Unfortunately I do have to deal with this firm but I came across this review while looking at other management firms and was extremely disappointed to realize that I'm also getting ripped off. Stay away from these incompetent and ignorant people. I don't consider them managers since HOA property management is not regulated so even your new born can be a property manager. Extremely disappointed to feel that I am being ripped off by having to pay my monthly fees. Great experience with Betina Wood at Manor Inc. We rented out the clubhouse of our condo for my daughters birthday party and had to cancel last minute due to illness. Betina let us move our payment and deposit to another weekend and was so helpful and understanding during the whole process. The communication and responsiveness has been quick and professional every time I reach out with questions (which has been a lot!) Thanks Betina for being so nice and helpful! I am a property manager that manages a property within several properties Manor Association projects. We have a record of association payments made over the past several years to this company, every month, usually by the 3rd of the month, yet several times per year I get charged a late fee. It amazes me how often the check gets lost in the mail or received weeks after mailing by Manor. My suspicion is that, as late fees add 10% their income, lost/ misplaced checks are a part of their business plan to increase revenue. Brian, Perhaps if you spent more time running your business instead of responding to yelp reviews unprofessionally and passive aggressively, you wouldnt have such a problem. As the owner of a company, you should listen to the customer's concerns rather than make excuses. Any respect I had left for you and the manor was immediately lost upon reading your responses on Yelp. Take accountability for the horrible quality service you and your employees are "providing" rather than making an excuse for every bad review. With respect to the 1 star reviews you are receiving, I could not be in more agreement. With the experience i have had with the manor as a homeowner in a complex you manage, i can attest to the many failures on the part of the manor that are in line with the reviews i see. There is an obvious underlying theme that you choose to ignore. Communication is terrible. I submitted a work order months ago that I received a response to this week! I have to follow up with property manager or i dont hear from them. If I ask for details about a work order, the team declines to answer or says they don't know the answer. Unprofessionalism- Our property manager has a serious attidtude and couldnt care any less, and on top of it, can't run a board meeting effectively. She is constantly making excuses as to why she hasn't responded to an email in a month. She says she's waiting on someone else. Work orders are being canceled without letting anyone know. So the job that the hoa asked you to do us just being accepted and then completely ignored. At least tell the hoa you are canceling an outstanding work order so they know to resubmit. There's no way for owners to know if their order was canceled because many orders take months to a year to complete. I could go on and on, but if you would like a management company to do the bare minimum, don't choose the manor, because they're not even capable of that. :( read more

Last summer I reached out to the Manor association 3 separate times without getting a response. When I finally was able to speak to someone, Peggy told me that I should speak to the new manager. I left the new manager Paul two messages, never to get a return call. Mind you now a month has gone by and every day I have to smell dog pee when I leave my place or even open my kitchen window. So I reached out again and spoke with Tiffany, who was very friendly and understanding. She agreed that tenants allowing their dogs to urinate on the cement walkways and in front of neighbors windows and doors was not okay and a health hazard. She was going to put in a maintenance ticket to have someone come out and clean it up. I then spoke to Reneta about the issue and she said that it needs to go to the board to be approved before anyone would come out and clean it up. Next thing I know, I received a monthly newsletter stating it was the "home owners responsibility to clean up common walkways, stairs and railings" as it was not the HOA responsibility!!! I pay almost $700 a month for what!!! They never take care of any landscaping anymore. All we hear is how much money it cost for crap and we never see any improvements! I have owned this condo since it was brand new and this HOA is getting worse by the year!!! So I had to buy ammonia and a scrub brush and spend a weekend scrubbing it! I DO NOT EVEN OWN A DOG AND I HAD TO CLEAN IT SO I COULD OPEN MY KITCHEN WINDOW WITHOUT THROWING UP!!!!! read more

