Review for Vineyard Village Apartments I've been a resident at Vineyard Village Apartments for over 7 years, and this is by far the most concerning incident I've experienced here. Recently, tenants became aware through public information that a registered offender has been living in the community for quite some time. Regardless of whether management was legally obligated to disclose this, I believe it was the responsible and professional thing to do to at least send a courtesy notice reminding tenants to check California's Megan's Law database for awareness and safety. But yet we get nonsense emails about Not "feeding stray cats" for the "Safety" of the community! CRAZY! Or about Parking! The priorities at the Vineyard Village are all backwards! Unfortunately, our property manager, Baudelia, did nothing--no email, no reminder, no acknowledgment. This complete lack of communication shows poor judgment and neglect of her basic duty to keep residents Informed and Reassured. For someone managing a "family-oriented community"located right next to an elementary school, this level of indifference is unacceptable. After seven years here, I've seen the decline in management quality, The office Assistan Leah and the Manger are no help to the tenants always have an attitude and never get back to you with a resolution. But this incident takes it to another level. Vineyard Village deserves a manager who values transparency, tenant safety, and professionalism. read more

I lived at Vineyard Village for about a year and half. They do a great job of keeping the community clean. They respond to maintenance request pretty quick. Baudi, Maria, Gabriel and Jessica are friendly and professional. I would recommend for anyone to move here. They also have these functions for the community and find ways to give back. We did have some issues with the garbage disposal but we found a way to make it work. read more

From the Application process, signing of the lease and finally move in day/ pick up my keys for my new home were all outstanding!!! Management staff Nicole and Jessica are very professional, and courteous. The apartment itself is beautiful, clean, and function-able. I will give a more detailed review of how my first month goes living in my new community at a later date. Cons- I deducted a star for this reason. The only ISP for the area is Spectrum and I am not fond of this company for lack of customer service, and integrity of the Representatives. I have been living in this apartment for more than 3 years, and I have been very satisfied with everything. The management office is amazing, both the manger Nicole and Jessica are super helpful and super nice. Every month there is either dinner, or launch, and we all celebrate Christmas, thanksgiving, halloween and more. Also, recently, the apartment has been remodeled and painted, and it looks super nice and fresh. Furthermore, the price is very manageable compared with other apartments around. I also would like to add that this apartment is gated so we feel safe all the time. I'm very happy and satisfied with everything, also, I really recommend it and especially for a family because 99% of the people here are family and they are very nice. read more

The apartments here are great. Spacious and clean... my friend has a 2 bedroom apt with a private deck. There is a laundry closet in the hall.. AC and heat. Dishwasher, living room, dining room, and a wood burning fireplace. Yes. . Wood burning. There are also two pools and two hot tubs as well as designated parking places and guests spots. I've been living at Vineyard Village since the summer and it's been fantastic so far. I was able to transfer from a sister complex, Cypress Terrace, and the entire process was incredibly easy thanks to Nicole and Jessica! Both Nicole and Jessica have been extremely helpful anytime I've had questions and have gone out of their way to go above and beyond your average complex staff. There are so many community events for neighbors to come together to mingle and socialize. The complex itself is quiet and well-maintained. It also feels secure with the gates and required key code for non-residents to enter. I upgraded from a 1 bedroom/1 bath at my previous complex to a 2 bedroom/2 bath at Vineyard Village and the space is fantastic! Based on how pleasant my experience has been so far, I'll likely be a tenant here for a while. read more

The property was recently upgraded with a beautiful new renovation. Each month I excitedly participate in the themed celebrations for all residents. I moved here with my family almost 3 years ago and we love it. My most favorite thing was the hardwood flooring! It is what drew me in the most. My kids love it here and love that there are always snacks in the office and the monthly resident events! The monthly events always include food and other goodies, like pictures with Santa! Nicole, Jessica, Gabriel, and Maria are part of the crew and all of them have been so friendly and always greet you with a smile and a hello! They are very welcoming and are always communicating with us whenever we have concerns. If we ever have any maintenance issues, they usually get it fixed within 24 hours which is awesome. The process from leasing to move-in was quite easy. The majority of the process can be done online. The leasing specialist Jessica is very helpful and responds to all the questions. In the future, if they can be more careful with the move-in apartments cleaning part would be a great help. The apartment I moved to was good but can be better. I have been here for a little over a month, but what I have seen and witnessed with the staff as been an awesome experience. The apartments are newer from where I came from. Newly remodeled. I love that the central air works nice and keeps up. It's quiet here. I have had a couple minor work orders submitted on my behalf for maintenance issue. This place is a nightmare, neighbors don't pick up their dog shit I've complained to the office several times and nothing has been done. There's two laundry rooms both seem to have out dated washers/dryers that only work half the time and one laundry room was closed for over a month. That's how many apartments to 5 washers and 4 dryers? Things get jerry rigged by maintenance one of them likes to pass out by the pool on their lunch, convenient. Pros - Fairly quiet, 2 pools, more sq/ft than most RC apts Cons - Terrible washer/dryer facility (no hot water & sometimes it breaks down in the middle of drying), no fridge (u pay $40 extra a month to include it), old buildings, weak roofs (a guy fell through mine while working on it), terrible stairs and they will completely hustle you out of your security deposit. I was told my apartment was in great condition when I moved out, yet I was charged OVER $200 from simple painting, carpet cleaning and apartment cleaning (what they are suppose to do anyway!) Also, residents keep the garbage bin in disguisting condition, the AC system & water pipes are super loud bc they are older, and the walls are thin. Other than that, it's cool. Lol read more

