This is one of the best companies I have ever dealt with. From the first phone call , to the very thorough inspection , to the detailed information for repairs and then the actual repair itself . Patrick doing the estimate was very thorough and very informative as well as being very honest and upfront . Kyle is the technician that came and did the work . His vast knowledge and willingness to explain the process through every step and what could or couldn't happen and what he was projecting was excellent he did a phenomenal job from start to finish . TFS, The Foundation Specialists, provided a solution to a problem we did not have and improperly installed the solution they did provide. We would not recommend TFS to anyone. We had separation of the crown moulding from the ceiling and some stacked cabinets in our kitchen and bathroom. TFS's Ethan Patrick sold us the TFS Smart Jack system which cost us about $21K. The cracks did not go away immediately, but Mr. Patrick assured us that the cracks would go away over time; over the next four months the cracks disappeared. However, less than 7 months from the installation of the Smart Jacks, the cracks reappeared in the same places they had been before. We contacted TFS, who told us that the problem was likely humidity in the crawl space and proposed a $16K encapsulation system. Mr. Patrick had done no humidity tests when he proposed the TFS Smart Jack system. We decided to get a second opinion and hired a structural engineer. The structural engineer found that the cracks were cosmetic, would never have been solved by the Smart Jack system, and that the jacks of the Smart Jack system had been improperly installed. After reviewing the engineer's report, TFS refused to return any of our money and told us they would fix the installation problem with the jacks. TFS's first attempt at a repair did not fix the problem with the installation. Again, TFS sent out a crew to fix the problem; the vibrations from the installation caused a shelf in a curio cabinet well away from the work to fall and destroy the Hummel figurines on the shelf. TFS did pay for the curios. After the second fix, the jacks were properly installed. In the end, we spent over $21k for jacks we did not need and had to hire a structural engineer to ensure the (unnecessary) jack installation was done properly. read more

RUN, DO NOT WALK, AWAY FROM THIS COMPANY...Unfortunately this is a late review due to the passing of my husband in 2024, and the subsequent sale of my home in 2025, and relocation. It's been a lot. An inspection of our newly purchased home in Spring Hill, TN revealed a plumber of the contrator, General Homes (Columbia, TN) cut through a support beam under our Master Shower to run plumbing. My husband and I therefore knew we'd have to address this issue, and decided to proceed with our purchase. At sale time in 2025 as a widow, I was told there were concerns about the structural integrity of my home,(as I had received an offer to purchase/ inspection conducted....I lost this sale btw) and there was additional work to be done. Immediately I pulled my evaluation by TFS, and knew I'd have to incur an additional expense of hiring a structural engineer who was *Registered, and who, beyond any question, was at the top of his field. I found that in Wilkes Engineering located in the Nashville area. 9/25/25, Wilkes Engineering inspecting my home and determined 1) No additional reinforcement was necessary; 2) Additional floor supports were installed during or after the repair process in areas UNRELATED to the notched joists under the Master Shower; 3) No foundation, flooring or stability issues were observed during inspection; and lastly #4) All inspected areas appeared in good condition, with no visible signs of structural concern. As you might imagine, this caused not only additional financial concerns, but stress from the result of a company I thought I trusted (TFS) during a period of emotional upheaval in my life. The duress caused by TFS is unexcusable. Their unqualified, or commission driven assessment and performance (?) for unjustified work is an integrity issue both for the representative JP Ringvold AND TFS. I spent over $6,000 on waterproofing my basement. Workmanship was terrible. Young inexperienced workers doing big jobs. I dealt with this company for MONTHS. Actually even over a year later they had to come out a few times. Just do yourself a favor and stay away from TFS. Unreliable, unprofessional, but they do a great sales pitch. read more

