The appliances are of good quality and repairs are made promptly, often on the same day. I doubt I ever waited more than 2-3 days for a repair, and the maintenance team does an excellent job every time. The grounds are kept clean. The landscapers keep the grounds beautiful. It's very quiet. I only needed to make one noise complaint during all those years. The security patrol showed up promptly and took care of it. In the few times we needed to report any kind of rule breaking or disturbance by a neighbor, the office staff was totally responsive. Unlike many other complexes, they never made us feel like we were a nuisance. Instead, they were grateful that we were looking out to help maintain the quality of life in the community. They're on top of everything and always take care of whatever issues come up. They have 2 nice pools and a decently stocked gym. Plenty of guest parking. The office staff always has a friendly greeting and is extremely helpful and efficient. They go above and beyond. If you're in the market for an apartment in Temecula, you won't do better than to get one here! I wish I still lived there but had to relocate for work.

The entire move-in process has been smooth and stress-free. The community is relaxed, clean, and well-maintained, and the neighbors are friendly and considerate especially the dog owners/etiquette. Most importantly, there's a real sense of peace of mind living here. A big shout-out to Athena and Katelyn, who were both wonderful on many occasions throughout the process. Rent raises every year $100 plus Big time money hungry Cars towed often and you are only allowed one car per adult & required to use garage for only that This place is infested with bugs & rodents. Mailboxes always getting broken into, so dont mail confidential mailings nor throw any away as the gate is always broken so bums dig often in the trash. Pools are always disgusting. Maintemace a joke who couldnt even fix electrical issue. Fire pit never worked. Be aware they love towing cars also. Run from this nightmare. Worse place ever.

    I lived here for about 6 years, from November 2019 through December 2025. Unfortunately, what…read morestarted out as a decent place to live progressively became a nightmare. There were constant mailroom break-ins. One night around 3 a.m., I actually caught someone breaking in and called the police. When the officers arrived, they were extremely frustrated because they said the office had not been helpful with previous cases. The cameras weren't being properly maintained or repaired, leaving them with little to work with. What was especially frustrating was that residents affected by break-ins weren't notified. After my incident, I found out there had been other issues, yet there was no notice to residents. I'm honestly surprised to hear that the gates now work. During the entire time I lived there, they rarely worked, and I moved out in December 2025. Parking was another issue. If someone parked in your assigned spot, the office would apparently take up to three days to do anything about it. That meant you could be without your own parking spot for days. We also experienced two separate flooding incidents caused by an upstairs neighbor. During the first incident, the janitor knocked once and immediately entered after knocking. It was around 8 p.m., and I was half naked, so I was understandably upset that I wasn't given enough time to answer the door. More concerning was the lack of remediation after both flooding incidents. Nothing was really done to properly address the affected areas, and the walls weren't properly checked afterward. I was concerned that this could eventually lead to mold issues. Unfortunately, that is exactly what happened. We dealt with what we were told wasn't mold for years. Eventually, it spread from the bathroom into the bedroom closet. Management wanted to paint over it, which I refused to accept. At that point, I demanded to be released from the apartment without notice, and they allowed us to leave. Moving out was the best decision we made. Living there had become a nightmare. I now live in a newer, cleaner apartment, and I've noticed that my sinuses have been much better since leaving. Maintenance was also consistently slow in my experience. It often took around two weeks to get something repaired or completed, and I would have to repeatedly remind the office to follow up. I was friendly with one of the janitors, and he told me that there were only two of them handling the maintenance work, so hopefully staffing has improved since then. There are also safety concerns for pet owners. Coyotes do come into the area and, during my time there, one attacked a small dog while someone was walking it. I would be very cautious about walking pets around the property, especially at night. There were also people coming onto the property in the mornings with shopping carts, going through trash and collecting things, which added to the overall feeling that the property wasn't being adequately controlled. If you decide to live here, document everything. Take pictures, keep records, and communicate with management through email whenever possible so you have a written record of maintenance requests, incidents, and conversations. After six years, I can honestly say that leaving was one of the best decisions I made. I hope things have improved for the current residents, but based on my experience from 2019-2025, I would not choose to live here again.

    Do yourself a favor and rent somewhere else…read more The Arbors at California Oaks may look decent at first, but our experience was nothing but disappointment. The rent is already expensive, then you're hit with utility bills that were around $280 a month, and that's before paying your electric bill separately. For what you're paying, the value just isn't there. The move-out process was the final straw. We were billed for charges that we believe were excessive and unreasonable. Instead of treating long-term residents fairly, it felt like they were looking for every possible reason to keep charging us. Getting answers from the office was just as frustrating. We emailed multiple times about our move-out statement with little progress. We also called twice and couldn't get anyone to answer. Out of curiosity, we called from a different phone number shortly afterward, and the call was answered immediately. That experience left us feeling like our concerns weren't being taken seriously. We also had ongoing concerns about security. We regularly noticed people who didn't appear to be residents around the parking lot, and the entrance gates were often open when we expected them to be secured. If you decide to rent here, protect yourself. Take photos and videos of absolutely everything before you move in and when you move out. Keep copies of every document you sign because the office couldn't even locate our move-in inspection paperwork--thankfully, we had saved our own copy. This was easily one of the worst renting experiences we've had, and we would never recommend this property to anyone.
