I felt a little bit cheated and unsure if I had an apartment when the website opened earlier than my registration time without notice. The apartments themselves are not homey and have a typical divided dorm layout. The bathroom, flooring, and kitchen need to be updated. There is a problem with basically every toilet. The rent is expensive. To have your own room, it is $860 a month. The rules and regulations are more relaxed here compared to he suites. The amenities include free laundry, a pool that hardly anyone uses, parking, free maintenance, recreation center, and included furniture.

PROS: -Parking is convenient and included in CPP parking pass. -Everyone there is also a student at Cal Poly -Free laundry -Campus adjacent -Utilities + internet included CONS: -COCKROACHES. They never stopped coming and leaving their eggs, poop and babies everywhere. My God, it was disgusting. They were German cockroaches which are notoriously hard to get rid ofUpon requesting their pest control, they come and spray around once but that does nothing. Other bugs too, like spiders and silverfish. -Lots of mold growing in bathroom, the whole bathroom was gross before even moving in, and in a state of disrepair overall. Water heater was also wacky and would randomly turn scalding hot in the middle of showering. -Carpet stains everywhere, kind of gross overall. I remember when I first moved in the previous resident was kind enough to leave me housewarming gifts in the form of many boogers stuck to the wall that were incredibly hard to remove. They really don't put much effort into maintaining the apartments between residents. -Cheap flooring and carpet -Old appliances. Small kitchen sink. -Shared bathrooms -Thin walls... my roommates would stay up all night playing games, yelling in vc driving me crazy. You can hear your roommates talking and understand them even when they're talking at a normal volume.

Time after time, he's proven that he's truly a gift to the community. JOSE - One of the Maintenance Techs that usually comes by when there is an issue is always friendly and helpful! He's always working so hard throughout the complex and you can tell that he truly takes pride in what he does! ERIVERTO - Another Maintenance tech that helped when our shower water had an issue. I thought it would be a pretty complicated issue to fix but Eriverto came the next day and had it resolved in about an hour! Even more so, he was scheduled to leave on vacation that day but came in to make sure that we were taken care of before he left for a week! Also, want to mention that the overnight security staff are always so kind and vigilant! And we never got reimbursed for damage to our belongings. They always told us to claim it on our renters insurance which would raise our premium. They flooded our apartment 3 times in 5 years. Also parkiparking is very hard to get. Good luck getting a garage. We tried and was on a "list" despite new renters getting a garage before us. When we complained, they would tell us we were never on the list. We tried to not cause waves, cause we wanted to be good renters. But, after constant rent increases. Despite pomona having rent control they priced us out. And we were forced to move. Also the appliances are very outdated brown cabinets and a 70s stove. Unless you get their renovated apartments which cost more. WALLS ARE VERY THIN! I could hear my upstairs neighbor having relations every month. Or when their alarm on their phone would go off. Or if they got a text even. Believe what the other reviews say. The 5 star reviews are from people they ask to do when they move in or they are def paid. I know cause they asked me to leave a 5 star review for a $25 gift card when we moved in. They have a crazy move out policy where if you move out, you have to pay the remaining balance for breaking your lease. Which is super hard cause if your lease is up in January then technically they want you out by February. Which we didn't know. Pool rules are a bit harsh. Can't have birthday parties for your kids which sucks. Can't invite family to have fun for a day. No clubhouse to rent either. And no playgrounds so def NOT family friendly. Cars are always getting broken into, catalytic converters being stolen despite their "security" which in 5 years I've never seen. Also good luck finding someone in the office. And if they are they are lazy. As we moved out we seen 5 families look at the apartment next to ours and not one employee accompanied them. They gave the codes to the apartment and let them find it. The apartments are not disability friendly. If you ask for a first floor there is stairs. Second floor stairs, third floor, guess what? more stairs. Good luck getting food delivery or any other packages aside from Amazon. Cause the buildings are so confusing that packages are constantly sent to other addresses. And because their staff is so out of touch. No one knows or talks to eachother. Their is no neighborly love, so people keep your packages all the time. It's an, every man for themselves vibe, despite the food truck Thursday's and the staffs treasure hunts during holidays. There is nothing that really brings the neighbors together. Having a pool party day with a dj, Or a playground for the kids, or something that actually brings the neighbors together was organized maybe people would be more friendly. But if you love a hermit lifestyle, then you'll live this place. 2 stars for the nice view and fireplace. Everything else is not worth the headache

We found the perfect place, La Verne Landing! First off let me tell you it is super close to everything, campus, downtown and the new soon to be open Goldline Station, which is amazing. The area is so clean and super cute neighborhoods surrounding the Landing. She rides her bike all over, and when we visit we ride bikes to downtown to grab a bite or an adult beverage in one of the many restaurant's. The place has super convenient parking in the enclosed structure and on the street above on the ground level. The interior is rather secure with the coded fencing and the layout basically surrounds most of the units, which gives it a secure atmosphere. The security cameras are a nice touch. The other residents/students seem to be focused on their studies or sports, and it can be kinda quiet most of the time. The staff that manage, clean and do the administration aspects of running this complex are top notch. Super friendly, polite and above board professional. They totally understand what the needs of their residents and their parents concerns are. The grounds are maintained superb and the units are nice and clean. If you have a child who is needing a place to live in this area for college, I highly recommend the La Verne Landing.

