    DISCRIMINATING GAY TENANT. MARTIN FROM 1595 DETROIT AVE CONCORD PM IS NOT DOING HIS JOB. June 2nd 2024 11am. We requested a key since April 28, and was only given to us on June 2nd. My cousin saw the laundry open so he laundried his clothes before working. When coming back for drying.... the door was locked and our laundry key is not working, he called me to call Martin and went to my sons friend Dylan on 305 to borrow the key and key stil not working. He called the Property Mgr. And he was told he cannot come as he was not there and busy and will arrive after 2hrs like 1.30pm, then Martin mentioned that there is a lock box on the side to use the laundry he has to get another laundry key to use. My cousin looked for that lock box for 30-35mins. Only to find out from Alberto from 303 that there was no lock box and he was there for 12yrs and not seeing any lock box. Prior to this we requested a key and it was completed on the maintenance but we ever received one. My cousin was so furious about what he did, that was devious only to find out at with our neighbor that he dont like Gaymen and maybe thats the reason he was never given an aplication form in order to live at the property havibg the fact that I requested it twice. Even on the email...Noyhing came back. As it turned out, the door knob has been changed and only his friends and the ones he liles got the key to the entrance. Even we requested, we never get ones. Poor service even we pay good. Our shower water is still hot for a month now even it is summer . Our cabinets were broken. Our ref dont bave magnet and no light. It has been 9 days today and nothing has had happen for our request. Very unprofessional. At the phonefor Stephens Property Mgmt... no one answers the phone. Very very disappointing!

When we were on a time crunch to turn the place over to the new renters, Paul had the right contacts to get the place ready to be listed. We know we can count on Paul to manage our property and to handle the small issues that occasional arise. His fees are well worth the care that he provides. We had worked with a prior property manager who did not conduct a proper background check on previous tenants who caused us so much stress and money. I will not go into detail, but as I write this, I am still traumatized by the entire experience. However, I do feel more at ease now that Paul has taken over the property, we are no longer dealing with the prior tenants, Paul has helped get the property ready and listed and have found new tenants to occupy the property. Additionally, despite my husband and I being overseas for my husband's job and on a completely different time zone, Paul has always been responsive, diligent, trustworthy and fair. He was very hands-on and any repairs were done in a timely manner and at reasonable costs. I am also compelled to address a couple false reviews against Paul that were written by "Baked S." Baked S. was my previous tenant. Reviews by Baked S. are false and should not be taken into consideration. I urge you to look at his other Yelp and Google reviews and the responses to those reviews to get a sense of the kind of dishonest and unethical person he is. It was not Paul who found Baked S. to rent our home. My husband and I had worked with a previous property management company who did not conduct a thorough background check on Baked S. so we unfortunately fell victim to Baked S. Baked S. already gave notice to vacate our house even before Paul took on the property. He only lived at our house for about three months. Security deposit was timely returned to Baked S. There was no "active sewage, gas leaks, collapsed drainage, or structural instability" as Baked S. claims. In fact, the City had inspected the home and found it habitable and that there were no conditions rendering the home uninhabitable. When Paul listed our property for rent, which was long after Baked S. had moved out of the property, Baked S. attempted to prevent it from being rented by posting more false information on various websites and platforms about our home. Despite the trouble Baked S. caused and continues to cause us and Paul, Paul never left our side. We know that other property managers would never have worked with us or would have stopped working with us under these circumstances. We cannot express how lucky we are to have found Paul. We are hopeful that things will run smoothly as we continue to work with Paul.

Anytime we had questions or needed something, she was approachable and helpful. We didn't need maintenance often, but when we did, it was handled quickly and without any hassle, which I definitely appreciated. Staying somewhere for 4+ years probably says the most--we were comfortable there and felt taken care of. We left the area for work, not because of any issues with the condo itself.     I own a 6-unit multifamily property in Concord and unfortunately had an extremely disappointing…read moreexperience with Astound Realty and their property management services. For example, David, who was managing the property, failed to attend a required city inspection. This is not speculation--I personally confirmed his absence with the city inspector. Situations like this became apparent and give insight for the professional level of astound realty, which became an increasingly frustrating business relationship. Whenever I requested quotes for repairs, responses were either significantly delayed or never provided at all. Even more concerning, their management agreement stated that repairs exceeding $500 were to be discussed with and approved by the owners beforehand, yet this requirement was frequently overlooked. As an owner, I often felt excluded from decisions involving my own property. As time went on, the level of professionalism deteriorated further. Communication became increasingly poor, and toward the end of our relationship they largely stopped responding altogether. The situation became so unprofessional that I ultimately terminated their services. Throughout the relationship, I often felt that David and Astound Realty acted as though they had more authority than the property owners themselves. Rather than working collaboratively, there was a consistent sense that owner input was viewed as secondary. Prior to Astound Realty, I worked with another property management company for over 10 years and never had issues passing city inspections. I have documentation to support that track this record. City inspections were routine and uneventful. After transitioning to Astound, inspections became a constant source of stress and frustration. What had once been a simple process became a yearly challenge. Under David's management, it felt like we were perpetually preparing for or dealing with city inspection issues. After leaving Astound and transferring the property to a management company that specializes in multifamily assets, those problems disappeared. We were almost placed on a yearly program until our new management came in and mitigated the mess Astound had left us with. The difference in expertise and organization was immediately noticeable. Based on my experience, Astound Realty appears far more suited to managing single-family homes than multifamily properties. Looking through reviews from other property owners, I found similar concerns regarding their multifamily management capabilities. Managing multifamily assets requires a different level of organization, communication, and regulatory awareness than managing single-family rentals which is clearly outside the scope of their capabilities. My advice to owners of multifamily properties is simple: proceed with extreme caution. There are property management companies that specialize in multifamily housing and understand the unique operational demands that come with it. Based on my experience, Astound Realty was not one of them, and I would not recommend them to anyone who owns a multifamily asset. Finally, if Astound Realty or any of its representatives attempt to dispute the statements made in this review, I am prepared to provide supporting documentation. The issues described above are well documented through emails, records, inspection-related communications, and other materials maintained throughout our business relationship. This review is not written out of spite, but rather to help other multifamily property owners make informed decisions when selecting a property management company. Owners of multifamily assets deserve transparency, responsiveness, and competent management, and I believe it is important to share my experience so others can evaluate whether Astound Realty is the right fit for their needs.

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.