Once requesting an estimate, the salesman was here in adequate time. It took time to get the project started because of my delays. Once started, I was greeted and the project continued smoothly. The crew worked well together. They said they would plant grass and restore the concrete after the foundation lift. I'd like to add photos but can't find how to do it. Concrete and the yard needed to be restored. Mounds of uneven dirt were left and not tamped down. They wanted to plant grass seed on those mounds of rock and dirt. The concrete extension joint was made with what looked like a stick. The finished project looked like playdough. I was speechless when they asked if I wanted anything else fixed. Finally I offered comment and they stated no need for that because...... An excuse for everything and why it would not work. Don't use them EVER. I will have to hire restoration for this. read more

Update as of 7/17/25: TFS was scheduled to come to my home today to make another attempt to level my floors. They didn't show and no one from TFS called to let me know that they simply cancelled the appointment. This is very bad!!! For what they charged and failed to produce results and now are not standing behind their work, this defies imagination! TFS is not a good company, and I strongly recommend to anyone looking for this type of service provider to avoid TFS at all costs! Original comment, 5/8/25: TFS significantly over-promised and did not deliver on straightening the uneven and sagging floors in my home. After installing 23 SmartJacks and two spans across the front and rear of the house, nothing changed! The solution did not work! TFS should have been upfront with me in disclosing what they can and cannot do. The design consultant obviously was focused on the sale and withheld important information that would have greatly helped me make an informed decision. By contrast, the installation team was very clear with me that TFS cannot straighten unlevel floors, particularly in the case of a two-story house. I feel that TFS committed an unfair and deceptive trade practice and should be held accountable. Furthermore, TFS does not create a "remarkable experience" as numerous disconnects in communication from design, project management, and installation were evident throughout the process. The leveling of floors was my main focus, yet the last concern on the part of TFS as it occurred in the last hour of the last day. The team comes into the house, dirty boots on with no covers, no level involved (I had to insist that they use a level), and debris from the rebuild of crawlspace entry was left on the ground. The quality of the crawlspace door TFS provides is, at best, sketchy. What is portrayed in their television commercials and communicated in pictures and narratives on the TFS website does not remotely translate to my experience. It should be noted that I also purchased a crawlspace encapsulation that was installed ahead of the SmartJack support and spans and the encapsulation materials suffered damage as a result of the SmartJack installation. They could have put down protective tarps to shield the encapsulation from wear and tear. In addition, the sump pump installation was not checked for quality and later found to have leaks in the plumbing. Again, anything but a "remarkable experience" and TFS should be prohibited from making that claim. I asked TFS to remove and take back the SmartJack system due to the fact that it did not work. The TFS project manager refused and threatened a lien on my home if I withheld payment. I stepped up and paid the entire cost in full upholding my commitment under the contract. TFS, however, failed to uphold their commitment and is not making good on their promise of customer satisfaction. Again, people working at TFS know the limitations of this solution yet sold me the hope of a straight and level home. In a word - fraud. This was a very expensive upgrade to my home, and a massive failure and disappointment! Moreover, the experience was anything but "remarkable". This failed project was a huge waste of money! First off, a majority of the bad reviews for TFS are well over 2-years old. With the latest reviews being highly favorable... just like this one! I found this place using Yelp's "Request A Quote" feature and TFS was one of the alternate locations offered. Before they came by to check out my house, they sent me an email, text and a phone call to verify my appointment. Love the communication! Andrew, the TFS specialist, was professional, thorough and asked me a lot of questions about my home and the foundation. He was there for about an hour suggested that my house was in great condition. He said I could use some foundation tweaks far down the road, but nothing was needed immediately. I mean my house is only four years old! I did have two other foundation specialist come later in the week and they all said the same thing. Some very light sagging, but nothing to worry about. Phew? Such a relief! TFS offers free consultations and estimates, so it's totally worth it to have them come out and inspect your home. Just do it. Peace of mind is priceless! read more

