Throughout the process, there was a consistent lack of transparency and misleading information provided regarding the buyers loan status and ability to close.The seller and I worked diligently and in good faith to move the transaction forward but the loan officer Anita was keep telling us the buyer is approved lol but when we ask for commitment she ignored the emails or calls . As a result, the deal fall through causing unnecessary stress, wasted time and financial lost for everyone involved. Do Not Use Think Mortgage. I started my refi. with them July 2020. I had to keep resubmitting bank statements because it was taking so long. 4 months. Notary to my house without telling me. 9pm.(surprise). I had the Notary come back the fallowing day so I could verify that he was suppose to be there. All the papers that the Notary brought with him had my deceased wife name on them. And they charged me more then 3 time the original fee. I withdrew from the loan. Used PennyMac instead, faster, cheaper and better rate. read more

I have a terrible experience with this company. I lost my $ 525 for the appraisal . They always want you to submit your paper work pay stubs every month. They take 3 months and not even complete paper work. Play the blame game cause of Covid-19.Short staffs they are just a middle men not direct lender. Every time I called them they would said your loan on schedule of closing but 2 weeks later same excuse. I so fed up with them and go with another lender Intelliloan we start to finished exactly 35 days and bonuses that the lender refund back my appraisal 450 $ less than I paid for Think Mortgage. The best of all $0 out of my pocket . And the interest only 2.19% instead of 2.5% and 1500$ charges plus 10,000$ add into the loan which not when discussed from beginning. That no money out of my pocket. My advice just stay away from Think Mortgage I wish there is 0 star so I list them in that list. read more

I recently completed a cash-out refi with the help of Ken Newberg at Think Mortgage Inc. I was happy with the rate and costs, and Ken's initial verbal estimate tracked very close to the final numbers. I appreciated that Ken was easy to reach via phone, and he readily answered questions I had on some of the intermediate disclosure docs - he explained how some line items for estimated closing costs would ultimately be Paid Outside of Escrow, bringing the numbers back to the original estimates. I also liked how well organized the team is, and being able to upload electronic documents (financial statements, etc.) to a secure website was a plus. I steered a couple friends toward Ken already, and though THINK was unable to help with their specific situations, they tell me he was nice and informative, and nice is cool. Thanks Ken! read more

We were in the need of a refinance, we were saturated by mailers and telemarketing calls. If you are looking for a mortgage/loan, look no further than THINK MORTGAGE. They made my refinancing as simple and smooth as possible. They are knowledgeable and efficient, but most important, they deliver what they say they will. If there are issues (and there are bound to be with a complex transaction) they will work hard to resolve them. Starting with Ken, the agent, he will lead you through the process and explain each step, followed by Yassu and Mark in loan processing who passes you on to Angie in the escrow dept. They coordinate with each other. They all answer their phone calls and if busy they return you calls in a very timely manner. What you pay in the end is what is quoted in the beginning. One of the worst!!! Kept me hanging on for 3 months trying to refinance my mortgage. Not just the incessant request for more and more documents, most repeats of ones sent earlier, but their inability to keep me informed of the status. The most egregious example is that after telling me it would only cost me between $2500-$3000 dollars for escrow costs, the final closing docs show an $8300 dollar charge for "brokers fee". This was supposed to be a fee free refinance. At one point I was so frustrated I decided to quit them and try Quicken Loans but they convinced me that the closing was certain and just days away. DO NOT TRUST THIS COMPANY specifically Ken Newburg, Mark Quesada or their boss Peter whose name I don't have. read more

This review is from a buyer, trying to get a second home in a competitive market. (I mean no harm, but I'm sharing my experience because a review would have helped me when I was earlier along in finding the right mortgage lender) Long story short, if I had not had a backup lender, and if I was only working with Think, I would have lost a chance to buy my dream vacation home. They didn't know thier stuff (lending rules) to get the job done. This is what happened...I got a pre-approval letter for the top end of what I thought I could afford quite easily from Ken. I wanted more details but was told once I had an accepted offer they'd let me know the particular details (closing costs, monthly payment, etc). In a bidding war, we changed my pre-approval letter from 20% to 15% downpayment so I'd have more cash for an appraisal gap in a competitive market. The selling agent called Peter, the person who actually signed my pre-approval letter, not Ken. Peter didn't know who I was and that didn't look good for the seller accepting our offer. I called Ken and Peter and had to plead for them to remember me when the seller's agent calls to check if my loan will be good. They reasured me and reassured the seller's agent. Also, the realtor said the voicemail had someone elses' name on it. Ken and Peter did reassure and my offer got accepted. Within 2 hours of my accepted offer, Ken put me on a conference call with the processor. I was told by the processor 15% down wouldn't work. At that moment, my panick struck. My contract and math was based on 15% down. This is a $22,500 difference. Both realtors were concerned. I had to reassure them I could still carry out the contract. I started to feel I couldn't trust Ken to get the job done. I quickly put in an application with Rocket Mortgage, got pre-approved, but then within 24 hours, their senior underwriter said our loan wouldn't pass, in any situation, with new rules over second homes. Our points and fees would be too high, and we'd need to put 25% down. I became aware of this, and asked Ken. He kept reassuring me. I prayed and got lucky and found another lender , Drew Gebhart at JFQ, who knew what was going on and explained everything to me. He got me pre-approved with a non-qualified mortgage, with the same great interest rate as Think mortgage. Meanwhile, I continued to send in paperwork to Think mortgage's processor Mark, for 20% down. They were a good team--Ken, Peter, Mark and Craig. They found out from the title company that I was shopping for loans. They were rushing to get "cleared to close" so I could remove my loan contingency. I asked again if the loan was a qualified mortgage. Finally, a senior underwriter was able to answer my concerns. He said 20% down wouldn't work, now I'd need to go up to 25% down. This was day 10 into escrow. If I had not found another lender in the meantime, I would have been forced to lose the home or come up with another $22,500 down. The way they work, they didn't take the time to figure out what I truly needed as a downpayment. I could have taken more equity out of my home to get the required downpayment. This company is probably good for a refi, or for someone who has a straight forward situation. I, however, was let down by them and thier process was nerve-wracking. I would rather work with someone who is knowledgable and communicates directly. By the way, Ken hasn't followed up with me, once the senior underwriter sent a short email to me that my loan wouldn't pass the Qualified Mortgage test. This lender is not for me. read more
