The rooms aren't particularly large, either. For $400-500 bucks a night, you'd hope for a little more luxury but this is an old building. The staff here was incredibly polite and friendly. It is truly beautiful, and this is why I give it 5-stars. I know of the history of famous guests, and talk of being haunted. Cool.

This was my main draw to selecting this property. The air conditioner is only "allowed to" go down to 68 degrees. Sick of this save the planet aka save their money cooling restrictions. Is it really worth saving 50 cents a night to not allow your guests to sleep cool? The thick bedding / sheets are not breathable and I had a hard time sleeping. Only after I asked to check out early did they miraculously "get approval" to remotely reduce the room temperature by 2 degrees. What a joke. $350/night for a Holiday Inn level staffing and guest experience. The only good thing about this place is the location. Other than that I'll save my money and stay somewhere else where I'm valued.

We stayed at the Tree Suite because we wanted to try out the jacuzzi. We ordered breakfast on the website but they said they were not doing that service at the time. I found that odd and wished they would have stated that on their website. When we arrived at the destination, nobody was at the facility but we were given direction on how to enter the room. The room was very comfortable, clean, and quaint. The bed was -very- comfortable and I loved the walk-in shower. Jacuzzi was very relaxing as well. We pulled into the long driveway to find our parking spot reserved with paper held by duct tape. Very cool. Our parking spot was right outside our room and we were immediately greeted by the owner, Lee. She was friendly by phone and in person. She made sure that the room was to our liking and showed us another room with all the cold sodas and snacks you could want, included in the package. You can bring as many drinks back to your room and store in the small fridge. They also had several bookshelves that you could choose from to read or even buy books from. Tom, the other owner, came to be sure we could understand our television set-up. Our room was a mixture of being a bit hoaky and a bit cool. They have a leafless tree overlooking the whirlpool tub. There was an awesome cowboy hat that hung near the bed. There were several wood ducks in the room. The bedframe was made of tree limbs. There were several books next to the bed for your reading pleasure. The bathroom was the best. It had an old-fashioned sink next to a wood wardrobe. There was also a shower if the whirlpool didn't work for you. They only lacked a door for the toilet, which was off to the side. I would say the room grows on you like the area, having a small town feel that leaves you wanting to come back. The best part of our stay was the breakfast. It was perfect. We had scrambled eggs that looked like a pancake, with several pieces of bacon on it. There was yogurt with fresh fruit on top, cut cantelope that was delicious, toast and orange juice. The coffee was awesome!! A great odor and flavor combined, the perfect touch to complete the meal, delivered to your door at the time you specify. Can't beat that for only 7 bucks per person. We topped off that morning by relaxing in the whirlpool jacuzzi in our room. What a great ending. I would avoid getting the cheaper flower arrangements, as I feel they were a bit overpriced for what you get. If you are looking for a quaint place, not fancy, located in a historical neighborhood, then you will enjoy this. The owners make you feel at home. You can see the place is a work in progress, but, the rooms are well taken care of. The area is a mixture of historic places and parks, along with some run down looking areas. The cool thing is that you have plenty of restaurants and stores nearby. You can walk around the area feeling safe, enjoying some of the nearby sights, and relaxing in a quiet, peaceful neighborhood. Nobody was rude to us, and nobody was welcoming either. Check-in, the hallways, every touchpoint felt like a transaction to get through. Vanilla is the kindest word I have. A property with this much soul deserves a staff that matches it, and we kept waiting for that to show up. The saving grace was the Library Bar off the lobby. Dark, cozy, wingback chairs, a real step back into the Jazz Age. One honest heads-up: we were told there would be live jazz, and it turned out to be one gentleman at a piano. He played well, but know that this is a piano bar, not a jazz club, and set your expectations there. Three stars. If we find ourselves in the neighborhood we would happily duck into the Library for a nightcap, but for our next Dallas stay we will be trying somewhere new.

For me, luxury is autonomy, and I think it's difficult to provide a luxury experience to a guest unless you understand what they consider "luxury". Personally, I prefer things to be handled in a way that allows me to have what I need without having to ask, wait, or rely on someone else for something I could easily (& quickly) do myself. Unfortunately, too much of the service here felt like "service for the sake of service" rather than service tailored to what I actually needed. There were definitely things I enjoyed. I appreciated the welcome bottle of water & glass of wine, particularly in 105° heat. I loved the bright, modern design, art-focused atmosphere, rooftop pool, in-room books & magazines, handheld shower wand, foot-washing bar, makeup mirror, makeup cloths, makeup remover wipes & abundance of bathroom hooks. There are beautiful amenities here, and there are genuinely caring employees. My room experience, however, had too many shortcomings. My original King room was smaller than expected, with limited usable surfaces & no luggage rack. There was a handheld steamer but no iron/ironing board or convenient place to hang clothing while steaming. The TVs were glitchy & Chromecast repeatedly disconnected. There was no actual refrigerator or microwave, only a beverage chiller stocked with soda and energy drinks, which I didn't consume. It took more than 4 hours & multiple calls to Guest Services to receive a refrigerator & microwave. Even ice has to be requested. For someone who values autonomy, having to call & wait for basic conveniences is not luxury. Noise was another major issue. The heavy doors slam loudly enough to shake the room, hallway conversations are clearly audible, & I could hear the guest above me pacing. This was especially frustrating because I specifically requested a top-floor corner room. As someone who is extremely sensitive to noise & was traveling for work, these disturbances were incredibly disruptive to my sleep. I do want to give credit where it is due. On my 2nd day, Front Desk Manager Stacy asked how my stay was going. When I explained the noise issues, she was empathetic & found a top-floor corner suite that was available. The suite was substantially more spacious & considerably quieter, and the upgrade genuinely changed the rest of my stay. I'm incredibly grateful for Stacy's kindness & willingness to actually solve the problem. The engineering staff were fantastic in bringing and moving my microwave and refrigerator from my original room to my suite. Carlos also went out of his way to provide excellent service, from delivering my Amazon packages to offering helpful recommendations of things to do. Unfortunately, even in the suite, I noticed housekeeping issues: smeared handprints on windows, large streaks across the dressing mirror & conspicuous stains on mattress covers. There were also a few noise issues although they weren't nearly as bad. I can still hear the occasional door slamming, but I could also hear loud, muffled conversations through the air vents on my 1st night in the suite. The pool area had issues too. Discarded food sat on a nearby lounger for hours, smelled rank & was covered with ants. I shouldn't have had to enjoy my $40 parmesan truffle fries & French 75 next to someone's smelly food waste. The employee who delivered my food also saw the trash but did not dispose of it. The pool itself also needed cleaning, with visible oil & grime buildup on the walls, stairs & bottom. Dedicated pool attendants or regular 30-60 minute housekeeping checks would help. The metal-wire loungers were also unbelievably uncomfortable & desperately need cushions. The valet experience was particularly frustrating. I experienced numerous issues with issues surrounding professionalism, attention to detail, and even safety that had to be reported to hotel management. I appreciate hotel management taking my concerns seriously and addressing them promptly. Finally, getting change was unnecessarily difficult. I had to visit three places in the hotel before finding some, and one front-desk employee started to suggest I walk several blocks to 7-Eleven in 105° heat before stopping herself. With so many staff providing service who deserve to be tipped, the hotel should make cash & change more accessible. Fortunately, the restaurant was able to help. I'm grateful to the employees that genuinely tried to make my stay better. Ultimately there were too many operational, cleanliness, & noise issues for me to consider this a 5-star experience.
