It has been the worst Management Company we have ever seen. They return message on complaint and do nothing or as little as possible. They sneak in the companies they own to do maintenance without bids, and say sorry later. I have called them every other day with complaints for two months before they did nothing. You just get tired of complaining. They knew we were dissatisfied and quit our community with two weeks notice. They would not perform in the last two weeks and have not been cooperative in the transition to new management company. Stay away from them. read more

My views seem to mimic everyone else. ZERO stars. My allotment looks like a parking lot. Car/trucks/RV's parked in the street all the time. They do nothing, no return calls or emails. They are terrible! I hope at the end of the year they are gone, they are worthless. Filed a complaint with the BBB, not that it will do any good. I can't wait to sell and get out of the awful neighborhood. The board members are obviously idiots. read more

Vision Community Management has made our first home buying experience in Arizona a living hell. We first rented the property with an option to buy from the owner. The house was empty for several months. This resulted in dry un-kept landscape and weeds peeping through the rocks. Within the first 2 weeks....not 2 months but 2 weeks. We received two violations, one was for leaving the trash cans out of the garage and empty boxes. Since we were renting the property, we weren't aware of the rules. We have a long drive way that would make it hard for you to see if anything was left out in front of the garage door. So you would literally have to walk in the yard and down the drive way to get a visual of the boxes and trash can. By the way, we were still moving in the house. The rental management company notified us about the violations. After being notified, we quickly moved the boxes and trash cans. A week later we received another violation stating the landscaping needed replaced and weeds growing in the yard. We were not in the house but 3 weeks and received 4 violations. I asked the rental management company were we being targeted because we were renting and why didn't these violation go to the owner when the house was empty. The rental management sent in my compliant and we didn't receive a violation since. In order to keep the peace with VISION, the owner hired someone to reset the irrigation system and plant a few plants in the yard. We love the neighbor so when opportunity presented itself, my husband and I jumped at the chance to buy the house. During the closing process, we received prior violations and possible violation about the house needed painting within in 2 years. Shortly after closing, we decided to get the house painted. We wanted to used the same original colors of the house. I submitted the paint request. VISION Community didn't have the number for the original paint colors. So I had to find the paint numbers that was close to the original colors. I submitted the numbers with the applications. 1 month went by, another. So close to the end of the 2nd month, I decided to call. I talked to Jason and he apologized for the delay in getting a letter and assure me it will be done. Within 2 days of our conversation, Jason emailed me the letter, said the paint request was approved and it's OK to get the house painted on the day I told him the painters will start. He was OK with it and stated it on my voicemail. On the day of the paint job the painter notified me of a mistake in the paint color. I immediately called VISION and talk to this Jamie person who I originally talked to and dropped the ball to get the paint request approved in the first place. The mistake the painter noticed was the body of the paint was the light color and the trim was the dark. This is incorrect, I explained in person and on the phone, which color is the body and for the trim. Someone at VISION typed in the wrong info on the approval letter that Jason emailed and was forward to the paint company. I called VISION on the day of the paint job which Jason knew about and complained about the wrong information on the form. This Jamie person, tried to say it was my fault, which isn't true because I submitted the application stating the original paint colors and the exact look. VISION does not want to take responsibility for their actions. So to cover their tracks, they sent another letter in the mail with approval dated 2 days after the paint job was completed. This is an evil and deceptive plot to cover their mistake. By the way, didn't I say this Jamie person is the one who dropped the ball when I originally sent in the request 2 months prior? A true honest company or institution will owned up to their mistake and face the consequences of their actions. ONLY evil and deceptive people will cover up their tracks. So to VISION be honest and owned up to your mistake. To anyone who is considering buying or renting a home in any of the properties VISION manages the HOA, move to a community that is managed by an HOA who cares about their people and not try to rip them off with violations and fines. YOU HAVE BEEN WARNED. read more

all i can say about these people...morons. they lose checks, they lose paperwork. i sent in 12 checks to cover for the year for the hoa fee. the reason i did that was because they lost the paperwork showing i had power of attorney and could not set up autopay. also when we switched to them last year, they also lost 2018 checks.. later finding them in a draw. seriously people. so when i sent them the 12 checks to make sure they had my hoa each month for 2019..these morons deposited all of them at the same time!!!!! instead of calling me and telling me that they could not put them in one at a time each month. but they sure can put them in all at once. when i called tamara, she said she had told me in july that i could not send them in all at once. but at that time i did not know they lost my paperwork for the power of attorney. so i was under the assuption that i could do the direct deposit. when i spoke to them last week about the direct deposit i told the girl (not tamara) on the phone i would be sending in the 12 checks and next year i would set up the direct after finding the paperwork. she did not at any time, tell me not to send in the 12 checks. but, still the morons deposited all the checks at the same time. so if they dont accept the checks all at once..then why did i not get a phone call, or email indicating this. they just didnt care. we are paying them to make sure they handle our affairs and they are doing a really really bad job. nothing but issues. read more

