The Management Trust has not been consistent with doing business. They do not keep their HOA customers informed of problems with their accounts. The manager, George, told us that it is not his office's duty to inform us of any problems. The office worker, Elvira, told us that they did not call or email clients because that would be harassment. Even though, Barbara, called my daughter before this incident occurred. In our case, they waited about 6 months before we heard that there was any problems. By that time, fees had multiplied to over $700. Their solution was to present our issues to their "board", which of course upheld the penalties. I feel that there is no community with this HOA company. read more

Jose F. 4/30/21 I had been trying to reach these people for 2 weeks now but i mostly get their recorded message and the wait time for them to pick up the phone is FOREVER. There are times when they don't even pick up. on wednesday april 21st i was able to talk to a live person who answered the phone. unfortunately i did not ask for her name but it is the same person who transferred me to maria marquez. i got her voicemail twice, left her messages and she never called back. additional VM messages left for maria on wed 4/28 and this morning fri 4/30. no call back. i really needed to talk to someone so i kept calling but the same person picked up my call this morning and i told her to not transfer me to maria marquez again since she never bothered to called back. she then transferred me to a judy orso, manager. i left her a voicemail this morning friday april 30 and she never called back either. in addition, i left 2 voicemails in their general mailbox. no one bothered to call back. i figured they have very inefficient and unfair discriminatory practice. it must be my foreign name and my foreign accent that made them think my calls are not important. i don't know what else it could be. one thing i know is that if they find something non-compliance with my yard i would get notices to comply immediately without being given ample time. they have the audacity to ignore me when they cannot provide proper service that i deserve. i pay my monthly HOA dues just like everyone else. they don't deserve to work with customers because they don't know what customer service means. they don't deserve to work with customers because they don't know what customer service means. this place don't care about people specially if you're ethnic. that's the bottom line. poor management and downright low quality staff. read more

I live in Cerritos in the Sundance Townhomes and dread having to deal with this company. They are nothing but rude individuals that never allow you to speak and when you do get a chance they speak over you. In over the past 5 years my family has been treated poorly by Management Trust at times feeling discriminated against as we are probably 1 of 5 African American family's in this community. We have found out that they have "made up" policies for us that our neighbors do not have to follow such as obtaining pool keys and parking passes. Living in the city of Cerritos we pay a great deal of money to live in a well kept and peaceful environment; then we have to deal with management trust. This company needs to be audited asap. If I could give this company -10 stars I would. As a homeowner, I've been dealing with Josie G. who is extremely irresponsive and rude to say the least. They presented me with a satellite violation (a year ago) which had been installed by the previous owner, and they gave me a 3 day notice to fix the problem. I couldn't find anyone who was willing to do the job because they need to place a ladder near a steep slope and since the HOA gave me the option to pay 150 for them to remove it I agreed to that service. It has been a little over a year now and they still haven't taken care of it. How dare you give me a 3 day notice when it's been 400 days and still haven't done anything. It's a joke. Now that I am selling my home and asked them to please complete the job they tell me that they no longer have that handyman so I need to hire someone asap to remove the satellites and then also patch the holes and paint the patches with the same roof color and send them photos of the work. Right. They never apologized or owned up to their part; they talk and act like authority figures when they're actually getting paid from us homeowners. They only get their assess moving when it's convenient for them. They must have forgotten that they are supposed to provide us with a service. I would describe this company as unethical, rude, entitled, dishonest and careless. I can most certainly guarantee that any company out there is better than this one. And in regards to fire inspections they never followed up with the fact that they skipped my unit because they sent them on the wrong day. And the list could go on and on. read more

This company is the worst. They mange Lakewood Shores Community off Centralia Street and I'm sick of them. Communication is awful. I filled out a survey giving them a bad grade and the reply through this system was may we please contact you within 24 hours to discuss and I gave my pertinent information and no phone call. I am constantly emailing the rep for Lakewood Shores and the frustrations are growing. Dealing with this HOA is very stressful and the lack of professionalism is becoming absurd . Steer clear of any new community that uses this company for their HOA. I recently moved into a new condo and over the last month or so have noticed that homeless are starting to infiltrate the community. On four different occasions, a police officer had to ask that they move off of my PATIO. Each time they were found charging their phones in the external electrical outlet (which I pay for), using the water from the water bib (which I pay for), doing drugs, leaving trash behind, and loitering. After writing a detailed letter to the HOA (specifically Gabriela Nunez), I received a short response back saying that nothing could be done by the HOA and, "​know that Associations are not responsible for the safety and security of residents, guests or personal property." Is this a joke? I can think of numerous ways to resolve this issue, however, it's apparent that this HOA wants to do the least amount of work possible. I am so dissatisfied with how this is being handled that I will be putting the condo up for sale within the next few months and moving on. I should not have to call the police every other day to have trespassers removed from my patio - especially not for what I pay each month for this horrible HOA. read more

