Let me start by saying the gentleman at the front desk were lovely. This is not directed towards the service. My problem is with the FALSE ADVERTISEMENT and quality of the room. I paid $111 for what presumed to be an excellent deal with the hotel being right on the beach for easy access. Complete lie! We had to walk forever with 4 children & sand toys. The pool, hot tub, sauna, & the building it's in is clearly new building. The rooms were mediocre to say the least. My parents stayed in one directly under or near a fan on the roof & could hear it running all night. My father in laws room had a light bulb missing... given the area I'm not that surprised. It's not in a bad location as in grocery stores and nye district BUT up the hill where this sits is a bit questionable. I'm just so disappointed in how they portrayed it. Excellent price for the view! We arrived at the Waves of Newport at 2:45, so I'm not too sure how early we were, but we got checked right in--no problems. Before the trip I had read reviews on Yelp that painted this motel to be "Not so good." My family and I went to check out the room first to see if it would do. I was worried about the potential "dog smell" that I had read about. We got to Room 227, and I was pleasantly surprised and relieved--NO DOG SMELL! I also read complaints about the view + no yappers! We were on the second floor and had a view of the ocean, and the lighthouse to the right. My husband, son and I enjoyed the solid Wi-Fi in the evening. We enjoyed ourselves in the indoor pool room. The pool was 5 feet deep, so I felt comfortable leaving my son in the pool while my husband and I hopped over to the hot tub. They had a dry-steam room that my husband and son spent about 5 minutes in. We turned on the tv about 10, and realized the connection wasn't as good. The next morning the continental breakfast was lacking, but ate anyway before heading out to the Oregon Coast Aquarium. We returned to a full motel--no vacancy sign. We had to park out by the pool, but was still in view from the front door. My family FOUND the elevator! The pool room that night was packed, so we spent 20 minutes there. We bought a dvd since we had problems with the satellite the previous night, but we couldn't locate the dvd player's remote, so my husband called down to the office at 9:30pm, and they were GENEROUS enough to bring us up one from another room. The next day was check out, and we struggled to maneuver around the housekeeper's cart to make are way to the elevator. WE WILL BE RETURNING IN THE FUTURE! The beds were comfortable. A few minor fixings it could use are: Plumbing--toilet flushed loudly. The room could use to be repainted--we had paint chips in the bathroom, and under the window. DO NOT STAY HERE! I've never received such appalling treatment as I did at the Waves!!! After SIX hysterical weeks, dozens and dozens of phone calls (no one answers) and TEN conversations w/ Scott....they finally returned the iPad I left. I was told it was mailed 10 times. Desk guy finally got shitty and said it "wasn't his fault I left it." WTF?! The manager was spineless and wouldn't call me back, and the clerk was forced to repeatedly lie. Why such a big deal? The last photos taken of my two oldest sons before they were killed in a fire were on the iPad. My only copies. I explained the situation. Said I wasn't sleeping. I literally cried and begged multiple times for a tracking #. "They didn't have one." The manager, Roy, has NO business in the hospitality industry!!!! None. He's a piece of shit that let me agonize over photos of my dead children. Who does that to a grieving mother?! The property owners will be getting a letter. I'm giving it more than 1 star because the staff was all very friendly. One building has an elevator and the other doesn't. There ya a building in front of the motel so you need to be above the first floor to have a view. Upon making reservations I am made sure to call and speak with a motel staff member to make sure that we had a room with a good view that was handicap accessible. On check in when I arrived at the front desk the clerk told me I was on the third floor of the building with no elevator. I explained the issue with that and he moved me into a room with a partial view. We finished the check in process and I went to check the room and the partial that he talked about was non-existent. I went with an elderly family member who wasn't planning on leaving the room and the view was very important to have. Because I booked the room directly through him it was easy to cancel. We went and stayed at a Nother hotel because they were Unable to meet our needs. read more

You get value for your money here. I stayed here a couple days over Thanksgiving. I got a pet friendly room with an ocean view and a king sized bed for less than $100 a night. The hotel is located within a reasonable walking distance of Bay Street (1-1.5 mi, I think that reasonable :-?). There is also cool bars and coffee shops a few blocks down the way. The room was out dated, the furniture was old and the shower head was less than ideal. These amenities don't matter to me, but if they matter to you, then it's a good idea to stay elsewhere. What was really cool is they had a DVD player in the room (which is awesome) and hotel staff was nice and left us completely alone (which is considerate). read more

