I have the following suggestions for VMG: Improve VMG/Resident communication re service requests by the following: 1) Provide acknowledgement that a resident's service request has been received for review 2) if -- upon receiving a service request -- VMG already knows that the requested service will NOT be provided at any time, then the resident should be notified in a timely manner and provided the reason 3) if -- upon receiving a service request -- VMG already knows that the requested service is acceptable and can be acted on in a timely manner -- then the resident should be given an estimation of when the service could be provided 4) if -- upon receiving a service request -- VMG already knows that the requested service is acceptable but cannot be acted on in a timely manner, then the resident should be notified and provided the reason along with an estimation of when the service could be provided. read more

I called about a month ago that there was a used drug soda can at our community pool. I was there this week and it is still there. VMG advised that they would alert the security service of this and will follow up. I was there this week and it is still there. Small children including my grandchildren use the pool and spa. I sent an email this week and no call back or email. I have been on the phone for 17 minutes and have not got a LIVE person. read more

We just moved into a community that VMG manages (a term I use loosely) and I am so disappointed with how true these negative reviews are. My husband and I have left a total of 8 voice mails for Kristy and Lori over the past 3 weeks without any response. We are hoping to have better success via email. Our inquiries are not serious, but they don't know that, and Lord help us if there was a serious issue. Our previous home was also part of an HOA, in a terrible part of town, with lots of issues, and we never had this much trouble. What we gained in community we lost in property management. read more

This is the absolute worst business ever created!!!! They're extremely rude (Berta) and I've been paying the damn HOA fees for 6 months now, which mind you should've included a pool key since I purchased the house. They gave me the run around claiming they didn't have any (which was a lie because the previous owner turned their key in before moving out) took 6 months to retrieve the pool key which we rightfully paid for in August and here we are in mid December finally recieving it after we've sent multiple emails and phone calls. I wish we didn't have to deal with this pathetic of a business as our hoa management. I would rather eat my own sh*t. read more

Review update 7/28 Shortly after posting the below review, I was contacted by the owner who expressed genuine interest in seeing our issues resolved. We had a chance to discuss the issues and was informed that he had researched our case and others, and accordingly, made staffing changes. I'm looking forward to better lines of communication, moving forward. Chris We were optimistic moving into our new home, choosing to shrug off all the negative things that we had previously heard about becoming part of an HOA. I'm disappointed to report that in only our first 6 months, we have experienced a great deal of difficulty with Valencia Management Group, specifically trying to communicate with them. It has been our experience that they do not carefully email correspondence. On more than one occasion, we have received cut-and-paste default answers in lengthy emails, without our questions or comments being directly addressed. This has caused unnecessary delays and is especially frustrating when you are trying to coordinate contractors while dealing with other such moving parts. If you find yourself having to work with Valencia Management Group, I strongly recommend that you visit their offices and speak to them face-to-face. VMG is just too impersonal when handling matters via email or their web portal. read more

We were told by Kara Richards that our new pool key would be ready today, but when we dropped by to pick it up, the woman at the desk had no clue what was going on, said she would have to charge us and that we needed signatures we didn't have. We explained ourselves thoroughly, and she finally said, "ohhhhh". It would be nice if you could organize your office staff and supplies. That would be helpful. We left with no key after she told us that ours must have been given away but she could no way give one of the other 70 keys she had right there. Awesome. I agree with the previous reviews. Not very professional, doesn't answer or respond to email. Sent emails 3-4 times and also left a message and I get one response. The person apparently told her assistant to answer my questions, which never happened. Then I get a vague response to my questions and they don't completely read nor address all the questions. They pick and choose. I would not use this company nor recommend them. I also found them to be quite condescending. Pretty pathetic excuse for a company. I'm thinking about running for the board just to switch companies. Incompetent. read more