i read the yelp reviews and hoped it was not the case, i guess it was wishful to think that. i am posting this to get some attention from management trust. this company manages my community in montana de lago in rsm. i had a clogged kitchen sink for 10 days now. after 2 visits from 2 plumbers and mutliple attempts to resolve it. the clog was determined to be extending to my neighbors unit and needs to be accessed through my neighbors wall. which makes it beyond my responsibility but to my surprise the plumbing company called me saying hoa wont be responsible for it, no explaination provided, nobody is getting back to me, the after hours number/emergency number is a joke. i am wondering what am i paying this hoa dues for when i couldnt get any help? they seem to be lacking in communication and they seem to just be not there when you need help. im wondering if the board is aware of this kind of service they are providing. 10 days now no sink no use of the kitchen. we are being patient but we dont know for how long. UPDATED 7/2011: Homeowners had enough. We got rid of apathetic board members, installed new ones, and the new board fired Transpacific. We have a new management company now and have reduced our monthly assessment fees. UPDATED 12/2010: Situation remains poor, worse. Homeowners have now discovered a possible conflict-of-interest between one board member and contracted vendors. Transpacific prepared monthly budget statements and issued checks to the vendor, but did not make anyone aware or advise against. Where is the ethical oversight? Manager has also protested recording of meetings. Major problems. Needs serious improvement. Transpacific is contracted annually by Founders Square Community Association in Anaheim, California. The current manager was recently transitioned out in part due to complaints issued by residents. Regrettably, most if not all of the complaints fall squarely under the responsibility of the management company, not the board. The management company representative either failed to perform or misguided the board with incomplete or inaccurate information. Complaints included: * failure to properly establish a Site Review Committee or Site Review process * failure to keep complete and updated member records * failure to develop review procedure policies for association records * missing association minutes * losing election ballots * issuing violation notices that do not contain required information as stated in our CC&R * failure to treat residents equally, as required by our CC&R * misapplication of conflict-of-interest principles * misapplication of california corporation code 6330 - Rights of Inspection * confusing and evasive communications, non-responsiveness, and bullying The Vice President of Community Managers has been made aware of these problems and promises to help resolve them. We are cautiously optimistic that things will improve. If specific commitments and actions are made to improve, their rating could be higher. read more

