This review is for the customer service we receive from the leasing office person whose name is Daniel. We have one housemate who is planning to move out and we called on Thursday to ask about the procedure. Someone told us to just turn in the screening applications and they would process them. On Sat around 12:40pm, we walked in and got ready to turn in our applications. This rep, Daniel, gave us big attitude and lied to us. She asked if we made the appointment or not. I told her that the rep over the phone did not tell me to make an appointment and also did not mention it in the email. She continued to say the screening process will take 45 minutes and she can not put the removal date in advance. She said we need our IDs also. I told her everything was not mentioned over the phone nor email. She told us to make the appointment. Then, I was like fine. We made an appointment to next day, Sunday. Today, we walked in at our appointment time. Daniel was there and no greeting at all (not a big deal if she doesn't want to greet to people). Again, she gave big attitude while my partner was trying to make effort to be nice to her. She did not ask for our IDs. Everything was done within 15 minutes not 45 minutes. She also asked what our anticipating date to remove the housemate, which contradicted what she told us yesterday! I understood their lunch break is at 1pm and we walked in at 12:40pm on Sat. She could have told us that she will not take it since she goes on the lunch break soon or she could take the applications and processed after her lunch break. Everyone in the household pays the rent on time and I truly dont think we shall be treated that way! The worst customer service the Irvine company can provide to their renters. read more

This place is expensive and inconsiderate to its residents. We had a 3 bedroom 2 bath townhouse for 4.66k a month. That's utterly absurd. When COVID19 hit, we couldn't afford to break the lease. We had construction going on around our place for around a month and half in June/August of 2020. It went past the estimated duration length by a week or two. They only offered a small "concession" on monthly rent for the loud noises/disturbances/parking reduction. Maintenance requests take some time for them to get to. Leasing office workers have no clue what's happening or give little notice on any events residents should be aware of. They're very polite but they can't help you which is the frustrating issue. They just milk your money and expect you to suck it up. There are no rent caps so they increased monthly rent our second year of living there. After moving out, they charged us 1k to replace the carpet which we cleaned. We even had a $200 pet remediation fee when we never even registered or had a pet. If you're a student, don't live here. It'd be best to live elsewhere, the location and proximity to campus isn't worth the trouble of the terrible leasing office workers and their utter lack of empathy. Carpool with a friend, coworker, anything but don't live here. read more

I have several frustrating experiences with the service and maintenance department, and also other staffs ,they're not good at coordinating with vendors, issues such as the vendor showing up at my door without having an appointment or any phone call or email before, or after having confirmed appointments they canceled on me without giving me any notice so I have lost some of my working days and shifts basically I have lost money because of them and it hasn't happened once, it did happen several times! they have booked the appointment with me but they don't show up and when I call them and I got connected to their emergency service department and left a message, all they needed to do was to Simply give me a call and let me know that it's not going to be today , but they simply don't care, when I talked to the manager John Guire ,he assured and guaranteed both in his phone calls and his emails with me that it's not going to happen but guess what it happened the exact same way with their lack of communication on their part, this lack of clear communication and being responsive is an issue in other departments of the Town Center Apartments, they don't reply to emails sometimes it takes me more than a week to receive a reply to an important email about my rent or some other issues !! For the price that they're charging the tenants, it is embarrassing to have this kind of management, I think Irvine Company is the most expensive rental community in the whole Orange County, other issues such as the laundry doors and pool doors that were not working with the keys, they just keep leaving it in a non- good functioning way for several years !!! After several years of us complaining and telling them again and again and again finally they changed it Overall not a good experience with their service. read more