I'm very impressed how professional VMG has handled our community over the last 17 years. I've seen them grow and acquired/merge with other management companies because they have a great reputation in this industry. If I could give negative stars I would. Lisa Hoffmann is a nightmare to deal with. She is beyond unprofessional and does her best to make every situation in which we have to interact unbearable. I love my home, but am considering selling just so I never have to deal with and be harassed by her again. For example: I had told her about an issue on my front patio in which she never got back to me for months, then sent someone out against my direct email stating I would take care of it and then sent a bill for almost $1k. I fought it at the HOA meeting with full email back up then the board supported her and said they would split it. She is unethical, unprofessional and about 90% or more of my neighbors feel that way. This is not the first issue I have had with her. I am not sure how she still has a job. It would be in your best interest to get someone else in her position. read more

VMG's owners (Russ and Leonard) and our manager (Peggy) ALWAYS worked to make sure we were in compliance with our CC&R's as well as the Davis-Sterling Act. Valencia Management Group has been difficult to work with for over a decade that I've lived in my home. Constantly changing policies with little to no communication, resulting in excessive fees to my person and other home owners. VMG has been a huge help with organizing meetings and preparing reports. They've also assisted with advising the Board and made great recommendations along the way. They have a very good relationship within the trade as well, which has allowed us to obtain answers and solutions more efficiently... As a 20 year resident of Northpark Village at Valencia, I am quite happy with Valencia Management Group. I have lived in Valencia over 40 years and resided in 4 different developments managed by 3 different companies. While all did a good job managing the day to day business of each association, Valencia Management Group has been the most helpful and professional. I wish I could give Valencia management group 0 stars. They are simply bullies. I understand the point of HOA, and I understand that in some ways having a HOA is great, it keeps your community clean and nice..... but Valencia management is nosey and overbearing. I once had them give me a notice that I had to take down the "sheets" we had hung up as curtains in our bedroom... they were curtains. I emailed them to tell them.... and they asked for a picture from inside my home that I own to prove they are curtains, even after they said the noticed they were in fact curtains, they would just like a closer look. Uhm no. Next I got an email saying I needed to rip out the vine that was growing over my fence for their joke of a "paint project" in the community, the roots for the vine were planted on the common area. So we didn't even plant it, or maintain it, they did! Then when they started the "paint project" their painters took the chicken wire that was on our fence for the vine and threw it onto my chairs on the patio ripping one of the cushions...and on top of all of that the paint looks horrible, they were super sloppy, missed several spots, and got grey paint on the white fence. Now today I went to use the pool after walking by it several times and seeing the lock was off.... to my surprise ( that actually wasn't a surprise at all considering the HOA) the lock was back on. Who's pool is closed 6 months out of the year?!? For the amount we pay in HOA we sure don't get much out of it except for constant harassment. And these issues aren't even half of it... read more

They used to pretty good at customer service until the merger with Crown. They love sending people to voicemail now and don't return calls or reply to emails in timely fashion. It takes a complaint to get a reply. I'm an appraiser who dealt with them in past, they were great in the past. Never had an issue. Now, can't say much for them. This is second time I experienced this same issue with them. Valencia mgmt, please note, we are working on behalf of homeowners in the associations you manage. I believe you should be servicing the homeowners by providing appraisers the necessary information in order for us to complete our appraisal reports in a timely fashion for your homeowners. All you need to do is take 3 minutes to answer our questions, not two days. Again, this is second time this has happened with this company. read more

They do not help resolve issues they create the issues. Valencia Management thinks they are above the California drought laws. They are sending out letters to homeowners regarding brown grass and are giving an enforcement date. They are setting up the associations they manage up for lawsuits. read more

VMG has been managing our association of over 250 homes since 1998. My communications with them have always been handled professionally and with prompt replies. They have been invaluable in their assistance to us in running our association and helping us to maintain our property values. Russell and Leonard are outstanding in their fields and are great asset to their company. read more

I have to say that James Beard is great! I have a property I rent in an HOA which he is the community manager for and every time I call he promptly returns my call with all the information I need. My tenants were a nightmare causing issues in the HOA and he was helpful in providing timely communication to me and always available to answer my questions. I have since evicted those tenants and in the process of selling this home but I will sure miss my weekly calls and emails to Mr. Beard! He is very personable and very knowledgeable. I know this HOA will be in good hands! read more

