Multiple times in the past couple years the pool was shut down by the county for health reasons. When your mortorcycle gets stolen and management finds out they get mad because I was using a neighbors spot that he wasn't using and they had his permission they send an email saying I had no right to park there. The place is old and falling apart and they only fix things to get saint Mary's students in and out. Good luck

I don't think that needs much more explanation - let that be your immediate indication of the ethical nightmare that is Debi Gage. Do not live at California Palms. I had such a horrible experience with Debi Gage and this complex that I frankly feel it is my civic duty to warn everyone about this place, ESPECIALLY students from Saint Mary's looking to live off-campus.  This complex is absolutely falling apart, despite the landlords claiming its constant renovation. I moved in and, immediately upon my first use of the shower, was forced to wade in my own shower water atop an already disastrously damaged bathtub surface because of a drain clogged with the hairs of previous tenants. What happened a month before we moved out? We were told we would have to replace the entire bathtub because it was newly installed prior to our residency and "we damaged it". While I had a receipt from the mini drain snake I bought and used to clean this filthy appliance, Debi failed to ever prove the remodel. This is only one such example. Were you hoping for AC? Too bad, can't get it here! Proper heating during the winter months when the walls are so thin that your bedroom is below 50 degrees? Nope, not at California Palms! I bet you also want a working shower fan so no mold will build up in your bathroom. Oops! Not here! All the while, you can request fixes all you want, but the wildly incompetent resident manager Manal and her trusty sidekick Gustavo will insist everything is your fault and you should take care of it yourself. But - spoiler alert! - if Debi finds out you took things into your own hands, you'll be violating your lease agreement!! What a twist ending! But no, that's not where this story ends. I lived with two roommates, and we were quiet and respectful during our entire two year residency here (with a couple of small slip-ups I'll admit, but WE ARE COLLEGE STUDENTS, and by god if SMC students aren't some of the quietest kids you'll find on this side of the Bay). We were surrounded on either side of us by families who verbally abused children and spouses alike, loudly, daily - did I mention the walls are thinner than the skin of an African Spiny Mouse? We sent a formal report of this to our beloved Debi Gage, and what did she reply with? An eviction notice. That's right folks, we were unlawfully evicted, and we didn't know why (and yes, those abusive families still live there). But are we really so surprised that California Palms would act illegally? And are we really so surprised that Debi was stupid enough to think we wouldn't try to take legal action? In all seriousness, this place is a joke. We sent $3000 checks every month to a freaking PO box supposedly owned by a woman who we never even interacted with except by email.  For the love of God, do not live at California Palms.

I've been to a number of care facilities and this is the first one that I feel very very comfortable visiting. The grounds are clean and beautifully landscaped and designed, the inside is clean and not smelly, the staff is really relaxed and friendly. And it's very close to some great hiking trails near Canyon and Redwood Road. So after a visit to one of the 94-year-old residents who I'm looking after, I can head out into the beautiful surrounding hills to get grounded in nature

The staff is extraordinarily caring and attentive, the setting is inviting, and the rooms are clean, bright and comfortable -- allowing each resident to decorate and furnish as they are comfortable with. Mealtimes are communal and extended family is always made to feel welcome, with facilities to join a parent or a friend at a private table for a get-together at mealtime. The facility also supports a memory-care unit for residents that require 24-hour supervision and assistance with most daily tasks. My mother needed to move into that unit after a year because of a degenerative illness -- and the continued care there was supportive, gentle, and comprehensive. The facility works well for people across the whole spectrum of abilities and levels of independence. The management team spends time getting to know and understand the needs and particulars of every resident -- something impossible at most larger facilities. I am grateful that there was availability at Moraga Royale -- it is worth waiting for.

Excellent amenities including outdoor pool, gym, clubhouse, and pet areas. The Staff are all Rockstars! Colleen (Leasing Manager) is the ultimate hostess who will find you the perfect place to stay, while Tiffany (Mgr), Francesca, Mikaela and Anna see to all of your residential needs with a smile that leaves you feeling welcome and at home. Flexible, responsive, friendly, and really easy to work with. The apartments aren't huge (950 sq ft), but they're well furnished, the kitchen is well stocked, they're clean and modern, with all the amenities you need (in-unit washer/dryer, Keurig coffee maker, cable TV, iron and ironing board, plenty of hangers, monthly housekeeping service, etc. Security in the building is top notch. The pool and terrace areas are fantastic, as are the clubhouse, exercise room, and boardroom - which you can reserve for free anytime. The maintenance staff is also friendly and responsive - including coming to my place after midnight when my smoke alarm went off because the battery was dying! In my situation, the Ave was a life-saver! I felt safe, cared for, and welcome. Strongly recommend!