They charge 114 per month and do nothing for it, other than pay their spoiled rich kids to go around like nazis looking for perceived 'violations'. they do not maintain the plants, trees, or gravel in the front yards as they are supposed to. This is exactly the type of HOA that makes people NOT want to buy homes in HOA communities. read more

Worse HOA ever, all they care about is collecting. This used to be a nice condo area, now the units are rented to anyone. Small dogs are suppose to be allowed, the rule is not followed. Dog poop everywhere, the renters do not pick up after their dogs. The HoA does nothing to correct this problem. It is an eyesore now.. I would recommend this firm for anything!. read more

Little to no enforcement of h.o.a. regulations in Avalon Village. I have contacted this company several times with concerns only to be brushed off with statements like "we are working on it "or "it's a process" or some other excuse as to why they can't enforce the rules. Mind you have i have been to h.o.a. meetings and also voiced my concerns. People parking in their yards is commonplace and has spread like a cancer due to a total "lack of enforcement". Some of the rules they currently are not enforcing include : Homes with less then the minimum required plants in front yard allowing for vehicles to be parked in yards, people parking their vehicles in yards, weeds and garbage in many of the yards, a pool and a common area that are routinely trashed and people are not held accountable, and a representative from Vision that "supposedly" visits the community each week inspecting the area. I will say that they unecessarily trim trees on a regular basis. Very dissapointed with Vision. read more

These people are not consistent. The parks look nice and the streets are relatively clean. The communal areas are kept up nicely. If on the other hand you need help on something on the property like roofing or trees or whatever, it takes them forever to respond. You have to keep calling. It is very frustrating. read more

They are great at collected money from the HOA for "managing" the complex but that is about it. They refuse to answer e-mails if they involve complicated issues or ones that need to be addressed by the HOA. My house flooded 3 times due to a malfunctioning outdoor drain that is under the control of the HOA. They refused to follow up with me so now I'm stuck paying for professionals to correct the drain, then hoping the HOA will reimburse me. For what this company charges, your neighborhood is better off finding their own landscaping company and designating an internal hall monitor to make sure people are parking where they are supposed to. read more

We recently switched to Vision and they have already gotten a lot done. We had a lot of projects that were dragging and (from what I can tell) they are the reason we finally got them done. The people that complain about them are the ones that don't follow the rules and don't pay their dues. If you take care of your yard and pay your dues, you won't have any issues with them. I am actually glad someone is finally out here sending violations so I don't have to see my neighbor's dead tree and weeds for months at a time. Some people just dont get the point of an HOA...what do you expect?!!! read more

Unfortunately there is no option for 0 starts. Here's my story: Disappointed to say that I've has the hardest time with this company. After no response to my property manager I tried to get in touch via email and phone. Unresolved issues and no communication dates back to June of 2015. Suddenly, my property manager received a large bill and still cannot get in touch with anyone. I started calling every day to reach someone and finally connected with Michelle today. After being interrupted and yelled at, I finally got Michelle to contact my Property Manager. I do not recommend this company for anyone, moving forward I will make sure any rental is not associated with this company. read more

I have read some of the complaints listed and I echo their sentiments. I live in Alameda Park and they are completely incompetent. I had a neighbor place toxic trash and garbage along with MATTRESSES INFESTED WITH BED BUGS next to my residence. I called them during their "business" hours for two weeks and was given the runaround. Their manager was no where to be found. They advised me to call back the next day and then finally on Friday I was told to call back on Tuesday... This went on for 3 1/2 weeks and they finally admitted that their worker refused to pick up the toxic garbage and they wanted to wait for the quarterly trash pick up every 3 months. Meanwhile my neighbor has spent $3000 for treatment of bed bugs since and I have had my house sprayed multiple times because they couldn't respond. This is not the only instance where they hide. They have people to answer the phone but no anybody to handle any type of complaints. Don't be fooled... these people have no type of accountability. They are a privately held company so there is ABSOLUTELY NO transparency. They collect large sums of money... I pay $187 a month and have no idea where any of it goes. They don't give you any accounting and if you ask for it they tell you they'll have someone get back to you. If you have any dealings with these people make sure and document it so you have proof when you go to court. I highly recommend recording your phone calls and always use email so that you have proof of communication. They use the same lazy management at every property with no structured form of management. Ok I understand and appreciate the point of HOAs. But this one is ridiculous. I wish I would have known when I bought my foreclosure. They seem to want only the most elite and wealthy in their community. Not understanding that for the average person fixing up a place takes time. Speaking of fixing up my husband moved his truck to the street at midnight so the landscapers could fix our front yard this AM. And sure enough 5 am when he left for work a violation. We NEVER park on the street we are not repeat offenders you would think they could give it a day to see if we moved it. I mean I can save the hundreds of dollars fixing up my house if they would prefer I didn't. I could go on and on about how they micro manage, nag, ect. I'm getting out as soon as I can and I have a list printed so I never live in a hoa managed by them. If you are average American they don't want you in their neighborhood. read more

