3/8/2021-Update to my previous review  I have been contacted by the new Management in regards to my concerns. I am happy to say that all is being addressed and a resolution has also been provided. The new management team of Valiant Residential Management have came in during some of the most trying times for the current tenants but they have expressed that they are all committed to working with the current residents on providing timely repairs and services as quickly as possible.   Unknown to the residents of the Lakeside community, the entire new Valiant Residential Management team have been working 7 days a week in order to establish a ongoing plan that will address the urgent residents needs that will in turn establish a better connection to communicate with ALL residents of the Lakeside community. I felt assured that the Valiant Residential Management team's current number one goal is to resolve the URGENT issues of ALL the residents of Lakeside Community.  I look forward to the great postive plans that The Valiant Residential Management has in store for the Lakeside community. read more

Valiant Residential - Here is the MOLD that I reported last week! I guess I didn't say it loud enough! - Property Management Near Me

We live at a valiant property and have not had a good experience. All they say anytime we complain is they took over a property and are "fixing the bandaids" from previous management. However, as residents, it's been worse in communication and getting things fixed than ever since October. I really wanted & tried to like Morada Plano. The location and overall look of the property are what initially sold me, but the day-to-day experience of actually living here has been incredibly frustrating. The biggest issue is the consistent lack of timely maintenance and follow-through. My kitchen faucet had extremely low water pressure for almost a full year. I reported it multiple times and was repeatedly told that everything was "working as intended" or "fine," when it clearly wasn't. It finally got fixed last week, but only after months and months of pushing. Even then, the maintenance man said "if that isn't strong enough we'll put in a pressure washer." Surely he was joking but he was annoyed that I kept complaining. You couldn't even rinse the sink properly. But again, that seems to be the pattern here, things don't get addressed until they've been a problem for far too long. The elevators are another MAJOR and ongoing issue. There are two elevators for building B and only 1 for building A. They are frequently out of service. (Around 8 times in a year) At this time, both elevators are down at the same time, and this isn't a one-off situation, it's happened repeatedly. If you live on an upper floor, this isn't just inconvenient, it completely disrupts your daily routine. We live on the top floor so it's 6-8 flights of stairs from the parking garage. Security and access have also been inconsistent. The garage is now secured, but that took nearly a year to happen despite ongoing concerns. Before that, it was fully open, which raised serious safety issues and there were several theft issues. Key fob systems don't work so the entire building is frequently open to anyone who wants to go to any floor. Lots of door knocking from religious or sales people. The overall upkeep of the property does not match what is advertised. Common areas don't feel consistently maintained, and there's a noticeable lack of attention to detail. The "resident events" are also underwhelming and feel more like an afterthought than an actual effort to build community. Offering things like burritos cut in half might check a box, but it doesn't reflect the level of quality you'd expect based on how the property is marketed. Jeremiah is friendly but he can't even interact at events because they host them during working hours and he's giving tours. The other employee says he's not a people person. What's most frustrating is the pattern across all of this: delayed responses, minimal urgency, and fixes that only happen after repeated follow-up. There is potential here, but the execution, especially when it comes to maintenance, management, and consistency, just isn't where it should be. We've had 4 property managers since October. If you're considering Morada, I would STRONGLY recommend looking closely at recent resident experiences, not just the marketing. Living here has meant dealing with ongoing inconveniences that really add up over time. Not tenant recommended for sure. Positive reviews are from people who toured and were asked to leave a 5 star review. Any resident who posts negative ones will be asked to remove it. read more

I have the unfortunate experience of living in one of their properties. I can't wait until I can get out! I am a teacher and I have to get up early to go to work. About a month ago, loud, rude people moved into the apartment above me. First, I left a note to try to address the issue. When that failed, I went up to talk to them in person. That had no effect so I brought it to the attention of management. I submitted a graph with decibel readings. I left a recorder in my apartment when I left one night and sent the five-hour audio file to them. They claim to have sent a "courtesy reminder." If they have, nothing has changed. Today, I received a threatening email from the manager stating that they complained that I was standing outside their door listening, which I did not do. What is ironic is that I submitted multiple forms of evidence while they submitted none and I am the one who is threatened. Now I will likely need to try to find an attorney to prevent them from taking adverse action against me for no reason other than that the tenant has chosen to retaliate by lying. So I will be doing that on Tuesday after the holiday. read more

