I recently purchased a condo in Orange County and Mark, the owner, came to help with the inspection before closing escrow. As this was my very first time buying home and first time hiring an inspector, I wasn't sure what to expect. All I knew was that Mark was highly recommended by my realtor and I fully trust my realtor. My experience with Mark was exceptional. He was very friendly, so knowledgeable, and the company's name says it all -- Mark is very thorough. He took photos of all different parts and areas of the condo. When he was done with the inspection, he verbally explained to us what should be a concern and needs immediate attention and what was still in a good condition, etc. Then he sent me a .pdf file that had all of the photos he took and the inspection report in detail within several hours of the completion of the inspection. Everything in the .pdf file was so easy to understand even to someone like me who has very little knowledge with anything that has to do with home haha. I highly recommend Mark. My wife and I began to search for a new home prior to the outbreak of COVID-19, the implementation of COVID-19 guidelines, and so forth. Buying a home is stressful, but choosing a home with during a time when only virtual tours are possible makes it even more stressful. Due to not being able to have a traditional experience that involved attending an Open House event, we were very much relying on the home inspector when we put the offer in. On the day of the inspection, I was greeted by Mark Kinder. He welcomed me warmly while at the same time observing the social distancing guidelines currently in place. From start to finish, he was entirely professional. One of the things I requested, and he agreed to do, was to allow me to tag along and see some of the issues he might find. As a new homeowner, it was important to me to know what I was getting into and what repairs would be needed. Mark walked me through a thorough inspection, one in which he continually spotted and noted issues and potential issues. After the inspection, he shared some his observations with both me and my agent, which was great, but I was even more impressed when later in the same day he sent me a comprehensive report. It included both a summary and copious details. I especially liked that he included some of the perks associated with the home. It wasn't a report that only included negatives; rather, it contained various positives as well. Again, from start to finish, we were impressed by Mark and ThoroughSpec Home Inspection. Updating to 3 stars. Just spoke to Mark. He was really nice. Apologized and is refunding the cost of the inspection. Doesn't cover the cost of all of the repairs, but I appreciate the gesture. Would give 0 stars if I could. Mark came out and did my Huntington Beach home inspection. My biggest issue is the plumbing. The hose and sprinkler system both leak badly. The piping under the kitchen sink leaks so bad that it floods the cabinet...which would explain the water damage that was visible at the time of inspection (that was assumed to be from a past issue). Because of the major water damage, there was black mold on the walls, that was revealed after removing the paneling that was covering it. The shower valve was incorrectly installed. I'm doing a bathroom remodel and the contractor was shocked that it passed inspection, as it was visibly wrong. Hard wired doorbell doesn't work. The screen in the bedroom has a tear in it (Not sure if he noticed that...don't think he did) Ceiling fan in the kitchen did not work properly. (had to be replaced) Floors in the living room and bedrooms are not level and had MAJOR sloping. When I questioned it, he said they were...almost $1000 later, I can assure you they were not even close. Shelves in the kitchen cabinets were not level, again, he said they were. Upon unpacking boxes yesterday, I realized the reason is that the shelves are too long for the cabinets and are therefore sitting on top of the pegs, instead of flush, creating a slant. The pantry door does not close. When I questioned it, he said it was because of the rack on the door...nope...door was cut/hung wrong. These are just the things I have noticed so far (just moved in)....and they're big issues, which have cost me a TON of money in repairs. read more

Not very impressed with Mark Kinder's work. Last year my wife and I bought a condo in Tustin. When he did the inspection, he missed some very crucial things, thankfully one of them I caught in time before the inspection was finalized. First he didn't notice that the patio door lock was broken because the latch didn't work. Luckily I caught it before the report was finalized. Second, the bathroom floor was at a downward angle and not a flat surface. Sadly we noticed this after the sale was finalized. Unfortunately our realtor recommended him, which is why we went with him. Won't be making that mistake again. read more

The inspector was at the property, when I arrived; I was 15 minutes early, and on a tight schedule, so I was super happy for his timely arrival. He was thorough and explained to me the reasons for his findings, as he inspected the home. He not only looked in cabinets and opened drawers, he operated all of the equipment and appliances, tested every outlet and verified all of the utility services from connection to fixture; including the labeling of panels and meters. His observations and report were instrumental for elevating termite damage for immediate repair. I was very surprised at how REASONABLE his rates were; his bill was substantially lower than most inspectors, and his report with photos was very thorough. BUYERS BEWARE! Mark is supposed to be our advocate when buying a house. He had found many little things wrong, but when it came to the major stuff, he blew it. He claimed the A/C was working fine, but failed to mention that it was 29 years old!!!! So, of course it died the very next year. We had to fork out $15K for a new one. The worse mistake he made was not telling us about asbestos in the attic!!!! He mentions "an unknown "aterial" in the attic. Didn't even raise an eyebrow, because there was a typo. Should have said material. Even so, how about calling it ASBESTOS to get our attention. Had to have 2 guys work 4 hours to remove it at a cost of $950. When I brought these to his attention, he said, oh, sorry. I'm a homeowner too. blah blah blah Took no responsibility. It was clearly ASBESTOS, according to the A/C guy who saw it immediately. Not sure if I'm going to go through the hassle of small claims court. But I wanted to warn others before using this company. read more

Just following up on a previous review . Mark has done the inspection back in late may. I had moved into my new condo early June and was pretty happy with inspection. Until a month went by and I decided to start using the AC. He claimed on the inspection report the unit was working fine and was chilling at the right temp. Turns out , it wasn't chilling at all or even worth turning on. I switched the thermostat thinking that could have been the issue since the one that was wired was very old. To my surprise didn't fix anything . The filter hadn't been changed in over 2 years and I was having warm air blow from the vents . I hired an outside HVAC company to check it out , and of course the system in the top wasn't working as it should be , and claimed who ever did the inspection would have caught that there was something wrong or should have mentioned it in the report . So now it's costing me 5-6k out of pocket to get it resolved because the valve from the attic is broken . Very disappointed in this and going through the home insurance has been a nightmare . This should have been something that should have been caught from the very beginning. read more
