This company -- The Manor Association/ whatever they are trying to rebrand as --has managed the HOA property I live in for decades & I have 15 years of experience with them. I have never had an interaction with anyone there that I would call "good" and that's why they get 1 star. I'd give zero stars if it was possible. The representatives for my HOA are rude and condescending in their replies to every question you ask. They are so dismissive of homeowner concerns that they ignore submitted work requests and don't explain why. Many neighbors have told me they have had the same issues and agree we pay too much for such low quality service. Worst of all, they repeatedly hire contractors who provide the lowest standard of customer service and work quality. And when those contractors cause damage during their work, The Manor allows those contractors to inspect the issue and decide if they are at fault. (And they never are.) read more

I am a vendor for one of The Manor's properties. I have done work for this property for over many years and this year i did my work and have had a terrible time dealing with Jason Smith who wouldn't return emails or phone calls to me or the HOA who is trying to help me. He has no clue what work is being done and should not be a property manager. I have been calling and emailing the Manor for a month and NO ONE is returning messages. Today i have to drive to their office to see about getting my payment. I have worked with property managers for over 20 years and these people are truly terrible at their only job. Everyone here is great, EXCEPT for Brad Bacome. He is dismissive, rude, unprofessional and DOES NOT want to help the owners of condos in Hayward. He will tell you NO before looking into the actual problem and situation and basically tell you it's your problem to deal with and that you need to either hire your own plumber or get in touch with your insurance company. It is always the same answers from him regardless of the situation. Someone really needs to get him out of this company as I am not the only one who is dissatisfied with his customer service or lack thereof. I'm not quite sure how he's still getting away with treating us like garbage and not caring about what problems we're having with the building. Resident of Bridgeport in Hayward for 36+ years. If you don't have an issue, not requiring the services of the HOA, everything is perfect. Over the weekend the intercom isn't functioning. I called into the Manor yesterday 1/12 and was told the work order was closed by management. I drove over to the complex to test it out. Sure enough, it was still broken. I tried calling a few other home owners encountering the same issue. Called back the Manor to open a new work order. Asked to have someone contact me. No returned call. Today 1/13. Spoke to the Manor helpline. Informed me there was an update and will contact the assistant to work with the vendor while he is onsite. Made repeated calls to Samantha to no avail. Left voice mail to management Jeremy Wilson and Joel Martins for further escalation. Left voice mail to property manager Brad Bacome. It's end of business so I'm praying to hear back from anyone tomorrow. Can customer service get better?? read more

The HOA I live at has had The Manor Association manage our property for quite a few years. Every organization has a few things that don't work well, and getting responses can often be hard. However, the opposite is true of our Community Manager and her team. Kristina Alvarez-Waingraw and Nazneen Saleha are very responsive and work hard to get accurate information and get things done. There are many new laws affecting HOAs and The Manor's staff is always up to date on these changes, ensuring our HOA adheres to the new laws. I recommend The Manor Association. read more

Horrible-My client has been trying to get approval to remodel there condo for 3 months. Here is an e-mail I finally sent. "Manor & Associates- I have been a contractor for 35 years and a Real Estate Broker for 15 years and have never seen a process run so poorly. #1- We have a complete run around over insurance certificates with Mr. Smiths contractor. Why? Because Manor could not provide a simple Sample Insurance Cert so the contractor carrier could provide the correct cert the first time- Causing a delay. #2- You just decide to not have a meeting in December for what reason, because you did not feel like it? #3- Then at the last minute we are informed you want Dittman to look over the plan. So, we scramble and get that done. Onsite there is no problem. Then a report appears that we have never seen at the Board Meeting that has concerns-AFTER the Architectural Committee signs off? This is ridiculous. It is costing my client 5K per month due to this. Who is going to be responsible for this. You have misled my client on numerous occasions. Who will be responsible for these continued delays? These delays are not the Smiths fault. They have done everything that has been asked of them in a very timely manner. I insist that you fix this problem and deal with this Board and this messed up process on the Obuchi's behalf. This has gone too far. read more