I lost my job during covid and I could no longer afford the apartment. During the height of the pandemic many small time landlords let their tenants cancel their lease because it was a pandemic. Not UTC. They told me it would cost me at LEAST 5k just to cancel my lease. Said it was the lease policy. Dude, it was a pandemic. Never have I seen such disgusting practices. Here we have the owner, a billionaire Donald Bren who is worth $17 billion who monopolizes all of OC properties. Yet he refused to let students cancel their leases during a pandemic... Absolutely disgusting. I am begging you guys who look at my review to please look elsewhere. Please. Not only that this place was disgusting; I always had roaches in the summer. Stuff was always broken. Windows were flimsy and could easily be broken into. Very mediocre for the price you pay. Construction going on 24/7 so you couldn't even sleep in. Imagine being a student and trying to get some sleep but you hear a drill powering away 8 in the morning until 2pm. Seriously. PLEASE LOOK ELSEWHERE! Hi, I just wanted to give a huge shoutout to the maintenance man that showed up for my work order, his name is Edgar. We called for a work order to replace some blinds and replace some lightbulbs in the bathroom. He was very attentive the whole time and asked to check if we needed to replace some things that I didn't even know was able to be replaced. He was very informative of all the services that come with living in UTC apartment and had a very friendly and professional demeanor. We only needed to replace a few things, but he went above and beyond with his attention to detail. I really appreciated how he checked every single blind in the apartment and he even went back to replace the missing lightbulbs, when we only wanted to replace the one that burnt out. Getting Edgar as my maintenance man really made my day and definitely made my home experience even better. read more

I've been living in this apartment complex for about 2 years and have had multiple problems that the resident service office fell short on solving. From cars being parked in my assigned spot multiple times, from my own car being towed because I couldn't park in my spot. The RSO did not care to compensate accordingly or fix the problem. On a few occasions the mail man would leave all of our mailboxes open and exposed for someone to grab whatever they want. The laundry room was out of order very often. It had even flooded for a while. When they suggested alternative laundry rooms in their other complexes, I arrived only to find out that they were also out of service. The card readers will force you to swipe at least 5 times and it takes a while to process. They tried to fix this by implementing an app, but of course it never worked. I even tried to call the washing machine comapny's tech support and they said to contact my RSO.. A lot of blame gets pushed around without anything being solved. I've had construction happening right outside my window for most of the 2 years I have been here. They always start it a few months after most students are expected to sign or renew their lease. So you are kind of stuck. The construction tent is next to my window and the smell of their portopotties makes me sick every time I walk out. RSO's solution to this issue? They asked if I wanted air fresheners... and a measly couple hundred dollars (comparing to the 1/3 of our peaceful day being taken away from us). The tent made it very difficult to move out because it is blocking the ENTIRE parking section in front of our apartment. They could have set up somewhere in the middle of the complex, but they decided on a few occasions that right in front of their resident's window is the best place for this. I should mention that this is all happening during COVID-19, so we are sheltered in place right now and forced to hear this for most of the day. We are also surrounded by construction workers that take off their face masks during their breaks and constantly singing and shouting. Also, they started construction during our FINALS WEEK. Imagine hearing drilling and yelling while you are anxiously taking a test that determines if you graduate on time or not.. If you are a UCI student I advise to chose a different living space! There are places only a little bit further out that are way cheaper. Traffic in OC is not as bad as you may think for "socal traffic". The rent pricing is expensive simply because the proximity to the college. But you'll actually be saving money or break even if you just drive and pay for a parking permit. There are better options, please take this into consideration when planning your where you stay for college. Do not make the same mistake I did. read more

UTC takes advantage of the demographics of people who rent their apartments, college students who are trying to save some money and have little experience with leases and contracts. This review is not about the people or the apartment (which is pretty small and ugly already for $2600+/month for 2 bed 1 bath). The Irvine Company runs this place and it seems like they only care about money. They do not care about you, your well-being, or the customer experience at all. Due to the coronavirus, many students who are already struggling on their own are forced to pay a price set by this Company. My house paid 2 extra months of rent at $5500 just to move out and break our lease because carrying our lease for 5 more months was simply not worth dealing with this place. On top of that, we lived with spiders and ants crawling around everywhere with 5 people in a small apartment and had to put baby powder everywhere to get rid of the problem since the leasing Company will not do anything. Oh, our wifi bill was close to $100 a month for mediocre Cox wifi which was slower than the annoying, ratchet, and old showerhead in the bathroom. Keep in mind you cannot change your wifi carrier because you are only able to access Cox wifi in the area (wow monopoly!!!) You would think that taking 2 extra months of rent from poor college students during a worldwide pandemic is already enough. In fact, the headache and stress placed on us with all these issues was already priceless. Living on musty, dusty, old carpet also added onto our problems with crackly popcorn ceilings (which is not the best for your health). I could go on. I was not going to write a bad review because I just wanted to move OUT and move ON but no, UTC decided to give us even more stress. We were notified that we have to pay $145 to repaint the walls which were not even cracked or chipped. Yes, a few small parts were dirty but definitely not enough to pay $145. I would glady even paint the white colored wall myself to help us save this money and make up for this "huge problem". Also we are told that we would be charged to clean the carpet (which we did leave some insignificant small stains, but c'mon, we are people). I thought a proper leasing party would ALREADY clean an apartment before a new tenant moves in so I really do not underatand why they have to put this problem on us and charge us even more money when we are already charged so much money ($5500 + $40 maintenance fee) just to MOVE OUT. The good reviews on here are for the people that work for UTC apartments. Don't get me wrong, I appreciate their help because they know that this place is a scam so the least they can do is add some decent customer experience. But this place itself is a huge scam, monopoly, and not worth your mental, physical, and monetary health. And that's that. I recommend you driving to Newport a few miles farther and renting there instead. (Newport North apartment homes is a better choice). I feel like I got marketed a jail and did not realize it until UTC started feeding all this crap to us. Your welcome! read more

