    Im a foodie and The District has lots of places to eat. There's an AMC movie theater Costco, and Target. I like the Lowe's here. Everything is spread out, so sometimes you may have to move your car if you do a lot of shopping.

    This place is so nice! The bricks on the ground have an application on them that makes it look all pretty and shiny and forever wet and new. I saw this feature immediately. Im weird that I notice things like this. Its very clean here and it almost feels like an Asian hang out. I suppose since there are asian restaurants and just ONE European restaurant, Asians like hanging here. I would give this place a 5 aesthetically bc its beautiful here, but the stores and restaurants fall short of diversity and necessity. I don't really think a candle store is something people go out of their way to get and planet fitness is my least favorite gym. The AMC is just an AMC and there's a target accross the street that I'd probably go to. I'd come to The District only for the waygu factory and maybe the Korean bbq. Everything here is expensive bc its mall prices. I see that people are just chill here. I don't see any hooligans or bad natured people here. Kids are laying down on the astro turf or just sitting down on the couches chilling. There's no service here as its a very small outdoor mall with some stores I consider very useless.

    This is a pretty big outdoor mall which spans over a few blocks. It does have a central hub area with lots of shops and dinning however. One section has a gigantic costco, target, and a Pet Smart, along with a few stores including a curry pizza house. Another section has some places like planet fitness, michaels, and from what I remember a red robin. Which is one of my favorite restaurants. The main hub however has a movie theater, bowling place, and lots of shops and restaurants. We enjoy going to either Prego for Italian or the Casa del Sol for Mexican. Both are great. Oh, and don't forget, they also have a whole foods market. Love shopping there for some specialty items. A very nice place to walk around and have lunch. They have a farmer's market on Sundays as well which is right near the main hub and the Prime Hot Pot restaurant. My friend mentioned to me not to forget listing one of her favorite places to shop - Alternative Retail, and Nothing Bundt Cakes. Yes, we spent time in both stores!

    Just the cutest shopping center that is jam packed with shopping, food, movies, in n out, Costco, and a target (need I say more!?) Is it busy? Yes. Can the parking lots get frustrating to navigate? You betcha. But let's so honest here. That's any place worth visiting in Orange County. It's the blessing and curse. All the businesses are staffed with friendly folks, the restaurants offer cute outdoor/patio seating. The center is also set up with tables, chairs, and benches, so you can lounge/dine. Everything is affordable, both the shopping and dining. Although it is possible to walk the entire center, note that it is interlaced with parking lots/streets so you may want to consider driving from one end to another. If you're looking to spend a casual weekday or weekend with good weather, definitely check out the district!

    The District is like that friend who says, "Let's just hang out for a bit," and suddenly it's three hours later, you've spent $120, and you're holding a candle you didn't know you needed. It's got everything -- Target (aka therapy), Whole Foods (aka where I pretend I'm rich), and a movie theater for when I need two hours away from my kids. Parking can be a chaotic Hunger Games situation depending on the time of day, but once you're in, it's a vibe. Lost a star because the layout makes me walk more than my Apple Watch does. I came for errands, not a full cardio session. Still 10/10 would get lost in the parking lot again.

    Cute spot, came here today since we were in the area. First time here... lots to see since they were having a holiday market place going on, sorry I didn't get any pictures. Lots of places ave variety of restaurants. Would definitely be back

    Great shopping center. Such a wide variety of businesses. From Whole Foods to AMC to Barnes & Nobles to Zip Korean BBQ and more. Check their directory to see their full business listing. If only they had more and better parking. Then it would be 5 stars for sure. Parking is horrendous Thurs - Sat evenings. Make extra time for parking and walking.

    I've been a fan of this shopping area since it first opened. It's pretty much got everything from an AMC theater to a Target. No matter what you're looking for, gourmet cookies, a delicious Italian dinner, yarn to crochet or knit a blanket, or a new tool set or dishwasher, it's all here! There's a courtyard right in front of the theater with cushioned benches, fireplaces, and even a life size chess board. Such a cool spot!

    Th District has almost everything you need... meaning I wished they had a Panera Bread. Mmmmm. Anyway, parking here in the morning isn't bad, but come lunch time, it's horrible. If u work here or walking across to get to ur car or stores, make sure u have life insurance cuz ppl don't kno how to drive in here. They see and look at u, yet they still go full speed.