The best things I can say is that the hotel and pet area was very clean. The hotel is within walking distance to beach if you are ok walking down the hill through the shopping area. The worse thing is that the check in gentleman was extremely rude without provocation because Expedia overbooked the type of room we reserved. Not our fault, although he acted like it and we didn't even care. We were simply happy to get a room. What we won't do is book a room there again. Had a stack of DVDs for rent at the front desk, but no Top Gun. Hotel seems to cater to a 'younger' crowd, if you know what I mean. From the balcony we could see the town, and a concrete skating park; from our window, we could see the ocean. The sheets were clean, but there weren't enough. I needed more sheets, by at least double. The provided amount of sheets were far less than needed to make a second bed on the floor for when I got scared of the room's bed. This usually happens around 1AM PST for me. I rang the night bell at the lobby, having walked across the parking lot in the rain, but nobody answered. I put my ear to the door, and, over the rain, thought I could hear somebody inside, listening to music and dancing in among piles and piles of fresh, clean, white bedsheets. I could have sworn there were thousands of beds in there. By daylight I was watching the seals, wondering at their mysterious laughter. TV didn't work. read more

This MOTEL, not hotel, was mostly, almost completely a NO. The outside is the worst I've ever stayed, smelled horrible, rusted and dented doors, faded wheelchair parking so it was hard to tell if we could park there. I'd read that the staff was friendly. The guy who 'greeted' us barely spoke to us; the woman who stepped in was very friendly and helpful. Until we asked where to go for breakfast and she answered that she doesn't like the one place in town, other than that go to McDonald's - we were actually about 90 seconds from at least 4 cafes in Nye Beach. The one we chose was fantastic. The inside was in need of updating with a very small bathroom, extremely loud bathroom fan, and windows that were difficult to close. The bed was comfortable for one person, not for two. And the room smelled clean - so we stayed. The ocean view when we opened the curtains in the morning was a nice surprise. The trip was capped off by a phone call to their office after getting home to realize the iPad charger was left plugged in behind the bedside table. The woman who answered was immediately nasty, which was a wholly unnecessary response to my polite inquiry. She was aggressive and did not represent this business well. (Daytime hours on 12/31/19) I would not recommend this place unless it is the only place in your price range. read more

This is the first time we stayed here it is dog friendly which is nice the rooms are far outdated we did enjoy the view of the ocean from our room there is no direct beach access although the picture makes it seem like the beach is right there you have to walk several blocks down several flights of stairs or a giant cliff to get to the actual Beach the rooms are non-smoking although people stand right outside their doors and smoke and we could smell it all night long the walls and ceiling are paper thin you can hear the conversations and the footsteps of every person in the place. The price was right for what you get the town is really cool to walk through. read more

The comforters need to be replaced as they are as thin as paper. 5 stars though for the awesome spa, hot tub and pool! The front desk staff was also nice. My stay here at Waves was overall good, however we did have some problems. Pros: Wonderful salt water pool, hot tub and sauna. Our room was very nice - a very large bed, microwave, TV and DVD player, fridge (all came with the room, which was just a regular room) - and we had an okay view considering we called last second and the hotel was pretty much packed that night. The place was very clean and comfortable for the price. Cons: The main office closes at 10 but when my girlfriend went to get extra towels at 9 it was already closed. The hotel was totally packed and they were completely out of said towels. When we booked the room, the lady on the phone laughed when I asked to make a reservation (I don't understand why it was so funny...) and when we arrived at 2:45 (check in was at 3 so we were just a little early) our room wasn't ready. We were of course willing to wait but even after 3 the room wasn't ready. Several other rooms weren't clean yet either, but I'm sure it was because they weren't used to being so busy. Overall: I would definitely stay here again but I would request a third floor room for the best view. read more

Clean, comfy, inexpensive rooms conveniently located right near Nye Beach. Great view of the ocean from rooms on the 2nd and 3rd story. Nice little breakfast spread in the morning(before 10am), heated pool and spa. Just down the street from the funky little Nye shops and food spots. Pretty good bang for your buck. My husband and I came here last weekend as a getaway.. was pretty disappointed with the room unfortunately. Typically we don't complain but I this one was bad. when we got in the room it seemed clean to standard, as the evening progressed we found food in the fridge from the guest who stayed before us, then we found a dirty pair of underwear behind the night stand. I was pretty excited because we were getting a good deal but it was too hot in the room and was not fully clean. after we told the front desk person, he just apologized. we ended up checking out early to get a more comfortable room. maybe what they say is true you get what you pay for... read more

Great maid service. Got a ovean view corner room. Looking out ocean window we had a huge transformer to look at. That is an obstructed view. Room #334 pool was supposed to open at 7:00. I went Wednesday morning and waited 15 minutes. Called front desk and I ask the owner, what time does pool open. 7:am. So next day I'm there 1 minute early by iPhone. Waited 35 minutes for owner who finally came out of his house at 7:40. I was sitting with my windows down and my swimsuit on. Obviously a swimmer. He walk almost up to my car and then turned and went to office. I was livid. I have never been lied to more in my life. Clean the pool and Spa after Labor Day. Granted the room was $90 a night, but don't lie about your venue. Had other rooms available. read more

