I stopped by the leasing office to check for available apartments since the property is so close to my job, and I couldn't have had a better experience! I was greeted by the manager, Jacob, who personally gave me a tour of the community and walked me through photos and floor plans of the one bedroom apartments. I was genuinely impressed by how beautifully maintained the landscaping is and how spotless the laundry rooms are. Bonus there's even a heated pool and spa! Jacob was friendly, knowledgeable, and went above and beyond by putting me on the waitlist and answering all my questions. I've toured a few other properties nearby, but Jacob's exceptional customer service made me feel like Casa Madrid is already my next home. I can't wait to hear back when a one bedroom becomes available! read more

This is our second year at this apartment complex. Apartment complex and amenities have been great so far, but we have continued to have issues with various repair orders that have been "processing" as early as when we first moved in back in June/2024. Property can not maintain a consistent manager as we have had 3 or 4 managers take over. Yet no managers have been able to address our repair orders. The maintance crew has reassured us that they have the replacement parts, but no attempt has been made to come and perform the repairs. read more

We have lived here since 2021. We finally love it here as of 2025/2026! The current manager, Jacob, has really proven himself to be a competent and hard working property manager who has accomplished tasks that have needed to be done since as far back as 2021. I don't know the guy well but I do appreciate his friendliness when I have spoken to him. This place is extremely well kept, landscaped and peaceful. There are 82 units here but it really feels like home because everyone is friendly and kind. I will say losing our previous maintenance guy was a huge loss for FDC Management. The property had many vacant apartments due to previous managers lack of effort because they were lazy and had no desire or knowledge of how to properly manage. Gil, the maintenance guy is who lost his job and obvious to all of us tenants it was due to poor past management not a lack of his hard work. For the longest time the parking situation was frustrating because the previous manager did nothing to control parking. Jacob has since fixed that and parking has changed from a nightmare situation to being able to come home anytime and easily finding a parking spot. We each have enclosed garages to park in along with additional parking throughout the gated property. I could go on about how much this placed has improved since we got a new manager but I think I've said enough. Bonus, the laundry room is now always clean and the pool and jacuzzi are finally always in good working area, always clean and warm to use year round. Again, we love living here now! read more

I would like to update my review because Casa Madrid did follow up and took care of the bug issue. Overall Casa Madrid is very clean and self place to stay and it off the 210 which makes it easy to commute to work. It is a bit pricey for a Junior Bedroom (studio). They have other options like two bed rooms with a backyard or nice big balcony but most of their other options are usually taken. I know with COVID the office hours are bit different but maintenance still came out to fix my AC and our sink when we called. The FDC company that own the property has provide a discount and or other ways of rent during the pandemic. They have also been communicating with us more quickly. read more

I just moved in with my girl a couple of months ago. And I already don't like it here!! the water is such an issue!! It's always going out, without a notice from the management... like they don't give you a heads-up!! and every time I'm in the shower, the water turns cold out of nowhere!!! Also people here have garages and STILL park outside in the parking spot outside the complex! And I heard the new manager has a curfew for the pool! Before it used to be 24/7 and now it's opened until 9pm! like what about those long summer nights!!?? And there's likes tables around the pool area, and she's says no food is allowed inside the pool tables! So then what's the point of them having tables there!? And when you go complain to the manager, she always says "there's nothing I can do about it" and she doesn't really care about anyone's concerns!!! Management sucks they have a different manager every month. One manager even got physical and would yell at the tenants. The parking is not controlled even though you are guaranteed a spot everyone parks without a permit. The manager never called or came to do the exiting inspection and told me to leave the trash since we were being charged a cleaning fee anyway but were charged a 2 hour$31/hour trash fee!! For 3 bags of trash. TWO HOURS $61!!!! to take out some bags of trash!? Ridiculous. Find a better place where you'll be comfortable living and won't be robbed by money hungry management. read more

