This company is by far the worst company I have ever delt with. they never had any issues taking my money , but when I asked to transfer home all of a sudden I could reach them or contact them. the phone would stay on hold, no emails were returned nothing. and on top of that when I would get an answer all they would say is I'll let so and so know. took 3 weeks to get the lease transfered. second I'm trying to connect my water service with the city of Phoenix but I was told that the property is not even listed as a rental but as a family home. I can't connect the water unless the prop is registered as a rental with the Maricopa County assessors. WTH, I'm due to move in this Friday and with the water company requiring 3 days prior notice and today being already day 3 and 5pm in the evening it's not going to be done on time. besides however long it'll take this company to get it done since time management is not one of their strong points. this is so frustrating I have 3 kids coming from out of country and this is added unnecessary stress. read more

Initially, we thought Tricon was awesome moving in. But after reading some of the reviews and going through something recently, I am noticing a pattern. Our rent payments WERE on autopay. This month for some reason THEIR system did not process our payment. We got a notification so of course my wife submitted payment again. STILL didn't go through. We called them and they said it shows we tried to pay from a closed account. HOWEVER, when we set up payments we set it up to come directly from our bank. Mind you, It's the same account we have been paying the rent from for months!!! We continue to get notifications to pay our rent and now we are accruing late fees according to Tricon. Today, my wife called again. Now, They are saying that the account info we sent them does not match what was ever set up on our account in their system and the account that is on there is showing closed so that is why our payment never went through. Now we are locked out of our account so we can't even fix the account info and submit payment. From here on out, until the lease renewal in June of 2027, we have to manually walk payment in somewhere every month. We can't do it online anymore. AND we have to pay all the late fees this has accrued even though we paid it on time. They are saying it's our fault it was rejected and there is nothing they can do. They said this is the only solution that they aren't reversing the late fees and they can't re-open the account so we can pay online and we have to do walk in payments from now on. This is beyond ridiculous. How is this not their system issue when we set up rent payments through our bank account and that account number hasn't changed since we opened it years and years ago?!?? Now we are locked out of our account and since these morons don't have access to unlock it we have to go into a Walmart every month to pay our rent for the remainder of our lease! This is definitely THE WORST company we have rented from! While we loved the home itself, the customer service here is practically non-existent. They constantly say one thing and do another. They also look for any possible reason to charge you ridiculous fees without you knowing and trying to dispute them means going through a long line of random associates until you find the right one who will then try to argue with you until you are both blue in the face. The perfect example of nickel and dime hustling. As far as the maintenance goes, don't expect much. Response time varies on the issue and day of the week. Something happens on a Saturday, sorry, out of luck til Monday, even if it is an emergency. Everything is subcontracted and they NEVER go for the local vendors so expect to work around someone else's schedule. However the email they posted for me to send the address to is the same email that I have been corresponding with for payment for the last 4 months. I rented from Pathlight and they sold off to Tricon. 1st, I was trying to set auto pay thru the website, to no avail. 2nd, called customer service, 2 hour wait. 3rd, rec'd a call back, transferred to accounting, a 30 minute wait. 4th, told that I couldn't use the website because the servers were down. Needed to use my phone to set up my account or go to a walmart & pay. 5th, I've tried to set up an account on my phone and my iPad, doesn't work. 6th, started a chat, I was #40 in a wait list. I still do not have anything set up. experience. My son went to a Walmart that was on the list to pay the rent. We'll see if that works. This is one most outdated process. Every single time you call them you sit on hold for 30 mins + and MAYBE someone will answer and when they do, they are extremely unhelpful and pass any questions you have to someone else while having an attitude. I want to update my review as I believe we should not only focus on negative experiences but also positive ones . Once my concern was escalated to Brett . Everything was smooth and fast . It was an error in inputting the forwarding address that resulted in a delay so Tricon did process my refund timely unfortunately due to the incorrect address it was returned resulting in a delay . The only complaint or rather recommendations would have would be that customer service actually verify the address when the customer calls rather than just say yes we have it and to listen when the customer says something isn't right to really listen to what they are saying. But again once the problem was identified it was solved very quickly and professionally. read more