If you're looking to consistently overspend on frivolous projects to the point of suppressing property values due to massive HOA fees, VMG may be the outfit for you and your property. Over and over it's come up that unnecessary jobs are done around the community at the expense of our collective HOA costs, with seemingly no contract bidding or even basic price comparison shopping. The vendors serving this community seem to cost 50%-100% more than their competition. Budgets are composed with very little oversight from the board (the board's failing there), include some projects that are utterly unnecessary, contracts are awarded to the most familiar vendor and then amended halfway through the fiscal year with surprise "assessments." At this point I'm not sure if this is incompetence, small scale corruption or misplaced ambition. This is a fairly low income community and at this point what you pay on your 30 year mortgage isn't much more than what the HOA takes monthly. read more

Worst experience- When you buy a beautiful and expensive home with an HOA you hope that there is little to know drama. Living in the south valley HOA proved to be much the opposite. When you move somewhere with 3 pools that boasts one pool would be open and heated year round you expect that to be true. We purchased our home during the drought and the day the drought lawn watering policies were lifted they started sending out notices threatening to put a lean on your home if your grass wasn't green by the end of the month. First that is illegal. Second most of the homeowners are breaking many of the laws from the handbook and nothing is ever done about it. I highly doubt those owners get monthly fines or threatened for things we constantly saw like working on their cars in the driveway, disturbing the peace, having their garage half open, leaving their bins out an extra day, leaving Christmas lights up half the year, having a strand of cafe lights from a party in the yard for 3 days (we were threatened about this when many people have cafe lights up year round.) the list is endless. They 100% were singling us out. The board is a ridiculous immoral illegal joke. Ruth should have been fired years and years ago since we were told by many people how many years she has been a tyrant for. She refuses to address your concerns and avoids your calls and emails denying you have contacted her when you clearly have a paper trail. Russ is just as bad. He is the aggressive bully board leader you see at meetings trying to intimidate owners. I met people who tried to run for board seats but were told that this guy wouldn't allow it because he needs to protect his power. It's like when someone is given the least amount of power and it goes to their head. We were also told by many that Russ gets kick-backs from his vendors as he forces homeowners to use his guys which again, is illegal. Very unsure why no one has gone to city hall about this man. The copper eagle security company was a joke. They only patrol the pool and not the streets which is dumb. When you call in an emergency or something pretty important they take forever to come and when they do they have zero power because the company hires people who are very passive and afraid to enforce the rules. There were constantly dogs in and around the pool, drugs, glass bottles in the pool, smoking, homeless people jumping the fence to bathe in the pool, kids jumping the fence etc. You should think twice before moving to this HOA. Recently bought a condo in a complex that is managed by VMG. I had a question and discrepancy about an extremely large bill they sent us in regards to a repair that was incorrectly billed and is sitting in our account. It has been 2 months since we have been trying to talk with someone in regards to it and have not received any responses. We have sent 4 emails, left voicemails, sent in a comment via the website and even sent a certified letter (which was signed for) and still have received no response. I am extremely disappointed and hope that our situation does not have to continue to be escalated. Here is another attempt to reach out to VMG to hopefully receive a response. Valencia Management Group is not very good at all. I live in a townhome community in the Santa Clarita Valley managed by VMG over the last 5+ years. Any inquiry I've had regarding requests for inspections or repairs I have to hound them to even get a response and then takes weeks if not months for something to get done. Its disappointing how they take care of the residents of the communities they serve. A focus on being more courteous, responsive and customer service oriented is HIGHLY recommended. read more

VMG personnel are great and responsive, however, the choice of vendors and contractors have not been the best. We continue to get below average vendors. Maybe it is the HOA choices and not VMG, or maybe bad recommendations to the HOAs to start with. read more

I live in southern oaks and Valencia management has never bothered or harassed me which is a big deal because I've dealt with another company who's absolutely awful. I think I have gotten a total of one letter in nine years about our driveway that was peeling (a quality issue with the company) and it took them months to fix. The management company got the documentation that it was fixed prior and we were working to get them out to fix it again and after that let us be. read more