RUDE!!! Here I am in my dinning room holding my 11 month old after lunch. Monique called asking if we wanted our waived $75 fee to go to the COVID balance or next months rent. After choosing for the amount to go to September, I asked how much we owe for the COVID balance; very nice convo until the following. I wasn't arguing, but just stated that I could have sworn we had paid some. It was a STATEMENT and DID NOT require an argument and having her be extremely unprofessional by hang up on me. I'm second contact for our lease and previous to this, she rarely ever contacted me for anything. All talks were with 1st lease signer. At this time, I do not feel comfortable talking with my property manager face-to-face due to the attitude. Nobody deserves to be treated like that no matter what! I've lived at Casa Madrid for almost 3 years. I started with a 1 bedroom/1 bath w/ backyard and recently moved up to a 2 bedroom/2 bathroom w/ backyard. The company keeps the grounds clean and well-maintained. There is plenty of open space for kids to play and it's very pet friendly. The jacuzzi, pool, and BBQ are awesome in the summer and they recently installed Amazon lockers!! Monique is always responsive to my needs and calls me back the same day to let me know what is going on. She works hard to make sure I have everything I need, fixed, or maintained in my apartment. She's friendly and strives to make sure the community is running efficiently. Frank, the onsite maintenance guy, is very helpful and friendly. He takes pride in his work & makes sure my service calls are handled professionally and quickly. He's always willing to help and always has a solution to my service calls. Although they do need to fix the water problem that is something FDC Management needs to address. Monique and Frank do everything they can and I now have hot water most of the time. Overall, I love living at Casa Madrid. I've looked around the San Gabriel Valley area and specifically in Azusa; there is no other complex that offers such a wonderful, friendly, safe community and spacious living. read more

PROS: No bugs (at least on the second floor) Great water pressure Decent landscaping and community (mostly families and older couples) I only paid $1,515/month for 1 bedroom 700 sq ft. CONS: Not safe (BROKEN INTO NOVEMBER 2016 AND THEIF STOLE KEY CARD TO COMPLEX. THEY DID NOT CHANGE KEY CARD CODES SO THE GATE SECURITY IS USELESS) Management situation was an absolute nightmare (5-6 DIFFERENT MANAGERS 2016-2017, KEPT LEAVING) Parking is out of control (WILDLY INCONSISTENT PARKING ENFORCEMENT AND NONTENANTS STEAL ALL THE SPOTS) Constant repairs. CONCLUSION: I wasn't really happy paying $1,515/month for what we got but I would never recommend this place now. This place is unfortunately all that it looks. I have lived here a long time, I have seen a few managers come and go.. this is unfortunate but the place is very big. The rent price for 40 year apartments is a little bit much, parking can be challenging at times and safety has become a serious concern. There have been a couple of breakins and a transient found sleeping in the laundry room. I do however like Monique and Frank very much, Monique is on top of requests and Frank is very helpful and gets things done promptly when you ask. I enjoy living except living downstairs isn't very peaceful with noisy, inconsiderate neighbors. Other than that its been quite an experience living here. There is ever revolving property managers, nothing ever gets fixed when you ask, and the property manager who is there now, Monique, is lazy as hell! You can't count on her for anything except to throw a weak ass community party that, quite frankly, no one in the community shows up too! How do you have a party planner as a property manager? She also tried to say during my move out that a drawer was missing from our refrigerator, but is sadly mistaken for I have video proof! Here's the skinny: I've lived here for 18 years, because I love it and they take good care of us. You get more space and more services for the money than anything I've found, and the grounds are beautiful, too. My dog is happy, the location is great (walking distance to several restaurants, stores, the movies, gyms, etc.) and just off two major bus lines -- it's easy to get around, with or without a car. Would never recommend this place. My husband and I lived there for a little over the year and encountered issues almost on the daily (ex noisy upstairs neighbors blasting music and constantly shaking our whole apartment, scaring our dog, I could go on!). It honestly caused so much unneeded anxiety and stress. Even now, not living there, we are STILL having issues. When we received our security deposit back after moving out it had a deduction for rent, which we had ALREADY PAID. It has now been over three weeks since we talked to them about it and they said they would send us that amount back. I have been hounding their phone/voicemail the past two weeks trying to get answers. I was told the check was processed and sent etc. Still nothing. (We moved out in September) They have a lot of work to do before I'd recommend this place to anyone. read more