    It's kinda quiet here which i like. So figure the Parking is full and a strugle but the District where the store and restaurant are only few people. The movie goers are mostly took the parking spot. Doesn't matter - I really enjoy the promenade and the variety of places to eat from pizza to KBBQ to Ramen.

    Yes, just not inside stores or resturants. A few places do have outdoor patios where I've seen dogs.

    Not that I recall. I was there just last week. I've never seen one there and I've been a local resident for 20+ years.

The important thing to know is that if you come during the holidays or on a weekend, it will be busy. The good thing is, as long as you don't mind parking on the very upper levels and walking a bit, I've always been able to find parking. But if you don't like walking at all, this probably isn't the center for you, and there's a lot of walking if you want to explore everything! What I love about this center is that you have everything from Nordstrom to Target, literally! You can find some very unique restaurants, along with typical chains, so there's something for everyone. We'll occasionally see a movie here as well, but that's another review. What impresses me the most is how well-maintained and clean everything is. Even the elevators in the parking garages are graffiti-free, which is very unusual. Now, not all the locations have maintained their interiors as well, but that's on them and not the Irvine Spectrum. My favorite time to come is still in December. We've always found the night atmosphere to have a lot of great energy. And yes, there are a lot of teens who hang around and have loud fun; they're harmless and add to the energy.

It is free parking which is nice and that is a good value. There are several shops, restaurants, Target, Apple store, cheesecake factory, a comedy club, a movie theater, a ferris wheel and much more. Some of the shops are more high end, so expensive. It is usually very crowded and it seems like everyone in OC is there on the weekends. I haven't really dealt with any of the mall staff, so can't talk about their service but I do see some of them cleaning pretty regularly, so that is good. There are a few bathrooms scattered around the mall, that are not in the restaurants. There are some nice water fountains too. It is a pretty large open air mall, hopefully you plan your shopping experience out well, otherwise prepare to walk a lot. Enjoy the photos.

If you have young children, the koi pond with its giant koi fishing can be a huge hit, as there are stepping stones through the middle of the pond and the layout is just gorgeous. There are also several quite amazing water fountains that they'll love running around. Plus it can even give you an excuse to do so! Not to mention, there are numerous stores to visit, including a legendary three or four-story Restoration Hardware with ocean views, an Apple store, tons of boutique clothing shops, Nordstroms, and a few places to enjoy lunch. There is also a PF Chang's with ocean views. Don't forget the amazing gelato place either! It moved from its old location so check the map. It's still there. Service-wise, this is higher end so you can expect decent service wherever you're at. Overall five stars. This is an OC institution.

    Update on HUGE cockroach infestation at Fashion Island (FI), Newport Beach…read more Went to FI this 2026 summer and after three summers, I am happy to report the cockroaches are gone. The Irvine company that owns and runs FI never responded to my emails requesting they rid their sewers of the infestation but finally they have acted and now, FI is clean and cockroach free. Hope it stays that way because it was so tragic to experience such a traumatic event year after year. Now they must act and remove the rats scurrying around between Lululemon and Macys. Rats are easier to eliminate than cockroaches but shame on FI for allowing rats to roam freely. Rats are so gross!!!

    tl,dr: horrendous shopping area. but good restaurants…read more Likes: + This Shopping Center houses an awesome selection of restaurants like Pepper Lunch, Coco Ichibanya, and MeetFresh. Non-likes: - This large shopping center has only 3 entrances/exits, 2 of which are tucked away. So if you're looking to dine somewhere deep in like at Pepper Lunch, you have to navigate through abundant pedestrian and car traffic to find parking first. The floor plan designers should've included 1 or 2 more exits closer to the Alton Pkwy & Jamboree Rd intersection. - And parking is often horrendous throughout the whole day. From lunch hour to dinner hour, parking is almost always packed. You can expect to spend up to 10min seeking parking during the worst hours of the day. Even the parking structure in the back isn't sufficient during rush hour. - The back alley that passes by the church is riddled with horrendous, tall speed bumps. Awful on your car's suspension. They need to smooth out those speed bumps. Better yet, remove them entirely. They're not needed. - Also, many entitled drivers in the parking lot. For example, when they're at a stop sign and you're driving through the intersection because you don't have a stop sign, they jut out and almost collide with you. And if you honk, both the driver and the passenger in the other car will freak out and make a face at you as if YOU'RE the weird one. It may be worth the investment and mental peace to seek lunch elsewhere. - The center parking spots of the parking structure smelled like old urine. Parking there is a lil secluded, but boy does it reek.

The shopping plaza is patrolled by some security people which is nice.
