Theo's Estiatorio has officially become one of those restaurants I will go out of my way for. I've driven 40 minutes when I'm living locally, and even when I'm traveling back to South Florida from Atlanta, Theo's is still on my list of places I want to eat. I've been several times now. I've brought my son Christopher, who loved it, and most recently I brought my girlfriend for a romantic date night. She had never been, so naturally I had to introduce her to one of my favorites. What I appreciate most about Theo's is consistency. There are few things more disappointing than falling in love with a restaurant, going back, and discovering that the experience depends on the day. That has NEVER been my experience here. Every single time I have visited Theo's, the food has been beautifully prepared, the service has been exceptional, and the experience has felt worth every penny. And the food... The Greek salad is ridiculously good for something so simple. That is actually one of the things I love about Theo's. Nothing has to be overly complicated to be exceptional. There is obvious attention to the ingredients, presentation, seasoning and execution. The Linguine Santorini is another favorite. Again, simple, elegant and perfectly executed. The lamb chops? Amazing. The vegetables? Amazing. The potatoes? Amazing. The octopus? Excellent. But listen... THE BRUSSELS SPROUTS. Y'all. Those Brussels sprouts might be the best Brussels sprouts I have ever eaten in my entire life. They steal the show every single time. I don't care what else you order, get the Brussels sprouts. What takes Theo's beyond simply having great food is the hospitality. The service is consistently attentive, polished and warm without feeling intrusive. And one of my absolute favorite touches: if you get cold during dinner, they have clean shawls available for guests to drape over their shoulders. As someone who is ALWAYS cold in restaurants, I cannot adequately explain how much I appreciate this. I can dress for dinner without spending the entire meal freezing. It's thoughtful. And those little details matter. Theo's is beautiful enough for a romantic date night, impressive enough for a celebration, and comfortable enough that I've also enjoyed bringing my son. I genuinely cannot remember having anything here that I didn't enjoy. If you have been looking at Theo's and wondering whether you should try it, GO. Order the Greek salad. Try the octopus. Get the lamb chops. Get the potatoes. And whatever else you do... GET. THE. BRUSSELS. SPROUTS. 1000! Theos Estiatorio is my 1000th yelp review! I didn't plan it that way, ok maybe sort of because I wanted a 5-star review to be #1000. My friends first brought me to Theos Estiatorio and we've since returned with more friends several times, once 3 times in a month. So yes, we all think it is excellent. Excellence from the moment we entered and were greeted by the hostesses. The decor and ambiance remind me of the upscale vibe of Mykonos and Santorini Greek islands. The service has been impeccable whether we are seated at tables inside, outside, or sitting at the bar. The staff were on their toes, friendly and always ready to assist even with a full house (and it has been a full house every dinner we've come here...trying to get reservations is the only part of visits we don't like). We've tasted a number of their signature cocktails. Our favorites include the Limoncello Martini, Spicy Margarita, Pear Sour and especially the Santorini Sunset (watermelon & basil vodka). You can't really go wrong with any of the selections. The wine list is also varied and superb. The menu is huge. Meze / Appetizers we go back for include the Fried Calamari, Grilled Mushrooms, Sardines Portuguese, Grilled Octopus. Don't forget Theo's Chips which are unique eggplant and zucchini! So tasty. While there are a number of delicious entrees such as Lamb Chops and Organic Grilled Chicken, the standout for us is the Whole Lavraki / Branzino. We order a large 2 pounder for 2 people. We came to Theo's for a light bite and a drink and had a really nice experience. The Santorini wine was delicious with a great mineral finish. We started with the Theo's chips, which were super tasty, and also enjoyed the bread with hummus to start. The bartender was extremely attentive and helpful with suggestions, which made the experience even better. I absolutely loved the flavor of the chicken souvlaki -- it was really well seasoned and cooked nicely. My only small complaint was that for the price, I wish the rice had a bit more flavor or that it came with a better side. After seeing the person next to us order the Greek salad with added chicken, I kind of wished I had tried that too -- it looked great! Theos Estiatorio is a beautiful restaurant however their food is overrated. I lived in Tarpon Springs, a Greek community with excellent food. I've had Greek food from five star restaurants to mom and pops. I was not impressed with this place. Greeks in the area had said that this restaurant was excellent in social media . The octopus was supposed to be amazing. It was mundane at best. It was already chopped up in little pieces in