We first met with the Manager; Luis who was extremely friendly and accommodating to our needs. He takes a lot pride in this facility and he has a wonderful demeanor. The community is very well landscaped, safe and tranquil. It seems like most of the tenants that were sketchy have either petered out or moved. I agree with all the comments, they never have the time to take care of repairs..as I use to have a leak in the back patio window and all they can say is that is the way the building is build but they can take your money. So basically deal with it and raise the rent every time. We just moved in and they were nice, understanding and helpful until they took our money. and now we can't get anything done. we were promised a few items and we are still waiting for them. we thought that it was nice and quiet and now we know it's only quiet because we are basically on lock down...and we have to tip toe around so we won't make noise to bother anyone. we have a nice neat patio upstairs. and we were told to take everything down. we had soft patio lights and a roll shade. we were shocked that they had the nerve to actually come to our door and tell us to take it down. the parking situation totally sucks. and your not supposed to put stuff in your garage. just cars...its not for storage. there is no parking for guests and visitors. there are 88 apartments and only 8 washers and dryers. we are very optimistic if we are going to renew our lease. read more

I've been dealing with a vibration sound coming from my neighbor's A/C unit. It's so strong you can hear it from across the apartment. I've gone numerous times back and forth with management and they keep saying it's "normal" and no one else is complaining about it. But that is simply not true. My other neighbor's A/C unit is much closer to me and theirs is practically silent. Some nights I can't even sleep in my own bed and have to take medicine to help me sleep and stick ear plugs in that hurt my ears. I've even escalated this issue to the regional manager and he doesn't even reply to my emails. I wish I could move out without any penalties. And I don't know what my legal rights are as a renter. I really don't know what to do. 11/6 update: The A/C was removed from the neighbor's unit and the issue was resolved. I will give back one star but I plan on moving once my lease is up. They already sent a notice that if I choose to go month to month rent will be going up $80 PLUS a $75 monthly surcharge which I've never heard of before. read more

I am a current resident here and so far I've honestly liked living here, but it is poorly ran. There are managers in and out of here, you can never get someone on the phone when there's an issue with the hot water (which seems to be often), the washer and dryer units are decent but it's always dirty and I'm not sure the units themselves have been cleaned in 6 months. currently they are remodeling and painting, which seemed like a good idea, BUT there's no communication on what they are doing or when. This has affected me negatively in the following ways; random guys jumping on my balcony, waking up to someone at my window (I live on the second story) scraping the roof LOUDLY, no parking ever, trash everywhere, and wet paint with NO SIGNS. The lack of communication has left me to believe they do not respect us as residents. Aside from all of this, they aren't even doing a good job! The paint is peeling and done as if I tried to do it, not a professional crew. I really enjoyed living on this property when we first moved in 2 years ago. But in this last year the quality of living has decreased drastically. I don't even think we have a permanent manager on site anymore, and if we do, we don't even know their name. read more

Lived there for two years. I had to move because in two years they raised my rent, the first year $100 and the next one $120.00. The restroom (apartment above us) leak every time she took a shower. I was so disgusting that left my bathroom rug soak several times. Made several complains to the manager and they did nothing about it. Also, they promised to change my carpet when my first renewal was up, but they never did anything about it either. The manager was never at the office and when she was there she was either on a personal phone call or with a friend. They never answer the phone either. I moved and they charged me to repaint the apartment. I am a clean freak so none of my walls were stained. I was told the reason why they painted was because they need to match the paint. I was charged for them wanting to paint. I called the district manager, manager and assistant manager several times. They never returned my calls. It got to the point that I had to call from friends phones for them to answer me. The district manager excuses was that I was out sick and then went on vacation!! He said he was going to look into and then he never called me back. Horrible experience. One thing I noticed was the same number of people moving in is the same number of people moving out after their first year. They are notorious for over 10% rent increases each year. Would not recommend this place to any one!!! Please also read reviews for FDC Management review. They are the managing company for this facility on all their reviews for their properties they have over 10% rent increase. Beware is not market value like they said. read more