Hello - I've never posted a comment on yelp but unfortunately this is the only way I can to hopefully try and get someone from this company to respond to me. I've lived at my home since 2008. We requested lighting upgrades for personal reasons that were approved and when the Manor Association took over in 2025 they requested us to provide proof of the approved documents submitted. Unfortunately I don't have access to them as I explained in my personal situation . I was told by the Manor Association that they would be removing our lights since I'm not able to provide documentation. I've reached out since March to ask for assistance on what I could do or find a solution but each time I reached out I was ignored or sent to voicemail to address my concerns. I have all my email communication since that first notice of me requesting help. June I received a week notice that our lights would be removed without my consent. I reached out again and asked why no one could respond to my concerns and when finally I received a response I was told that this was the board's decision and it's out of there control if I had concerns to attend a board meeting after the removal of my personal items. I don't think that shows care or concern. I waited for that meeting and it was rescheduled to a Saturday evening when I was at n vacation. Finally spoke with someone from the management team and they "in my option" was very rude and wouldn't even let me address my concerns so I asked to speak to their manager and it's now over a month and no response! It's completely upsetting and frustrating to pay a company monthly on time but yet they cant take a moment to respond to my emails. That's truly disappointing and as a homeowner I know I must have some rights just to be acknowledge. I always include your customer support email which I was told to do and still no one responds so this is my next attempt. read more

I am at my wit's end with The Manor Association. Their lack of effective communication is beyond frustrating. Now they're telling homeowners they may be charged $475 if they can't accommodate The Manor's schedule for access to my own home--with only two days' notice. It's outrageous. What about the people who travel for work, are on vacation or do not work from home? We've left two voicemails and sent two emails, and still haven't received any response. I have lived in this home for 30 years (original owner). To be threatened by a property management company (twice in the last six months) because of their poor communication is not only frustrating, but concerning. In the past I would call the other company or email and I would get zero response. With the Manor Association, I get emails and phone calls back. Pickleball Court Noise Nuisance problem (Harbortown). Our HOA president converted our tennis court to Pickleball within 15-150 ft. of condos (June 2024, one yr. ago) Consultants say they should not be closer than 500 ft. from residences because of noise. No due diligence was conducted, nor duty to care, nor consulting with Pickleball Court Consultant, nor Sound Study done prior to installation. Violation of CC&R's (owners right to peaceful enjoyment of property) and City Code 7.30.100(b)(7) (yelling, screaming). Neighbors suffering from noise, one with medical issues (similar to dementia, Chinese water torture, etc.), which is normal to suffer from noise with such horrific noise from balls/paddles/pop noise for hours. Many notices given to Manor and Board about problem by suffering residents. MANOR DID NOTHING TO HALT THIS. Questions: (1) Why did our Property Mgr. (Manor) allow this to happen and not advise against it before it was built? (Pickleball courts too close to residences are a well-known problem all over the U.S. with multitudes very expensive lawsuits). She finally sent it to "legal" only AFTER the serious medical issues of resident developed. (2) I have heard Brian C. (Manor owner) give lectures at ECHO several times. ECHO always recommends that Boards and Mgmt. companies ALWAYS contact complaint/injured authors immediately to rectify the problems. Neither reached out in this case for a meeting to discuss the problem or solutions, nor sent owners written communication of acknowledgement of noise problem, serious physical damage (needing medical attention) from noise, or proposed resolution. (3) Harbortown's atty ordered that the balls be changed to "soft balls" to lower the dbl of the noise, BUT THE OTHER HALF OF THE NOISE PROBLEM - YELLING AND SCREAMING still continues (Violation of City Code 7.30.100(b)(7). Why has Manor not stopped this problem? (4) Courts should be closed down permanently. This is the solution thousands of facilities eventually come to (Nationwide. . www.PickleballNoiseRelief.com), and many times after $50-150K in legal fees, both for all parties. Harbortown is now listed as a "Hot Spot" for noise nuisance on this website ...www,PickleballNoiseRelief.com. Listed/highlighted on Google map, along with others nationwide. Not good for real estate values. THIS CONVERSION WAS A MASSIVE MISTAKE........but a great indication (lesson) of the mistakes that allowed to take place in these HOAs. Neighbor in a 28 unit complex had water bubbling from their ceiling. A board member decided to pound on another unit's front door over & over to check if they were the cause? Yelling it's an emergency! 2 hours later a plumber came out. Board member who said they knew how to turn OFF the water shut off to the bldg DID'NT shut off the water! That' s what happens when bd members are deficient in one way or another. Plumber discovered it was from the sprinkler head on damaged ceiling unit. NOT from any neighbor. If you have the unfortunate luck of having Brad B. as your property manager, i am very sorry for you. He is rude, unhelpful, just gives you the standard responses without trying to help you solve anything. That is if you are lucky enough to get a response. So we have been dealing with water leaks from the roof. They had fans to deal with the water leak in the hallway. One neighbor has an ongoing leak that she has been videoing. After many emails and no responses for a very long time. They finally sent one stating not the associations responsibility and sent the the water intrusion letter. Though they haven't even patched the roof (where her leak is) and after many rains and the ongoing leak, this is their response. It is their responsibility to have the roof repaired, but they aren't even going to take responsibility to do that, or for that matter take care of anyone elses leak. This property manager has created a toxic environment and the Board supports his actions. They are not here to help you, but only accomplish their own agenda. When you ask the staff to find out who his boss is, no one will assist you. Poor communication, unwilling to hear your issues. We have lived here a long time and never had experienced such a miserable property manager and environment here until this property manager/board. Not too mention all the exorbitant fines they are charging people for baseless charges without proof for $500 or $1000. Also to save $ they cut the cleaning services-it shows in the garage and trash area. There are more issues I could mention, but I will stop here. I Would love to have a property manager who has better communication skills and you can work with and was an open and honest individual. read more