If you're ever in Newport and need a place to stay, don't EVER go to the Waves Hotel. They misadvertised their amenities, and distance from the beach, the customer service is incredibly poor and the place is shabby and disorganized at best. After the horrible interaction with the front desk--I was treated like crap and in turn asked the manager why she was so rude. She followed me out to my car threatening me and yelling about now she was NOT rude. I really can't remember the last time I've had an experience like this as a customer. read more

My fiancé and I had came to Newport, Oregon to celebrate our 2 year anniversary. We decided to get a reservation here. When we arrived I was honestly nervous. The outside looks kind of rundown, and not well maintained. We payed for our room and headed to it. The room was honestly really cute! It had a microwave and a fridge, and the view was amazing! At first I thought the thermostat didn't work, then I noticed every room had there window open in the morning which leads me to believe there is no AC. This was our first time staying in Newport. We stayed at The Waves of Newport for 2 nights in room 226. I thought the room was great and we had a pretty good ocean view. The room had one window that could open, and we could hear the ocean with it open. The room had a fridge, tv, DVD player, bathtub, desk, another table with chairs and a sofa chair. The bed was not the most comfortable, a little springy, but it was o.k. The room and appliances were clean. The pool and hot tub is across the parking lot, which wasn't an issue. You can walk to the beach from the motel but you have to walk down the street. It took about 15 minutes. There are stairs down to the beach a couple minutes away, but I believe they're private. The breakfast was bananas, eggo waffles, syrup, dry cereals, oatmeal packets, English muffins, toast, milk, orange juice, apple juice and coffee. The breakfast room is very small. I'd prefer grabbing breakfast and eating in the room. There is a laundry room on site, and they also have an elevator. Town is close by and there are several restaurants within walking distance. I could hear the people walking around above us at times. Never heard the people next to us. For less than $90 a night, I was pretty impressed with the motel. Especially for getting a pretty good ocean view and being able to hear the ocean from the room. I would definitely stay here again. read more

A fairly good deal for the location - the Waves looks out over Nye Beach and is just a few blocks away from Newport's bed-and-breakfast-and-bookstores district. Try walking to anywhere worthwhile from a comparably-priced motel in Newport, and chances are good that you'll have to make a mad kamikaze dash across Highway 101. That said, the beds are hard and unforgiving, and the rooms, while clean, leave a bit to be desired. Not recommended for extended stays. read more

I booked a room on the same day through Priceline, and received confirmation of my reservation. When I got to the hotel a few hours later, the guy at the desk said I didn't have a reservation. I showed him my confirmation number and email, and he said "oh yeah...It just says failed reservation." I can only take that to mean he didn't think I was coming, and sold my room to someone else before I arrived as I never received any other email from Priceline telling me anything different. The guy didn't even offer to try and find us a room somewhere else for the night, and we had to sit in our car in the parking lot for 20 minutes calling literally every other hotel in Newport to find a room. From the other reviews it sounds like a decent stay, but beware if you book through a third-party site and call and make sure your reservation hasn't been given away. read more

We rolled into this place around 9pm on a Friday night and they had rooms available. It is right on the water and pretty clean looking. We were a little apprehensive because it was so cheap.. I believe it was about $80 for the night. Maybe that's just Oregon, but in Washington rooms run more around $100 a night, unless you're in the ghetto. We opened up the door to our room and it was very clean. It had a decent tv and the bed was decent. A little firm, but not bad. They also had a continental breakfast that started at 8, but we took off at 7. Oh, they also have a pool which is in a separate building next to the rooms, which is nice so you don't have any noise issues :) Overall, decent and clean place to stay. No complaints. read more

We only stayed for two nights, but there were several issues, and I feel it is my duty to point them out to anyone potentially considering booking a room at this place. First, the rooms only have a heater. They have no air conditioning. You might be thinking, "But this is the Oregon coast! Why would anyone need A/C on days where the outside temperature only reaches up to about 70 in the month of September?" I'll tell you why: An entire wall full of windows that face the afternoon sun. The room became an oven. It felt like it was at least 85 degrees. Only a small window could be cracked open which didn't even cool down the room. You could prop open the door to the room in which case you would finally get some cross ventilation going, and that was the only way we could cool down the room enough for it to be comfortable to sleep. But that's not very secure, now is it? I didn't even think check to see if this motel had A/C before we booked it. Why would I? All motels have A/C, right? Nope. Secondly, on the second morning we were there, there was no hot water. Either the water heater broke, or it is way too small to handle the number of people taking showers that feed off of the same hot water heater. Regardless, cold showers are no fun, and not something a guest paying $130+ per night should expect to deal with. We tried the water an hour later, and still no hot water. We won't be staying here again. read more