Have been here close to a month and absolute love it. The yard is always very neat and clean. Management and the workers work very hard. I have seen a lot of repairs going on since I have been here. When I ask for something, it gets done quickly. Love the laundry and how you can track your laundry online and the fact that its open for our use 24/7. And I love the fact that the patios are not allowed to look tacky. The pool area is always nice and clean. I do have a couple of complaints. I work nights so I needed a quite place to sleep during the day. Many days there are kids playing right outside my apt. Playing is not a big deal but they scream and yell as well. Also some have dogs that bark quite a bit. I feel that I should have been told that there was a daycare right next door because the kids come out to play several times during the day. Remember I sleep during the day. I was told it was a very quite place with noise being monitored. Another complaint is that because I have a studio apt, I have to share my garage. My garage neighbor has not been parking between the lines so I have to be very careful pulling in and out to not hit them. And also I have to make sure I am far enough to my side so that I do not get blocked in or my vehicle dented by a opening door. They often forget to close the garage door and I want my vehicle secure. The rent is decent but I feel that since cable and internet is not included and would be very hard to include, they could at least pay our electric. To solve our complex kids issue maybe they could put in a playground over by the back somewhere. As for the dogs, I have two of my own (currently not here) but I have them in behavior training right so that they do not bark at other dogs or people walking by in hopes of maybe bringing them here someday. read more

I have lived here for 3 years and I have renewed my lease. I don't have any complaints about the apartment. I live in a 2 bedroom and i have a 2 car garage which is one of the main reasons why I like it here. And we don't have cockroaches like some say they had/have. The complex is 7 separate buildings so it possible some might have cockroaches. I do agree that this complex is not family friendly. You're not allowed on the grass. And yes you are only allowed 2 guest at the pool. But the pool should be for the enjoyment of the residents who live here and not visitors. Everyone here is pretty quiet but it might be because they are very anal about noise. But once again I think this is for all residents benefit. Overall my family and I are happy here. There are some small inconveniences but I feel those are expected of apartment living. read more

Thugs live here and are constantly selling drugs and playing loud music with a lot of bass, at ALL hours of the night in the parking lot by the leasing office. And when I say 'thugs', I mean THUGS; head/face tattoos, gang tattoos, bald heads, etc. Scary. And these guys are always hanging out by the leasing office and stare at people like we are intruding on their space. Almost every night when I come home from school or work and open the gate to get to my garage, the thugs race in before the gate closes. Not even the inside of the complex is safe, especially because one of the thugs lives IN the apartments. The management has received numerous complaints about it, yet has done nothing to fix it. Management also controls what you can and cannot have on your patio/balcony. I've been living here for almost three years and the rent continues to increase by a minimum of $100 each year. Unless you speak Spanish, the maintenance man does nothing to help you. Not every bedroom has A/C, as promised online. The parking lots are a joke, a total of nine spots are available for guests or extra parking. However, both residents and non-residents use these spots for long-term parking and none are ever readily available. The management is horrible and there are plenty of other places to live. Honestly, living in my car would be an improvement over this place. Management is NEVER in the office, good luck trying to get them to listen to your concerns. Safety and cleanliness are not the management's concerns, only money. I cannot wait til my lease is over. read more

We have been here approx. 1 1/2 yrs. Came to check out the apt we would rent/lease. We told the woman showing us the apt several things that either needed to be taken care of (mickey mouse patch job of large holes in walls.,paint not dry before they opened cabinets,drawers etc, mirrors very cracked at edges, doors not hung properly and on and on. Was told all things noted would be taken care of and that we would not be held responsible ever as it is normal wear and tear. Needless to say, nothing was taken care of. Then our stove/oven needed to be replaced. Polo said he would order the part. Three months later I told Luis and he didn't even raise an eyebrow. Polo has a BAD attitude and is threatened by any new maintenance help they bring in to assist. No one, not even in the rule pages does it tell you that YOUR RENT WILL AUTOMATICALLY INCREASE EVERY YEAR . I cant help but wonder, would it not be less costly and more profitable to keep happy tenants. Isabel, Luis, Polo all think the property owners are going to reward them for jumping ahead and picking at petty infractions. This 88 apt place if 50-75% empty the majority of the time.