Like many of the other reviews, I made it quite clear they did not need my spouse to babysit me during the initial interview and sales pitch. Be that as it may, we were both able to endure the appointment and agreed on a project. It was high, but we were assured and offered a lifetime warranty. How could we go wrong? LOL! The initial start date was rescheduled. Okay. On the first day of work, the crew shows up and starts telling me I am going to have to fix some things. Nope, the sales team stated and wrote in the contract the crew would make ALL repairs/adjustments. A 1 1/2 day job turned into 3 full days. That was for the repairs, leveling and prep for resurfacing. The second crew was resceduled....for three months later due to expected weather. Sloppy work. Overspray and minor damage to adjacent areas and hot tub while the work was being done. Finished product? Looked much better than when they started. I cleaned up most of the mess they left by myself. Chips and cracks in resurface and sealing within a couple months. Called them back for warranty work. Scheduled. First, the crew showed up and complained the prep crew had not arrived first and got it ready for repair and resurface. Rescheduled. Leveling crew came out and made some adjustments and repairs. Second crew comes out and resurfaces and seals. Cleaned up after them, again. COVID hits and I hold off calling them back for, you guessed it, more cracks and chips. Contacted local production supervisor. Comes out and agrees it is under warranty and will be repaired. Their scheduling guy, Matt, will be in touch within a couple weeks. Nope. Sent another email and was assured he would be in touch to put me on the schedule. Nope. Another email asking what is the deal. Matt will call Monday. Another email after two weeks. Next day get a message from Matt and returned his call. Had to leave a message. Still no follow up after two days and no repair to my driveway or sidewalk. Talk a mean game and do okay, but follow up service is pretty weak. read more

Let me begin by stating Rating subject to change depending on the end result. It begins with a leaky basement in a nearly 80yr old house. I've already decided to have it waterproofed. It was a matter of who. TFS gave an acceptable price with a eta of nearly 2 months out. (the week of Thanksgiving) I gave deposit to get on the schedule. Then the question of broken mortar lines in the concrete block foundation. So with that comes the foundation quote retrieval process. New contract to include the foundation work to the scope of work. (on Thursday) This pushed the eta out another month. (the week between Christmas and New Years) After conflicting areas of concern and a sleepless night, I had an inspector come out, he squeezed me in on a Saturday. Someone that wasn't trying to sell me something. I was informed at that point there was nothing wrong with my foundation and that tuck pointing was all that was needed. So with that I decide to go with a slightly higher price to have the waterproofing project done BEFORE The Holidays. Made contact on Monday to cancel the project with TFS. After some back and forth, I was contacted by the sales guy a week or more later. He became very defensive and proceeded to tell me that because I chose the company with a better time line I would not receive my deposit back siting the 3 day rule..... Really?? I'm saying this with love. This company sucks. If you care about your home, go with a legit graded company. They have rebranded several times to avoid negative reviews I assume. They have no warranties & just take the money and run. We had to call several times along with the workers being late. I paid over $30,000 & my home still needs to be repaired. They told me that the wood was okay, but it needed to just be replaced. Don't trust this company. DO NOT use this company. I am having to call in another company to fix poor installation of "Carbon Fiber Straps" . They were not installed properly and I am now calling in a structural foundation specialist to come in and tell me how to properly fix my home. The carbon fiber straps were not secured at the bottom, which WILL NOT stop your walls from buckling and giving way. These are basically useless and are already letting go of the walls and have SPLIT over 7 inches after being on the walls for no less than 3 days! After speaking with several other companies that do this work, along with several real estate agents, we were told DO NOT USE them. Their work is poor and not warranted to what you would think. This will not help to sell your home. Also, their financing company is VERY SHADY on the numbers crunching. They wanted to charge an extra $80.00 over a 10 year term and could not tell me what formula that they were using. Folks, math is math and 2+2 still equals 4. This company needs to understand the customers time is as important if not more important than theirs. When I would speak with a supervisor, manager, or someone from the office they would always point the finger at the people coming out to do the work. Short review: The services they thought I needed would not have corrected the issue and would have set me back several thousand dollars. The fix ended up costing less than $20 Long review: If you have a radio, chances are you've heard the "12 early warning signs of a foundation in distress". Several years ago after my basement started becoming a damp mess every time it rained and I noticed some cracks around the outside I called them and another company to come out and see if they could come up with a solution to where I could use my basement. They came out, surveyed the situation, and presented me with a solution that would involve digging a trench around the interior of my basement that would drain out the back. Basically water would still be pouring through the foundation, but it would at least go outside. I didn't really question them all that much on this as they were not the first company to suggest that. The price was going to be in the 8-11K range, which was a solution that I was just not interested in as this was basically a storage basement and I could buy a lot of plastic tubs for that price. Cut to a few months ago, a company offered to do the same thing for roughly half the price. I asked what exactly it was going to entail and how many hours and the guess was about 6. I asked if it was the same exact thing and was told yes. ok, still was too much.. basically 6 hours of someone jackhammering your basement to make a trench then installing a guard... 6 hours 1-2 people and $4k - that's $2k a day per person... still insane to me. Cut to last week - installed an 80-foot drainage line to stop my back yard from dumping water in (an entirely different issue) and had 20 feet of plastic tubing left. Took said plastic tubing and ran an experiment and just drained the water further away from the house, basement no longer damp when it rains. It was ~$60 for the 100 foot roll of plastic tubing making that length of tubing ~$12 that fixed my problem. I don't think they're intentionally scamming people, but I think when you have a hammer, everything looks like a nail. And a problem with a company that offers a service like this is they have that product (which is too expensive imo) Cost of installing a drainage ditch which involved a back ho, drain box, 100 feet of tubing and 2 guys working/digging for 6 hours and left m with 20 feet of tubing that fixed the leaking issue: under $1000. read more