Staff was nice and the apartment was close to campus, those were probably the only benefits of Dartmouth. When I moved in, the bathroom was so disgustingly dirty that we had to bleach it 3x and the kitchen fan was taped up from previous renters bc roaches would come out. We also got really bad mold and had to be relocated for a month. In addition, when the pandemic caused us to have to end our lease and move back home, they provided no support in lightening the financial burden. I honestly think every single 5-star review is written by a bot or by someone who works for the Irvine Company because they all sound so fake and only focus on the staff themselves. After reading dozens of these reviews, notice how every single positive review always mentions a specific person by name and how great they are. At the very least, the positive reviews are only from people who don't actually live here and purely only interact with the staff. I also hate how shady the Irvine Company is by charging WAY more than the apartments are worth just because many college students can't afford to live anywhere further and we have to cramp in these small rooms just to have affordable housing. There have been so many times when I tell other people we're paying $3200 a month + utilities for a small, 2 bedroom apartment and they exclaim at how terrible it sounds. Not only that, but a lot of their amenities are terrible. The laundry room card machines almost never work and I have to swipe it 50,000 times before it registers. It's also just kind of expensive with $2 to wash and $2 to dry which they raised recently because they state the quality of the services increased but they were the same machines practically. Finally, at least at Harvard Court, there is construction going on outside almost 24/7 it seems like. I cannot tell you how many times I've been awoken at 8am-9am because giant machines are making noises, someone is drilling the walls/roofs right outside my apartment, or someone is literally hammering on the roof early in the morning. And despite all this construction that has been happening consistently for the past year I've lived here, everything looks EXACTLY the same. I honestly don't understand what they're even doing and it's so frustrating. I don't care for them to do the construction in the first place. They paint the apartments as being this place where you'll feel at home and then I see giant machines and tons of construction workers traversing across the apartments. Yeah I feel so at home! Ultimately, while the staff is genuinely really friendly and helpful and the maintenance crew is very reliable, every other aspect about living here kinda sucks. If you can afford to do it, move somewhere outside the UTC apartments as it's a lot better and more affordable. read more