This property management is a piece of work. They didn't do a good job of taking care of issues with the apartments at Lakeside in Dallas. Were only management for a year and we were tenants there for that time. When we moved out, they never sent us anything regarding our balance. We moved out in April of 2024 and didn't receive anything until we got something from the collections agency in Jan 2025. Not knowing what the charges were for, I requested some type of breakdown. As I go over the charges, I see that we were double charged for two of the exact fees totaling about $80. Now no one can fix it because it has already been sold to collections. If this was sent to us when we first moved out, this whole situation could have been rectified. Should have trusted the reviews. read more

The company appears to prioritize growth and acquisitions over addressing resident concerns, leading to resident dissatisfaction. This is what I got back when I searched "Valiant Residential" on Google and the description was dead on. Not only do they not care about what happens at their properties, but they ignore any tenants that bring legitimate issues to their attention that need resolutions. My wife and I moved in here 3 years ago and up until a few months ago had no issues. Then a new tenant moved in and began smoking marijuana constantly, sometimes 4-5 times a week. We have respiratory issues and let the property manager know that when we moved in. We also inquired as to what the procedure was in the event we did begin to smell smoke (cigarette or marijuana) and they assured us that if that ever happened we can alert the office and they would take care of it. Well after 7 months of alerting the office, nothing has been done about the situation. In face as I write this review at midnight on August 22nd, I smell marijuana smoke billowing into our apartment. The constant smoke causes me headaches and my wife breathing problems yet still nothing has been done. The property even has a policy that no smoking should be done on the building premises (inside the apartment, on the patio/ balcony, etc.) and when we called to tell them we still smelled smoke the employee that answered said they can't do anything and that we should call the police. We called the police the next time it happened and the officer told me me to call the office, leading us on a wild goose chase and sending us in circles. We've reached out to Preserve and Residential and the only thing we heard back was a comment on my review on their website apologizing for the inconvenience of the smoke, but nothing actually is done to resolve the situation. My wife and I have decided not to renew once our lease is up and have called back several friends and relatives that we referred and told them to go elsewhere so they don't have the same experience we've have. Sadly, bad experiences travel farther than good ones, especially when it involves where you live. I sincerely hope anyone reading this decides not to move in to any property manager by Valiant Residential as it has been a very bad experience for us. read more

I'm sorry but I live in here in one of their units and the service is horrible. The items in my unit are broken. I did not have hot water for 3 days. We had to shower with cold water. Things falling apart, and they got my 2 separate checks totaling $4100 in their po box yet to process it. They can't find my money.. but they charged me $200 late fees on April 2nd. No you guys need to do better I need my checks or someone provided me with some information asap..This is disheartening and we just moved in a month ago . read more

1 star is as low as you go or I would give none. When valiant took over from the former management company things have been progressively more caustic and sloppily performed. The office staff is hateful and does not know what to say or historical information and basically makes things up rather than say I don't know. Properties listed in original (Metro) contract regarding chiller/boiler system did NOT include Starlite. But they decided to start charging anyway just out of the blue. The management company paid to move me from Metro to starlit in July of 2021 due to filth and bugs and spray painting literally everything in the bathroom with Killz. I moved in after itemizing needed repairs - never fixed. Never replaced. Toilet has wobbled from the beginning. Tub has rust stain from the drip pan of ac upstairs. No water heater but we do get hot water fast. I suspect tankless water heater. Walls are a putrid yellow color and floors are professed to be "painted" concrete. Blinds came pre chewed and closets not cleaned out so bugs! Patio fence is a travesty and supported by bricks and stove grates. Light fixtures are ancient and random sized replacements for bulbs are very hard to find and expensive. But my neighbors are awesome and we all agree they are raising the rent when in reality they should have lowered it. read more

I have lived here over 15 months. I have called in numerous work orders. Either they show up and don't leave a notice, or they show up and do not do the job. I have caught 8 rats. I have begged them to do something. They say peat control has been out but no notice ever left. I have had a leak in my water heater closet 4 times. I have mold growing, it's still leaking and no one cares. They cared enough to ease my rent to $1844 from $1680. When I asked why such a high increase the manager told me "I can rent your apartment for $2000". Don't waste your time calling corporate because they don't care either. read more