This is no place for family with kids, not a safe place for anyone at all. There was a shooting recently, Cars stolen from parking lot, Mail boxes broken into, You can verify this Facts with Rancho PD. They have security or patrol to tow the tenants and visitors Car away, and they raise the rent every month without notice. Not safe at all. Check the Facts before you move in. read more

I would give this place a zero if possible. I lived here from Feb 2015-Sept 2015. And let me tell you why i broke my lease. I called multiple times to verify that my washer dryer and fridge would fit into the apts BC the layout is ridiculous, you walk into a hallway when you enter the apt, so you have to calculate your furniture being able to curve around the entry way hallway. We asked if a large sectional would fit, Chanel was like "ya, absolutely!" My move in date my appliances and couch didn't fit. Thanks Chanel Chakko for your wonderful ability on providing information. Luckily I was able to trade my brother my fridge and washer n dryer set for his. I was so upset. I emailed Chanel. All I got was a pathetic apologetic email for the inconvenience and asked if I wanted to rent my appliances? My neighbor and I shared a balcony. She had two dogs also and unlike mine. Hers were feisty and would snap at my dogs. I ended up never using my balcony BC my dogs would be attacked by my neighbors dogs and her balcony was the dogs yard. Dog crap everywhere, with a large trash can full of beer bottles. Yeah lets have friends over to see the beautiful view. My downstairs neighbors were friendly and creepy as all hell. I lived in the one bedroom apt building but they had like 10 ppl living in the apt. I told Silverth and Chanel about that family arguments that always occurred early mornings. And when I say arguments, I mean the son standing outside the home cussing his parents out slamming the front door. Banging on the front door. All at like 3am. The son smoked weed and when I would walk up to my apt it reeked. My parking space was also next to this same neighbor. They either block me in or block me out of my spot. Parking in these apt sucks. I drive a Ford Flex. 95% of parking spaces are tiny as hell, the bigger spaces...well the tiny little sedans take those up. So after awhile of living at Vineyard I began talking to the neighbors about water pricing. I was one person in a one bedroom apt. And I was paying $50/month. Another neighbor who had 8 ppl in the home, paid what I paid. How in the hell did that work? They tell you they pay 25% of YOUR water, what they mean is they get one bill, deduct 25% of that bill n divide the remainder by how many apts they have. Idk how they think 25% of water covers 2 pools, 2 spas, 2 laundry facilities, a car wash station, n the lush green lawns they water multiple times a day. Main water pipe broke and guess what? Residents were charged the additional cost for that leak. Bravo! Vineyard. Penalize the residents for your pipes busting. I opted to move out under the contingency of renters responsibility given to me by both Chanel and Silverth; I would only be held responsible for the rent I owe up until someone rented the property. Now here's where they truly screwed me over. No where in the contract, the move in and move out check list does it state professional carpet cleaning needed or receipt of carpet being cleaned, nowhere does it state that the floor molding needed to be cleaned. They wanted $130 for that alone. So I began telling Silverth that he cannot charge for something not stated in the contract. Silverth began attacking via email and over charging me on costs. I attempted resolving a simple issue and he continued to come back with things that reneged previous agreements. He also charged me a late fee for not paying timely but I wasn't given a bill for my October rent that I owed, his response.... I knew I owed for the month of Oct and BC I didn't pay I was charged a late fee. I vacated the property on the 19th of Sept and he rented the place on Oct 10th. I called prior for a cost n was told he didnt have one yet. So I got charged a late fee? I have tried calling and speaking with Rich from AllMarks Property and he has all my calls sent to voicemail. So for those of you looking for a place. This isn't worth your money. The cheap wood laminate. The cabinets they claimed they replaced. Only the doors and drawers were. The cheap flip they did. It's not worth $1300 or even $1400. Don't look at their sister properties either. Overly priced, crappy properties. And if you do move in....you'll see on a weekly basis, people moving out. No one is happy at this place. read more

I love the community feel of the complex. The office manager/staff has events for the residents with dinners and contests that are fun and family orientated. The neighbors here are friendly we have made some good friends in the couple of years we've been here. I highly recommend Vineyard Village if you're looking for a family orientated community to call home. read more