It's ironic that missing packages rate a flyer but a half naked man at my bedroom door doesn't. Emails sent to manor and board by 7:02 AM Monday. Regarding your passive aggressive comment of sharing "useful information," if you would actually take the time to read my comment, you'll realize that the problem has to do with timely responses to calls and emails. Have you checked in with your staff how things have been going? What's been the plan to address the many unhappy clients, as is evident by the flood of dissatisfaction in other reviews? Have you entertained the possibility that your company is poorly managed and staffed by incompetent employees? Maybe you should be manning the phone line/emails instead of surveying Yelp comments. Manor needs to pay attention to 101 Blossom Circle, San Mateo. The senior complex is overrun with rats, especially at night. My auntie has lived there for 35 years and when she calls Manor, she gets no where. The tenant above her flooded her bathroom ceiling and there's no one (but me, I guess) to help her navigate repairs. She was also flooded out of her bedroom and living room from her adjacent neighbor's leaking hot water heater. Stanley Steamer sucked up the water but she should have been relocated so that all of the carpet could have dried properly. At 88, she is stuck with no help. Rats creep into all the garages because the garages have gaps and no weatherstripping. I am dealing with a major infestation but neighbors say they all have that and the rodents are getting into the walls. I already called SMC Vector Control who provided recommendations but nothing has been done, except me putting out rat poison in the little motels. The Association collects those dues off the backs of seniors but does little to actually address serious issues. I did see someone painting one of the buildings lately (wow!). I feel for the original owners of 101 Blossom Circle, San Mateo, CA. read more

Their customer service is outrageous. The representative never let you finish a sentence and then you are always accused of having a bad day for asking to finish your sentence. When I asked why they do not treat their customers with a dignity I was told by the rep she will not take this verbal abuse and will transfer the call to a number where they never answer. There is no supervisor to speak to and no one can be reached in order to solve this. Worst EVER! Our elevator is broken. We have only one elevator. Jen in Santa Cruz will not call Otis Elevator to get a call date. The elevator is old and will probably need special order parts. No service has been scheduled. The building is a 55+ with STEEP stairs. Elderly and disabled have to now carry their garbage, laundry and groceries up steep stairs. I have never had a problem with submitting a work request or 3rd vehicle parking permit the since I have owned my home here at the Summit@Serramonte. They are accurate with their inspections, and annual reports. When I requested insurance information for bank purposes, I received the required documents in an email within a few hours. The Manor Association is just like every other HoA horror story you've heard of. Recently my neighbor eported a leak in the in main water meter and the city of Redwood City sent out an agent from the water department to check up on it. They realized that it was leaking and had told us, cause we live closest to the water meter, to have the HoA send someone out to get it checked out and repaired. The plumber that stopped by said that the water meter pipe line was punctured by the roots of a tree, planted by the HOA, and is causing the leak and repaired it. Now this Manor Association is trying to put the blame on us and having us pay for the repairs and all the problems. Just always blaming the homeowners and never taking responsiblity. Our on-site HOA board had caused more problems then they have solved for us. Most recently, they falsely accused us of committing a crime. When told that it wasn't us and that we felt uncomfortable, the response from both the Manor and the HOA has been basically a shrug. They refuse to solve the theft problem, so they've resorted to accusing residents. The buck stops with no one. read more
