I've had too many bad experiences to name, but I will mention one. Last year, 2025, Tenant Planet was late getting my lease renewal to me. They realized it on November 12, 2025. They immediately emailed me and sent someone to my house with a lease renewal and the rent increase. I called and asked when would the new rent be due; I was told December 12, 2025. I paid my new rent on December 4, 2025, lovely Tenant Planet charged me a $150 late fee (they will not reverse it) the old rent, plus the new and rental insurance. Never mind, I've sent a copy my rental agreement three times. The right hand doesn't know what the left is doing. I've been renting this property since 2011, and unfortunately, the owner may be loosing me as a tenant. If you're a property owner, think again if you were thinking about using this company. read more

Our experience with Tenant Planet was, without question, the worst renting experience we've ever had. From the very beginning, communication was inconsistent and often misleading. We were given incorrect information multiple times regarding our lease, payments, and move-out process. At one point, we were told conflicting things about whether last month's rent had been prepaid--something that should be very straightforward for any competent property manager. Maintenance was another major issue. Requests were either ignored or took an unreasonable amount of time to resolve. We went over 3 months without a working laundry unit, waited weeks for basic fixes like a dishwasher, and even dealt with delays just to get a laundry key from the HOA with little to no assistance from tenant planet. More concerning, there were serious habitability issues--including mold and multiple instances without hot water--that were never properly addressed in a timebound manner. Upon moving in, the unit was covered in mold (our lease said the owners would not be held responsible for mold). Upon moving out, they charged us hundreds of dollars for the mold- so they aren't liable for the mold but we are?? The move-out process is where things became blatantly unacceptable. Menahil and Anthony managed our moveout process and it was a complete mess. It took them weeks to even acknowledge we were moving out, then Anthony showed up on the wrong date for our move our inspection without any type of notice our apology. During our walkthrough, we were explicitly told that any charges would be minimal (roughly $300-$500) and that the unit was left in good condition. Based on that, we paid for a professional cleaning service as instructed. Despite this, we were later hit with nearly double that amount in vague and inflated charges for cleaning, paint, and minor repairs--completely contradicting what was communicated in person. Then came the handling of our security deposit. Under California law, it must be returned within 21 days. Not only was it sent late, but we were met with contradictory statements, deflection, and denial even when we provided proof of the actual deposit date. At one point, they claimed the deposit wasn't late despite clear evidence showing otherwise. Communication deteriorated into delayed responses and repeated avoidance of direct questions. What stands out most is the complete lack of accountability. Instead of addressing concerns transparently, we were met with excuses, shifting narratives, and a refusal to acknowledge clear discrepancies. If you are considering renting through this company, proceed with extreme caution. Document everything, take photos of the property at every stage, and do not rely on verbal assurances--they will not be honored. This company consistently demonstrated poor communication, questionable practices, and a disregard for tenant rights. Our unit specifically was 16911 Bluewater Ln. Huntington Beach, CA 92649. Menahil gets 5 stars - she was always as helpful as she could be, given the poor quality of much of the rest of the company. Many times we would contact them and not get a return call from the person we were transferred to, especially if it was in regard to the security deposit. Also, don't bother cleaning the apartment when you leave because no matter how clean you get it, they will charge $250 for a "deep clean." We even cleaned the window tracks and blinds and all the other items they said to clean - waste of time. And we left it cleaner than we found it. Also, last year my son rented through them and they kept $265 for returning the keys late, even though Ana had told us that it was "fine." She did NOT say it was "fine but we'll need to charge you." In fact she implied the opposite. Here are there text excerpts (and I sent the full text screenshots to them, to no avail): Ana on July 1 (after she was unable to meet us at the unit that day as we had discussed): "... the keys can be dropped off at the office through the slot in an envelope or I can meet Colin tomorrow at the unit" Us: "... would he have to bring them back tomorrow or could he wait until later this week when he works next?" Ana (morning of July 2): "... If we wait until next week, rent would need to be charged until then" Us (also morning if July2): "... Sorry, I didn't mean to imply next week. Just not today. Tomorrow would be fine, if that's OK, since Colin works tomorrow. Otherwise one of us can drive down there today." Ana (also morning of July 2): "Oh OK got it! Yes, tomorrow works just fine." (And he did return them July 3, but we were still charged and they would not reconsider) read more