But from day one, Jill exceeded our expectations. The project involved tearing down an old, dilapidated screened-in porch that had never really worked for us -- too cold in the winter, too hot in the summer -- and transforming it into a usable interior room. We wanted to keep the light and airy feel of a porch while gaining insulation, comfort, and year-round usability. We also wanted ideas for built-ins: maybe a window seat, maybe bookshelves -- we weren't quite sure. Other contractors over the years had taken one look at the porch and declined to get involved due to its age and condition. Not Jill. She had ideas right away. Jill brings so much energy, creativity, and practical knowledge to the table. Even while juggling big personal commitments (like her son's graduation across the country), she delivered several strong design ideas within a few weeks -- and they were fresh, inspiring, and budget-conscious. She collaborated easily with our civil engineer, adjusting her drawings quickly to meet his needs. She also understands our local codes and regulations really well, and met directly with our contractors to make sure her designs were realistic and executable before we got too far into the process. On top of all that, Jill has a fantastic personality. She made the experience fun and engaging, and she brought a sense of momentum and confidence that really helped us move forward. We were glad that we chose Jill; she brings with her a wealth of knowledge in all facets of the construction phase, and she was very friendly and easy to talk to also! Most of the time we would ask her a question, then just let her talk, as she was very detailed with all of her answers and did a great job teaching. We also appreciated that Jill also has no problem telling you if your idea is a bad idea, but will provide the context and reasoning why. Lastly, we loved tapping her creative mind; she has the ability to look at a space and give you plenty of ideas for it that you might not have even thought of! We would definitely recommend her and would work with her again.

She was hands-down one of the best property managers we've interacted with! She's incredibly professional, easy to talk to, and absolutely on top of things. The tour was great, and Priscilla was transparent, detailed, and full of helpful tips. She took the time to explain the vibe of the community, gave layout recommendations, and even shared application tips to make the process smoother. She was open and honest, even discussing other apartments with us in a genuine and friendly way. The level of care and attention Priscilla gives makes it clear she really looks out for her tenants. We would've loved to live here, but we found a different place with a bit more space (and a higher price tag). That said, we did love the extremely convenient location in Walnut Creek. It included parking and a fantastic, huge balcony. I highly recommend checking out Newell Vista if it fits your needs, you're single, and you need a convenient, relatively affordable spot in downtown Walnut Creek. I have been living at Town Center Apartments for 5 years and I love it. The location is perfect…read morebecause it is walking distance to four different grocery stores, drug stores, restaurants and bars, boutique shops, schools and a leisurely 8-10 minutes walk to the BART station. The building manager Claudia, and the maintenance staff Dave and Miguel, do a wonderful job responding to our issues, repair or replacement requests, and they do a great job maintaining the appearance of the apartment complex, community spaces and grounds. I stay in a top unit which have a high vaulted ceiling and a fireplace, and it is nice to be able to listen to the Happy Valley Creek, and look at trees out from my windows, and sometimes I see deers. I think all the units are equipped with central heart and air conditioning (which you need here in Lafayette), and a full size washer and dryer. There is a newly remodeled BBQ area, patio area with a nice view, and amenity spaces. I feel safe and happy here, and I would recommend this place.

I am writing this review to share my experience trying to rent an apartment at Town Center…read moreApartments in Lafayette. My wife and I were initially drawn to the property because of its location near BART, but the entire application process turned into one of the most frustrating rental experiences we've ever had. The first red flag was communication. We were never able to speak with anyone at the leasing office by phone. Every interaction was either through text messages with someone who wasn't on-site or with an overseas representative, making it nearly impossible to get straightforward answers. After our self-guided tour, we decided to apply for a two-bedroom, one-bath unit. Right before submitting our application, we were informed that the unit we wanted was not renovated. Nowhere on the website was it disclosed that some units were renovated while the available units were not. The apartments shown during the tour gave a completely different impression than what was actually available, which felt misleading. Despite that, we moved forward with the application. Because I am self-employed, I was repeatedly asked to provide additional documentation that was never listed as part of the application requirements. Every time I submitted what was requested, another request followed. It felt like the requirements kept changing as we went along. We spent nearly a month going back and forth with Rajshree, submitting document after document, even though we clearly demonstrated that we were financially qualified, including current bank statements showing well over ten times the monthly rent in available funds. I repeatedly asked to speak with someone by phone so we could discuss the situation and find a solution, but those requests were ignored. Eventually, we were told we needed a co-signer, but even then the requirements were never clearly explained. The same cycle continued, with vague requests for more documentation and no clear guidance on what was actually needed. After wasting nearly a month, paying over $180 in application fees for three applicants, and getting nowhere, we finally gave up and rented elsewhere. When I eventually spoke with Rajshree by phone, there was no apology or acknowledgment of how poorly the process had been handled. Instead, she claimed they had called us and that we never returned the calls, which is simply not true. We genuinely wanted to lease here because of the location, and we made every effort to work with them. What I still can't understand is why a property with multiple vacant units would choose to turn away applicants who were financially qualified, willing to sign a one-year lease, and even willing to pay the entire lease amount upfront. Instead of working with us to resolve what should have been a straightforward application, they allowed the process to drag on until we gave up. It left me questioning whether their priorities are really centered on filling apartments and providing good customer service, because that certainly wasn't our experience. To make matters worse, it took approximately six weeks to receive our deposit refund, and we had to follow up multiple times before the check was finally sent. Don't let the recent positive reviews fool you. If this is how difficult it is to communicate with management before you've even signed a lease, I can only imagine how frustrating it would be if you actually became a tenant and needed help with an issue. Save yourself the time, money, and frustration. There are far more honest, professional, and responsive apartment communities in the area that actually value prospective residents. Based on our experience, I would strongly encourage anyone considering Town Center Apartments to look elsewhere.
