The cleanest the floors ever were

DO NOT LIVE HERE!!! One star is generous The location is convenient. That's it. You will not be happy with the apartment or management/staff. Luckily I was one of the few apartments that did not have a roach infestation but still had problems since I moved in. They charge you $35 for valet trash which did not get taken out for 22 days after I moved in and emailed management several times. The hallways smell like hot garbage. Upon my move in date, they looked at me like I was crazy and told me I should have scheduled a time to come get my keys. They were completely unprepared and my apartment was FILTHY. They sent a woman from the front desk to use a swifter. When I got the keys there was food spilled outside of the cupboards in kitchen, a dirty fingernail clipping in the bathroom drawer & the apartment smelled awful. (I was never able to get the smell out) Not to mention the paint Maintanence got all over everything. The curtains needed to be replaced due to paint and they told me 6 weeks. They did not get replaced for 4 months. Once they did, they were not even the right size for the slider and were completely crooked. They said they painted and must have to get paint all over, yet somehow the walls were still dirty. I was told they would fix any imperfections within 48 hours of move in. Almost 2 weeks later I received an email from the previous manager asking how my move in went and I expressed concerns. Finally they came to paint but I had already cleaned up the disgusting mess left behind. I signed a 13 month lease and ended up paying nearly $4000 to break my lease because I was so unhappy with the "luxury" apartment I rented. They do not clean the hallways and there is trash and filth all over. They only clean and wax the first floor where they do tours. They gave a 30 day notice to all residents saying we had to pay $80 if we could not provide an internet bill because they wanted to be our Cox provider and that is what the average cost of internet is. So if you don't have internet, you either have to pay $80 or get the cheapest plan at $50 a month to save $30... That makes no sense and I'm pretty sure is not legal. I paid another $35 for parking only to have the staff park in my spot. This was after I gave my 30 day notice to break my lease. They would not give me a tow card and argued with me about when I was supposed to give my notice. I had to screenshot my lease agreement and send it to them twice before they would accept it. Once I finally got a new tow card and the tow truck came over an hour later, the Maintanence guy came to move his car and said "he didn't know." How do you work here and not know you don't pay for this parking spot??? When I requested a new tow card, the manager Nicole, came out and gave it to the man at the front desk and whispered to him to have me show it to the tow truck driver when he got here. However, I was standing less than 3 feet away from her and heard it all but she did not have the decency to speak to one of her residents?? There is a group chat for residents and I tried to post in the app nicely asking the person to move their car but all posts have to be approved by management. They deleted my post and it all made sense when it was the maintenance guys car. Save your time and money live somewhere else.

DO NOT MOVE HERE. If you value your time time, sanity, and health move somewhere else. There is nothing "luxury" about this apartment, even though it's plastered everywhere. We moved in last November and have had CONSTANT issues. I've actually never experienced this MANY problems with an apartment complex before. The first major issue we had when we moved in was that the apartment wasn't cleaned throughly or else they would have noticed the massive German sewer roach infestation that they blessed us with. How disgusting. These things can carry diseases and they were everywhere. Once we informed them, they claimed "we only know if people tell us," remember that line because they like to use it a lot. It took them over a month to resolve the issue because the first pest control guy that THEY hired wasn't doing his job properly. We received NO compensation. Some more minor but constantly annoying issues include: there is no parking ( people park on the Main Street and if you're getting home after 3pm forget it.), the street is so loud when your trying to sleep from people revving their engines that you will want to pull your hair out, people are constantly speeding through the complex, dealt with broken appliances when we moved in, and they place isn't as "safe" as they might try to convince you it is. What we are dealing with right now: a mold infestation. Yep, that's right. If everything we've had to deal with wasn't enough we now have a big enough problem that they had to relocate us while they test it. Who knows how long it's been there. Our lease ends in December and I can't wait. To be honest, we've considered actually breaking the lease because we DESERVE better. I doubt they will give us any type of compensation because they don't do what's right for their tenants. We basically moved all of our shit into their sister properties guests suite last night, including our elderly dog without any help or offer of help from them. Learn from our mistakes. Don't fall for the sales pitch. TRUST the reviews. If you like living in filth, having health scares, and being stressed out then the Hyve might be for you. One thing is for sure, this place will NEVER be a home.

