Likes: + Variety of restaurants and shops. + Pleasant promenade between shops and restaurants. Appreciation: I used to complain about the lack of entrances/exits into this parking lot. Over the years, thankfully they have added one to slightly streamline outgoing traffic. In recent years they've added an exit leading into alley that leads out onto Barranca Pkwy. I think between The Marketplace and The District, this location probably just covers more of the basic shopping and dining needs for a pretty chill time, or if you want to just take a little walk somewhere, The District can be great for that. I recently came here for a Lunar New Year event, so it looked really packed because of the event itself. But it was spacious and parking was pretty decent. Lots of uncovered parking outside. It will get hot if it's a sunny day, and if you're walking further away from the parking lot, prepare for a warmer walk. With a few good dining options inside, I think that probably would make it worthy of a return visit to The District. read more

This place is so nice! The bricks on the ground have an application on them that makes it look all pretty and shiny and forever wet and new. I saw this feature immediately. Im weird that I notice things like this. Its very clean here and it almost feels like an Asian hang out. I suppose since there are asian restaurants and just ONE European restaurant, Asians like hanging here. I would give this place a 5 aesthetically bc its beautiful here, but the stores and restaurants fall short of diversity and necessity. I don't really think a candle store is something people go out of their way to get and planet fitness is my least favorite gym. The AMC is just an AMC and there's a target accross the street that I'd probably go to. I'd come to The District only for the waygu factory and maybe the Korean bbq. Everything here is expensive bc its mall prices. I see that people are just chill here. I don't see any hooligans or bad natured people here. Kids are laying down on the astro turf or just sitting down on the couches chilling. There's no service here as its a very small outdoor mall with some stores I consider very useless. read more

We actually like coming here for some of their kids activities over Xmas and lunar new year. Today they handed out red envelopes with $1 or $2 cash inside. Pretty awesome. There was a lion dance and other performances, along with crafts for the kids. Something fun to do once in awhile. Also this place has Activate and RGB Run! This is a pretty big outdoor mall which spans over a few blocks. It does have a central hub area with lots of shops and dinning however. One section has a gigantic costco, target, and a Pet Smart, along with a few stores including a curry pizza house. Another section has some places like planet fitness, michaels, and from what I remember a red robin. Which is one of my favorite restaurants. The main hub however has a movie theater, bowling place, and lots of shops and restaurants. We enjoy going to either Prego for Italian or the Casa del Sol for Mexican. Both are great. Oh, and don't forget, they also have a whole foods market. Love shopping there for some specialty items. A very nice place to walk around and have lunch. They have a farmer's market on Sundays as well which is right near the main hub and the Prime Hot Pot restaurant. My friend mentioned to me not to forget listing one of her favorite places to shop - Alternative Retail, and Nothing Bundt Cakes. Yes, we spent time in both stores! read more

Just the cutest shopping center that is jam packed with shopping, food, movies, in n out, Costco, and a target (need I say more!?) Is it busy? Yes. Can the parking lots get frustrating to navigate? You betcha. But let's so honest here. That's any place worth visiting in Orange County. It's the blessing and curse. All the businesses are staffed with friendly folks, the restaurants offer cute outdoor/patio seating. The center is also set up with tables, chairs, and benches, so you can lounge/dine. Everything is affordable, both the shopping and dining. Although it is possible to walk the entire center, note that it is interlaced with parking lots/streets so you may want to consider driving from one end to another. The District is like that friend who says, "Let's just hang out for a bit," and suddenly it's three hours later, you've spent $120, and you're holding a candle you didn't know you needed. It's got everything -- Target (aka therapy), Whole Foods (aka where I pretend I'm rich), and a movie theater for when I need two hours away from my kids. Parking can be a chaotic Hunger Games situation depending on the time of day, but once you're in, it's a vibe. Lost a star because the layout makes me walk more than my Apple Watch does. They build this huge shopping center, and some genius thinks "What if we made it impossible to leave?" and all the brainless bean counters clap. I've been a fan of this shopping area since it first opened. It's pretty much got everything from an AMC theater to a Target. No matter what you're looking for, gourmet cookies, a delicious Italian dinner, yarn to crochet or knit a blanket, or a new tool set or dishwasher, it's all here! A store for your pets, your wife, your groceries, your gas, and many stores for your belly. The district pretty much has it all. If you want clothes, south coast plaza is just a 15 minute drive down Main Street. I like that everything you need is within a driving distance from the residences surrounding the District. There are rarely car accidents in this area and parking is nice and spacious. I hate it when you go somewhere and they only have compact spaces for your car. It's a little bougie so some lots will have charging stations like the ones in front of Whole Foods. The other lots don't really have them. read more

It felt surprisingly fun and lively walking around The District at Tustin Legacy when I visited with someone, and I didn't expect it to have such an energetic atmosphere that teenagers would enjoy as much as they clearly did. There were so many teenagers hanging out in different parts of the area, especially near the shops and the outdoor seating spots, and seeing them laughing, taking pictures, and just enjoying the space made the whole place feel even more youthful and exciting. I didn't realize how big the area was until I started walking around, and every corner had something different to look at, whether it was a colorful storefront, a cozy place to sit, or a spot where people were taking fun photos together. I really appreciated how easy it was to explore everything without feeling rushed, and the open layout made it simple to relax and enjoy the moment. What surprised me the most was how welcoming the environment felt, almost like it was designed to give people--especially teenagers--a place to be creative, social, and expressive without any pressure. I only visited The District at Tustin Legacy one time in my life before making this review, but it left a strong impression on me because of how playful and enjoyable the experience was. It reminded me of how much I connect with places that have that youthful energy, especially since I've lived for 24 years but I'm not physically or mentally 24 years old. In the summertime of the year 2024, I learned that I'm still physically and mentally 18 years old, and I also learned that my prefrontal cortex is way more developed than average 25‑year‑olds' prefrontal cortex in the human brain, which helps me understand why I feel so at home in environments that are lively, creative, and full of young people having fun. The District at Tustin Legacy is definitely one of those places, and I would highly recommend that teenagers go there because it gives them a fun, safe, and exciting place to hang out, take pictures, walk around, and feel inspired. read more