Contractors and vendors, I have to echo the same sentiment as the other vendor review. I completed work on multiple units (gateway place, briarcove apts, summerwind apts and the boulders apts) in August, submitted the invoices and was advised of a 30 net pay. Here we are 4 mos later, Ive reached out to respective property managers, info@valiantresidential.com and the CEO of the company and have yet to have this resolved. It has been a truly disheartening experience in getting paid by this company. And I hope they do the right thing and finally resolve this matter. read more

I live at the Arden nw with my lease up on Saturday. We were told we just didn't need to renew and a form would be sent to the portal. We never got a form. Now you want us to pay an entire months of rent because someone in your office lied to us. Not to mention we had no a/c all summer which is ILLEGAL. We also were supposed to be in an upgraded apartment and got a busted up apartment that we moved into (I have pictures) and said yall would move us then gave the apartment to someone else. A year later and it was NEVER fixed. Yall always cut out water off and have roach infested buildings. Do NOT ever live here. Disgusting. I came across the worst experience with this company treating residents. to put in short they simply try to impose fines while vacating the lease or when you are in lease as well. i recently had an issue with cook top glass damage due to excess heat and sudden drop in temparatures cold to hot, hot to freezing temparture made the glass top broken automatically. when i brought up this issue they took 2weeks of time to replace the whole new stove and trying to charge me 900$ saying as you are responsible even you didn't do the damage. the appliance they provide in this communites are too old that they couldn't get the parts to replace as they are out dated model. and they even charge for cooking odour when you leave the appartment. so if you are thinking to rent an appartment with these guys prepared to not to cook in home. read more

I have numerous words beyond this space to complain about the living conditions at University Place in Denton. To save time, I will just say do not rent there unless you need to save money which you will regret as soon as you sign the lease. There will be no service you can find in a timely manner. Management changes every two weeks so you can be sure no one will know about your issue, despite the energy you take to document. They have fires in trash bins, weeks with out AC, poor ventilation when it does work. They have changing phone numbers. They have 'who me, not my issue' types working the phones, and then you will be charged extra fees for trash removal. You will not be happy for the $100 you save each month. I have lived at Courtyard Condos in Dallas since October 8, 2022. On October 10, 2022, my bathroom flooded due to the air conditioning unit over working and backing up in the pipes. I submitted a request to have it looked at ASAP because there was sheetrock damage and I had to email again on November 21, 2022, to remind them I still had damage that was not taken care of. Also, never fixed my air conditioning properly; did not know this until recently, because it was winter and I did not use my air conditioning. I have photos, videos and emails to back all of this up. I have since submitted a request that my air conditioning was not working AGAIN on February 27, 2023 (41 days ago) and have seen one person three weeks ago. I called the office on April 4, 2023, asking about my open ticket because my apartment was 80+ degrees and got forwarded to a personal cell phone and they told me they would have someone out that day, still no follow up. I now have sheetrock and water damage AGAIN in my bathroom. I have maybe 624 sq ft and my electric bill is $200+ every month because the unit just constantly runs. Two months into me living here, I had to reach out because I had not received a single piece of mail. I was told by management that I needed to go to the post office to get my mail and figure out why I was not receiving mail. So, I did, and I was told, they were not delivering mail to our location because the mailboxes were broken so legally, they could not leave mail there. I relayed this back to the management office, and it took weeks for this issue to be solved. I am a resident; I should not have had to resolve this issue on my own. The tenants no longer live in this building but for months there was a white dog that would terrorize residents and other dogs. The owners would just let him out the door with no supervision, leash or collar. This was told to management by several residents with no resolution until this month. At this location there are four doors that allow you to go in and out of the complex. Since I have lived here, every door/look has been broken into and does not function. At one point one of the doors had a huge hole in it and didn't get fixed for weeks. I have videos and pictures for proof. This is a safety issue and is not taken seriously, especially in this neighborhood. I pay for these services, and they are not being provided. With this being said, I am requesting to put in a 60 day notice and not pay the termination fee of $1,150 due to the fact that Courtyard Condos and Valiant Residential has broken the lease agreement. Please let me know the next steps that need to be taken or I will hire a lawyer. read more

