It had not been replaced for 7 yrs or more since i lived here anyway which MI law carpet is suppose to be replace every 5 yrs. This owner and management has no idea how to treat seniors either. Sometimes i felt like we lived in prison too here kinda looks like it too IMO. I am so glad i moved away the frustration of everything was almost too much for me i will miss my friends i have met there but it was not worth the anger this management and owner was causing me and others too. All the maintenance responsibilities and appliances cost is provided by Shelby Manor. When we moved in there was already new carpeting and new ceramic flooring in the large bathroom. Over time we had the kitchen floor replaced and a new dishwasher replaced. Our unit has a stackable clothes washer and dryer and even a microwave oven and of course we have an oven, stove refrigerator and garbage disposal not to mention our own hot water heater, furnace and air conditioner. These are all provided and more importantly maintained by Shelby Manor, nothing worst is having a furnace go out in the middle of winter with no one to call for help. The best part is the maintenance and repairs of the units are handled by the full time staff. We had a small water leak in our ceiling from an upstairs air conditioner. Mike came over first thing in the morning, stopped the leak upstairs brought in a fan to dry up the damp carpet checked for mildew and found none. The ceiling needed plaster repairs, which means let the ceiling dry out, mud the repair, sand and mud and let dry again, and 3 coats of paint to match the ceiling. This of course took Mike several return trips to do a professional job, he keep us informed when of the scheduled trips and explained what and how he was preforming the work. Each trip was super quick lasting not more that 15 minutes, so it didn't interrupt our day. We really enjoy living here there is a good community of friendly people. Thanks Shelby Manor, Don & Irene

Tenants are leaving. Not just because of minor issues--but because of Cathy, the property manager, who many are now calling "Daddy's Girl Cathy." Why? Because she's the owner's daughter and seemingly protected no matter what. Multiple neighbors have said she's the reason they're packing up and moving out. I've seen eviction notices taped to front doors in what feels more like public humiliation than management. If it's something important, why not put it at the garage keypad like they do with other notices or mail it to them as they do everything else? Meanwhile, grills are still out today that have been out for months with no consequences. Garage screens and front door screens are still up--again, no consequences. But when I bring things up or try to protect my family, I'm the problem? Cars have sat parked illegally for months without green tags, yet a vehicle left out for a single day gets a violation, even the same people park on the street daily. Make it make sense. There are so many empty units now--and tenants are STILL moving out. One neighbor dealt with a disgusting millipede infestation that never got resolved. Others are just fed up. I've got photos. I've got documentation. And I'm not afraid to speak up and I will continue to do this until I move out the end of the month. We deserve better than this. Fairness. Respect. Accountability. That's not what's happening here--and I'm not the only one who sees it.

However, I had to pay $200 out of pocket today since their pest control didn't show up yesterday when I worked from home as agreed with the office two weeks prior. Problem still isn't resolved, spraying alone is not working and the office suggested waiting 2 more weeks to see if their pest control actually shows up. Meanwhile, the infestation is growing and potentially more damage is being done. I also cannot use my storage unit or even look inside, nor use my balcony. Way to enjoy summer! My family and I have been staying at Legacy Rochester apartments for about a year. Their sales pitch is great - brand new apartments, state of the art facilities including gym, swimming pool, dog spa, etc. The place is beautiful and the apartments are great, with brand new amenities, I can't deny that. But the experience was very poor overall. You are dealing with a HUGE corporation, and they don't care about you. Their contracts are ironclad, and there is no empathy or anything else. During their sales pitch, they did promise verbally that the swimming pool would be ready "by the end of the Summer". A year and counting, the swimming pool has not been delivered. We moved in, there were no mailboxes - we were directed to go direct to the post office, which is the absolute worst experience, their service is atrocious. The leasing office just kept telling us "this is with USPS, there is nothing we can do". Not really putting the extra effort here. We moved in July 2024, mailboxes were finally installed in February, a full 7 months after we moved in. No pool for a full year, no mail for 7 months, zero concession. Please read all the fine print in their contract. There is a 60 day move out clause. They sent me the renewal paperwork but I had to read the attached document's fine print to be reminded of that... The day before Memorial day they sent me a final notice stating that if I did not give them notice on that same day, I would be responsible for additional rent. I was on vacation for 4 days so I missed that too. I ended up giving them 54 day notice, but they will absolutely not budge, and will be charging me for 6 extra days. Talk about empathy and customer experience. Given the price of the apartment, that will probably be around $700. No pool for a full year, no mail for 7 months, but they are still sticking to their contractual fine print to nail you every possible way. Just watch out, it's really a process and a lot of paperwork. Also note that depending on the unit you got, you might be getting a pretty nice surprise when getting the utility bills. I got a 3 bedroom approx. 1,300 sqft apartment. DTE for electricy it running around $150 - $200 / month in Summer / Fall, but here are the Winter bills: $257 (December); $407 (January); $561 (February); $538 (March). Absolutely ridiculous, I feel like we are heating / cooling the entire building. As great as the facilities look, I really don't recommend this place. Once you are in, you are dealing with the big company and they don't really care about people, stick to the contract and certainly not go out of their way to make you feel all warm and fuzzy.