Sac, good food options, and pet friendly. Management is a 50/50. If cockroaches are not your forte, do not move here. Save yourself the headache (I'm being so serious, it genuinely ruined my life at the apartment). Many tenants who have kids do not care whether their kids are nuisances. Parking is mid and there's literally no guest parking. Safety didn't seem like a priority there as well. Do not move here unless you have no other choice.

Below is a small list of reasons (many more): Cockroach infested - the entire complex is cockroach infested. While they do send Pest Control, but the treatment is completely ineffective. The severity of the infestation has significantly impacted our ability to live in the unit normally. In particular, we have been unable to properly use the kitchen due to the recurring presence of cockroaches. California law requires landlords to maintain rental units in a habitable condition, and tenants have the right to withhold rent when a unit becomes uninhabitable and the issue is not adequately resolved. Due to the extent of the infestation, I was barely able to live there Dec - Jan and not able to live in the unit for the entire month of February even though I paid rent for it. The only reason why I am back is to start packing and move out. The primary reason I have decided to move out is the ongoing cockroach infestation, which the office has also confirmed is affecting not only our unit but surrounding units as well. My new lease begins on April 1, and we will not be able to access the new unit before that date. Because of this, I will need at least two days to complete the move-out process. For this reason, I requested a rent abatement equivalent to two days' rent for April 1 and April 2nd, which was refused. So after 12 years of living here and dealing with multiple issues, they refuse two days worth of rent abatement for an issue they couldn't fix? Given these facts, I am asking you to clarify why you believe it is appropriate to deny even a modest two-day rent abatement under these circumstances. Since they are unwilling to reconsider this request, then I am formally requesting reimbursement for rent paid during the period in which the unit was not habitable, specifically from December through March, when the infestation persisted despite ongoing but ineffective treatment. Additionally, I noticed that the pest control request for this issue was closed the same day we informed the office that we would be moving out. This was done without any communication confirming the issue had been resolved, even though the infestation remained ongoing. This just shows that the team does not care to fix the issue anymore since we told them we are moving out. Not only this, but the apartment tenants are extremely rude and I feel very unsafe living here. Not only are there always tenants smoking weed in the parking lot, but there have been crude messages written on the windows of dirty cars in the parking lot (I have photos but I know I can't post it here). My roommates car had her window broken into with a rock, people always park in your spot even though they are reserved. Pipes are always leaking onto people's cars. It's just a mess. In addition, this is a money sucking apartment - two years ago I was wrongfully charged over $400 and this was removed from my account once Lisa confirmed it would be removed. Just a few months ago, these same payments popped back up from 2023/2024 and I was forced to pay for it. I told them it should be removed and showed them confirmation from Lisa and I was directed to email another department, who never responded back to me. The only reason I payed it was because it was affecting my roommates credit. Lisa said it was out of her control - how is it out of her control but two years ago she had the power to remove it? Doesn't make sense. Then, after living here for 12 years, I noticed all the other apartments were getting updated except mine. New carpet, wood floors, new paint, new counters, etc - when I asked to have my apartment updated they refused. They said no - that they would only update my apartment when I moved out. Yet, every year they raised rent on me and charged me just as much as the new apartments - for a unit that had extremely dirty carpet, mismatched paint, & stained counters from the previous tenants. One time, we wanted mold removed from our bathroom and our bathtub patched up and my roommate told me the maintenance crew member told her the office wouldn't allow him to do it "unless she acted like a Karen." When I asked them to patch up paper that was coming off of the kitchen cabinets, all they did was glue it back on - which came off the very next day. On top of that, communication from the apartment is nothing but lazy and unprofessional. It takes weeks to get a response back for anything important and time-sensitive. I have yet to hear back regarding my request to receive a refund for the months the apartment was uninhabitable due to cockroach and weekly toxic material being sprayed in the apartment for over 4 months. So, you tell me - would you live here? Not only do they still owe me my security deposit back, they have yet to respond back to any other email I have sent. Save yourself the headache and the money.

    I am posting this to clarify my experience regarding our rental and my interactions with Chris…read moreHelmich after my previous review was removed. Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.
