Bill Hirsch of Total Home Inspection recently made time for my inspection on extremely short notice despite his very busy schedule. He turned out to be a life saver. The agent that recommended him has 30 plus years of experience living in the New Canaan community and said that Bill is the best in Fairfield County and beyond. A unique set of circumstances had another prospective buyer using a different inspector a few day's in advance of Bill's work. In comparison, they seemed to miss a lot of the details that Bill was able to not only notice, but present next steps to further investigate, walk us though the potential seriousness, and additionally recommend a step by step plan to remedy. Bill's house and property report was that of a medical doctor's that somehow was a specialist in every category. He not only walked us though any issue in a report comprehensive enough that I will use as our reference Bible going forward for upkeep, but showed us how the whole house ecosystem interacted. He also came back for follow on visits before the Close and has made it clear that he is forever our consigliere to ask about the most mundane nuisance, major issue, or future projects we may contemplate. I would like to write pages on the value that we received given Bill's work, but I want my review to be digestible for those looking for what I feel is a real confidant. My family and I will forever find comfort in knowing that we not only had Bill painstakingly review and quantify all matters of the inspection, but also be a phone call away for the life of our new home. I have had several "inspections" over the years, but his work was something different and I could not recommend him enough for anyone contemplating a home purchase. I'd like to end the summary of my experience in asking how Bill simply knew every component of a home!? I like to think I am a very detailed practitioner in my line of business, but was exposed to a different standard of excellence and expertise in the time I have worked with Bill. In short, use Bill and you'll save a lot of money down the line in addition to sleepless nights (now AND later). I now understand why he named his company "Total Home" and wish I never knew the extent of all that needs to be looked into and after in a home, but know we have the right partner in Bill. Based on numerous recommendations from coworkers, and based on the stellar reviews, we hired Total Home Inspection to do a property inspection for a home we had an agreed upon offer to purchase. The inspection was scheduled for 10AM, but when I arrived at 10AM, Bill Hirsch had already been there for some amount of time performing an exterior inspection, demonstrating his professionalism and punctuality. Throughout the inspection Bill was friendly, talking with myself, our buying agent, the homeowner and the selling agent, asking them questions about various things he had observed in order to avoid misunderstandings. With each important system tested, Bill took the time to carefully explain his findings to me, and to demonstrate the basic functions and maintenance required of the setup. Bill's heating system subcontracting inspector, Ed (didn't catch his last name), was just as professional as Bill throughout. As Bill told me at the beginning of the inspection, we was going to treat me like his son throughout, and it absolutely felt that way. Bill's inspection report totaled 30 pages, documenting issues as minor as chipped paint and as major as possible water intrusion in the attic. The report was thorough, not pedantic, explaining the potential importance of each finding carefully. The separate report filed by the heating system subcontractor was also thorough. Bill also performed testing of the well water pre and post filter, the report generated by AquaTek leading to the seller installing new systems to fix the well water's high levels of uranium and colliform bacteria. All in all, the Total Home Inspection cost $1500 and was worth every penny. Bill identified easily $35000 in potential costs, leading to a reduced price for the home and the negotiation of a seller-paid home warranty on some of the concerned components. I am purchasing my first home and used Total Home Inspection on the recommendation of a good friend. Bill has been great, he was early to our appointments and extremely thorough. When we told the sellers agent we were using him she actually sighed and said "I've worked with him before, he's going to tear this place apart and find every little problem". Not exactly a bad thing when you are buying a house. The best part of the process is that he involved us in the inspection and spent a ton of time explaining details about the house and alerting us to which problems were real for us and which problems were scary sounding but superficial. His experience and knowledge is exhaustive. At the end of the inspection he walked us through the house and showed us everything from the electrical setup, water shutoff, HVAC systems, etc so that we would feel comfortable in the basic operation if there was ever an issue. He was also great with my crazy toddler who did his best to complicate inspection day by running about the house like a psycho, Bill had him enthralled searching for the red dot from his laser pointer. His final report was extremely comprehensive and I will be holding on to it as a reference for the house for years to come. Bill has also proved priceless in his knowledge of local home service companies. He has been an unbelievable resource and made it clear that anytime we have a question about