The association has been notified 4 times regarding tree branches over my wrought iron fence and a very large tree leaning toward my property since December 16, 2024, and as of now nothing has been done. The root of the tree is coming in my yard. I'm concerned why the VMG is not professional and the customer service is poor. VMG cannot keep up the common areas. This management company needs property management training to continue in this business. They raised the HOA fee from 145.00 per month to 180.00 as of May/2025 and VMG does not keep the common areas clean, bushes are not trimmed, trees are falling down service is rated 0/5. Carey Ranch let's get together and find a new management company that will be there for our community and common areas. Let's fight to get this done!!! VMG provide no service to our community. Angie Mata has no experience, no people skills, is not knowledgeable, unprofessional, hangs up the phone. She should not be in the property management field. They have now taken over $800 dollars out of our bank account with no warning or anything. March 22, 2024 I am in the process of having my landscape design project being installed. The stone planter, paver walkway and artificial turf needed to be extended. I also needed more flowers/plants. Per HOA guidelines, I called Valencia Management Group and spoke with Jen-Homeowner Services Representative. Jen let me know what documents were needed and set a date/time to meet her at their office. I met with Jen to go over my revised landscape design project documents that would be resubmitted along with the revised updated approval letter from The Fuel Modification Unit; to the Architectural Committee for approval. *I would like to personally thank Jen-Homeowner Services Representative for taking the time, going over my revised landscape design documents with me and answering all my questions and concerns. Unprofessional and Incompetent. VMG is the company that manages the very corrupt Newhall-Hidden Valley HOA. VMG's job is to resolve issues between this horrible HOA and the homeowner clients. VMG is unresponsive when asked to follow-up on issues such as filing a complaint for an out-of-control HOA board member (pictured below) and they give out incorrect and misleading information that can easily be disproven by a search on the City of Santa Clarita's website. In addition, VMG is unresponsive when safety concerns are brought up and couldn't even manage to provide a contact to install locking mailboxes. Its like they've forgotten that they are here to serve the clients concerns and not the other way around. They ignore emails and it's like pulling teeth to get them to take action for the homeowners sake. VMG also does not seem to apply the rules evenly and they make threats that are legally unenforceable (Davis Sterling Act). We deserve better as fee-paying homeowners. read more

Unfortunately an entire year later nothing, not a single thing had been done. And it is disheartening to hear that it may not be taken care of due to budget issues. Carolyn Reimann at the Reception Desk is truly an asset to VMG. She is super helpful, knowledgeable and professional. She made me feel comfortable and welcomed, the minute I walked in to the office. I had some concerns and disappointments with my calls not being returned by a Homeowner Rep in charge of my community which is Cornerstone. After 2 days and multiple voicemail messages I left, my calls were never returned. Carolyn directed me to Sue, the Manager and immediately, finally a return call was made to me by the aforementioned rep. If not for Carolyn, I would still be, not just frustrated, I'd be so furious for that rep's choice to completely ignore my multiple calls and voicemail messages. Thank you Carolyn for making me feel better about VMG after that unacceptable experience. Hopefully, the upper management will soon address that rep's way to do a better job with VMG Cornerstone Homeowners, in terms of Client Services, and to keep in mind that she represents VMG. read more

Where to begin. First off, is it standard practice that every person working at a property management company lack a soul? Is it the same as being a politician? You just BS your way through your day, soulless, and void of any humanity? If so, you should work at Valencia Management Group! We recently had to deal with the Creek Fire and our town home had been damaged. Was the HOA helpful? Not in the least. They have turned tragedy into a living hell. Further victimizing the victims of a natural disaster. If anyone there had a conscious they would feel shame. But, not these guys! Oh no. It's almost as if they revel in making feel like you're living at the DMV. Our door was damaged by the brave fire fighters having to kick the door in to put out a fire that broke out on our balcony. They saved the unit! But the after math has been worse. It took more about two weeks to get a yes or no answer about who was responsible for the cost of the exterior stucco around our door frame. The door frame needs to be replaced, as well as the door. Our insurance has been great, all they wanted to know was if the HOA was responsible for the exterior stucco or if we were. A simple question... you would think. But not for VMG, oh nooooo. I asked, and asked, and asked. And every answer I was given the run around. I was grilled about what I was doing, again, and again, interrogated. As if our attempts to secure our home, make it safe, and fix the door was somehow a sinister crime in need or persecuting. I was ordered to submit an application to be reviewed about what door we are going to replace our broken door with. A door NO ONE--and I mean NO ONE--can see unless you are trespassing. That's right, no one is able to see our front door, unless you have gone through our gate and walked down as long walkway past our garage, turn left and step up to the front of it. Not passing cars, not passing pedestrians, NO ONE can see the front door. Not even drones flying overhead. But we must ask permission to fix a broken front door. As if a broken door is more suitable than a fixed front door... that no one can see... A brown, wood door, that matches the exterior... But still, NO answer about who is responsible for the stucco. Weeks passed, I FINALLY received an answer to my simple yes or no question. The answer... Yes! Wow, was that so hard to