    Water gets shut off often because of constant water drain issues. Trash is always full & attracts raccoons and animals like that.

I've had issues since I have moved in. Closet sliding doors are very sensitive and constantly needing to be put in place. The balcony's screen door always falls off when I move it. The apartment is outdated. There is a wall heater in the Livingroom that I never turned on because I'm afraid to catch the place on fire. The wall AC needs to be on all day in order to cool the entire apartment. All the doors get stuck because fresh paint is being painted over old paint. We constantly have to pull on the doors to open and shut them- it shakes the whole building. No upgrades have been done since I have lived there. Homeless people go through the garbage bins throughout the day. They know when the office goes to lunch and when they close for the day to enter the apartments. I have gotten my car broken into, luckily, I didn't have anything worth stealing, but they did take my phone chargers. Right now, what I am dealing with is homeless breaking into the small storage in my car portal and stealing things I leave in that area. They've came 3 times in less than 2 weeks to go through my things and leave the mess for me to clean. I made police report but apparently no one can do anything. Sadly, after speaking to other residents, they have also dealt with homeless stealing their belongings from their storage. The break-ins are happening during the day. (Management is aware of all this.) They hired a security guard a couple months ago (hes only here at night). I have seen him walking around a couple of times and it's not the same person all the time. ( I tend to wash my clothes at night, so I see the person.) There are 8 washers and 8 dyers, not enough for everyone who lives there. The washers and dryers are very small. My family of 4 can use up to 5 washers. I wash weekly.$$ Washers are $2.25 and dryers are $2.50 - most of the time there is a washer or a dyer out of service. Don't get fooled by the landscape!! It looks nice and beautiful but with all these issues it's not worth it. You can find somewhere else for a reasonable price with better amenities. I know a lot of residents are moving out because of all these issues. I paid $2,125 not including water or trash in 2024 (can't remember how much water or trash I paid at that time) for a 2 bedroom and 2 bath. I renewed my lease only because I wasn't in the best situation to move out. My rent went up in 2025 - to $2,253 + $6 pest control + $35 water + $30 trash = $2,334. I received my renewal letter and if I sign for another year the price would be $2,366 + $6pest control + $35 water + $30 trash I would be paying $2,437 - These apartments are not worth that.. for $50 more I can live at the Corona pointe resort apartment and enjoy their amenities for a 2 bedroom 1 bath.

Erika helped us out so much over the years and she was extremely reliable and professional. The maintenance crew was always on top of everything. Kept up with the landscaping. Any service tickets we had were completed quickly. One of my favorite things about this place was the availability of parking spaces which is very rare for an apartment complex nowadays. There are so many uncovered parking spots so it was never an issue to find a spot late at night or if you had guests over. The units are on the smaller side so make sure to book a tour to see if it's a good fit. Overall, I loved it here but we definitely outgrew the space after some time.

Either they are lazy or they just don't care because they never answer the phones. Our neighbors were a hot mess, breaking countless rules and they never did anything about it. I can't even count how many times cops were called to that specific apartment. I had people parked in my assigned spot at least five times, and the office would just tell me to call the cops; they never offered any other help. It took me over a month to get my security deposit back and i'm still having issues with it because they cannot provide me with a proper explanation as to where all the money went. They gave me a lousey break down with nothing but excuses. I'm pretty sure our restroom had mold but they always had an explanation for everything - so if you get sick while living there, get a mold test done or have someone come to check it out.

