If I were a contractor, I would look to get an endorsement from this company. Frank Dattalo was great on-site. The follow-up call with Charles Bellefontaine was very insightful. The combination of the two... 1) saved us additional time and money, 2) gave us confidence to not second guess walking away (we thought we had found a home that we would live in for decades), and 3) was a learning opportunity as we continue house hunting. I would highly recommend Chicagoland Home Inspectors, especially if you are purchasing a home that is 100+ years old. Even more so if the home is for sale by owner. They provide the information that you need to hear before making such a substantial commitment. You may be disappointed but purchasing a 100 year old home without this type of thorough inspection is akin to closing your eyes and taking a leap of faith that the seller wants what's best for you and your family. For context, the home was built in the early 1900s, three-stories, brick, original hardwood floors. The seller presented the home as being fully renovated with a new roof, electric wiring, plumbing, HVAC retrofit, etc. Frank called days a head of the inspection to ask some questions and discuss what services were needed. He removed one of the services, and the extra cost, because it wasn't needed. Frank arrived early and was already scanning the roof (via drone) when I arrived. He was more than happy to answer any questions that I had and he made a point to show me areas of major concern in-person. When I pointed things out Frank was more than happy to take a look and answer my questions. On the follow-up call, Charles took the time to further explain the findings, provide input on priorities and talked us through estimating tools. He also provided a different perspective and opinions. Talking with both Frank and Charles was incredibly valuable. Charles was surprised that our realtor recommended Chicagoland Home Inspectors and was quick to tell us that's a great sign that our realtor has our best interests in mind. If your realtor tries to steer you clear of this firm, definitely inquire why. You have to live with the consequences, not your realtor. Some Inspection Findings: - Licensed contractors didn't perform work properly - Major systems (which are new) were functioning but had potential issues that could shorten lifespan/void warranties - Source of moisture intrusion hadn't been identified/repaired - Attempts to clean up mold - Potential safety hazards Other Details: Inspectors are only required to check one electric outlet per room, this firm checks all of the outlets. They found the one that was incorrectly wired and posed a safety risk. When they tested the water pressure they made sure to turn on multiple faucets not just one at a time, identified a pressure issue. One thing to note, make sure the seller or broker has everything prepared. Any water valves that are shutoff equate to a sink that cannot be inspected. All appliances and systems need to be fully operational to be inspected.

We hired best budget tree service to take out trees and bushes in our yard. We agreed and he wrote it down as part of our quote. After being told 3 different times that he would come on a certain day or sometime that week, still we had no one come. The one time he offered to come we said we were out of town, but that they could do it anyways and he responded, "we can do when you're back. We're normally extremely busy but will find an early day open." They had no problem taking out the "paid" part of the job almost immediately, but now after 2 months of waiting for the trees to be removed, Jeremy, the owner, told us to "go buy a shovel I'm not interested in doing it." Therefore, not completing the job that was agreed upon and in writing. Jeremy is extremely unprofessional and unreliable. We were willing to pay for this from the start, which is why we contacted him in the first place. All we wanted was for the trees to be taken out and now Jeremy is sending us text messages saying "I just want to say thanks for the nice review. Do you think I'm a deceptive sales person to get your measly $600 you don't know this but I'm worth about 10 million I was going to help you dig those trees up or cut them off at the base it didn't matter to me this was to help you out for the free service. You're one review won't affect my 400 good ones take care, pal." Super professional from the owner, huh? 0/10 recommend. Go with a more reliable company.

Our first time dealing with home inspection. Two guys came out to do the inspection for our home…read moretogether. One was Gary and the other was Eric I believe. Eric specializes in window insulation so he gave us a lot of helpful tips on windows and care. Gary was also very helpful in explaining electrical box and regular routine maintenance for home so things last longer. Overall we were happy with the inspection I even told Gary and Eric I was going to give them 5 stars but then they ran into a problem with their software. The inspection was done on Saturday but we didn't get the report until Tuesday. During that time our realtor and lawyer kept asking for the report and we kept asking them for our report. Their team was responsive and they apologized for the delay. The inspection was good but because of the software issue and delay in getting the report, I took a star off.

After going WAY downhill the past couple years, I just fired their service. Pre-paid the entire summer and in the end his service was fine but I felt I could get an equal result for less money by doing it myself. There was a subsequent billing disagreement. In trying to calmly resolve the dispute with Jeremy he told me I should "be a man and pay his bill," that I was an "asshole," and that I should "fuck off because he was sending me to collections" and then he hung up on me. In all the call lasted maybe 90 seconds. I wish I recorded it. My credit rating is above 800, as I pay ALL my bills on time; and while I would have comprised with him had he been decent (because I understand how tough being a small business owner is), I certainly would not after this interaction. Unless you want to deal with a petulant man-child, go with another service.