I own a property managed by this company and it is impossible to get a timely response to anything you send to them. Their phone hours are impossible to work with since it's during the normal people are at work. Emails never get responded to, it's like they are trying to avoid helping in order to give you fines. The rules they enforce are ridiculous for things that are simple and shouldn't even be an issue. I have never had to deal with such a garbage HOA ever. This property management company is horrible! Rose in the corona office is completely unhelpful and very disorganized. From the time I bought my home 4 years ago I've had nothing but problems. Firstly, the people I purchased the home from never gave me the pool key. You'd think that, as a new homeowner, the association would have given me one with my first months dues. Of course they didn't. They expected people who lost their home to turn over a pool key. Yeah, right! Instead they told me I had to pay $50 to replace something I never received to begin with. So essentially I paid maintenance fees for a pool I couldn't access. Makes no sense! Then the fence between my house and my neighbors was falling down. So I called Rose to find out what the rule was for fence height. I was trying to find out what the rule was so I could request the correct height since I had 3 different fences with 2 different heights. She refused to give me an answer. Just said I could request anything I wanted and the board could approve it or not. Uh, can you say not helpful!?!?! I had a small child, my neighbor had a dog, and the fence was literally falling down. This was a hazardous situation and I didn't have weeks to go back and forth requesting things and getting it denied. I wanted to follow the rules and she made it impossible by being completely unhelpful and rude on top of it all. Then just 2 months ago I decided to paint my house. I went on line to find approved paint colors and found nothing. I called and got Rose again, unfortunately. She said she would email the colors over to me. A week goes by and nothing. So I call again. I get excuses and that she will send it by the end of the day and nothing. Had to go by the office and spend 30 minutes waiting for them to find the colors and Xerox them for me. So aggravating!!!! Now they decided to put in community mailboxes back in April. I haven't heard a word from them on when they will begin using these community mailboxes. So today I'm speaking with my neighbor and she tells me that starting today we have to use the community mailbox. When I asked her how she knew she said that 2 weeks ago they TAPED a letter to our GARAGE DOOR. Do we not live in the 21st century!?!?! What about emailing a notice or, here's an idea, mail is a notice with our monthly bills!!!!! So now I have to drive to the freaking office to get my key because, since my letter blew away with the wind or something, I missed the day they were giving out keys in our pool area. Good grief this place is run by a bunch of morons. I will never again buy a home in an association. And God help anyone who has to deal with Rose. How any of them still have a job is beyond me. Pam does an excellent job of recommending specialists. My family and I have saved literally tens of thousands dollars with her plumbing recommendations as well ac heating/cooling specialists. She also promptly removed a tree in our yard that was getting roots into our sewer pipes. Highly recommend, well connected within the community, and experienced. If I could give this company zero stars, I would. I own an investment condo in Aliso Creek Villas, which is unfortunately managed by Transpacific. This is the most DISHONEST management company I have ever encountered. They frequently employ illegal methods, not honoring the landlord/tenant laws which are in place in the state of California. If you have an emergency requiring water shut-off, it will require approximately 12 - 14 phone calls and 4 hours of your time. By that time, your unit will be flooded, as will other neighboring units. Unfortunately, this has happened to us twice resulting in over $17k worth of damage. Pam and her "assistants" are not accountable, will not return phone calls, and will screen your number in order to avoid your calls. Because, they clearly do not have the education or knowledge to do their job with any mediocre amount of success. I have been hung up on numerous times, and even been called a b**ch by a member of this management company. All because I believe my tenants should have running water and the ability to shower now and then... Sadly, the association where I own a unit is primarily Spanish speakers, which means, I am sure they are taken advantage of and not able to fight for their rights with Transpacific. I am in the process of reporting them to California Dept of Consumer Affairs and the BBB. If you are considering purchasing a home managed by this company, I'd strongly consider reevaluating your decision. Our garage door was warped in at the entire bottom edge of our bottom panel. We called Transpacific management and even before finishing explaining what was wrong with the door, the reply from him was, "99% of the garage door is caused by the homeowner, either by hitting it with their car or bike". "But the damage is at the very bottom of the garage door." (A tricycle would have dented it at least a half a foot above). "Nothing you've told me warrants us doing anything about this." This went on for a while and all we wanted was for someone to come and take a look at our door to fairly assess. After some repeated pleading, we were promised someone would contact us back regarding this matter either at the end of the week or early next week. Nope, no call. Had to call back repeatedly to get a follow-up after another week. "We took a look at your garage door and it seems as if someone didn't raise the door fully up and then drove their vehicle into the bottom part of the door." Why anyone would ruin their car to get into a half-open garage is beyond me. We asked him if we could record his explanation or get it in written form so that 1. We could better understand his diagnosis and 2. show to the tenant that was renting our house, it was something they did and not because the garage door was defective. "Nope, will not." The entire time dealing with them has been a frustration experience. Just extremely unwilling to help. We've been the homeowner of the condo for over 20 years and have lived there for 18 years. If there is a way to rally enough neighboring homeowners to appeal to the board to not contract with Transpacific anymore, you can be rest assured we will find that way. read more

Bunch of scum bags. I fell behind a few months because of some financial issues and I mailed out a partial payment. They returned the check telling me I needed to make a payment in full. Well i couldnt make the payment in full. The sent me to their lawyer for collections with a bunch late fees and lawyer fees. Now they can except a payment plan, but before the whole collections and liens, they couldn't. We've had tree branches fall on our rod iron gate in our back yard and they just say its not their problem, the tree is on the neighbors yard. But its not, its near a storm drain on a slope. And when we had anything wrong, they take pictures and send threatning letters...Bunch of snakes, taking advantage of hard working people. read more

I would give zero stars. Seriously the worst service ever! We pay so much in HOA fees, but the company has been withholding our checks/delaying repairs, and have failed to communicate effectively. So basically, we had a fridge leak in February resulting in our floors needing repair. HOA was involved, but due to their lack of response to countless emails and phone calls, repairs weren't completed until August. THAT IS SIX WHOLE MONTHS without use of our kitchen. Delayed repairs because the HOA wouldn't release the funds to pay for the repairs. Now fast forward to today: our kitchen has been done for 3 months now, and we are still waiting for the HOA to send us our money for reimbursement. How is it that we pay so much money to this HOA to improve our quality of life, but when in reality they are withholding our money, and delaying repairs, and overall inconveniencing us for almost the whole year????!!! Oh and get this, some people that were working there supposedly "helping" us with our case, don't even work there anymore! Horrible horrible horrible. As a first time homeowner I am so disappointed and absolutely mortified at how this company treats people. read more