It's interesting that all of the real reviews are basically one stars (subtracting out the one, obvious "friend" of the company). Wish that I would have checked out the ratings before trying to make an appointment for an estimate. Same story as others. Very intrusive questioning just to make an appointment. They get my name, phone number, address, email, etc. and then persist with the "wife" information. I politely told them it was not necessary to get an appointment, repeated it again when they later persisted, and then told them how silly they were being when they kept insisting that I provide it. (BTW, I'm single). This is an obvious sales tactic that is commonly used by high-pressure companies such as insurance and death related businesses (cemetery plots, funeral planning, etc.), time shares, and questionable contractors. Put spouses together in a charged environment to force an emotional decision for high dollars. So I now understand why they said that it would take a minimum of 60-90 minutes -- most of that is to make their sales spiel. I almost made up a name just to see what other sales tactics they would employ at our appointment. My suggestion would be to run away as fast as possible. We're not interested in being "sold" something; we're just looking for work to be performed (which they apparently do not do well according to the other reviews). The conversation was comical and there is no longer an appointment -- their choice b/c I declined to identify my wife. smh read more

We had some foundation problems beginning, on our 13 year old house, and wanted to prevent them from getting worse. The person who came out was thorough and provided drawings explaining what would be done to correct the problems. This included 4 new supports in the crawlspace, plus 4 external supports to lift one corner. We had to agree and sign a contract that same day, in order to get a discount; the only down side of the experience. Otherwise, my rating would have been 5 stars. The crew that came out, Michael and Vonte, were great, and performed the work in less time than we had been told it would take. They also found another crack in the brick near the top of the house, above a window. They used the 4 external supports to close up the crack; we can't even see it any more. They also removed and replanted a tree that was located at the corner of the house, at no extra charge. read more

When making an appointment, I was asked my spouses name, then told that they would like both spouses to be at the inspection/estimate meeting for leveling a concrete driveway. I said my husband would not be present. Later in the conversation it was reiterated, AGAIN, that they want both spouses present. How incredibly insulting!!! Even after I said "If that's what your company requires, then I will cancel the appt!", they just said OK. I have organized and managed a lot of remodeling and corrective construction work on our homes, since my husband isn't sitting at home during the week watching the paint dry.I can understand a very basic leveling process, as can the average adult, even women!! Do they require 'the wife' is there for the appt if a male voice calls for an estimate? I'll bet not! What if your single? Will they still come give you an estimate? No other company I called for an estimate asked for me to be accompanied by my husband. So ladies ...when you put down your needle point and need to find a concrete repair company, you can find many other less 'sexist' companies out there, so give those businesses your money. read more

