Water gets shut off often because of constant water drain issues. Trash is always full & attracts raccoons and animals like that.

Current resident - I have been living at Casa Sierra for 1 year and 9 months now. (I moved in…read moreAugust 2024) My lease ends May and I can't wait to move out!!!! I've had issues since I have moved in. Closet sliding doors are very sensitive and constantly needing to be put in place. The balcony's screen door always falls off when I move it. The apartment is outdated. There is a wall heater in the Livingroom that I never turned on because I'm afraid to catch the place on fire. The wall AC needs to be on all day in order to cool the entire apartment. All the doors get stuck because fresh paint is being painted over old paint. We constantly have to pull on the doors to open and shut them- it shakes the whole building. No upgrades have been done since I have lived there. Homeless people go through the garbage bins throughout the day. They know when the office goes to lunch and when they close for the day to enter the apartments. I have gotten my car broken into, luckily, I didn't have anything worth stealing, but they did take my phone chargers. Right now, what I am dealing with is homeless breaking into the small storage in my car portal and stealing things I leave in that area. They've came 3 times in less than 2 weeks to go through my things and leave the mess for me to clean. I made police report but apparently no one can do anything. Sadly, after speaking to other residents, they have also dealt with homeless stealing their belongings from their storage. The break-ins are happening during the day. (Management is aware of all this.) They hired a security guard a couple months ago (hes only here at night). I have seen him walking around a couple of times and it's not the same person all the time. ( I tend to wash my clothes at night, so I see the person.) There are 8 washers and 8 dyers, not enough for everyone who lives there. The washers and dryers are very small. My family of 4 can use up to 5 washers. I wash weekly.$$ Washers are $2.25 and dryers are $2.50 - most of the time there is a washer or a dyer out of service. Don't get fooled by the landscape!! It looks nice and beautiful but with all these issues it's not worth it. You can find somewhere else for a reasonable price with better amenities. I know a lot of residents are moving out because of all these issues. I paid $2,125 not including water or trash in 2024 (can't remember how much water or trash I paid at that time) for a 2 bedroom and 2 bath. I renewed my lease only because I wasn't in the best situation to move out. My rent went up in 2025 - to $2,253 + $6 pest control + $35 water + $30 trash = $2,334. I received my renewal letter and if I sign for another year the price would be $2,366 + $6pest control + $35 water + $30 trash I would be paying $2,437 - These apartments are not worth that.. for $50 more I can live at the Corona pointe resort apartment and enjoy their amenities for a 2 bedroom 1 bath.

Very, very noisy place to live; lots of screaming kids running around for hours. Homeless people…read more on property during day and night, sometimes sleeping here. Break-ins to cars and overhead car storage. However there is a good repairman.

Erika helped us out so much over the years and she was extremely reliable and professional. The maintenance crew was always on top of everything. Kept up with the landscaping. Any service tickets we had were completed quickly. One of my favorite things about this place was the availability of parking spaces which is very rare for an apartment complex nowadays. There are so many uncovered parking spots so it was never an issue to find a spot late at night or if you had guests over. The units are on the smaller side so make sure to book a tour to see if it's a good fit. Overall, I loved it here but we definitely outgrew the space after some time.

Either they are lazy or they just don't care because they never answer the phones. Our neighbors were a hot mess, breaking countless rules and they never did anything about it. I can't even count how many times cops were called to that specific apartment. I had people parked in my assigned spot at least five times, and the office would just tell me to call the cops; they never offered any other help. It took me over a month to get my security deposit back and i'm still having issues with it because they cannot provide me with a proper explanation as to where all the money went. They gave me a lousey break down with nothing but excuses. I'm pretty sure our restroom had mold but they always had an explanation for everything - so if you get sick while living there, get a mold test done or have someone come to check it out.

He has an easy can do approach when issues occur and it's always a pleasure to work with him to get those solved. He always makes himself available if any questions or concerns come up and if he's not available, he gets back to me usually within the same working day if not next day. Definitely someone you want on your team when you're entrusting the management of your valuable property. I wish he covered more area so I can have him manage other properties I own outside of his zone. Thanks Greg!