Living in a Town Center Apartment community has been one of the best decisions I have made! We have lived in the same apartment for over ten years, with minimal complaints. The office staff has always been top notch, attending to requests in a timely manner, but the one leasing consultant that has stood out the most, in my eyes, is Jasmin Frias! She has been there, every step of the way, when I've needed tore-certify my lease/ paperwork, and has gone over and above to help me with a situation that took perseverance , on my part and hers! Our first year at the Stanford Court apartments was pretty good. We loved that there were always parking spots available for our two cars, never had issues with any neighbors, it was pretty quiet and calm. Our second year we began to have issues. It was unfortunate because we really thought this would be our long term place for a while. Some of the problems we faced were the following: Our mailbox got broken into and it took a while to get fixed. Our fridge constantly stopped working. The last time I requested to get a new one, but was told they didn't have any. So I said when one became available I would take it. That never happened. Washers and dryers constantly broke down. My husband contacted the leasing office about it. The second and third time he reached out to get our money refunded, they almost made it seem like my husband was lying and they wouldn't give us our refund. They did end up refunding us though. The worst part came when we had mold all over our AC vents. The maintenance guy recommended we move as soon as possible because it was when it was extremely hot and I had a toddler and newborn. So we left to my parents that same day. I spoke to someone from the leasing office and they informed me they would have the apartment inspected and then would give me an estimate of how long it would take. Days went by and I didn't hear anything back. I called and they still didn't have an update. Took more than a week, almost two before they said it would take 3 weeks to get fixed. They sent us our options of either going to a hotel with expenses paid by them or if we stayed at our own place (parents place) they would refund us those three weeks while repairs were made. We agreed to go to the hotel, but I asked for the first two weeks we had stayed at my parents to get refunded and they refused at first. Eventually while we stayed at the hotel, my husband would sometimes go back to the apartment to gather some more of our belongings and in one of those instances he realized my breast milk that I had in the freezer had defrosted. Apparently the fridge had stopped working AGAIN while the repairs were being made. I was furious to say the least. The lady I spoke to at the leasing office was very understanding and she did do her best as far as at least getting us our rent refunded for the two weeks we had stayed at my parents. She couldn't do anything about my breast milk though. But I did at least appreciate her understanding of my frustration. That was the last straw for us to decide not to renew our lease. So to anyone considering renting at the Stanford court apartments, best of luck! Hopefully your experience there isn't anything like the stress and frustration we experienced in our last months there. read more

Stayed here during my UCI days. Pros -Close to school and UTC. I like Trader Joe's. Cons -Overpriced -Finding parking during school year is literally more rare than finding a unicorn -Did I mention this place is overpriced (and they know it) -Really confused and incompetent staff. They kept sending our security deposit to the address which we had just moved out of, instead of our new one. They lost our check more than three times over the course of several months. read more

Avoid leasing from UTC at ALL COSTS. This is the biggest SCAM I've ever encountered. There are hidden fees that they don't tell you about until you move in such as gardening, common area, trash, moveout etc. We paid $4,500 for a small three bedroom townhouse and they couldn't even provide enough laundry machines. There were a total of 6 laundry machines for months intended for 200 apartments. Also, you will lose your security deposit so kiss that money goodbye as soon as you move in. The marks on the walls that were already there will be blamed on you and your housemates and they'll charge you to repaint the entire house. They also charged us for bathroom reglazing??? There were leaks when we moved in and they have the audacity to charge us. Overall, this place is ridiculously expensive and there's even more costs behind their friendly facade. read more

Lived here for two years, all I can say is it's extremely overpriced with increases every year. The apartments aren't all that nice, the kitchen bar has exposed plywood/MDF on the bottom, the walls are a bit thin, and the first year I lived there, we had so many ants!! When the exterminators came, they "did what they could" but my roommates had to end up getting ant traps and spray anyways. Only pros are the proximity to campus, and on site laundry. In general, UTC is just too expensive given the quality and they have horrible early lease termination policies. I moved to another nearby community (also walking distance to campus) after this, and it was much cheaper and nicer! read more

Horrible customer service. Lived at Stanford ct for a year. The only plus side was that it was close to the campus. To begin with, the leasing office workers give you different advise. They basically don't know what they are doing. They misinformed us on so many things. It was ridiculous. The apartments are just horrible we had different bugs even though we cleaned every week. Oh and you only get 2 parking spots. People would park without permits and they wouldn't even get a citation or anything. The management is horrible as well. Just word of advice do your research and don't lease any apts from this company. Here to write a review on Dartmouth apartments. I've been here for 3 weeks so far and I love them!!! I have a bottom floor space and the huge patio is my favorite. Moved in to everything clean and in working order. I have had ants twice- I've noticed this area is just prone to them and as long as I make sure to vacuum every crumb they don't come back. (I have a young child so I just vacuum and mop daily) there are also lots of bugs I have to kill but I'm not very concerned about them. We had a sprinkler break and come directly into our patio- but I called and haven't had the issue again. They've also been fixing the apartment above me which is a little annoying to listen to but really not the end of the world. I haven't gotten to try out amenities yet- pool/hot tub are closed still and I have a gym membership elsewhere that is still open. All in all I really love my apartment. It's spacious, clean, and in working order. The good vibes are here!!!! read more

