Applying for the village is confusing and stressful. Regina does not respond to any emails and does not do her job well in general. The website to apply needs to be updated. I felt a little bit cheated and unsure if I had an apartment when the website opened earlier than my registration time without notice. The apartments themselves are not homey and have a typical divided dorm layout. The bathroom, flooring, and kitchen need to be updated. There is a problem with basically every toilet. The rent is expensive. To have your own room, it is $860 a month. The rules and regulations are more relaxed here compared to he suites. The amenities include free laundry, a pool that hardly anyone uses, parking, free maintenance, recreation center, and included furniture. read more

I lived here during Spring semester 2025 while going to Cal Poly (writing this review about a year after I moved out). PROS: -Parking is convenient and included in CPP parking pass. -Everyone there is also a student at Cal Poly -Free laundry -Campus adjacent -Utilities + internet included CONS: -COCKROACHES. They never stopped coming and leaving their eggs, poop and babies everywhere. My God, it was disgusting. They were German cockroaches which are notoriously hard to get rid ofUpon requesting their pest control, they come and spray around once but that does nothing. Other bugs too, like spiders and silverfish. -Lots of mold growing in bathroom, the whole bathroom was gross before even moving in, and in a state of disrepair overall. Water heater was also wacky and would randomly turn scalding hot in the middle of showering. -Carpet stains everywhere, kind of gross overall. I remember when I first moved in the previous resident was kind enough to leave me housewarming gifts in the form of many boogers stuck to the wall that were incredibly hard to remove. They really don't put much effort into maintaining the apartments between residents. -Cheap flooring and carpet -Old appliances. Small kitchen sink. -Shared bathrooms -Thin walls... my roommates would stay up all night playing games, yelling in vc driving me crazy. You can hear your roommates talking and understand them even when they're talking at a normal volume. read more

I like this place being that it's close to the University but also relatively quiet and not busy in the midst of the busyness all around the area. But between the rude front desk, high cost, and dysfunctional apartment, it makes it hard to even rate the Village over a star. At first glance it may seem like a good option, with the main appeal being the convenience, but having lived in an apartment complex in the area, you're better off saving money and getting your money taken elsewhere. At least the other places are more upfront about it. This place loves to try and take money from under you, so it just isn't ethical to me. Unprofessional in every sense of the word. Literally the worst. Apartment sinks being clogged with maintenance saying they're gonna fix it in 6 months because there's so many reports but they're not fixing anything. The faculty staff here is worthless who don't do anything, dorms are expensive and they don't even clean the carpets. The carpets are hella dirty. Mood in the sinks, refrigerators broken. God YALL NEED TO DO YOUR JOB!!! Many students are planning on suing the school for this. If you're looking for a place, do not stay here. It's better to stay elsewhere near Pomona. Also the gate to the village has been broken and there has been about 5 incidents of tires being stolen. Police barely patrol here. Yeah, just crazy. read more

Terrible place to live, was in the apartments facing the train tracks. Jesus, I don't know how I let my friends talk me into living there. The security gate arm even came down on my car after they put in the new system that reads license plates. The arm was supposed to stay up until all registered vehicles pass through. Nope. Left a huge scratch on my car. Administrators didn't do anything about it. Not even an apology. They completely disregarded my email! I guess thats what happens when you let a bunch of college students run the place... No accountability. One of the restrooms of the apartment above us flooded and resulted in some of the plaster rotting through. Don't know how else to describe it but it essentially left a 3-5 inch hole. Didn't ever fix it while we lived there... Don't think we got our deposit back either... Don't live here read more