We usually stay at the Shilo Inn, but this place was fine. I paid 99.00 for a room on Labor Day weekend. Our dogs loved it, we followed the rules, didn't try to "sneak" them in, and definitely did not leave them alone in our room. The room was pretty clean, very basic. Wouldn't dare sleep on or under the bedspread, the TV was old, and the bed wasn't very comfortable but, you get what you pay for. We stayed on the 2nd floor, we had a nice view of the ocean, and a spectacular sunset. It is a bit of a trek to the nearest beach access, that we could find. Would we stay there again? Probably. If you're there to hang out at the beach, and not in your room, I would recommend it. Enjoy! read more

I have been avoiding a yelp account for years now, but I had to make one just for this place. I am not a picky person. At all. But this motel is terrible. The false advertising is pretty annoying. They boast nice rooms and best views in Newport. Well, the rooms were terrible and our ocean view was over a rundown building and through electric and phone lines. The building looked like it was about to fall apart. Our room had one small wall heater in it which never fully heated up our room the entire weekend. There were no towel racks I. The room. No towel racks!?! I've never seen that in my life and I've stayed in some pretty cheap motels. I wouldn't have minded as much if it was cheaper, but for what we payed we could've stayed in a much nicer, cleaner place with heat and towel racks. DO NOT BOOK read more

The Waves is my choice for accommodations in Newport. I found them on the internet and was concerned about the quality of the rooms and service considering they were one of the cheaper places on the coast. I was please with what I found. I love that they have a mini-fridge and microwave in all the rooms at no extra charge. When I found out they accept pets for only a $10 charge, I was ecstatic! I haven't been there with my dog yet though. They also have free wi-fi. The rooms are a little bare, but they are comfortable and serviceable. I love the hot tub.It's a great place to relax and sooth my sore legs after walking all day oh the beach. I don't like having to make the mad dash across the parking lot in the cold and rain though. But that's a small price to pay for such comfort. When I first started going, the had a winter special which made the rooms even more affordable, I haven't seen it lately though. Still, the rooms are affordably priced. I can't wait to get back there again! read more

There's a few key points on what makes this hotel terrible. One, is that there's ants. A lot of them. We left the room for a half hour and came back to an army all over the table and night stand. Two, is that the room was so hot and muggy it was miserable. The only source of cold air was a window you can open, of course it doesn't have a screen though. Three, is the fact like the whole building is as old as the ocean. Meaning the floors creak, and the walls are paper thin. You can hear every step the people above you take, as it rattles the light fixtures in your room and shakes the ceiling. You can even hear them open their dresser drawers. Four, the room was not clean. Sign said no smoking, yet there was cigarette burns on the chairs. Horrible experience, about ruined the trip. Read before you book!! First of all, the pictures and description are very deceptive regarding beach access. If you want to dive from a 30 ft cliff onto the sandy beach below, then it definitely has beach access. If not, you'll have to walk to downtown Nye Beach (6 blocks?) to access the beach. Upon entering the outside of the hotel you'll notice that paint is badly chipped, peeling and faded. This will give you your first clue that the rooms are also in need of some serious upgrades. Tiny little flatscreen tv, pinhead shower head and the beds are uncomfortable. Although the biggest irritant for me was that the room temperature cannot be adjusted. I like it a bit cooler in order to sleep and the hotel clerk told me that I should open my door to allow colder air in (oh, and the little window). Great idea, I"ll leave my front door open all night. And my neighbors can peak in as they walk by. But they did have a fan in the office if I wanted to retrieve it. When I checked in the guy at the front desk said he was pretty tired due to some long shifts and the continental breakfast buffet consisted of frozen waffles, cereal and some bagels. Totally not impressed. Over-priced. The breakfast room was too small, and it didn't open until 8am. I wanted to be on the road before then, but with what I paid for the room, I figured I'd wait around for breakfast. I shouldn't have. The offerings were not good ... they even provided a cheap, off-brand instant oatmeal that tasted disgusting, probably just to "save money". Really?? How cheap can you be?! Anyway, now to the elevator and the room.... The elevator was so old (or poorly maintained) that I was afraid to use it after the first time. Take the stairs. The room was so-so ... clean enough with a comfortable bed. But I paid for an ocean view and ended up looking right into a neighboring home, with a wedge of an ocean view. Very disappointed. The room was okay, no air conditioning but was given a fan. Internet may be free but it SUCKED!! 2 minutes then it kicked you off. Stayed 3 nights When we got home found out I had left my personal pillow & they said they would send it C.O.D.. Wouldn't even compensate for not being able to post vacation news, Also their salt water pool/hot tub had too much salt. Even the ocean had less Used pool once as it burnt our eyes.