I live at Infinity on the Oaks and since new management took over the place, it is a mess. Poor management. I hate calling in to get things done. I submitted maintenance request early in week regarding a/c not working properly and it is now Saturday with no response. I have called office for three days through out business hours with no response. Typical of how they handle things. I have even advised them that the clean up crew they have working cleaning out apartment below has moved in, in case they are not aware. They have pulled bed out from apt and have left it outside for three weeks. They leave their beer cans and trash bags outside for days. These apartments used to be very well maintained and now its a free for all. read more

Worst management company I have ever lived under. Please check ratings and reviews before you move anywhere they are managing. They care nothing for their properties or anyone that lives in their residences. They have major issues with theft of cars, catalytic converters, mail in the Luxor lockers systems and leave trash for days even though you have to pay valet, and hallways filthy. They allow dog pee in the stairwells and do not care if mold is in your apartment. I had a package stolen out of my locker and they acted like they knew nothing of it. My last request was for the mold to be cleaned out of my bathroom and they didn't even address it. Just check out the pic of the note they left and the after photos. Do not live anywhere this company is managing, you'll certainly regret it. read more

If you're a vendor, do NOT do business with Valiant Residential. I'm still waiting for money owed to me for 3 months, including a late fee. The manager, Britteny will not answer calls, voicemails or emails and clearly doesn't think it's important to pay vendors. I called Valiant's corporate office, left 2 voicemails and an email but they don't reply either. The next step is small claims court where I'll get in line with everyone else they owe money to. It's amazing how they can collect several thousands of dollars in rent each month, but don't care to pay vendors who keep their properties rentable. read more

This is the worst property management company. they do not have the money to properly maintain the property which is filthy most of the time. Dog poop in the hallways takes them three days to pick up roaches in the hallway, problem, securing the building management is unresponsive, lack credibility, and do not take responsibility for issues at the property stay far away! read more

I have never lived at a residence under childish rules leasing mgr very rude and ugly disrespectful to residents promised a car wash dog park to be re done dog washing station etc.:. dog wash station was open for use for residents to use now lock until leasing office opens on Monday.Most residents wash cars pets and clean homes on weekends etc I will not renew after this lease is over and if asked if this is a good residence to u will say no. I have yet to get a call from Regional MGR as I leased from her and trust her but my requeet from mgr has not made it to her I guess. read more

My roommate and I were expected to move in to our new home at one of these properties this summer. Their property (Infinity on the Oaks) violated our lease agreement by stating we'd be able to move in August 1st, when in reality the apartment wasn't even close to being move in ready. We then requested a refund for the security deposit and first month's rent we had paid with the expectation that we'd be moving in that day, a total of approximately $2,000. They notified us it should be refunded within a month. It is now October 3rd, we still haven't received the check. We have called Valiant over 20 times, messaged on LinkedIn, and attempted to reach out on their website until, after 2 months of waiting, we finally spoke with someone today. This company has left myself and my roommate out $2,000 for 2 months (going on 3 since we don't actually have the check yet), has terrible organization within their company, management is obviously not a priority, nor are their customers. Disappointing experience overall. Hopefully we get our refund before 2025. read more

I currently live in the Ellis on Solon in Waxahachie TX. I am late on my rent due to medical issues. I had a stroke that has left me paralyzed and weak on my left side. Im a disabled veteran and I went in the office to speak to the management office. verbally he agreed for me to be able to brin partial payments in to satisfy my balance and now hes taking it back. which is not right. I was approved for the VA to pay my balance and rent for the next 6 months. Im not trying to get out of paying. just honor what you said. Its my fault that I didnt get it in writing because again I had a stroke and there are cognitive issues as a result. Again this isnt me trying to negate what I owe bc the balance will be satisfied. I have decided this Residental Management Company could care less about the residents of their properties. I guess that it is really about the money. Lakeside Apartments, previously Lakeside @ Northpark. The pool hasn't been up to code since Valiant took over in February of 2021. All THREE pools have been locked since before Memorial Day. There's already very minimal amenities at the complex to start off with. Closing the pools during Summer time in Texas because the property isn't being managed properly isn't fair to tenants who pay their rent. They've threatened to evict tenants who break the rules and enter the pool but what rules have they followed considering they don't even have the pool up to code??? I even saw a lady from the office badgering a tenant saying "ok well if you get sick it ain't our fault!" She didn't see me because I was in the gym & she was outside. I'm sure someone from valiant or the leasing officer will reply with a generic template telling me to reach out. Fix the problem & stop putting bandaids on things. If they worried more about the homeless families squatting in unlocked vacant apartments & actually keeping the property safe they wouldn't have to rely on the reviews from people who are simply touring the property. Of course their reviews are great, they aren't the ones dealing with the water being turned off weekly. read more

