It could have been done on Wednesday, but it rained all day. The pricing was so fair that I didn't even need to negotiate. I had not looked into chimney repair before, but a bird entering your house like it's Santa will make you consider installing a chimney cap. Joe explained chimney caps to me like I was five years old, in the most respectful way. He explained how the chimney would need two caps because usually the furnace vents through the chimney. He explained how to check for myself in the basement. He was right. He also explained the chimney crown and that it needed to be replaced. I wondered how he could know that since no one climbed to the chimney during the estimate. I asked for pictures before the work started. The crown had cracks but served the house well for 80 years. He was right again. His team showed up, explained the scope of work, gently moved our plants out of the way, and got to work. We also had several bricks that needed to be replaced. That required the team to remove the broken brick, spread mortar, and install new bricks. They match the house well. I napped in front of the fireplace while they worked. I could only hear light tapping from the brick removal process. They sent photos while the work was in progress. Great photos that I will share with you below. Joe and his team exceeded my expectations. The hardest part of getting the chimney repaired was submitting payment - because no one asked for money upfront. 10/10 I would recommend Victorian Chimney Services for your chimney upkeep needs.

I put a bid on Home Depot (rookie mistake) and had 2 contractors say I needed a cap that could be installed for $900. That didn't seem thorough so I called evolution chimney. They had a young man and his partner came out and they went in the basement and to the roof and told me all the work I needed done. They had to add a new and wide liner, fix the deteriorating staccato, ensured that there was no chance of carbon monoxide and of course the cap. It was well worth the investment. The first appointment I had there was a scheduling mishap so the woman that took my call offered to deploy an emergency weekend team but I opted to reschedule for the next week. The work was done in a few hours. I was worried about squirrels still getting into the attic so I put a metal trap up there but nothing has been in the attic since and no water seems to be coming through the wall. Highly recommend.

We work with master gardeners and designers so we don't generally hire LJ for landscaping. The total paid to LJ including labor and supplies was approx $30,000. Many of the projects were completed to our delight, some to our satisfaction, and most recently we noticed a slip in quality. Overall we recommend LJ. And would suggest Ro anyone engaging them to walk everything down - grading, elevation, proper footing, dimensions, methods TWICE. Go over everything twice. Make sure you are on the same page and that the final intended put-through end result is CLEAR. What they did: 1) retaining walls - mortared w flagstone (6) 2) retaining wall - dry stack w shale (1) 3) added stairs to existing wall (3) 4) flagstone walkway (4) 5) convert lawn to river rock bed (1) 6) add shale surfacing to compressor slab (2) 7) install compressor slab to protect/land HVAC and split compressors 8) weed, edge, mulch large garden bed (1) 9) install flagstone landings (3) 10) source, deliver and place large boulders (one pallet)