3 1/2 years ago, we engaged the services of Tenant Planet, a property management company, located in California, to manage our residential property in Belmont, California. It's a single-family home up a very steep driveway planted in front of a very steep hill, with a beautiful view of San Francisco, and it required special vetting for the right tenant to successfully and comfortably live in this residence. We are forever grateful that we connected with Tenant Planet. They interviewed several prospective tenants and located the perfect fit, and these tenants have occupied the residence for over three years. The rent is paid on the first day of every month and deposited directly to our account with accounting paperwork that makes our role very very easy. They manageabsolutely everything from exterior issues to interior issues, and and we could not be happier at the outcome. He is passionate about his job and does what he says and says what he does. He is efficient, courteous, professional and a very decent person that knows the ins and outs of getting a good tenant for your property. He knows so many handymen, plumbers, painters etc. and goes above and beyond to get you the best person for the best price for the job. Even the tenants he places in your property loves him! He's prompt in answering your queries and if he does not know the answer, he gets back to you after researching the issue. He's your "goto" person if you are managing your property remotely. I simply loved working with him and any company would be lucky to have him as their employee. I can't say as much about the company though. I had scheduled a tour through this company today for 1:00. I arrived on time, and saw that the current tenants were still moving out of the condo I was supposed to tour. I stopped to chat with them, and found out that whoever manages the property hadn't informed them that there would be other people touring the property. They told me that random people had shown up all week to allegedly have "tours" of the property. I tried to call the realtor, Alex, who was supposed to be showing me the condo, but their inbox was full so I couldn't even leave a message. I am so disappointed. I can't even begin to believe how someone could be so inconsiderate. So I took off work today, and wasted time, and money all for nothing. It took me and 1 hour round trip to drive there and back, and Alex couldn't be bothered to pick up a phone. read more

We had to move in October 2019 and our point of contact was hit by a car. As they described it, flung by her waist into the air. Somehow, they never told us what has happened and was still corresponding with her while she was in the hospital, rather than giving the assignment to someone else. Had a series of three people come back to try and do the initial walk-in to no avail. Upon move out tried to charge us for things that I had ticked off as part of our issues upon move-in that we shouldn't be liable for. Don't do it! You get what you pay for! They kept the funds that they held for repairs. They sent me two separate bills from two different contractors for two different $$ amounts for the same job. They have their own contractors who charge 2/3 times what is normal. They did not communicate with me when the tenants requested repairs as we agreed to do when I signed on with them. Oftentimes when I called I got voicemail and when we parted ways they erased all of our text and photos of repairs so that there was no record of our conversations. They also failed to complete the move in checklist with the tenants which was part of the lease. Now it will be my word against the tenants when they move. I live in another state and I thought that I could trust them to handle the property that I turned over to them. After they got my signature and $$ they basically abandoned ship! I don't recommend them! They are a poor service provider and should not be trusted with your property. read more

Rented from a property owner who used this company. Had such a terrible experience that I purchased a home and refuse to ever rent again. This company treats renters (the actual mortgage payers) very poorly and does not respond to maintenance request in a timely fashion (I.e., 2+ months to get broken A/C repaired and 5+ months to get broken outlets replaced) despite having a home warranty on the property. Do yourself a favor and purchase a home to avoid vulture companies like this one. If not possible, avoid renting from anyone who uses this place....go find some nice apartments, you'll be glad you saved yourself the hassle of dealing with this company! read more