When they arrived to prepare a quote, Kelly sailed into a pressure sales pitch of encyclopedic proportions. I lost count of the number of times he asked for a deposit for this, apparently, $6000 job. We insisted the warranty period be doubled and they agreed...we duly paid the money. We did this because we trust people to do what they say they will do. This was a big mistake. To illustrate: We had a hallway on the second floor which was slanted 1" from left to right. I told Kelly that all that was required was to fix the slant, which had developed after a different foundation service had come to level the ground floor some years ago. Therefore, I specifically told him that the way to effect this repair was not by levelling the ground floor. The team arrived and completed one day's work. At the end of the day they told us they had fixed some beams which Kelly identified as being wrongly supported, put new wood blocks underneath the house where others had rotted over time, laid a moisture barrier and...levelled the floor; the one thing which I said we did not want done. So, the hallway was still slanted, but we were told that this would slowly get better over time. Perhaps I look more silly than I am, but we told them we would give it a month. The problem did not get better, and the house started to shift. Cracks developed in the dry wall, in the ceilings and at wall intersections. We called them back. They screwed about for another day with a laser leveler and pronounced that everything was fixed. Bullshit! As the kitchen floor started to distort and more cracks appeared, we called again, in a state of great anxiety. I requested they send an engineer...you know, someone who knows what is happening rather than a salesman. The engineer (for whom they paid) told us an amazing story. First that the very few blocks they had replaced (only a few of the many had been replaced) had been done haphazardly, poorly, and apparently with little regard for making a repair and that "there is no way they have done $6000 worth of work; and probably not even $2000". They had not realigned the beams as the salesman had said they would. The engineer recommended a fix which had nothing to do with levelling the floor. To cut a long story short, if the salesman (Kelly) had known what he was doing from an engineering or building viewpoint, he would have done what another foundation company had done, and said he couldn't do the job. But he didn't, so we expected the job to be done. Much more piddling about was done by other TFS people and nothing worked. We asked for our money to be refunded 12 months after they had provided the original quote. So, how good it the warranty? In summary, they didn't fix the problem and indeed, have made it worse. They eventually offered to refund 50% of the money on one condition. That condition was that my partner (who signed the contract) wouldn't post negative comments about TFS on the internet. Presumably this is how they farm the majority of their negative reviews. Fortunately I was not a party to the contract and have no qualms about telling people the truth, and no intention of allowing anyone to suppress or censor genuine critiques. Our experience with this bunch is negative in the extreme, and under no circumstance that I can imagine, would I recommend TFS. read more

Our back crawl space was was soaking wet every time there was a heavy rain. I called TFS and the salesman was very nice and we signed a contract for a partial encapsulation of our front crawl space along with one dehumidifier and two sump pumps - b/c I was told the rain water was flowing under the house front to back and that's why the back walls were wet and producing efflorescence. The guys who did the work were very nice and did a great job. Although, after all the work was done the next time it rained we had the same problem and continue to. Our salesman's boss came out with another sales rep and they discovered the water was coming from the gutters on our back deck - so $20k spent on an encapsulation we didn't need. They proceeded to tell me I needed to call a gutter company and they threw in a free dehumidifier. Think I'd rather have had them refund a good deal of our hard earned money and admit they made a mistake. And this is the first yelp review I've ever left. read more