Front and back lawn size of a football field, no sprinkler system, it's a big fire hazard. I water as much as I can and get cut but it ridiculous the curb appeal is horrible. Maintenance man told me unit purchased over 8 years ago nothing ever done to sprinkler system. Said he would try to ask about different landscape options, apparently supervisor said they aren't doing anything. It's really a fire hazard. Towel and toilet paper holder came off a few months ago, called it in they told me it's my responsibility. Really I called this in previous and it didn't get fixed and the holes are striped. I was trying to find a rental home and looked on Zillow and they had homes there and quoted the price to be one thing but you go to their site and they charging you an extra almost $500 for (internet, washer, dryer and smart home package) that I do not need because i have a smart home package (Vivint which is a contract !!!!) i have internet which is a contract!!!! And i have brand new washer and dryer which i love and was told i couldn't use any of my items or things i have to use their bc it comes with the house!!!! Beside the extra $150 fee for being a new resident (i mean if I'm paying the rent that's enough!!!) plus $250 hold fee plus the 1st months rent and deposit ! These people are so irrational it's sad! Swindlers. They advertised my rent as $2749. They charged an application fee PLUS a $250 holding deposit that you forfeit if you are accepted but turn down the home. But it's not until after you are accepted that they hit you with all the additional fees that didn't advertise so you are backed into a corner of paying $100-200 more a month or losing your $250 holding fee. On top of the $2749 rent, they charge $150 for onboarding (what in the world is this for?), on top of the $2749 deposit, pet deposit ($300 for the first pet and $600 for the second). Then the monthly charges of $21.95 for a smart home fee, $35 for services and amenities (not sure what services they are providing), $17.95 for renters insurance, and $44 pet rent. None of which they tell you up front. So what was advertised as $5498 to move in is actually $6066.90-6666.90 depending on pets. You also later learn they will be charging you for trash but they don't tell you how much or when this is I'll be charged, so you'll get hit with $122 extra one month with no warning. Additionally, if you have a registered ESA, which you pay for separately, they will initially deny you based on a "missing phrase" and tell you that if you don't pay the pet deposit and pet rent with your other initial fees within 48 hours of acceptance, you will forfeit the home and holding fee. When you mention that this denial of ESA on a missing phrase is illegal, they will stop responding so that your time runs out. Once you pay the fees they promise to reimburse you if the issue is settled afterwards, but again they will not respond once you pay the fees. I have yet to ever hear from this person again. I went to a different staff to refund these, which they did. But it continued to appear on my portal every month for the next 4 months and I had to reach out every month to have it removed. The staff here (besides 1 person) will not respond to a single contact. One month, this contact was out of town for 2 weeks and they left 3 other contacts for payment related issues. I contacted all 3 when rent was due to have it fixed and not one single person responded. I eventually received an email for non-payment (note: the portal will not allow you to submit payment of a different amount). I responded to this email with the issue at hand, no response. I used the payment message option within the portal, no response. Two weeks later my normal contact returned and still did not return my initial email. I reached out again to let them know none of my 6 contacts were responded to. They proceeded to tell me I would have to pay in person (I was on the east coast at the time) and I would have to pay a $137 late fee regardless. I had gone into detail of what happened 3 different times during this exchange. Finally they decided to read my actual messages and fixed the problem. I paid the rent within 5 minutes of it being fixed, yet I still received a threatening noticed taped to my door and also in the mail for me violating my lease. Additional note, I still have never received a response from a single person other than the one contact (Sam Turner-Lara, thank you!), that is 6 different contacts (Lavina Lopez, Teresa Sanchez, Michele Maldonado, Yadira Herrera, the payment related email, and whoever is in charge of messages through the tenant portal). So, if you decide to go with Tricon, prepare to be robbed blind with secret fees they refuse to tell you about until after you pay them. Then be illegally charged if you have service animals. Be prepared for absolutely no one to respond to you and then be punished for delays. And please check your fees each and every month for errors. read more

