanatory" and didn't offer much information except for saying Texcen Realty asks the tenant to replace the a/c filter. I got the impression she didn't respect the homeowner as she made snarky comments about having to unlock the master bedroom or doubting the house wouldn't be ready by the first of the month. Despite some red flags and reading the negative reviews about Texcen Realty and a terrible one written by a landlord who hired Mandy Calvert, we decided the deal was too good to pass up and applied for the property and paid the $100 fee. Mandy also requested pictures of our driver's licenses and a picture of our dog. While I understand due diligence, this tells me Texcen Realty begins relationships suspicious of their tenants' honesty. Do they really think we'd lie about having a golden retriever and instead have a pit bull? And if someone did, they could easily just send a fake picture of another dog so this was a foolish screening method. Then Mandy emailed asking to explain simple things like income and whined about having trouble reaching our previous landlords for references. So I kept in constant contact with her throughout the process. I assume Mandy has done this job for awhile, but it seemed I was working with someone inexperienced. She kept referring to our current rental by the complex name and the company name, as though they were two separate places we had lived until I corrected her. After approving our credit and income, she claimed a landlord reference was "not ideal" and asked me to explain. I'm not sure how she expected me to know whatever they discussed on the phone or email since I wasn't there or shown. As far as I knew we had a great relationship with management after a year. Mandy replied we had previously made late rent payments. I shared with her a difficult, very personal experience in early 2017 when my fiancée was hospitalized and nearly died. She missed a lot of work and we fell behind on rent and late fees briefly after medical expenses and less income. In her reply, Mandy did not even acknowledge this. Aside from business, on a human level it's disrespectful. Maybe she only cares about money her commission. Luckily my fiancée fully recovered and our healthy baby is due soon. Apparently paying rent late because of medical emergencies is not a valid excuse for Mandy Calvert and Texcen Realty. She sent us a rejection email saying we were denied without giving a specific reason and they would send us a letter with more information. Since they took so much of our time reviewing our personal history like we were getting top secret security clearances through this five day ordeal only to be denied, I asked if they would be willing to return our $100 application fees. I received no reply. I don't understand what took so much time and research to reject us. Usually you submit your application and wait for approval while they do the work. I devoted my time to help Mandy do her job. Honestly, I'm not sure they were ever really serious about renting to us in the first place. Maybe they just take applications from whoever to pocket the fees. They may have already had a prospective tenant. We feel like they stole our money. Either there's something fishy or just unprofessional and inept. It just doesn't make any sense to do this to people. Funny, another agent called to let us know we had been approved to rent a more expensive property in a nicer area. Somehow this agent was able to process our applications for free, by themself, and approve us without the rude skepticism and unprofessionalism displayed by Texcen Realty and Mandy Calvert. read more

Amy is my manager and I'm very happy with her. She's always fast in response, and never forgets a thing, no matter how trivial. As far as I can tell, my tenants are pleased with her as well. On top of that, she also has a comprehensive knowledge of the Austin real estate market, which comes in pretty handy when it comes to finding tenants quickly without compromising the rent . David helped us a lot, too. Texcen Realty might not offer the most exquisite services, but if you're new in real estate investment, they're the best choice to get your money's worth. read more

TexCen Realty has been one of the worst management companies we have worked with. As renters, and military service members, we have worked with many property managers. The communication is very poor, and they are constantly threatening us for no reason. We reported a roof leak. It ended up being a clogged AC line that was coming from the attic into the second floor ceiling, and they tried to act like it was our fault for claiming it was a roof leak. Our manager is La Donna. It has been clear that they do not value customer service or communication. If I was an owner, I wouldn't use them to service my property. read more