I called and scheduled an appointment with them. They sent several emails before the appointment- none of which asked for a response so I didn't. They called me over the weekend to confirm the appointment but between an active toddler, snow days and the stomach flu I didn't get the message. The morning of my appointment I get an email that it's been cancelled. I contact a woman at TFs and she tells me that was in error and we're still on the schedule. 15 min after my scheduled time they're not here yet so I call. I'm told there was a miscommunication and they'll call me right back. Unfortunately, we had this company come repair a serious foundation issues. They were formally know as, " Vintage Construction". From the beginning, we should have noted the "red flags" and had another group, correctly repair the problems. However...being local, we thought, "yes...let's give the job, to a local family." We honestly can say, this was a HUGE mistake! For our serious error in judgment, our home has never settled. The bill was over $15,000, with the warranty rescinded, after the completion. Sadly, over the years, the problems have increased. When we hear the house cracking at night, I just can help to wonder, if it's all coming down? At this point, we're back to square one. On the day it was supposed to be installed they suddenly said that someone had to be there in order to do the work which was all outside and was sidewalk and driveway only. Never during the entire process was it ever mentioned nor was it in the contract that someone had to be there. Now I have elderly family coming in and a sidewalk that will not be repaired to accommodate their handicap. Very disappointed in the service and the way the entire episode played out. When attempting to schedule an estimate for a new vapor barrier, I was asked for my 'wife's name' which I thought was odd. When I asked why, they responded that it was for their meeting with both of us. When I pushed on this since I was the one making the appointment and was taking care of the project, the customer service representative replied that this was obligatory to "go over any questions concerning the estimate." I am not sure even where to begin of what is wrong here. The assumptions about how my family needs to do business is the first. I was the one making the appointment and not my wife. The whole thing felt wrong as if they were setting me up for some odd, inflated estimate. Well, if they were working for scare tactics, it worked. We had one of their representatives Mark Keene at our place. We wanted to consult with the TFS, as there some prior concerns about water in the crawl space. We also met with some of their top competitors prior to that meeting. 1. Be aware of their sells practices. Their goal is to sell you their service right on the spot. They cancelled our prior appointment with them because they wanted both of us to be home. They offer you discounts if sign a contract with them right away. They use scare tactics in regards of the condition of your house. 2. Mark offered me several options for repair around $34 K, but despotic the fact that we asked him many times which one of them was priority for us, he danced around and was pointing to the most expensive one without providing any justification for that price. He did not provide any information about the current condition of the crawl space, neither the humidity level there. Their recommendations were significantly exaggerated in comparison with their competition. We are not planning to do any business with them. read more

They claimed that the original piers they installed were fine, I just needed more, 10 @ $1000 each. Since the crack that had opened back up was between 2 piers they installed I found this hard to believe. After talking to several engineers I am convinced that the original 3 piers TFS installed failed. I am no paying someone else to replace them. So if your hire them, please understand that their warrenty is no worth the paper they print it on. read more

Don't call them if you want the work anytime soon. Last week they came out and gave me an estimate and told me the work would be done this Friday. Yesterday they called and told me they could get to me December 2. I have already put two thirds of the estimate in their pocket or I would have cancelled. Who knows...they may call and reschedule for March. read more

Had an appointment for work to be performed on our porch. During estimate TFS was told and shown the access points to our property and assured us they could get their equipment on property "no problem". The day of repair came and they could not get equipment over our bridge and offered no other solutions. I called another company that not only could gain access via street side, they also offered us a great warranty that TFS said could not be offered. I was disappointed with the amount of time TFS wasted due to time missed from work for the estimate and appointment since both my husband and myself had to be present. I will not be using or recommending them for future jobs. read more

I would not trust these guys. They would not meet with only me to discuss the work needed. Insisted on meeting my spouse. What are they selling? Timeshares? Can't trust people that want to give my wife and I the hard sales pitch. There are other companies available. read more

We had them come out and fix our foundation issues on the house, and boy they were awesome! Noe and his crew were hard workers, and professional. They beat the price for their competitors and the work was exceptional, and guaranteed. They cleaned up and replaced the bushes, downspouts, grouted the around the bad bricks, put grass seed down, you would never know they were here and completed a major job. We were very happy and are having them come back out to encapsulate our crawl space. Thanks Guys. Recommend you to anyone. I noticed some bad reviews on them regarding not being able to come out soon, but as we called and had other quotes, those companies were in the same boat for timeframes, this is a job that takes time, and people are not going to cancel because when they call it is already at a major point so give them a break. We as home owners should be more aware of our house and call them before it gets to be a major issue, then you won't be mad when they can't come the same day (I would be leery if they could that means are not busy enough).