say? Yes, FINALLY after what seemed like an eternity of back and forth emails to get a simple answer to a simple question, it was yes. So I should be happy, no? Well, you see a few months earlier I received a claim against our property. I was going to be fined! Fined for some stucco on the exterior that was dilapidated. This damage had existed since before we moved in and when purchasing the place we were told by the previous owners and realtor that the HOA covered this. We looked over the CCR and it seemed clear, the HOA covered the exterior damaged stucco. So we were very confused when we were being threatened with a fine if we didn't address the issue immediately. So I fixed the stucco on our exterior wall. Yet now that I have an insurance company involved all of a sudden, they cover the exterior stucco... So what happened when I asked about recouping the cost for fixing the stucco... radio silence! Thanks, Denise! You've been SOOOO helpful, you're like a bureaucrat or a DMV employee... This place is the worst. It's honestly, nightmarish. We will be putting our home up for sale this summer after we fix all the damage from the fire and NEVER buying in a place managed by this terrible company again. The ONLY people giving them great reviews are realtors who are on HOA boards (cause that's not a conflict of interest or anything, Ukraine/Russia... HELLO?) Who exploit that position and relationship with the management company for their own personal profit. And don't get me started on how they budget or their CPA. What a joke. They have suggested we take out a HUGE 3 million dollar loan... do they talk about the risks? Are they honest and tell us what the collateral for such a loan would be? NOPE, they mislead, misdirect and basically lie. Trying to sell it as a good idea so they can fix things... Yeah... our personal homes are the collateral... These people take advantage of California's litigious and complex laws and the ignorance of regular folks just trying to live in a home they worked hard to buy. Honestly what needs to happen is that this company needs to be seriously audited, and legal action needs to be taken against them. They are crooks that abuse the entire purpose of an HOA. To describe the professionalism of Ms Peggy, I have to tell people not only what happened, but how it happened. Peggy sent me a note that I needed to pay $750 because I damaged the new asphalt pavement. I received the notice after I came back from an overseas trip. The date of the event was one of the dates I was out of town. I requested a hearing. When I went to the meeting room, 5-6 people were sitting on one side. I had to sit in a small chair facing them in a distance like a criminal. I remember thinking what those people are? How could they treat me like a criminal? Even for a traffic ticket, the police would need to check driver's license, give a ticket and a body camera to record the event to present it to the court. I assumed that the only lady among those people was Peggy and others were board members. I recalled that each time when the HOA sent residents the list of candidates of the board, they always purposely place those who have served a long time before the new candidates. Obviously those are their favorite with some kind of unspoken codes between them. I gave my roundtrip international airline tickets to one board member next to me. He looked at it carefully and passed it to Peggy. Peggy didn't bother to look at the dates of the tickets. She directly passed the tickets to the man sitting at the center. That man seemed confused on what he should do the next. After a minute, he asked Peggy to pass him a picture. He asked me while showing the picture, was this your car? He was holding the picture but did not gave it to me. It was not my car. I replied. I also saw the car was parked on the curbside of my neighbor. I live in a cul-de-sac. Houses are next to each other. To cover up the embarrassment, Peggy said to the man in a low voice. She said the picture was taken a day after the event. I told the board that my son came to my house from San Francisco the day after the event. He came because the HOA sent me an email complaining the tree in my backyard attracted bees. I have copy of his plane tickets. When he took a Uber from the airport to my house, he didn't see any sign or stopping line. The paving had already completed. When he checked my mail, he didn't find any notice from the HOA about the pavement job. I think my quoting of my son's words agitated Peggy, as it would indicated her responsibility. A week later, Peggy sent me a letter that I still need to pay because my son damaged the pavement. She said she had a witness reporting seeing a white car driving in before the paving was completed. Now let's analyze Peggy's words. If she had a witness, the person would know if the driver was male or female. Peggy jumped from accusing me to my son. I am 5'6", 130 lbs. My son is 6', 180 lbs. Didn't the witness tell her the driver was a male or female? My car is Cadillac CTS, much longer than the economy car in her picture. The color of the car in her picture was pure white. My car is off white, sort of like the butter color. I have never parked car on the curbside. it is always in the garage. I did not leave the car key at home. My son took uber, stayed one night, and then called another uber to the airport. Additionally, if someone drove a car crossing the unfinished pavement, my driveway would have left asphalt trace. My driveway was clean. I took pictures of my and several neighbors' driveways for them to compare. I also took pictures of tire traces on the asphalt toward some of the houses. I sent those pictures to the board. But Peggy was not interested at all in figuring out what really happened. My question is who Peggy thinks herself is? Even a law enforcement agent will need to present the evidence to a judge before taking actions. If someone caused a damage, she should call police to the scene to record the incidence. Or she should take the evidence to a small claim court. Who gave a HOA agent such power to determine whom she could charge based on a faked photo and probably a faked witness? I was aware that at least two board members quit after this. Obviously they didn't agree with Ms. Peggy's action. And obviously Peggy would not listen to the opinions of these board members. read more