The service is absolutely terrible. No one seems to ever be working. Each time I try to contact them, they have an out of office email response. When they do respond, they tell me the community manager is out and would need to get back to me later. It usually take days and sometimes they don't respond at all. We had a plumbing issue that happened months ago and there is still a hole in the ceiling because no one at this association has the curtesy to follow up despite NUMEROUS requests. I spoke with Joe Senft about my key fob not working for the pool area on a 85 degree day. After voicing my frustration because it could "take an hour or 48 hours to fix after they were contacted". He told me to "shut my mouth" because I was upset when he told me they knew there was a problem but did not notify us. Then I was told two different stories that they didn't how many fobs were not working, to only a handful aren't and "that it was to bad and deal with it". I'm a single Asian woman, and security is my top priority. This is why I chose to live in a condo. I'm currently living at a condo which is managed by the Manor Association. I'm not happy with their services, especially their unreliable communication. For example, I received a notification that they will charge fees when the disposed cardboards were not properly broken down. I attended the last board of directors meeting and charging fees for this wasn't discussed during the meeting. However, this notification was sent out under the name of "board of directors", like a verdict. Who are they? Especially, I received this notice soon after I disposed cardboards. It could be a coincidence, but I cannot deter the suspicion this was personal. It's awful. Recently, my unit had a water damage, and the below is an email I received from the general manager notifying the dry out for my unit had been done. I seriously hope they are more professional than this. --" OK no problem I just talk to the supervisor with restoration management and your urine it is dry that's why they pulled everything out and the unit on the 3rd floor below you is dry so 2 units were dried to day 3 more units to be dried immoral so that's good news so well do a walkthrough with the restoration manager on Monday and then will decide what needs to be done to start giving you back and service so good news they can certify had now come up and wipe though come by and wipe everything down that you're all dried out that's good news"-- read more

The service provided by this firm is atrocious. You have to reach out to them several times to get a reply as customer service is almost non-existent. They recently had an annual meeting and sent out the wrong online meeting URL. They did send out another one, however, they made it sound like it was the exact same email they already sent. The subject line did not mention anything about incorrect meeting information, it was actually the same subject line as the previous notification. Personally, I think could possibly have been intentional and a game they played, though my opinion. It's not pleasant living in an HOA and having to deal with a firm like this. One side note, I was on another board of directors when we asked this firm make a bid for our contract. They go all outs, including bringing catered food and you name it, at least 15 years ago. Their presentations don't reflect the service they provide, at least my experience. if you do decide to hire this firm, I would highly recommend getting all of their service promises in writing, but still I don't think you're going to get quality service because it doesn't seem like they know how to come close to providing it. read more

I'd imagine the only ones searching reviews on Manor Association would be renters on one of their properties. However, on the off chance that you are looking to qualify the Manor Association to manage your property or HOA, please please consider other options. There are many many choices and granted I'm biased b/c I'm an owner of a condo, but I would highly discourage anyone from choosing Manor to manage my property. Here's why and take everything with a plenty of salt: 1) HOA due increased more than I feel like it should considering, we have no pool, no gym, no spa, no park. The HOA dues went from $225 to $355 in seven years. Is that alot??? maybe maybe not 2) We do have a community center, but residents can't use it. Sadly, it is expected that a condo owner volunteer to manage the showings, the keys, the payments, and inspector the center before and after. No one has volunteered for 3 years, so no resident gets to use it. Of course the dues include the community center management and we do have a complex building manager, Arthur Livitz, but he apparently he does the monthly newsletter. Which if you read it is essentially the same repeated information. 3) The Balconies: Sadly, there was an accident in one of the balconies and they all need to be replaced. After many months of planning and selecting a contractor, Manor mismanaged how the project was going to be paid for. Rumor has it that a special assessment will be order in tune of $25k. Residents were upset and vote after vote, month after month, who knows what or how much. another problem is that ... they started the project last summer (2017). They started demo and about a dozen or two balconies have to removed and windows boarded up. Then in December 2017, the project was halted. Reserves earmarked to pay for the initial phase was paid, but ... whoops.... how they were going to pay the next phase. No one knows. It's now Sept 2018 and those residents have been living in a stalled construction zone. Sad mismanagement. 4) Their go to Contractors: they pick the most expensive crews. I have had several things done to my condo and I've spoken with contractors. They are insultingly overpriced. two or three times as much. But I'm not a contractor, but one told me they overcharge Manor b/c Manor doesn't check. 5) Power washing: Last month, they scheduled a power wash (exterior, stairs, landings) again after months of planning and selecting a contractor, after the first week, they stopped, but turns out the company they choose was not equipped to do a large project. (thats what i was told). Still no reschedule after a month. 6) Building Manager: Arthur Livitz. not sure what he does, other than the monthly newsletter (which again is the same recycled news about parking and a sad month calendar which has no holidays on it, just the dates). Sad. I wish he'd quit and manage a Golden Corral, maybe more his speed. Why the two stars? They cleaned up the guest parking. It was a huge problem last year, all the parking was full, but now they implemented a parking sticker for residents. Thanks Brian Woo (previous manager) Point is I'm sure all Property Management companies have issues and these problems are not unique. I rent an apartment in a condo in Redwood City managed by Manor. This morning, for the third time, my shower has just shut off utterly -- mid-shower. When I called about this problem 6 months ago (two consecutive workday mornings, I was left naked in the shower, fully soaped up, with no shower whatsoever), Manor reps were mistrustful of me, treating me as though I were a crank. Who ever heard of such a thing, a shower shutting off like that (when the water was otherwise available)? Now that this has happened a 3rd time (that heavens I hadn't gotten thoroughly wet and soaped up this time before the water shut off!) I am angry. I've never experienced such a thing, and don't plan to tolerate mistrustfulness about this, any longer. read more