Extremely loud throughout the entire day

I have lived here for the past three years and the complex rapidly declined year after year. 1. Trash everywhere. Throughout the complex and stairwells people just put their garbage bags and they sometimes sit there for days on ends and create the most vile smells. 2. Roaches. No matter how clean you are they always showed up. There were frequent visits from bug exterminators who even said my unit was perfectly clean but units around me were infected which forced them to have to check my unit biweekly. 3. The gym. Literally for almost my entire time there most of the cardio machines don't work and it's gross inside there! Some of the weight machines don't have the little bar to set the weights and it's super annoying. 4. Extremely overpriced. I couldn't believe how much they raised rent each year until I actually looked at other complexes around there and how much better and cheaper they were. 5. Management. They seemed to get new management every 6 months. Everytime I would go to the office it would be a new face and anything you ask they wouldn't know since they just started working there. So many other issues too. EXTREMELY IMPORTANT: The northern half of the complex touches the ASU practice marching band field!!! I lived in the southern complex for two years with a roommate and then moved to a single unit in the northern side my last year. Before I moved in I asked if it was noisy and they said they never had any complaints. Extremely noisy to the point I almost cancelled my lease and moved out if the price to cut the lease wasn't so expensive! I wouldn't recommend this place to anyone even if the rent price was cut in half. I couldn't believe how blind I was to live there.

    Dresser

1 star seems generous. Along with many others, my unit was infested with cockroaches. Before the issue got out of hand, we requested that the unit be sprayed. This request wasn't completed until I started calling the emergency maintenance line weeks later. Chelsea, the manager at the time was the most condescending person i have ever spoke with. Lie after lie, telling me I basically had to deal with the infestation and blamed it on us "self treating" with our own bug spray. Of course we are going to self treat if our requests for pest control are ignored or we are being put on a "waiting list". Fast forward a couple weeks, the entire apartment was full of roaches. They infested the fridge, got in the couch, the dressers, in the carpet. We are excessively clean people, and I have never had an issue with cockroaches at any other apartment. This complex is dirty. The managers were never in the office anytime I asked for one. I was told, with less than 12 hour notice, to remove basically all of my belongings from the apartment so pest control could finally come spray. This is weeks after the initial request. The ladies in the office rolled their eyes and said they weren't responsible for the manager's whereabouts when I asked to talk to somebody for accommodation since I wasn't allowed in my apartment for the night. Where was I supposed to sleep? We ended up spending money we didn't have on airbnbs and hotel rooms while we were still responsible for rent here. Zero accommodations were made. In addition, maintenance enters the apartment whenever they feel like it. I got home one day to my carpet in the bedroom ripped out. When I asked Chelsea what the hell happened, she had no explanation. Please do yourself a favor and do not live here if you care about your health and sanity.

Stood in the front office lobby for about 30 minutes without a single office worker around! From 2:20-2:50 there was not one office worker in the leasing office! There were 4 other residents also waiting in the long with me wondering where the staff is!

Even management keeps giving fines to residents, they keep doing it. =/

I lived here for 1 year, here is my experience. Things I liked: 1) Location (7-10 min bike to Mill Ave) - Freeway, restaurants & bars nearby. 2) Pet patio & shower. 3) Excellent club house & terrace. 4) Gym has all your basic needs and plus. 5) AMAZING STAFF. (Front office, manager, maintenance and cleaning) 6) Spacious and luxurious apartments w/ elevator. 7) BBQ Grills, pool and jacuzzi... oh and underwater speakers, my life is incomplete without them now. CONS: (Keep in mind some things are very hard to control by management) 1) Constant trash left by residents around the community which will add an eccentric lovely smell of carcass. 2) Dog park, sometimes has broken beer bottles. (2 times for me) & some residents will NOT have their dogs with leashes. 3) Not enough cameras at the B building...I think 1 at 4th floor. 4) Street doors around community are usually left open or broken by residents. (Security and zombie hazard). 5) Cars drive way too fast at the parking lot. (Great for Nascar lovers though) In general, the The Hyve is trying to achieve top service with their apartments, but some residents, make the experience of living here, not pleasant.

The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. I would highly recommend anyone wanting to live in old town to take a look at the standard!!