Don't live anywhere that is owned by Irvine Company. They don't care about their tenants and only care about money. The incident I went through was so frustrating yet Irvine Company didn't care at all. TLDR: don't live here !!! irvine company lost our $9k check, forced us to pay another 9k to keep the unit, and they found it months later, adding on a lot of unnecessary stress and late fees. First, we had issues with paying the security deposit online. So, they told us we had to pay with a cashier's check. Okay, that's fine. We mailed in a check over $9000 (security deposit+1st month rent) to the address they sent. After a few days, I check our rent portal and the balance did not update. I called them about it and gave them all the information about the check and they said they will try to find it and call me back. I gave them a few days and did not get any call. I called them back, it was a different person. He also told me they still did not receive it and that he will go look for it. There's nothing I can do at this point besides wait. This time he emailed me back saying they received it and he will process it. I'm thinking everything is good now, right? NO. The balance still did not update. I called a third time, a different lady. I asked her about it, she said they never received it!!! Everyone is telling me different information, prolonging this whole process. I was getting stressed out because maybe the mailman lost it and the due date was approaching, if we don't pay this amount we would be terminated, and all I could do is wait. I called a fourth time! The lady said you can cancel the check and send it again. No, we can't. I needed to wait 90 days to cancel a cashier's check at BoA. She then said we can't do anything about it, maybe the mailman lost it, and if you don't pay it you will get kicked out. Zero help or sympathy at all. I desperately needed a place to live so decided to just pay another $9k to stay and cancel the check after 90 days. Thankfully I was able to pay this with help because what college student or a lot of people, actually, has this amount ($18k) readily available?? Anyways, after living here for 2 months, they emailed me saying they miraculously found the missing check and added it to our account balance...*note that, they blamed me, the mailman for losing it, never themselves. This added so much unnecessary stress due to their incompetent communication, false claims, and disorganized operations. read more

Regarding your response, you know better than us that your homes in stanford/Harvard court has mold and you send your tenants to hotel to stay while you still charge them for rent. your rent for a 2 bedrooms is $3000 without having w/d inside for your very old and small apartments. You should consider students situation and provide a better deal not taking advantage of your location by UCI and students needs! I don't see any reason to contact your office since you know better than anyone whats going on ! The best part about living in the Ambrose apartments is the maintenance guys. They are the best ever. Gabriel and Jorge were able to replace my blinds free of charge in less than 24 hours. They spoke to the supervisor and was able to get us a complimentary service, they had to order the blinds since they are custom pieces, as a college student I was really happy and relieved. Jorge and Gabriel are really great. They explained everything and gave me honest information. Their chemistry was really fun to watch and hear. They enjoy their work. University Town Center is amazing! I love living here! I just moved in a few days ago and I'm overly pleased with my decision to move here. The staff is so helpful and kind. Especially Alina! She had been a HUGE help to me. She even gave me courtesy call the day after I moved in just to make sure everything about my move was smooth and peaceful. It was! Almost everything is great at Columbia court except at the parking, nothing more annoying that coming home at night so tired, hungry ready to finally have something to eat but no, that's not gonna happen, there's absolutely nowhere to park, NOT EVEN ON YOUR OWN CARPORT, obviously no place to park and it's easy and comfortable for some (either rude or stupid) people just to take an empty spot, and believe me some people don't mind paying over $300 for this mistake, cause I see cars parked at my spot (twice in one month). So if you are a night worker or planning to go out at night often I think this is not a place you will like unless you have extra hours to waste for some parking spot to be free or to wait till the tow truck comes. I have report this issue many times since last year (2020), they said they were gonna fix soon but nothing. I could have easily give 4-5 stars but as of now eating in my car at almost 11pm waiting in my tow truck, my anger is to the top. So good luck to the next tenants. read more

I definitely don't always side with the Irvine company on economic issues, but I 100% applaud them for their skills hiring the staff at my local management office. I live in the Ambrose section and have come to be ever thankful for the managers and all of their maintenance staff. Whatever the problem(I have an exceptional continuing amount), Sarah comes to the rescue, simultaneously calming my nerves and going above and beyond to make sure the problem is solved. Time and time again she has exceeded my expectations and proved to me that she is someone who I can rely on. If your planning to move in, ask to speak with her!