Lived there for a year and a half before my roommate broke our lease without telling. A lot on remodeling and construction while I was there still enjoyed my stay. Wish they wouldn't have cut down the trees that stopped the sun from blaring in the bedrooms. I was only paying 1210 for a 2 bedroom one bath. Looking into moving back however the prove just is way to high for the location. 1300 for a one bedroom and 1540 for the place I was in all because they put in a few new counters and so laminate wood floor. I was hoping they would work with me since I was their for awhile and a good tenant who paid on time and had no complaints. If you can swing the cost I'd recommend. read more

Ya, know, there was a time when I actually liked this place. On several occasions I even stopped and talked to potential tenants and told them how much I liked it here. Well, thats all flown out the window now! Vineyard Village and their supporting cast care not for me as a paying tenant, and they won't for you either. They have insulted me with their anti customer service policies and get this. I signed a 12 month lease and when I did they lied to me. Flat out lied. Now, those people who did lie to me are gone, but the new people don't seem real interested in living up to what I was told. I was told that the apartment I currently occupy is on the list to be renovated when I leave and that I would not have to do anything when I move out, I "do not even have to clean the carpets." they said. I would get every penny of my deposit back provided there was no damage beyond normal wear and tear, but I did not need to worry about cleaning. I have no problem cleaning, but I was told by current management that I was lied to and that I would need to. Again, I was lied to, I was told that I was lied to, and the current management will not live up to that lie. Then this morning I find this on my door, (see image), note the first words in the second line. thats a fine how do you do. Again, no consideration at all for diplomacy or customer service. A slap in the face, and here's an even a bigger one. My lease is up the end of October. I got a offer to renew my lease that shows a $120.00 a month rent increase, if I sign a 12 month lease. If I don't and go to month to month, its a $250.00 a month increase! That is insulting! It is highway robber and way beyond reasonable! I am a former landlord myself, I used to own a bunch of rental units and I get the up side, the need to increase rent, but that is pathetic! In the 12 months I have been here I have not seen any security at night, and there is suppose to be which makes sense since there have been car break ins since I have been here. There is constantly people coming onto the property soliciting, leaving crap on my door and on my car. Gangs of children roaming around, leaving toys and trash all over the place, even on the stairs which is really dangerous, and marking the sidewalks up with chalk, lots and lots of chalk. Last time I had maintenence in my apartment he was just shy of rude and was uninterested in my problems. An unhappy employee is a clear reflection on poor management. I cannot in good conscience recommend this apartment complex to anyone under current conditions, and I really am a reasonable guy, I just want to live in a quiet place, be treated with dignity and respect, and feel safe. Vineyard Village is a special community. I've lived here about 2.5 years and have watched the place go from nice to nicer. I'm always impressed how there is always some type of improvement to the community going on. You don't just feel like your rent money is feeding the coffers of someone who doesn't care about their residents. The staff really does care. Management hosts a once a month community event with a delicious and free meal. Food speaks to me! The chili is a must have. I love not having to cook for a meal and it's great meeting our neighbors, talking to the staff, and feeling like we know people in our community. They are also wonderful events because it makes me feel like I'm valued as a resident. We trust our staff members. Nicole, Jessica, Gabriel, and Maria are all awesome and we appreciate them. If I ever move away, I'm going to miss this home. It's a great location and the perfect size and floor plan for us. Plus, I feel safe here. And it's beautiful with all of the green everywhere. These apartments are old and claim the a new stove or refrigerator being installed with cheap new flooring is grounds for raising the rent sky high. This place is losing tenants left and right and for a good reason. Why pay $1400 and $1500 a month for some bullsh!t apartments when you can do better in something newer living close to the Victoria Gardens Mall? I encourage people to think long and hard before being bamboozled into moving here. I question the intregrity of the new staff in the main office. They were hoarding my mothers packages for weeks claiming they didnt receive them even though that were delivered. Suddenly they magically appeared a couple days ago. All 6 of her packages. To add insult to injury, some lady in the front office told my dad that it was ok to pay his rent buy one date but then the stupid manager Gabriel slapped him with an eviction notice that same date. He called the police and then he didn't want to give my parents much time to get the things they needed out. That manager is an fucking idiot. Today my dad went to see if we can be let in to apartment to get more stuff and she wanted to give us 5 minutes to get what we need out or she'll call the cops which is most would be a waste the police departments time. There are more serious incidents out there other than people trying to access their own belongings. The lady at the front desk is as much a fucktard as the manager. We have been getting the runaround and she has been playing games which we don't appreciate. Call the police, I can careless. There are supposedly security which no one has ever seen lived here 3 years only seen two 3 times only at the pool one was with her boyfriend I can only imagine how hard you're working with your boyfriend around.