This is by far one of the most well kept properties and very attentive to all of the tenants needs in a timely manner when a work order is placed. I give all the credit to the management team as they are by far one of the most friendliest and professional apartment staff I have dealt with and that goes for the manager Danielle all the way down to the cleaning crew, maintenance crew and the security staff who are always doing a great job of making the place a wonderful and safe place to live. The apartment layouts are spacious and well designed and wouldn't want to live anywhere else but Emerson as I haven't found anything that compares to what Emerson can provide and they have proven that over time. What makes this place so great besides the apartment being well kept, the great amenities, and not feeling like there are a bunch of crazy college kids running around everywhere is the personal relationships built with the management team. They truly care about the place and it's tenants and it shows! Five stars and highly recommend Emerson on Mill to those looking for a great place to live and to make some new friends as well. It wasn't at all what I expected. It was so much more. Paradise, if I may. The staff, top to bottom, have been extremely courteous, friendly, funny, helpful, giving and real. I have only encountered a cheerful and willing-to-help group here. To say they've truly made me feel at home and ease is an understatement. While I've only lived here a couple of days, my life has drastically improved. I love my apartment and my view of the mountains, Salt River and North Valley. It's truly breathtaking. VERY high ceilings with HUGE doors - so tall, this 6'1" dude can't reach the tops. It even came with speakers to Bluetooth my music to - which I didn't find out until I moved in. Special shout out to Shirae Pryor who originally gave me a tour and months later remembered me without having to reintroduce myself. She is extremely professional, helpful, goes out of her way, funny and put up with my enormous enthusiasm during my first few days of excitement to live here. The place is gorgeous, VERY well kept up, modern, with a lot of space/storage - like SOOO much storage space/cabinets/closets, even in my studio and the management team hosts parties, it seems like 2x a month free for residents that includes food, music and even alcoholic beverages, if you drink. Additionally, they gave me an extremely nice welcome package that included a cute little bottle of wine, two glasses and a bag of wonderful snacks. (Pictured.) Heck, even the lobby rivals many Las Vegas resorts I've stayed at. It's the definition of luxury. As you can tell, I cannot recommend this place enough. You're a 3-5 minutes' WALK to a ginormous outdoor mall including many bars, restaurants, entertainment, movies, Target, Ross, etc. Plus, a Sam's Club is coming very soon and just as close. Not to mention, you're a quick Lyft/Waymo ride to many, many more attractions, beach, restaurants and entertainment down/around Mill Ave. Even the Cubs Spring training games are an all-but a short walk. If you decide to make the right move and become a resident here, might I suggest three places you should try out: 1. Spinato's Pizzeria and Family Kitchens - about a 6-7-minute walk. Being obsessed with pizza since I was a kid, and while only eating here 3x now, I'm absolutely convinced it's in my top 5 favorite pizza joints of all-time. 2. RoadHouse Cinemas. I'm also a movie-lover and this is, BY FAR, my favorite cinema. It's just a quick drive up Loop 101. Make sure you try out their Screening Rooms theatres. They make the experience the best you can have. 3. The Arena Poker Room at Talking Stick Casino, which, coincidentally, is less than a mile from RoadHouse. It also rivals any/all Las Vegas poker rooms. Great games there. So, what are you waiting for? Move here as soon as you can.

Don't live here.

I moved here in early 2022 when the previous management team was attentive, communicative, and…read moreactually cared about residents. Since the new management took over, this place has gone downhill fast. They increased amenities and trash fees while amenities were closed and trash pickup was inconsistent. They also misrepresented our lease terms and told us a deposit premium would drop off after we renewed our lease. Later they said we would be paying it indefinitely. On top of that, they started charging me $20 a month for renters insurance even though I already had coverage, with no communication about needing to resend documentation. Utility charges for shared amenities have also somehow doubled since new management took over. Parking is poorly managed, gates constantly malfunction, and residents have even been towed from spots they pay for monthly with no accountability. The maintenance team is great, but the front office staff is disorganized and rarely resolves problems. The most concerning issue happened when my husband broke his foot in March of 2025. The elevator in Building B repeatedly broke, forcing him to use crutches down three flights of stairs to get to doctor appointments. For a luxury apartment charging over $2,000 a month, having a working elevator should not be optional. Management also made excuses for themselves and were told they were only then made aware that elevators need routine maintenance and not just maintenance when it broke. We were also displaced for over a week after an upstairs neighbor flooded their apartment and had to fight management just to be reimbursed for the hotel. When we returned, our unit was dirty and damaged, even though we left it spotless. (pictures included) Between the constant fees, poor communication, cleanliness issues, and declining management, this place is not the luxury community it advertises itself to be. It feels more like a money grab. Don't just take my word for it. Look at the reviews from the last few years and you will see the same pattern. I hope management actually addresses these issues instead of continuing to ignore residents' concerns