Well I've lived in the village for almost a year and I have to say it's not what I expected. First off, the rent is way too expensive, not all of the rooms are the same size and everyone has to pay the same amount. In the past the the rent was based on the size of the room you had. Second, the workers are not always helpful and can be a bit slow in helping students. Last, there is the train across the street which is extremely loud (cause it has to be) and can get quite annoying if you are trying to sleep or study. The few good things about the village are that there is free laundry free printing and it's close to school. The only thing bad about the free printing is that you have to bring your own paper. Another good thing about the village is that shuttles are provided for you to take you to school but let me tell you they are never ever ever on time and if it's full they leave without you. I have been late multiple times to class because of the shuttle. Some other pros about living here is that the parking pass is included within the school parking pass so you don't have to pay extra. A cleaning lady comes once a month to clean all the community living areas in your apartment (kitchen, living room, and bathrooms.) read more

I enjoyed my time living at the Village. It has good amenities and laundry is included in the rent. Would highly recommend.

Overpriced for what you get. The beds are dorm beds but these take it to a different level of discomfort. I liked my room because it was the biggest and there was only two living in the three bedroom apartment because of Covid. Although it is a rip off if you get the littlest room and have to pay the same overpriced rent in non Covid times. I enjoyed the lemon trees around the village, made some great lemonade. The kitchen is the WORST has no dishwasher and no microwave, for the price we were paying we should have at least gotten a microwave. Happy I only lived here for a short time because it would not be a fun time living here after awhile. read more

I have stayed here during the Summer Quarter of 2018, when finishing my last course at Cal Poly Pomona. The room was spacious and comfortable. The place itself was clean. At the same time, the price for summer quarter at the Village was fair. Furthermore, there were not many students around, since it was summer quarter. The Village is conveniently located across the street from Cal Poly. They have shuttle transportation that will take you to and from school. There's a pool, basketball court... They try to have community events, I dig it :) read more

Going to the village is clearly not something you do mid-school year. I came here in the winter and was never told anything about living here. Fortunately for me, my brother lived here to tell me everything I needed to know. They also gave out these mail room pamphlets with our box number on it, the only thing is the mail room times listed are different than the ones posted outside the actual mail room. Also, it appears that the USPS can't drop mail off if the room isn't open so where I was supposed to receive mail the day before, I might end up getting it the following Tuesday which is absurd. Next was my apartment, when I came in the kitchen floor was spotted with patches of a dried up sticky substance and the room I moved into had some things that belonged to the last person who lived there. The bathroom toilet was constantly flowing and it shocked me that no one had reported it in the previous quarter. I'd complain about my roommates, but I don't think that's the responsibility of the village. The worst part of this place is the farm and the tracks. To anyone unaware, there's a farm on the west side of the village just across the street where they regularly lay manure for the crops, I think I don't have to go into much more detail. On the east side is some train tracks that run along Valley Street, and conductor protocol states that the train horn must be blared at all track/street intersections, even when the train is running at 3 in the morning and you have your window open to let the cool night air in. All that aside I do like living next to campus and having a 15 minute bike ride to farthest end of campus. So it's a kind of give and take I suppose, but from what I hear this beats living in the dorms on campus. read more

Lived here for two months over the summer and it is honestly not worth the $810 rent of living in a single. First, Regina tells me that my room for the summer was not ready a day before the move-in date so she put me in the apartment next door ehich meant I had to move-in twice-- once for the initial move into the apartment that wasnt even mine and another time to move into my actual apartment. Phase two comes with 4 bedrooms and 2 bathrooms, small rooms and small bathrooms. The bathtub and toilet was dirty and stained. The wifi sucks here btw. I have a beef with maintenance though. Often they do repair on the network resulting in no internet for a few hours but this happens more often than you'd think. They also do electrical repair which can lead to a power outage for a few hours too, this happened twice in two months. One time maintenance knocked on my door at 8am to clean my air ducts without emailing me a notice in advance. Also, they came a few weeks later to knock on my door AGAIN AT 8AM to replace my carpet--a day long job that i received no email notice of. They told me to pack my things, put them in drawers and they proceeded to move all my furniture outside. I was kicked out of my apartment for a whole day WITHOUT EMAIL NOTICE OR ANY NOTICE WHATSOEVER. I asked them if they are sure they got the right apartment and the lady told me that they sent out an email notoce but only one person actually received it--obviously not me. They couldve at least put a paper notice on my front door or something. Yes, it is convenient to live here if you're in a double and you typically live far from Cal Poly. But the rent is too high, the staff sucks, wifi is slow, and the rooms aren't worth the trouble. The online portal is inefficient and needs to be updated. The room selection process was tiring and complicated. The only plus here is free laundry and a pool that no one uses. Peace out. Moving out asap. read more