the house or about who to contact to fix something he is happy to help us. Bill is absolutely amazing! A friend had recommended that we use Bill for our home inspection and it was the best decision. We're first home buyers and the process can be a bit overwhelming... Bill brings his vast experience to allow you to rest serene that someone is watching your back for you. He is super thorough and knowledgeable, every faucets in the house were turned on/off, every window or door open/closed; every light switched on/off, every accessible corner of the house including basement, attic, roof, garage, driveway, patios, garden/trees were inspected whether to detect cracks, rot, former moist marks, etc... all the machinery was thoroughly inspected and sometimes tested (with other specialists brought in for such purpose)... frankly it's an exhaustive and exhausting exercise that took Bill almost 6 hours for our house... all the meanwhile, Bill was teaching us how to operate the house, explaining the way things worked and the types of new habits we needed to take (we'd been apartment dwellers so far) to best maintain and protect our new assets... Bill literally treated us like his own family, sharing tons of his secrets and tricks to prepare us for living in the house. To note, Bill's report is very complete and is no doubt our 'Bible' on how to operate our new home and what we should look forward to wrt maintenance. Last, even after the inspection, Total Home Inspection remains available for support and free advice or referral on how to fix things. As a first time home buyer the inspection process can feel overwhelming. Having a limited knowledge of the seemingly endless components of a house and its structure is intimidating, but Bill and DJ from Total Home Inspection made the process easy. The team was 45 minutes early and had finished with the roof inspection before I even arrived. Bill introduced himself to me and reassured me right away, that despite his years of experience vs my non existent experience, he was going to explain everything to me in a way I could understand and provide detailed report with explanations and pictures to make his findings easy to follow. When comparing the inspection by Total Home Inspection with that of other companies we've hired in past years, we were extremely impressed. Bill is hands down the best!!! On the day of our inspection I had no choice but to bring my 2.5 year old and my 7 week old infant. My husband was unable to come. Most of you moms know how scary this can be ( meltdowns, tantrums, feedings, diaper changes etc!). On arrival Bill immediately made us feel at ease. He joked with my toddler and even helped me bring my baby in from the car! Bill got right to work. He immediately started to point out things that he felt were good for me to know. Our realtor highly recommended Bill for our home inspection. When we met him on the day of the inspection, we immediately felt at ease as he had arrived early, surveyed the property and planned the process in which he was going to complete the job. Bill spent over 4 hours going through the entire property and then spent time with us afterwards reviewing the specific areas that needed extra attention. In addition, since home heating and cooling systems are inherently complex, he spent additional time familiarizing us with the equipments and their functionalities. Cannot recommend Total Home Inspection enough! We are first time home buyers and had THI come and inspect the property. They are so thorough, knowledgeable and pleasant to work with. Melissa was very prompt in getting back to me and explaining the different services they offered . I really appreciated the fact that they're basically a one stop shop and include Standard Oil and wood destroying insects inspections in their overall package. Bill and DJ came by to inspect the house and were so kind and thorough. They took the time to explain every single detail to us. We got the report the same day. The report was very thorough but I feel like they go the extra mile by providing explanations and solutions to issues that arise in your inspections. We had a great experience with Bill. We called him to look at a short sale property we were interested in buying. Before he even began the walkthrough inside the house he noticed a few things outside and was very honest about his findings. He gave us the option to continue with the inspection or stop and save us a few hundred dollars. I just used Total Home inspection to inspect the house i'm purchasing, and i'm very impressed. Bob Hirsch was my inspector, and he was thorough and personable. He really made you feel comfortable as he walked you around your home and explained everything that you needed to know that could be fixed/updated. He explained what was vital and what wasn't. And he also showed you the good things that were done on your home. He is easy to talk to and explains things well. And most importantly, he goes through and checks EVERYTHING. He does a very good job at his job of inspecting, as well as giving you a rundown of everything he notices. Afterwards, the report comes through promptly. And setting up the home inspection is easy with the lady you contact on the phone. Buying a house in this area is expensive. I hired Total Home Inspection to inspect a home I'm purchasing. Bill and DJ arrived at the property early and completed their external review before I even arrived. Their inspection was thorough of both the interior and exterior. Bill explained to me exactly what they would check and what they wouldn't.