I have been a resident in my home for 1 MONTH. and that entire month I have been without one of my two showers. some context: may 19 I submitted a work order for a leak in my shower. The following day I had a maitenance crew respond to this work order as well as my renters move in checklist, and quite literally nothing was done except taking photos of my shower and blocking off the bathroom. May 21st, a couple came to my home to perform what they call "water mitigation". NOTHING was done except screwing some holes in my wall to identify where the leak might be coming from, and it was then that we were informed we would need a new roof. So the next two days following, we had a construction crew redoing our entire roof - YET STILL NO SHOWER. And after they completed my roof, they LEFT THEIR TRAILER BLOCKING MY DRIVEWAY FOR THREE DAYS. Left no contact information, left a trailer full of trash in my driveway, trash in my front yard, and left nails ALL OVER MY BACK YARD - mind you, I have an infant daughter and two dogs who play in my back yard. Not to mention, this contractor also let me know he will only be working on my house if my husband is home (No context as to why, but it raised a pretty big red flag to me). Now, fast forward to May 29th - 10 days after submitting my work order. They reported to my house, AND STILL DID NOT CONPLETE MY SHOWER, KEPT MY BATHROOM BLOCKED OFF, AND THEN CONTINUED TO TELL ME THEY WOULD NOT BE ABLE TO FIX IT FOR ANOTHER WEEK. I'm writing this review on June 12, I STILL DONT HAVE A SHOWER AND CANNOT GET IN CONTACT WITH ANYONE TO FIX IT. My bathroom smells like mold and there are holes in the walls. I have been trying to contact Tricon for WEEKS since this started and finally was told (about a week and a half ago) that I need to get in contact with my rental property manager - Janelle Worth - who has ALSO neglected to answer my phone calls or emails. I even tried to submit my concerns to the email address they have listed on their website to have someone be delegated to respond to my issue in a more urgent manner, yet still no response. I was also promised a $250 off discount for junes rent as part of my lease signing - but guess what didn't happen? My discount. My next step is contacting my attorney, because I feel this is an unsafe and unjust way of living. I am paying rent to ensure I have a fully accessible home and due to their lack of communication and professionalism I am living in a house with a blocked of bathroom dealing of mold, and I was unable to use my drive way due to their construction crew they hired for multiple days, and my front yard and back yard were unsafe to use for multiple days as well. Tricon is a typical money greedy property management corporation, my home was bought up in a portfolio that used to be called "silver bay". The plus side is that they do respond pretty quickly to maintenance requests, the problem is that they are absolutely deaf. I have dealt with them numerous times over the past 3 years, most easy tasks are completed without hassle, but don't expect them to go above or beyond. The bad outweighs the good here. I have lived in a rental home of Tricon's for three years. Due to some of life's problems we have been late in rent many times. Marlene S. who is my account rep has not only been extremely helpful but polite and nice despite me causing her many a headache in arranging late payment many times. Tricon has their contracts they must uphold but I find they are still companionate and work with us as much as the contract allows. I highly recommend this rental agency as they keep the home working and respond to any issues we have promptly and professionally. My sincere thanks goes out to the team that works with us here in the North Bay California area. I have no doubt we would be homeless or living in a not so safe area if they had not worked with us so often even keeping within the contract guidelines. Absolute worst property management! They are extremely unorganized in this north bay office. I want to say only one person named Malinda had her head on straight and got things done around there. Maintenance requests took several weeks and emails before they sent anyone out. The whole house was soo poorly insulated that my pge bill for a 1400 square foot home was $900 a month. The yard and pool upon move in was trashed. They stated they would send someone to do clean up and no one came for the pool. i did it myself. Someone's wife came 3 months later to do a half ass weed whacking job in the front yard and left a mess. The house had cockroaches and tricon said they were not responsible for pest control, yet i had moved in 3 days prior. Upon move out, they stated damage was done to the home but yet had no pictures/documentation to prove these extra charges. They sent the charges to collections, where collections dropped the charges due to lack of documentation. I would NEVER rent with them again. read more