Extremely overpriced, horrible management, bad internet, No parking (they added multiple "service vehicle" and "village staff" spots that are always empty), awful beds, extremely uncomfortable furniture, and endless amounts of times where they start slamming on doors screaming "VILLAGE STAFF!!!!" then barge in to every room. I've lived here multiple years. I would have moved out if my friends and I were able to get a place to live together. If you have the option to find housing outside campus, do it. The only redeeming factor of this place is the one thing the management couldn't screw up, which is the proximity to school. But that's not worth it all other things considered. read more

Be careful when you apply for housing at the village. When I was relicensing for next semester, I got double charged for my deposit. I'm still jumping through hoops to get my $175 back. Luckily I only got charged twice. In line at the office, there were people who had 4+ charges on their accounts. I've been told, "oh don't worry, the charge is only pending, everything is fine." Of course then both charges went through. I go down to the office today to try to fix it, and now the excuse is that it's Friday, and they can't get anything started until Monday. They don't take things like this seriously. If you plan on living in the village, treat any payments seriously and keep your own records. The portal is buggy and outdated, and they will drag their feet fixing problems. read more

The university village is all about money. They will fine you in any way possible. Not like they don't get enough with expensive housing. First week I accidentally locked myself out of my room and was charged a $25 fine to have someone open it for me. The lady at the front desk is rude and will gladly welcome you with a lovely eye roll. In the lab there is only one computer out 6 that will let you print from printer that is always broken anyways. RA staff is nice though and they really try to plan out activities to keep you involved. read more

This should probably be two stars. The village is not worth the price compared to off campus housing. Sure, I get free laundry, a place to park, cable, house keeping, fast Internet and basically unlimited utilities but comparing square footage, there is a clear problem. My apartment also floods when it rains. My old roommates said that the village told them that there's nothing they can do about it. The two showers do not have identical water pressure; one is rain the other is a fire hose. My friend pays the same amount for a one bedroom apartment. The village is pretty safe since commuter school is ghost town on weekends. When there is an incident, they're very much in top of it and lock down the entire complex. Service in the village is okay. Sometimes they're courteous other times they are not. The most problems I run into is with the main office. It's not just me but my friends as well. Mail system is pretty efficient though. read more

Checked out the Village today - saw the manure, cows, horses, farm and train tracks. Considering all of the bad reviews below I don't think I will allow my daughter to stay in the Village. Hopefully the administration at CalPoly takes note of these remarks. I would prefer a safer environment for my daughter. No one has the right to barge in on or sort through anothers' personal items or space without a warrant. Seriously, who do these people think they are? And Regina...don't get me started, Look elsewhere and find other off campus housing like apartments with real landlords. read more

I'm living right now at the village and don't believe what most of the reviews say...Regina is actually very kind and works extra just to accommodate for many things (getting you rooms you want, etc). Rent is always going to seem expensive, because it's rent. Maintenance could be better at responding to whatever wrong with appliances, but in general, living at the village has been a fun experience. They hold fun events and you get FREE laundry! You don't get that in the suites. We get monthly cleaning for the bathrooms and common areas (Not bedrooms). The staff in its entirety is very kind. I've always seen parking available all about the village, too. The train tracks aren't heard as much as others have stated and the smells from the farm aren't too crazy. From where my room is situated, it feels like a farm isn't even there. There is a shuttle(buses that the school provides) that takes you straight to campus(best perk ever!). Overall, I love living in the village and the experiences it has given me. :) read more