I've called this management company a few times and every time I've received the answers, suggestions and assistance I've looked for and always from a very kind, professional person on the other end. I have a feeling other reviewers may be confusing their Homeowners Association, the group their dues are sent to, with this management company. I called looking for answers to cool a street facing room in my home this hot summer. The woman I spoke with was very knowledgable about my particular HOA rules and offered constructive advice and suggestions on solutions within the constraints of the HOA. I was also looking for help with a noisy neighbor who I had tried several times to speak to. To my pleasant surprise Margaret swiftly took care of it, respectfully and professionally. (Evidently the neighbor didn't realize they were causing a disturbance so there were no hard feelings) The people here do their best to work with you within the restrictions of each HOA. As a retired Realtor, there is no question that their diligence is a big contributing factor in our high property values. They are professional, informed and personable and really do care about ensuring residents have a beautiful and comfortable lifestyle and community. read more

The Manor Association has been with our HOA, helping us to navigate our way through a challenging lawsuit with the original builder of the project. No that is behind us, they have been great at coordinating the follow on actions needed to keep the HOA on track thru the initial known repairs as well as the follow on structural work we are doing. All this and helping to have the day to day normal operations flowing forward. Quite an amazing team and with our Assciation not being massive, their attention to detail has been great for the Board of Directors who got us past the "lawsuit phase". I personally look forward to their guidance as we resume normal HOS business as one of the newer members of the Board of Directors. I have had encounters with other association companies where questions and help requests go unanswered for a long time where I had to call back multiple times just to get a runaround. My experience with The Manor Association over the past 5 years has been nothing but stellar. I've worked with Joe Benson on a number of issues with our townhome and he's is always quick to respond and assisted with every resolution including water damage to our ceiling and wall due to a damaged plumbing vent. Others on his team are equally professional and on top of things. I really don't get most of these negative reviews. The Manor Association has nothing to do with their condo/townhome Board members making decisions or mis-managing reserve funds. My suggestion is for everyone to look over your condo/townhome community's CC&R and bylaws and understand what an HOA can and can't do for your home. Or maybe even become a member of your Board. read more

