I was lucky to be selected for the EBB grant and wasted no time in getting a few quotes for a foundation seismic retrofitting. Most of the estimates I received were pretty standard in terms of work to be completed and promise of quality. Jose Zepeda came out and did a thorough inspection. He was punctual and efficient. He talked me through the process of the work to be completed and answered all my questions regarding EBB guidelines. We purchased a 3-bedroom, 2-bath, 2,000 SF single family house in Monrovia, CA, in 2022, as our primary residence. This house was built in 1923, and doubled in size with additions within the last couple of decades. As part of our various inspections performed while we had the house in escrow, I had Kent Romero of The Foundation Works handle the foundation inspection. Kent was professional and his report indicated that the original half of the house was not anchored to its concrete perimeter wall. Three years later, after attending my third MOHPG Earthquake Workshop in Monrovia, I was finally motivated enough to take action. I remembered that Kent had mentioned the California Brace and Bolt Program, a governmental lottery which provides a $3,000 subsidy toward the corrective earthquake retrofit work. We applied to that program in late 2025 and were chosen for the subsidy in the second round. I contacted Kent and he re-inspected our house's foundation. He told me that the older half of our house (only) would need to be bolted to its foundation, and quoted $5,400. We agreed and we started the process. The California Brace and Bolt Program requires applicants to follow a very regimented process, involving many steps, a local municipal construction permit (which the applicant must pay for), and a FEMA online review of paperwork and photos. The Foundation Works (FW) people did an excellent job of handling this process. FW appears to have a dedicated person for each process step, who would guide us when necessary. Once all of the paperwork and pre-construction phots were approved, the construction was scheduled. On the day the work was to be done, five (yes, 5) mostly young men showed up on time at 8:00 AM: Eric (foreman), Ryahd, Ernesto, Zander, and Chris. All polite (a miracle). Four or five of these young men were under our house in a narrow crawlspace for at least 6 hours each. They did not complete the work and leave until around 4:45 PM that day. Shortly thereafter, we paid FW $2,400 plus the $240 for the cost of the city permit. FW will wait until FEMA approves their post-construction photos and receive the $3,000 governmental subsidy directly as their final payment. After carefully reviewing the many detailed photographs of the retrofit work in our crawlspace, I'm very, very satisfied with the quality and the quantity of their work. We had foundation works out for an inspection after our home inspector flagged some minor foundation issues. Foundation works came out and notified us of some work they suggested we do (mainly replacing a post or two and adding some bracing for a small crack). The price seemed reasonable and the technicians were friendly. Sadly a month later we noticed a main post/ piers that had been completely missed during inspection that was inches off of the pad(enough to put a hand under). The technician repaired this for free and let us know he was horrified at the mistake they'd made missing this. We appreciated this gesture but it left us a bit anxious about their original assessment. It's been about 6 months now and we are now dealing with a potential sinking floor and structural issue that should have been caught during inspection. The few engineers we've had are in awe that we paid a company that claims to specialize in foundation that missed these issues. I am happy others have had positive experiences. Called for a foundation inspection for escrow as a prospective first time homebuyer. Out of five companies that I contacted they were the only company to inform me that an inspection for escrow on a slab foundation would be pointless since they can't dig inside; thus saving me a good chunk of change. They were difficult to work with, not always reliable, and communicate at times quite poorly and also one who was down right rude and there were significant delays. They had to reschedule multiple times causing us to have to have our tenants reschedule (this is a rental property) and we do not like having to do this to our tenants. This is just for an earthquake retrofit and it's not a huge place and there were no serious foundation problems) and so the work itself only took them 2 days but the whole thing dragged on and on for a long time due to the way they do things. To make it worse, when I told one of the customer service staff about them rescheduling me multiple times and that I wanted to know if they really can make this date or will they have to reschedule yet again later, he denied that they ever had to reschedule me and refused to address the issue. When I saw this was getting no where, I said that "ok, we'll just have to agree to disagree on whether you guys rescheduled. Let's just get it done," he still kept saying "yeah ok but you're wrong. We didnt reschedule you." I said a second time I wanted to move on and agree to disagree and he still persisted, "yeah, we can do that (move on) but you're wrong we didn't reschedule you," which would be kind of funny if it were a comedy show but this is your actual foundation of your property. When I talked to their supervisor, the supervisor defended the staff member because she said she heard me talking to him angrily. By the time it got to that point, yes I was angry and I did raise my voice and say "fine, you want me to say I am wrong, it's all my fault, if I do that , will you be happy and get the job done?" I informed the supervisor of his passive aggressive behavior and them rescheduling me multiple times causing delays but she denied they said they didn't reschedule me multiple times and they only did it once. I had proof it had to be rescheduled not just once since they did the rescheduling by email