a tiny bowl and no charbroil flavor to it. It did not taste half as good as other grilled octopus that I've had at other restaurants. The complementary bread, four dry slices came with a tablespoon of hummus, a drizzle of oil of oil and three olives. The hummus was not even that good. I've made better. The pita bread was better, but that's only if you order a spread. One friend ordered wine, the other ordered delicious limoncello martini. I ordered a beer. The beer was excellent. That was probably the best thing that I had all night. One friend ordered the shrimp appetizer, which was good, the other ordered a potato spread with almonds. The spread was good, but I've had much better. The tzatziki was not good. There were no pieces of cucumber in it. It did not taste fresh. It did not taste like traditional tzatziki at all. I had the Chilean Seabass as my main course. It was good, but again nothing to write home about. I've made better with Seabass from Kosher fish. Both of my friends had the lamb shank. I tried it and did not really think it was all that. Again, overall, I was not impressed with the food. I was only impressed with the decor. The walnut cake. My friend had was dry and too much spice in it. I made this cake. It's not dry. It's moist from the syrup you pour over it. The other Friend had a chocolate lava cake. I asked the waiter what desserts are made in the house. he said the first two and then he said everything is homemade. Everything is not homemade . That was a bold face lie. Very delicious food with exquisite decor and friendly staff. Definitely make a reservation because it was fully packed from 6 to 9 pm with line almost out the door. There's indoor seating and bar seating with some tables outside as well. We started with some appetizers. There's a lot of cold and hot options, raw and cooked. Our selection of 4 spreads was amazing - Melitzanosalata (similar to babaganoush, Taramosalata (my favorite with the carp roe), Skordalia (light and slightly sweet), Ktipiti (very thick and creamy). We ran out of pita quickly and had to order more. The grilled octopus was very tender and had a nice tangy onion topping. The spanikopita was flakey on the outside and creamy on the inside. The kefte was juicy and fluffy, not dense or overcooked. For entrees, we shared the lobster pasta which had nice chunks of lobster meat but overall was a bit in the salty side. I was a little sad that my plate didn't come with the head and tail decor I've seen on other reviews. The lamb shank was fall off the bone and had very rich flavors. The char grilled red snapper was a little overcooked and the seasoning was a little bland. Server also forgot to bring the side of rice. Went for anniversary dinner this past Friday. We ordered from the dine out menu (pre fixe options). For starters we ordered the calamari and the pita with the three spreads (you can choose from a list of spreads, we went for an eggplant based, a spicy feta and a carp roe). Main dishes we had the chicken with lemon potatoes and the sirloin. Desserts were baklava and chocolate lava cake. From the moment we arrived the service was impeccable. They found us a window sit to kick our romantic night out off on the right foot, they walked us through the menu, our waitress Stephanie was so kind, bubble and overall amazing. The first drink I ordered were the creamy limoncello martini and it is truly to die for. So delicious and lemony, not tart , very fresh - just perfect. The appetizers were incredible, I could t decide which of the spreads were yummier than the other it was just one burst of flavor after another. The calamari was super fresh, breading was light, awesome bite. The mains were also great, the sirloin was medium and that's not terrible just didn't have much choice of going more raw but that's fine- still very yummy and it's served with pita, tzatziki, onions and peppers so you can make a makeshift gyro and it honestly with homestyle French fries. Now the chicken was the star of the mains in my opinion. Perfectly charred partnered with these lemon potatoes that were probably my favorite thing from the entire meal ( besides the service). The portions were pretty big so we each had half of our main dish and asked for the remaining half to be packed up. We received our takeaways in very strong, durable containers and inside a strong bag as well. Desserts were delicious as well, the baklava was a little different than I'm used to, it was a rather crumbly texture and reminded me of Cinnamon Toast Crunch flavor wise. It was served with a lemon sorbet which I was very pleased to find they complemented eachother so well. The chocolate lava cake was of course amazing and as you can see from the pictures they added sparklers to our plates to keep our anniversary celebration going. When we were done with dessert our second round of drinks came, it was the Santorini sunset and it was a perfect ending. Mild, almost earthy flavor, very nice palate cleanser at the end. THEN as of the service hadn't already been incredible They brought us out two glasses of bubbly on the house to finish off our night with a toast to our