Update: Probably a week after writing the Yelp review on the Manor Association, someone finally responded to our email, asked us for the receipt for the tow, and within a month was reimbursed. We really appreciate what the association did and hopefully they have come up with better policies to prevent unnecessary expenses for both residents and the association. I hope and pray this is the last negative encounter we will have with them. Under the circumstance, we're glad that the company made it right. Initial review: Up until recently, we felt that the Manor Association was responsive and helpful. Well about three weeks ago, one of our cars got towed for parking on a guest space overnight. First off, it was the first time I had forgotten to move the cr back into our assigned space. After working a 16-hour shift at the hospital, caring for Covid-19 patients, all I wanted to do was take a nice hot shower and sleep. It was not until the next day when I headed to work for another shift did I realize my car was missing. After thinking it was stolen, we were informed it was towed. Weird thing was there were other cars parked in 'Guests' spaces and why weren't their cars towed? I parked my car once and it gets towed when there are a number of cars parked overnight in the Guests spaces every night for as long as we've lived here. Not a warning (which they've done before - a paper is placed on the windshield as a first offense). We don't understand. Both of our cars have the required stickers, we are law-abiding people who even requests for 'Guest Parking Permits' when we have guests staying overnight. Yet, there are a number of neighbors who disobey such a rule. People pay good money for the Manor Association to manage the community yet after sending ten emails and leaving about five voice messages, no one has called us back. We want to know how the contracted security people decide which car(s) gets towed!?! We feel that someone should at least call or email us back! We should get reimbursed for the towing fee!! Our building has worked with this property management for about 30 years. -Agents are quick to become confrontational in person and over the phone -Agents gossip on residents to other residents -I've dealt with them for over 15 years and not once have I had a good interaction -Office has a high turnover -Complaints filed are not addressed or followed up on -No walkthrough in our bldg for years -Agents are quick to pushback and educate you that you're not the only customer and they're busy -Our President has same issues that residents do in trying to get assistance from their office -They tow residents vehicles and when they realize it was done in error they take months in sending a refund -They tow visitors with pass on dashboard and when they are notified this was a mistake they send the refund to the resident not the car owner even though they have the car owners contact and address information -They are rude and distant when you visit their office. They make you wait because no one wants to talk to a resident in person and the receptionist constantly apologizes for the long wait. When you finally speak to them they almost push you out the door to end the conversation -No matter how nice and kind you speak to them they end the conversation in an aggressive manner making you feel like you're disturbing them Customer Service is not easy, but it can be addressed in a professional manner. Unfortunately they do not care for their residents or the building. Their current excuse is that they don't have enough staff or some are out with COVID, but what about all the other years? I believe this unprofessional business culture is implemented from the top and whomever is doing the hiring. read more

I am an appraiser and often I need to get information on a property that I am appraising that requires input from a management company (the party that receives the monthly HOA fee). The Manor Association is one of the few management companies that will provide me with what I need. Most management companies refuse to provide their clients any assistance when they are trying to refinance or obtain a Home Equity Line of Credit. They'll take their money, but won't help them out by simply providing some information!! The Manor Association appears to be one of the few exceptions to the rule. They actually look out for their clients. I have had the good fortune to deal with Catherine Estrella who always is very helpful, professional and a pleasure to deal with. The Manor is run by totally useless staff. When you ask them something, they alway pretend to be nice but they never act on anything. They said they would give updates and never do. When you ask for an update, they continue to give non answers. Where do your office find these morons or Manor provides moron training? Brain C., I am telling the truth. The community manager Shannon is very mean to owners of the community. She only please board members. That's so pathetic. She earned money from you every month, but she doesn't respect you at all. We have been writing so many emails to her and called her so many times regarding issues in our community, but she just doesn't respond to you. I recently requested documents from the Manor Association in order to perform a review of my insurance coverage needs. I am particularly impressed with Maria Goins. She is very well-versed in understanding exactly what I needed, insurance disclosure and current bylaws and CC&Rs. I recall that the latter were supposed to have been amended in 2015. She immediately provided the requisite documents to me and confirmed the current status of them. Her prompt and informed response facilitated the process of reviewing my insurance needs for which I am most grateful. read more

I used to live in a property managed by Manor and they do a really good job - HOA fees were correctly handled, Manor always resolved any issues I have reported in a timely manner. I don't enjoy post negative review on business, so they must have failed big to the point I need to share. Manor is the first company I have nothing but give 1 star on their practice in HOA. Please avoid using them for your HOA. Their sales pitch on overcome challenges - failed, 24/7 customer svc - failed. When you followed rule to request parking in your own community, 3 times , they don't respond back to your emails, and towed your car away. How do you just tow a resident's car? The car info is in the system, it is not an abandon car from stranger, not to mention I've contacted Manor 3 times to make sure there is no issues on parking. Nope, still towed my car, treating a resident like stranger. The respond from Manor that I should share the tow fees with security company ???? Really ??? When there is an issue, then you can see the true practice from Manor. They need to change their practice for good....people make mistakes and people tolerate mistakes, but not how Manor handle this issue for 6 months, still not going anywhere.