We moved into your Houston Apartment complex - Arden Greenwood in October, and it has been the worst experience we've had! We've had multiple issues since day 1 of living here! And the staff refused to fix the issues until we continously contacted them! One of the issues they refused to address was a leak near the outlet which was a fire/execution hazard! They clearly don't communicate with eachother because we are having to repeat ourselves multiple times about the SAME issues! And we are still having the same issues until now! read more

Ever since Valiant Residential took over managing the apartment complex I live in 3 years ago, the residents have received excuse after excuse about why things aren't being maintained or fixed properly. The on-site management team sends bids to whomever needs to review/approve the bids, but the bids are never reviewed, so items that need to be fixed aren't able to be fixed. In addition, vendors aren't getting paid so they've quit doing work at the property. We are currently on our 4th manager since February and even then, she's not here full-time as she's split between two properties and is only here one or two days a week. We also haven't had a full-time Maintenance Lead since March and was even down to just one maintenance team member at one point this summer (we normally have 3 team members, including the Lead). We're also on our 2nd or 3rd Regional Manager since the beginning of the year. The only consistency we've had for the past year is with the Leasing Assistant, who has now been promoted to Assistant Manager. We're thankful for her because she knows the property and the residents. Then there's an issue with the lease renewal system that the management company uses. My lease was up for renewal and after some back-and-forth negotiation, I agreed to a longer renewal period than what was originally offered to me. However, the lease renewal system they use won't let the on-site management team push the correct renewal paperwork so that I can sign the lease. Instead, I'm told that they have submitted a ticket and to "pay the new lease amount" even though the system will show my old rent amount. This system has been a known issue for several months, so again, it's just excuse after excuse. I like where I live and choose to remain here because of the location, not because of the management company. If my decision was solely based on the management company, I would have moved out upon receiving the first renewal I had with Valiant. read more

I currently live in the Shiloh oaks apartment that Valiant took over, had an issue this summer where the AC went out during the weekend. I put in a work order on Sunday. AC out was usually an emergency given its Texas and a scorching summer. The excuse for them not showing up was they have a lot of leaks going on, per the temporary worker inside the office. Complex had no manager yet only an inexperienced assistant manager and the temp worker. It wasn't until the end of the week (Friday) They showed up but the system had kick in and was working. 2 days before. I didn't contact them because i wanted them to check why it was working intermittently like that. So they came open it up and and close it back and left (said they was going to check outside). I couldn't engage with them because i was working from home on a conference call, however i did go out to the balcony and look to see if they would do anything, They didn't. After my call ended I called the office to ask about it, and was told the guys are here they said they fixed it. I said That's bull*****, and they didn't attempt to do anything. I said if it goes out again i am not waiting all week again for them to address this issue. That was strike 1 for me. Next strike 2 and 3, I get my monthly bill and i see that what was itemize now is bundled in. and is not explained for the high water bill i received. So the fees that is in my lease agreement they have more than doubled, sometimes tripled those fees. so now for 3 months my bill keeps going up now I am paying over $45.00 more one my monthly bill than i average for the previous 7 months. Nerver in the 7 yrs has billing increase like it is now. I kind of knew what to expect in my billing each month, but now fees that are in my contract keeps changing. They want to blame the water company and says they make the water bill, yet they want answer if it done for all residents. They say inflation is up and they are paying more too. They said i am paying 12% more on my bill, yet my water bill is almost double just for water usage and triple for sewage. My trash fees has tripled nothing to do with water. All this is in my contract. I LIVED HERE FOR 7 YEARS, my lease is up in a few months and i believe they are trying to squeeze me for more money. They sent me a letter of renewal that will go up $140.00 a month on a place that need ample amount of work. SOMETHING STINKS.............IS NOT LEGAL HERE! The Assistant Manager, whom i believe don't have a clue, loves to try and blow you off. Just found out they got a manager last week. The assistant lied to me just the day before i went in to talk her again. Than she tried to lie right there, said the lady in the office someone who works on something else. I ask that lady was she the manager she said, Yes, I am the new manager. I looked at the assistant, she just turned away. I AM TIRED ALREADY, I AM A DISABLED VETERAN I WAS TRYING TO STAY PUT, CALLING THIS HOME! I WILL CONTINUE TO INVESTIGATE, HIRE A LAWYER. read more

