This company promises the world, extensive training, a large contracting team for very quick turnaround. These guys promise the world, don't deliver much of anything. What they do deliver is mostly stuff you can get on your own elsewhere and with a lot less confusion. Training is sending video links the majority of which are premade by other companies and contradict the small about of training you are given by them directly. Other training included mandatory training meetings that are called hours before expected attendance. Or a weekly pre-scheduled meeting that more often than not was cancelled. Sometimes cancelled with no notice until people unable to get in asked in chat. Contracting never completed for me or other agents I knew working there. Carriers were delayed due to lack of communication or simple mistakes like the spelling of agent names. I see little hope for improvement because feedback is met with excuses and frustration. If leadership can't take accountability then they aren't worth following.

I had no idea how many potential coverage gaps exist when using a traditional policy for a short-term rental. What really stood out was their expertise in this specialty area. They clearly understand the risks unique to short-term rental properties and explained everything in a way that was easy to understand -- without pressure or sales tactics. The cost was comparable to what I was paying before (slightly higher), but the coverage is far more comprehensive and specifically designed for short-term rentals. For the added protection and peace of mind, it was absolutely worth it. If you own a short-term rental, I highly recommend talking with Proper Insurance before assuming your standard homeowners policy is enough.

Based on that assurance, I canceled my existing policy with another company -- effective that same date -- to avoid paying for two policies at once. It turned out the coverage was never actually processed, leaving me with a coverage gap. Since then I've had to chase Ian repeatedly by email just to get a status update, and calling customer service was no help -- I could never reach him. As of 7/24, the effective date I was given, the policy still isn't processed and I have no confirmation and no response. When someone tells you your insurance will be bound on a specific date, you make real decisions based on that -- I canceled real coverage on that word. Following through on those commitments, and being reachable when something goes wrong, is the bare minimum for an insurance provider. I can't recommend working with Ian Smith based on this experience.