Worst renting experience ever!!!!!!! I was told that everything would be clean and ready to go for me to move in when I signed my lease in OCTOBER. I moved in in DECEMBER and nothing was ready. I asked for accommodations based on the fact that not a single part of my lease agreement was actually met (professional cleaning, removing debris, repairs, etc) and was met with "i know how you feel. it took 2 months before my house was officially ready" as if that negates the fact that they had 2 months to get those things done. So happy that we went with Tenant Planet to take care of our rental property. From day one Jherie was super informative and patient with all of our questions. The onboarding process was very straightforward. Soon after the listing went live we received our first and only inquiry and they ended up becoming our renters. Jherie took care of everything and kept us in the loop as to what the next steps were. She also had recommendations for different vendors such as cleaners and appliance repairs. In regards to the poor review re: tenant experience - this was one of my first questions for Jherie as we wanted to ensure that our tenants felt taken care of. Great for landlords, horrific for tenants. Maintenance requests are ignored. Emails and voicemails are never answered. We've called ONCE A DAY FOR A WHOLE WEEK and still nobody will acknowledge the fact that our roof is leaking into one of our bedrooms. The lease agreement they sent over was 100% wrong and we've been waiting for a reply back to our concerns for over 3 months. 1 star is too much. read more

This company stole the photos I paid for. I sent multiple messages asking them to please remove my photos from the internet and I let them know I did not give them permission to advertise with my proprietary property. After multiple attempts I was never contacted and my photos still appear in their listing on their marketing to multiple internet sources for rentals. I would not advise doing business with an unethical company who tries to cut corners by stealing property of others for advertising and marketing. This company does not care about their tenants. My vehicle was towed on 11/1/23 because of their negligence. First, I was given the run around a few times over the phone on who to speak to. When I finally get thru to some one who actually cared I was told that Tenant planet failed to let us know about new parking permits and we were towed. I have a small business and they ruined my entire morning that day. They also did not want to reimburse me for lost wages. See you guys in small claims court. I posted a Google review as well and the page has since been taken down. Accept responsibility for your actions damn it. I always try to do things according to the rules and then this happens. I had issues from the very beginning of moving in to the rental property I am in now. This is not how you do business. I scheduled an appointment to view a home days prior. I received a text 1 hour prior asking to confirm the appointment time for Monday at 4pm. My wife and I get there 15 minutes early. I get a text stating "I was just informed the house has been rented". I was told in text from Ana that she had another property that will be available next month i stated that would be great. I have not heard back. Today, Tuesday the house is still on Redfin and a email was sent from a friend asking to view the property and was told to schedule an appointment for viewing. The house is located 1009 Red Oak Place. I believe this to very odd. read more

Seems like a great company for landlords but horrible for tenants. Moved in April 15... currently May 27 and have yet to hear a response from Vanessa who is apparently in charge of this property. Complained smell of mold in the house and wanted to have it inspected... no answer to emails or voicemails. Seems like they are just waiting for a lawsuit to happen. Maintenance request submitted a week ago for the microwave not heating and have yet to receive any status updates. I have called the maintenance line but it rings forever and no one answers. Unfortunate, because i like the property and would continue to rent here but the poor management is what's really making me rethink renewing the lease at the end. I'm writing this review for others contemplating using Tenant Planet for property management services. Don't hesitate to do business with leasing agent Oz Blake. Oz was very attentive, ensuring not only my questions or concerns were quickly addressed, but also, he quickly responded to any tenant requests. It was a pleasure working with Oz, pictures of my property were taken immediately, with my property being listed within a day. Great tenants were found within a few weeks. I have other properties that I will eventually bring over to Tenant Planet because of the superior service I experienced with Oz Blake. Besides the fantastic and exceptional service from Oz, Tenant Planet's business model is awesome. I was skeptical at first, but it's well worth the money when you consider the amount of services you are getting. Their model encourages prospective tenants to apply because there is no application fee. Oz handled EVERYTHING! This saved me a lot of time from screening tenants, showing the property, answering questions, and meeting with service contractors. The cost ends up being much less than paying a percentage of your rental income each month. It's a great value! Give them a try, you'll be glad you did. read more