but the supervisor changed the subject and said "well, I thought you wanted to move on so why are you still bringing this up?" to deflect the issue. I told her I was bringing it up because I want to make sure don't reschedule again but the supervisor was not helpful. When they were finally done, I asked for a copy of the permit but they said they didn't have the permit yet even though the project had long since been completed because they said it's their custom to do the work and not get the permit first for earthquake retrofits so they can keep moving and go to the next job without waiting for the city inspector since they said the inspectors take a long time to show up and that they like to get things done quickly for customers so they do it first without the permit. However, it was obvious they just did the work first without getting a permit mainly so they could keep their workers busy, do the job quicker and move on to the next job so they can make more money and so they do the work first without the permit. Many weeks later, they eventually got the permit and fortunately I didn't get in trouble with the city. I've been fortunate to have so many good contractors. Later for a different property, I used a different foundation company and they were so much better. The problem for me is that when I called foundation works at the beginning, the person telling me about their company and scheduling me for the initial inspection was very good so I thought they would be a good company but once I signed the agreement for them to do the work, it got turned it over to customer service, and now it was a problem because despite their issues at that point, I try to avoid changing contractors in the middle of the project because they already have some of your money and you're just hoping that they really will get the job done at that point. read more

Our contractor, Lumpkin Custom Builders, recommended Foundation Works, since our doors were starting not to close and we had some uneven floors. Juan came out and recommended that we address the drainage and gutters first since a lot of the issues were being caused by water intrusion, then circle back with them to fix the foundation. So we did. Tips -- * Do your foundation work BEFORE your remodel. Wish we did. * The drainage project was 3x as expensive as the foundation work and 10x as expensive as the gutters. So get ready for some sticker shock. I liked Foundation Works enough to re-hire them when we got a CA Earthquake Authority (CEA) Brace and Bolt grant. They were good to work with on this project too-- thank you to Marquis and his team for the peace of mind knowing that we won't slide down the hill in an earthquake! And if you live in a house with a crawl space built before 2000, apply for the grant! It was $3000 and Foundation Works handled all the paperwork, and the CEA pays them directly, so you don't have to front any $. You might have to wait for the CEA grant window to open up, but when it does, apply! Every time they get more money, they distribute it via the grants, so eventually you should get one. read more

We hired foundation works for our EBB retrofit (earthquake brace+bolt). Everything goes well: * Matt came for evaluation before we started the project. The report he gave us is very clear on what needs to be done for EBB, and other retrofits we need to consider (not covering by EBB grant). Report includes pictures, clear descriptions, recommendations for retrofit, etc. * Foundation Works takes care all paper works. The parts that they need you to do on EBB dashboard are communicated clearly through email. The procedure is easy. * The $3000 rebate goes to foundation works directly, and we just pay the total amount - $3000. I have been working with other contractors for other rebate programs, usually we need to pay upfront and then wait for the rebate to come to us, which is always a headache. After you pay the contractors, they are just ...gone, and I need to keep calling and emailing to make sure paper works are submitted, etc. so we can get rebate. Foundation works took care of all that, no headache at all. * Construction day: workers contact me the day before to confirm starting time , and they showed up as scheduled. * They schedule inspection for to you to finish up the projet. I've hired them again to brace and bolt my foundation to protect from earthquakes. The team is super professional in their setup: laid down tarp for their equipment, got the job done and cleaned everything up afterwards so that my driveway was cleaner than when they arrived. We initially contacted The Foundation Works, based on all their positive reviews and now we're happy to post another one! This is a really well run company. After reading about the California Brace and Bolt grant program, we contacted The Foundation Works because they were on the preferred list for the program, and they sent Matthew to inspect our home and to explain the whole process to us. He actually went under the house, took lots of pictures and then showed us several options for the work we could get done, including applying for the brace and bolt grant. All of this was done at no charge to us. We then applied and were fortunate, after several months of waiting, to be accepted for the grant of $3,000 toward the cost of retrofitting our 75 year old house, as well as a 25% discount on our earthquake insurance! During that time The Foundation Works stayed in touch with us. Once we were finally accepted for the grant, the entire process was quite easy. We contacted The Foundation Works again and they did all the preliminary leg work, including securing permits. Then we were able to actually schedule the work, including some extra repairs that we wanted for the aging foundation. In less than a week the job foreman, Eric, showed up with his crew, Danny, Travis and Keith, all super nice guys. The amount of equipment that they brought with them was amazing! These guys are serious! Under the house they all went and they worked their butts off for about a day and a half. It was very noisy but we didn't care!