The absolute worst scum on earth. lived in a condo complex where they were letting the buildings literally fall apart. What is the worst is they sued me after our house went into foreclosure for insane fees that we DID NOT OWE! but I paid them anyways just to make them go away. Then the sold the debt to a collection agency AFTER I PAID IT! and now the collection agency won't go away. vision is the worst of the worst, and they can all go to hell. read more

Vision community management is THE WORST management company I have ever dealt with. They are unprofessional, untimely, and staff is very unkind. I've lived in many HOAs and this is hands down the worst. They are responsible for coordinating outside maintenance and allowed for a tree to be down on our house for 2+ weeks - a huge liability! They are inconsistent with fines and penalties. The rules are also inconsistently applied to members of the community. They are terrible. read more

Each place managed by Vision Community Management that I am aware of have seen increases in HOA dues and reduction in quality and scope of service. I don't know why this company is still in business. Perhaps the Home Owners felt this company is doing a satisfactory job. Let truth speaks. read more

Vision is a terrible property management company, second neighborhood I've lived in managed by them, the first went straight downhill right after they took over, my entire family (3 homes) all moved out because the neighborhood ran down so quickly... now I'm in another, my wife and I purchased this past February and actually considering moving because of how the neighborhood is managed, Jocelyn is useless, very rarely returns calls, our neighborhood is over run with weeds in about 30% of the yards... it looks horrendous, we have beltway sprinklers that have been broken for we'll over a month and flood the street every single day, I have neighbors with dogs that bark constantly and they do NOTHING about it... I pay my HOA dues every month and get little in return, I am told to call the police about the dogs, the police say my HOA is supposed to enforce this... they do NOT and I feel there is nothing I can do, I am going to see this to the end if needed in every way I can read more

As a renter it's very frustrating dealing with this HOA. We keep getting notices from the home owner (3 in last year I believe) about trash or recycling bins left out past the collection date. I'm 100% certain 2/3 were definitely incorrect and most likely all 3 were wrongly associated to our residence. I try to remember and take pictures after we put our bins behind the gate AND I have pictures of our neighbor who constantly has bins out in view (took a picture of one still out there today when we put ours away on Wednesday). We can't get any info because we aren't the home owner, when we contact the home owner he states he didn't get any picture (simple proof) of the violation just a letter. Huh? That is garbage! How are they not bringing a simple camera to provide this information. We are basically helpless! Since our last letter was 6+ months ago I got a little "careless" with my documentation but I guess from now on I have to CONSTANTLY take pictures and document when I put cans out/put them back. We love the area, schools etc. but it's not very enjoyable dealing with stuff like this. They won't communicate better with our leasing company either. One would think if a homeowner rents his home out to a leasing company the HOA would be able to at least give them the info since they are an agent of the home owner. read more

For the past year I have been the estate trustee for a woman who lived in a community managed by Vision. I had no prior experience with this company and hope I don't need to in the future. The sale of the woman's home required certain information about transfer fees and final payment on account. When I called, a receptionist would answer and direct my call to a voice mail for the accounting area every time. I could not get a callback. This happened repeatedly over several days. I asked for management staff or the owner and each time was told they were out or in a meeting. Finally I got the neighborhood specialist, she was nice and tried to be helpful, but could not help because it had to come from the accounting staff. maybe with her help I finally received a call from the accounting staff and got the information I needed. Thought I was through with that, but five weeks after the close of the sale of the home I received a late notice with late fees. The phone call process repeated, just as before. With persistent calling, nearly pestering (sorry) the accounting staff finally answered. They had not applied the payment from the title company to the account yet (five weeks) and apologized and promised to get the refund check out soon. These were quick service requests to handle, but the inefficiency is tremendous. They will handle your problem at their convenience seems to be the attitude. read more