Applied for a home they have for rent, paid $45 per application an then also paid their $250 holding fee, I figured I would apply to get a jump start on the process being there was not a viewing yet. I got response from a gal stating they were finalizing our approval and we had 24 hours to sign a lease and 48 hrs to pay the deposit and applicable fees.... I then asked if we could set up a viewing before signing being we had paid the holding fee and she said NO! And there was no way possible being there are tenants still in the home. And if we wanted to set up a viewing our application will be canceled. I was flabbergasted and beyond livid because my family had just paid $340 to secure this home For us when it becomes available but we would have to sign a lease and have not seen the inside... We where so happy to be moving into this rental. We really felt that we got lucky with a fully remodeled home that would we would enjoy but boy was I was wrong. No one walked me trough the home the first day and now I see why. The house was never cleaned. So much dust everywhere and my feet would turn black on the brand new carpet! How ??? Because it wasn't cleaned.. then we find out the bottom half of the house doesn't have electricity nor the top floor bathroom. Just a little bit after that had sewer coming up the shower! The superintendent Sixto came to fix the pluming and cleaning issue but left the electricity as is. Promising it would be fix right away. Talked to Denise over relocating us if the problems where internal, since they're where threatening to charge 50$ plus 3 day eviction if I didn't sign the move in document. She became very rude and said its being addressed right ?? So signed it.. a few days went by and an outlet blew and burned a night light and my son's blanket while he slept!!! Brought it up to their attention and they could care less. Both the superintendent and the lease manager stop answering completely, just to find out later that day that my partner gave them a bad survey. I ended up calling the fire department and found out the electric problem was bigger then informed. Also PG&E was called and I found out again that there was never a single report made for the power box. So they're where just holding off on performing repairs. Screens in my windows where promised to be placed by the superintendent on a Monday which was days ago. Only been here for 2 weeks and this is the welcoming I got in a home priced at market price! Now they unlawfully are in revenge to serve me with a 3 day notice do to a false accusation, just to avoid giving me my money back!! There's more I could say but let's not.. just avoid this place at all cost!! I left my 7 year rental for something that was only pretty on the outside. They also failed to inform about the prior flood. The home still smells like mold and cigarettes. After many emails and calls about what they're willing to do for accommodations and no response. They will do anything to avoid having to go out of pocket or loosing out on the money they get on click and bait homes they have listed on Zillow. The cleaning lady even informed me that they do this all the time! There was another home with 4 rooms that was rented to a family that left in less then 30 days for the same reasons. We love our new home! Maritza was super helpful and answered all of our questions! Everyone else we've spoken to have also been great! The renting process was so easy and went smoothly, and communication has been awesome. You pay rent and request maintenance all online so it is quick and you can do it any time. We put in a maintenance request and we had an appointment the next day, they take care of things very quickly and we are happy with the results. Rented what I thought was a house while living out of state. When I arrive I learn it is a half plex. There is absolutely no back yard but okay. The entire house reaked of pet urine. It was DISGUSTING. There were glade plug ins everywhere in the house to cover up the odor! The older guys showing us the house acted like there was no odor. When we called they sent someone else to smell the house. Again they said there was no odor. After we call again they send someone to look at the carpets. Turns out they were saturated all the way through to the damn cement of the house. They treated it replaced the carpets and padding but the smell never went completely away. We asked to just move to another house but they required additional deposit and a 500 moving fee. So we're stuck in the awful house. Also when they pulled up the carpets there was mold. They will raise your rent every chance they get even when you show them the rates are far above the current market in the area! They refuse negotiation and just want to rip you off. read more

Tricon was fine when I first moved in July of 2021. There were a few glitches but nothing major and it was an easy process. Moving out is a whole different story. I don't know what happened but their customer service has to be one of the worst. They don't answer phones or leave you on hold for a very long time. When you try and email them you are lucky if you get a response. I received my refund for my security deposit but there were several incorrect charges. On August 8th I disputed and submitted proof of the charges I was disputing. They were charging me for things that were wrong with the house before I moved in. They charged to remove a bbq that was left in the house by previous owner. They charged me for 2 additional days of rent past the accepted move out date. I was supposed to get a response back a week ago about my dispute but no such thing has happened. I've emailed only to be ignored. Do your self a favor and don't rent from them if they are going to keep your money. read more

This company doesn't deserve a star at all. Everyday this company has called me asking for more documents and no matter what I send, it isn't good enough. The documents they ask for aren't even on the list of documents needed. I'm retired military and they made up a form that doesn't exist, what is a "Retired Military Rewards" letter? I sent my DD-214 and Disability letter and they said it wasn't good enough. I sent 6 months worth of bank statements and after 4 days, they denied my application based off of something they heard and not factual. Every time I reapplied they kept the $50 application fee. When I tried to call and straighten things out, I was hung up on. I called back and they put me on hold for over 10 minutes and claimed the person working my application was busy and she would return my call. My phone never rang, but I kept getting voicemails and she talked as if she tried to call me. I realized she's using an application called "Sly Dial" that let's you send voicemails without talking to the person. She won't actually return my calls. I was discriminated against and they took my money and left me hanging. If you're a person of color, don't apply to their company. They will take your money and deny you every time. read more

TAH just don't care when a tenant goes over and beyond being a great renter. We rented a home from them for a full year, and signed for another year. Inside the home was all new (cabinets/counter tops/flooring/paint) one of the worst dry wall repairs before they painted, the painting, baseboards was horrible, flooring, laminate, and carpet, poor installation. The yard was worst. Roofing was falling apart, exterior paint was so bad, looks like the original paint when house was built. Unfortunately we had to get a place asap, so we agreed to rent the home. The time we were there, we landscaped both front and rear yard, cleaned out all gutters (looked like the gutters have never been cleaned out). So when we gave our notice, we payed what we had to pay. Cleaned the home better than it was we moved in, & by the way, my wife knows how to clean. Stove looked brand new, fireplace was spot less, etc etc. Now Tricon says we are responsible for repainting and yes we filled all holes where the pictures were. That's the first time I have ever heard tenants had to paint after they moved out. (The paint actually looked the same as when we moved in. So they want like over $2600 from us..