I am an owner and I deal with a lot of property managers. If I can use 3 words to describe…read moreprogressive property management, I would use "drag", "ghost" and "cheating". Unitiey and Cecilia are the two leasing managers I worked with and they suck. I'm risking my payout by writing this. I still have not got a penny from ppm after a week the cashier's check was deposited to ppm's account. Unitiey did great photos and great listing description and hosted 2 open houses and was able to locate a tenant for me within 3 weeks. I acknowledge her effort and give her credits for great marketing skills, but I scold her for missing most important point of being an owner's representative. She 1st didn't send out an inspection report before releasing keys. And I was told she would send out on 2 days before moving in. 2nd she released keys without my approval and without a renter's insurance policy in place, which were all agreed upon in lease. 3rd she omitted checking the interior of appliances and omitted dirty and unclean conditions of the fridge and then later on after moving in told owner it's "damages" in her inspection report sent 5 days after moving in .this is ethical issue more than breach of fudiciary duty. If she knew the issue, whyndid she release the keys unauthorizedly? if she omitted the issue, why did she use tenant's provided photo in her report. She is literally cheating on her inspection report. During the process, she asked me to reduce price because people is withdrawing their application, and 20 minutes after i said fine, let's reduce price, she told me ok, we have an application. She literally withhold that application information to push me for price reduction. When i confronted her boss about this, her boss explained that those 2 candidates didn't meet my qualifications requirements because I prefer dual income and no pet. I 'm like, they have 680 plus scores and have 3x income and they have enough qualifications and visited open houses. they are way better than the recommendation she made which had 2 collections and 634 fico. She even missed 1 collections from this candidate and she calls thos 680 plus one not "qualified " ? Cecilia's story is simple. she is a ghosting expert. Last week, because of unitiey's ommition of the fridge condition, tenants wanted to have a replacement fridge. So i drafted the fridge addendum and asked tennats to sign. One signed last week and the other one hasn't. I constantly asked her to remind tenants to sign promptly so we can move forward with an agreement and tenants can have the new fridge. From friday to today, no response from cecilia and my movers showed up at the door and wanted to have access. called her texted her and again, no response. had to call her office front desk to get connected to her and again she said she doesn't know about the signatures. I had to drop by and we heard water is running inside of the home, side gate was open, and water meter was running and had to text her and advised her this is an emergency situation. we got in after notifying her. and she then texted me I didn't give her 24 hour notice. Come on, imhave been asking for approval since last friday and she ghosted me like forever . i am done with progressive. btw, when you have minor issues and you need help. the entire office was just silent and owner would ghost you as well. Deven was the only one that can actually get things done and tried to help. he had to jump in to draft the lease and unitiey and cecilia would play ghosting whenever i really needed help. I mean, tenants are great qualified tenants and what they asked are reasonable and understandable. they were filtered off by progressive and I basically did all the screening myself because progressive failed to do their job. Btw, progressive sent me termination notices after their own omissions on inspection. I said fine, I'm gonna terminate you and are you open to do it by end of this month? deven said fine on the phone. When i actually switched the pm, cecilia said you didn't give me proper notice. I'm like, what the ?!! you terminated me and now you are complaining i didn't notice you..

Initially, the leasing experience was positive, and the staff were attentive. However, after signing the lease, my experience changed significantly. Communication became inconsistent, and interactions with office staff were often unprofessional. During my tenancy, there were recurring maintenance issues, including frequent fire alarm activations and periodic water outages. Despite these disruptions, rent and additional fees remained unchanged, which was frustrating given the circumstances. Security has also been a major concern. Over the course of my stay, my motorcycle was stolen, my car was broken into, and multiple packages went missing. Unfortunately, I did not feel that these incidents were adequately addressed by either the leasing office or corporate management, and follow-up communication was lacking. Noise levels were another ongoing issue. Between nearby traffic, trains, and disturbances from other residents at various hours, it was often difficult to enjoy a quiet living environment. When concerns were raised, responses from management suggested that these issues were considered "normal," which did not align with my expectations as a tenant. I also question the authenticity of some of the positive reviews, as residents are encouraged to leave feedback upon move-in and to mention specific staff members. This may not fully reflect long-term living experiences. After escalating concerns to corporate management, I received notices on my door, which felt retaliatory rather than constructive. Additionally, the presence of unauthorized individuals on or near the property raised further concerns about safety and oversight. Overall, my experience did not meet expectations, particularly in terms of management responsiveness, maintenance, and security. I would encourage prospective tenants to thoroughly research and consider these factors before making a decision.