I still have maintenance requests that are unresolved they don't even make an attempt to contact me to say they are working on it. Terrible customer service and terrible treatment of customers. Currently I have green stuff growing in my sink that has been cheaply resurfaced and it's growing through the crack. read more

I don't even know where to start.. I've lived in my complex for 4 years and have been through 3 different management.. I have 3 young kids .. I can't get help from anyone... my apartment is liveable but the windows are all broken is smells like dog pee from previous owners , my electricity bill is 200 because it's just an old unit and they keep trying to fix it with old parts.. its been leaking for a month .. I asked for a window uint thats been sitting outside my proch for 3 days since mine AC is stil leaking and its hardly working, I was told its going to someone else .. yes it's been outside for 3 days ! my neighbor got a whole new system but I've been dealing with issues for 6 months and they got hers ordered new within a week !!!!! Ive lived at the Monroe [5051 Lahoma St.] property for about 4 months now and all i can say is, its been a complete nightmare, everything was good until about a month and a half ago, my fridge went out at the same time my A/C went out [may20th], i contacted the office and i watched michael input my maintenance service in writing and on his computer, fast forward 3 weeks and still no one has showed up, at this point my fridge, AC, And garbage disposal do not work, my garbage disposal leaks and floods my kitchen when water is being ran, so after a month and a half of waiting for repairs. the maintenance man comes over, all he does is replace my filter and told me to LET IT RUN FOR 24 Hours... SERIOUSLY!! its blowing out HOT air, and he insisted on it being from the hot air in the attic, TOTAL BS, ive been paying 1600.00 in rent on the first of every month i have not been late or missed a payment, im literally paying for an apartment that not even up to spec and all my appliances are failing, so the garbage disposal was fixed only to find out the next morning that NOW it doesnt even drain the water and the issue with the AC was not fixed at all, i even left the AC off for 24 hours in speculation that it might have been frozen over, which led me to buy a window AC unit from a pawnshop to keep my apartment kinda cool, but no, it still blows out hot air, yes granted the fridge did get fixed, but its the fact that i lived out of a cooler with bags of ice for a month before anything was fixed, then i get my monthly statement for July is $3008.14!!!! ARE YOU KIDDING ME, ive lived here for 4 months paid all my bills on time and theyre trying to tell me i owe them 3k, SERIOUSLY, im 3k in debt to an apartment ive lived at for 4 months, this is highway robbery, i have all my stubs, all my receipts for all of my payments, i have a video on my IG at the time i got the email for my monthly statement, its crazy, im literally lost at this point.. im right here now as i write this review and my room is about 85 degrees after a 10 hour shift...woowwww... read more

Worse property management I have ever dealt with. I am a Real Estate agent and I work really hard with the clients that I help so it really sucks when the 3rd party you are working with is not professional at all. I have left numerous emails and calls for them to pay an open invoice, and I have not received any response at all! read more

If I could give this place zero stars, I would. I took pictures of a broken front door frame, nails sticking out of door frames, was promised a new refrigerator, sloppy paint, and the apartment was dirty when I moved in. The front porch of my apartment and back walkway is used as a garbage can and the property is loaded with peeling paint. DO NOT MOVE TO LAKESIDE APARTMENT HOMES IN DALLAS. IT IS A DUMP! read more

Today I was contacted by my apartment manager at Chisholm Place and he had good news for me! Valiant Residential Management will be covering the damage to my car by deducting it from my rent due on November 1st. I am so appreciative that our manager went the extra mile to speak to them on my behalf and they responded.