I love these Bundt cakes. Nothing Bundt Cakes is my ultimate, last stop after I pick up my healthy organic fruits and veggies at Whole Foods. My mantra? "I can be bad if I'm good!" Hah! They're open during Covid, cashiers are masked up, but I'm glad they only allow one or two customers inside at the same time, so you'll see a social-distanced line outside at times. I'm obsessed with their individual white chocolate raspberry Bundt cakes. Their 2-3 tier towers are so adorable. Surprise your Hunny with one of these and write the words "Just because...". Great outdoor shopping center, but VERY spread out. You will need to drive if you want to go from the AMC theaters to Costco, or Whole Foods. This brings down the rating depending on what you need. During cold or rainy weather, it sucks. But during dry weather it's great. Take your choice, but it's worth a visit. There are eateries all over around the Big Box stores (Target, Lowes, & Costco to name some), while PetsMart (or is it PetSmart) basically sits by itself on the corner of Park & Tustin Ranch Rd. The area surrounding AMC Theaters is quite nice with outdoor seating areas with HUGE umbrellas creating lots of shade (cold, just move the chair into the sunny areas). Parking is a plenty all over. The only exception is Costco, where parking on the weekends is crowded (park on the sides of the building). Highly recommend visiting. After the first week they were set up, they became dirty and continue to get dirty as the days go by. I don't even sit on them as they are so disgustingly filthy. Located off Barranca and Jamboree in Tustin. This to me is like a smaller version of Irvine Spectrum. This is an outdoor shopping center with some stores and Restaurants. Along with a gym and AMC theater. Parking is a bit rough and can confuse people cause there are not many open sections to drive through. In front of the AMC they have two fireplaces where you can sit and warm up on cold nights. Overall an ok place to eat cause you have many choices of places to choose from and a place to walk around. read more

Such a shame to see The District in such poor condition. Honestly, it wasn't too great prior to the pandemic, but it definitely got much worse. Absolutely love coming to The District whether it's on date night or just for some quick and casual shopping! The District is located near Tustin Legacy which is next door to Target, Costco, and a few other centers in the area. It's got a wide array of shopping and dining to choose from so there's always something to find. My personal favorite part is the Union Market which features a bunch of tiny little restaurants and boutiques that allow the customer to try them out -- similar to Anaheim Packing District. There is also a Planet Fitness, Bowlmor Lanes, and AMC Movie Theater. My biggest complaint about The District is that it is always packed. Despite the amount of parking offered, it is still so difficult to find a good spot! They do offer valet parking, but I've never been desperate enough to use it. The most recent addition to The District family is Cinnaholic which I absolutely loved when I was visiting Berkeley every so often. Overall, highly recommend coming to this place. I agree with the other Yelpers in that the mall itself is really spread out, but I still enjoy coming here! (71/100 - 2018) read more

Parking Sucks, Layout Sucks and.... I echo what everyone else wrote about the sucky traffic and poor design. It's a pain in the ass to reach different establishments and you have to drive from place to place if you are shopping with many bags. That means you get caught up in the parking lot traffic multiple times. I also dislike how nerds walk around smoking here. So, this is a family shopping center. Families with little kids. People smoke with disregard to who is around them. It is very selfish behavior and ruins others from enjoying the area. Why do so may people smoke in the shopping area? It's like the only place in OC. It never fails. Keep your stink crap to yourself. Smoking went out with the 80s. It's not cool. It's gross. It's even illegal within a certain distance from the buildings. This is the OC and the OC is about being healthy, looking good, feeling good, being outdoors, great weather and enjoying life. I find myself here A LOT! It has one of the best TJ Maxx in OC, and everyone seems to know that. Not once have I come here, been able to park and when ready to leave not have to wait to get out for at least 10 minutes. The other side has a few shops and a ton of restaurants and is usually pretty empty. Everything is spread out, hence the reason to drive I am assuming. Your best bet is to park on the food side and walk to where ever you want to go. It's very clean and new here, food and shopping for every budget, good service. I like coming here for a movie after work and to eat a bowl of gumbo at the Kettlebar. Although there's plenty of parking available, it just doesn't seem like it was well thought out when they did the layout. This place can be an absolute mad house. I prefer the Costco in this center, as it seems to be the least insane parking lot of any Costco in the area. During the week, at lunchtime, pack a huge package of patience! It gets INSANE! Absolutely insane. When you were able to park over by the movie theater, it was much better - but that is no longer available. The parking situation is terrible here. They have a lot of random parking room and the stores are SO spread out that you would have to drive to the stores that you would want to go to. Costco has its huge parking lot, but if you want to go to the small stores or get a bite to eat, you have to drive all the way around to actually find it. The stores themselves are not too too bad. They have a Target and a Costco, a Chick-fil-A, Pei Weis, and other mini stores inside. They even have a Michaels', but again, they are so spread out that it's not worth coming here.Try the Tustin Marketplace or the area in Costa Mesa that surrounds the South Coast Plaza. read more

Traffic stretched throughout the parking lot and there was even traffic control to help sort out the mess.