    GREAT FIRST IMPRESSION, DISAPPOINTING REALITY…read more.. I lived at Capriana for two months and want to give a fair, no-nonsense review of my experience -- the good and the bad, and why I ultimately decided to move. The Good: 1. The staff here is excellent. The ladies in the office were always friendly, professional, and did their best to accommodate me. Never once did I feel dismissed or brushed off. 2. Amenities are solid: decent gym, nice pool, dog park, (very small) food trucks, (way overpriced) Amazon package lockers (huge perk if you get deliveries often). 3. Everything is app-based -- even opening the main gate for guests or delivery drivers, which I thought was a really convenient feature. 4. The grounds are generally clean and there's always plenty of guest parking, which is rare in many complexes. 5. The Nova income verification system was fast and easy compared to other communities that required printing bank statements or tax returns. The Challenges: 1. Noise: I had the misfortune of moving into a first-floor unit below a very loud family. Their toddler was active late at night, and with wooden floors and thin soundproofing, I rarely got a full night of sleep. This is the biggest reason I left. If you choose a first-floor unit, just know that sound carries a lot. 2. Mixed tenant base: Management shared with me that a portion of units are reserved for Section 8 housing. While this may not matter to everyone, I personally would have appreciated knowing this upfront before signing, since it can affect the type of community experience you have. 3. Dog waste: Despite stations and bags provided, some residents did not clean up after their pets, which detracted from the overall cleanliness of the property. 4. Garage issues: My garage remote broke multiple times and each fix took several days. Frustrating, especially given the premium rent price. 5. Price vs. value: I was paying close to $3,000/month for a one-bedroom with little sunlight and ongoing noise problems. For me, the experience did not match the price point. To management's credit, they allowed me to break my lease early without penalty once it was clear the noise situation wasn't improving, and I appreciated that. Overall: Capriana is a beautiful property with great staff and amenities, but the thin walls, premium rent, and tenant mix made it a poor fit for me personally. Others may have a much better experience depending on their neighbors and unit choice, but I couldn't justify staying given the circumstances.

The only issue I had was during the transition of the community app to schedule for maintenance or pay for rent, the new portal had to confirm my bank account and it took a few days for it to verify. On the posting by Afton, it says because of the transition, residents have ten days to pay the rent for the upcoming month. I paid my rent on the 5th which was before the month and they still charged me a late fee! Luckily, after back and forth emailing, the manager was able to waive the late fee which required signatures. So far, Afton has done a lot of positive changes such as fix some of the broken and cracked sidewalks that were not level and a hazard to navigate around. The maintenance crew is great! They are quick to respond to most issues unless it's like a water heater issue which obviously is not a quick job to do.

As a tenant of 6 yrs it is disappointing how they can disregard your commitment to them and take legal action against you this quick. In my opinion I would look elsewhere just to avoid the headaches.

First incident I had was a man who fell through my ceiling and RiverOaks told me it was my problem. The attic had three separate holes in the ceiling walls that RiverOaks was unaware of, so people were trespassing. There was no compensation and I had to pay for the damages of all of my clothes and the hotel. They simply stated "we filled an incident report and there was no security breach so we cannot pay for your hotel." No security!? All of the units are now connected to each other because there's holes everywhere, how is that not a security breach. Second incident, after moving out due to insane increase in their rent (1750 to 1900) they expect me to pay their utilities bill. I moved out 2/28 called Riverside RPU to cancel my utilities but didn't go through because apparently quote, "I called them on Friday and the weekend is not considered business days (mind this is Friday...) so they forgot to process my cancellation". So note never call Riverside Utilities close to a weekend. Because of this forgetfulness I had to pay two months worth of RiverOaks utilities. The manager of RiverOaks condo lied and stated she took care of it but then I got bullied and billed twice. I moved out February and they forced me to pay their bills till March 28 because it was still under my name and account. Like I said unreliable and untrustworthy. Both Riverside Utilities and RiverOaks Condos scammed me and tricked me into paying their utilities. Do not give these companies a chance to scam you. Never entrust them with any of your living or other needs. Ever.

Initially, the leasing experience was positive, and the staff were attentive. However, after signing the lease, my experience changed significantly. Communication became inconsistent, and interactions with office staff were often unprofessional. During my tenancy, there were recurring maintenance issues, including frequent fire alarm activations and periodic water outages. Despite these disruptions, rent and additional fees remained unchanged, which was frustrating given the circumstances. Security has also been a major concern. Over the course of my stay, my motorcycle was stolen, my car was broken into, and multiple packages went missing. Unfortunately, I did not feel that these incidents were adequately addressed by either the leasing office or corporate management, and follow-up communication was lacking. Noise levels were another ongoing issue. Between nearby traffic, trains, and disturbances from other residents at various hours, it was often difficult to enjoy a quiet living environment. When concerns were raised, responses from management suggested that these issues were considered "normal," which did not align with my expectations as a tenant. I also question the authenticity of some of the positive reviews, as residents are encouraged to leave feedback upon move-in and to mention specific staff members. This may not fully reflect long-term living experiences. After escalating concerns to corporate management, I received notices on my door, which felt retaliatory rather than constructive. Additionally, the presence of unauthorized individuals on or near the property raised further concerns about safety and oversight. Overall, my experience did not meet expectations, particularly in terms of management responsiveness, maintenance, and security. I would encourage prospective tenants to thoroughly research and consider these factors before making a decision.