The thing about reviews - you just never know who is writing it and if they are being honest. Here is my experience and it has been nothing but great. We live out of the continental US and purchased an investment property - site unseen. It was brand new so that was good enough for us. We hired TexCen to manage it and have been completely happy with them. They found the perfect tenant and all has been well. They are responsive to all questions and seem eager to please. On a side note... we purchased another property prior to this one and were not at all satisfied with the other management company. We are considering switching it so that TexCen can manage them both. If you are renting a house and Texcen realty is the property managers RUN! They will take at least 48 hours to get back to you when you have an issue (even an emergency), they are quick to charge/reprimand you for any small infraction and overall only care about the property owner. DON'T rent LIMESTONE TRAIL in AUSTIN, TX!!! The homeowner (who will stalk you on social media) only wants you to pay for upgrades (not fixes from your damages) to her house. She had stained carpet in the house when we moved in and she offered to replace it before we moved in. But since we were on time constraints and needed to get in quickly we opted out. She has now taken our pet deposit ($500) and an additional $200 to have it cleaned again (on top of the $200 we already paid to have it cleaned) and said that the carpets were in great condition before us. She also charged us for things the previous tenants messed up and already received monies for. Lastly, the a/c went out a few weeks after moving in and it 2 WEEKS to get it fixed! Oh and I was 8 months pregnant with twins!! And the homeowner knew this and still waited 2 weeks to get it fixed. read more

Stay away. These people are just terrible. Fixed almost nothing that was broken. Even refused to repair major leaks until after a section of the ceiling collapsed months after the initial damage report. As a healthcare professional I am certain that the mold from the damage they refused to repair caused the respiratory issues and pneumonia my family has been struggling with during the last year, andnow that I'm trying to leave to a more healthy environment they are just making up fees that aren't included on the lease agreement to bleed every penny they can from me. The last two property management companies that I rented from were an absolute nightmare. I was beginning to think every rental in Austin was managed by slumlords until I rented from Texcen. My property manager is Greg Stahl and he is always easy to get a hold of, friendly and quick to solve any problems. Awful experience. We originally chose them because they were cheap. In the end, you get what you pay for. Texcen managed our property for a few years. Things went fine at first (finding tenants, resolving minor issues, etc.), but after a while our property manager started dropping the ball. Not being there when work was supposed to be done, contractors not able to get access, not returning phone calls, not doing what he said he was going to do... we were left scrambling to cover for him. It just kept getting worse and worse, with us having to do his job for him. But by far the worst part of our experience was dealing with the rest of the staff. We complained about our property manager and asked to have someone else assigned to our account. They immediately got defensive. Turns out, it's a family business and they're all related to each other. I guess that explains the defensiveness when things started to go badly, but it's unprofessional and no way to run a business. Our issues continued even after that as we ended our agreement and tried to wrap up all the loose ends with them. They promised to do one thing and ended up doing something else instead. Communication remained awful. It ended up making our lives very difficult and caused us a great deal of unnecessary stress. I am very glad that our relationship with them is over and I recommend that you look elsewhere for your property management needs. read more

At move-in our rental had a horrible secret that this management company neglected to reveal. Our rental house was tree roach infested and we were charged for their selected pest control service that hardly got rid of the problem, it seemed to get worse over time. It was a structural issue that the owner and the management company brushed aside and told us to clean the house more! Ha! The house had several cosmetic issues like stripped hinges, cracks and was pretty dirty at move-in. After we moved out, they had the audacity to charge us for prior cosmetic problems for the house that we had already notified them of to come fix, that they never responded to. Be careful with this company and make sure you take pictures of every inch of your rental before move-in and document every crack, paint problem, and email correspondence. read more

I've lived in the same rental house for a year and a half, and have nothing but the best things to say about this company and our property manager Mandy in particular. In the first year we had broken ceiling fans in the middle of summer, prowlers on our property, dead animal smell, and every request was handled promptly, graciously, and humanely. We were even put up in a hotel for a week while handymen were at our house everyday fishing squirrel out of our wall. When there isn't a crisis, I still appreciate little things like having my rent automatically withdrawn so it was always on time without my having to worry about it. The best part is just feeling taken care of, and knowing there's someone to call who will treat you like a person, not an expense. read more