anniversary. Well, after finally going this past weekend I regret that I have neglected it up to this time. It is easily a top 5 dinning experience in Florida for me and hands down the best Mediterranean restaurant I have eaten at in the States. July 4 is our anniversary and this past Saturday was our 46th anniversary and I chose this location to celebrate!! Absolutely beautiful bright modern and classy. The interior is nicely decorated, limited seating inside and outside, the service terrific (Sebastian was our waiter) and the food delicious! Wow! Theos translates to God. We had a goddess in our party tonight. Yelper Mary Ann C told Yelper Dara B and me that this restaurant was on her bucket list. We went along for the ride. Super chic and classy. The stand out appetizer for me was the Shrimp Saganaki. Another Yelper got it and said it would be their go to meal every time they came back. I would agree. I'd get it every time, too. The Chilean Sea Bass is light and fresh. The Lamb Shank is heavy and full of flavor. I'm a baklava snob and opted out for the Valrhona Lava Cake. It's a I'll stab you with my fork if you try and take a bite kind of treat. My glass of wine was a white wine from Greece. After recently returning from a trip to the Greek Islands, Mykonos and Santorini...we were craving authentic Greek food, and this restaurant truly delivered. We took my in laws for their anniversary and although we'd frequented Theos and enjoyed it, they were over the moon excited to try for the first time. From the moment we walked in, Mario greeted us and service was exceptional. The star of the show is the food here and you CANNOT go wrong at Theos. Every item is fresh, well seasoned and cooked to perfection. My favorite spread is the Skordalia, the pitas are served warm and fresh and I must also give an honorable mention to my Key Lime Pie Martini. It's the best I've EVER had! I also love the Santorini salad which i rarely ever find at restaurants here and if I do, they skimp on the feta and serve you a bowl of watermelon. The portions are quite generous might I add and there is no skimping on anything here. Overall, Theos is and continues to be our favorite for greek food. My in-laws could not stop raving about their night out at Theos and were impressed with every inch of love and detail poured into this business by Theo and Grace. They took care of our party of six with great professionalism. Patient and diligent. We had such a great time at Theo's Estiatorio. Our server, Patrick, was honestly wonderful. We were a big group of eight with kids, and he made us feel completely welcome from the start. His food recommendations were perfect, everything he suggested was delicious. My son was especially excited about his meal and wouldn't stop talking about it. Really a beautiful restaurant that was a travel agency forever. On the pricey side but worth it. They start with mezze, olives, hummus and delicious bread. I tried 2 of my favorites which were appetizers. Grilled Octopodi, chargrilled Spanish Octopus , red onion, red & yellow peppers, with a red wine vinaigrette, excellent. Also the Grilled Calamari, just simply charcoal grilled, very good. This place popped up on my Google search on the same block as the theatre, and bonus was that they had available spots outdoors for dinner on a Friday night. While my heart gravitates to Asian food of every flavor, I do hold a special place for Greek food, and Theos does it right, while still leaving room for creativity and a modern flair. While not every dish was a standout rock star. we enjoyed the majority of our meal, and our server was just sweetest with attentive customer service on point. Not being too familiar with Greek wines, our server didn't hesitate to bring us some tastes of a few different types to help us make a decision. Highlights: - Roka Salad - Arugula, goat cheese medallions - what's not to like? - Yellow tail tuna tartare - This was an unexpected find on a Greek menu, but the finger lime and eggplant puree brought a unique twist. Loved this! - Shrimp saganaki - If this is on a menu, I'm ordering it every time. Delicious! - Lamb chops - My man got this and said they were great. I don't eat land meat but I did try the potatoes and they were lemony magic in my mouth - Bougatsa - The perfect sweet treat to round out the meal Lowlights: Brussel sprouts. There were waaaaaaaaaaaaaay over done, and tasted like they had been prepped hours before and left to sit under a heat lamp. Just chewy, stale, and burnt, instead of buttery and crisp. Overall this was a solid A+ meal. My only regret is not coming with a big group as it would have been great to try an assortment of different meze and spreads because everything sounded delicious on the menu! read more

In all honesty, this is hands down one of the best restaurants we've been to. The food is absolutely phenomenal, the Mussels were one of the best we've had, the appetizers were amazing as well. We've had the Branzino and the Seabass and grilled cheese, the fried Calamari was absolutely perfect. We've really had a great night, great service, the waiter Antonio was amazing and very nice. read more
