When I arrived 10 minutes early to the 2:00pm appointment Sean was already there. He was very friendly (in person and on the phone) and had already done a perimeter inspection! After introductions he took me around and pointed out what he had already seen and was a patient educator. Joining the inspection with me was my father and partner via a video call. Sean not only responded to my questions but theirs as well. Made sure that they were responded to and was patient with my very curious father who tried to keep rushing him along. Sean could have become flustered but he didn't and managed my father in a way that was respectful and professional. I. WAS. SO. IMPRESSED. I had no idea how through a home inspection was and honestly when I told others about my experience (because I am hollerin from the mountain tops) my friends [one of which just purchased a new home] were shocked as how in depth Sean was. I could literally write for so much longer about how positive this experience was for me. Buying a home is nerve wracking. Meeting up with strangers in a COVID world is anxiety inducing. Trying to navigate an inspection with a partner on the phone is hard and clunky speaking through masks and over water sounds but Sean did it. Real talk I was skeptical with the recommendations that Chris (Redfin realtor) put forward but I didn't know any different so I took the first one on the list. And BOY OH BOY am I glad I did that. **CHRIS Keep putting Sean first** The inspection report was in my email the next morning. During the inspection Sean had recommended a specific product to fix something that came up during the inspection. I felt comfortable emailing him asking him for the name again and he responded almost immediately. ALSO - he recommended to me a termite inspection company (the next Yelp review I am going to write) and he was FANTASTIC as well! He went out of his way to point out water damage found in the ceiling to Sean before he was even there. The communication and teamwork is what EVERY buyer should experience when navigating purchasing a house. It was CLEAR that everyone on our team CARES that we doing get a lemon. Lucky for us the house is ALSO amazing. Overall - Sean is fantastic. If it means anything this is the FIRST yelp review I have ever written because this experience was so great. Thanks Sean!

I chose this company because Robin followed up with me when I didn't complete the scheduling process after seeing that they didn't have availability that would work for our schedule. Not only did Robin manage to find someone who could do it, but she answered so many questions that I had and really made me feel like we would be in good hands if we went with this company. Robin was the reason we ended up going with them instead of another company, and I am SO GLAD we ended up with Pro Spex because Robert Martin, our inspector, was amazing! He took the time to explain things to us, went out of his way to show us where things were and how things impacted each other. I felt like he was inspecting his own home! His process was methodical, organized, and detail-oriented. He knew SO MUCH; I was so grateful that he shared his knowledge with us through the whole process. I don't have anything to compare to, but I know that I left that inspection feeling informed, confident, and more knowledgeable about our (prospective) home's maintenance and quirks. Pro Spex, Robin and Robert both were integral in making our experience with y'all a great one! I will be recommending this company now based on my experience, and we will use yall in the future! I believe he's the owner of the company. I would not recommend them at all they don't do square business and Randy missesd alot of issues in our house that we are now paying for because he didn't do his job. I believe he has relationships with some of the real estate agents and passes through inspections to get the agents paid. Not to mentio he is or was the president of the boarfld of realtors. Sounds like a conflict of interest to me. Anyway Randy is a clown his professionalism is less tha ln desirable and i would beware of him and this sorry inspection company.     I WAS OFFERED $700 IF I DIDN'T POST THIS REVIEW…read more.. In good conscience, I couldn't take the money. I'll explain that later... I purchased a home in Fall 2022 and had to get inspections done in less than 7 days. Blue Crab Inspections offered a one stop shop so I booked the inspections. That was the beginning of what will and has cost me thousands and thousands in repairs. The customer service was fast and friendly, and most dealings with the owner were pleasant and well handled. I have to state that in fairness to the company. That aside, in my opinion, this inspection was the worst inspection that I have ever had, hands down. As as real estate investor, I have had well over a dozen so far. When we started having issues with the heat pump, well system, electrical, etc. we called in contractors and they began to point out glaring omissions from the inspection. MISSED FINDINGS The inspector failed to note several live electrical wires that were severed. The whirlpool was never tested because, while it was plugged in, the wires were also cut. All these serious violations were absent from the report. The radon inspector failed to notice that the radon fan is located in the basement, next to a bedroom! I've never had a radon system so when I saw it leaking, I called a radon mitigation company. They informed me that the radon fan should never be in a living area. A quick Google search proves this: "Radon mitigation standards require that the fan be placed outside of the living space of the home." Again, no note on the report and the system passed with flying colors. There are too many issues that we've encountered that a home inspection should have caught. My intent is not to list off every one. I will let just a few of the attached pictures at the end of this review speak for themselves. I wish I were a professional in this field and knew everything about electrical, plumbing, HVAC, etc. but I don't. A good home inspection should point out defects/warnings/violations to protect the person looking to buy a home. I didn't buy handfuls of other personal and investment properties in the past because a good home inspection service saved my butt! In my opinion, Blue Crab Inspections failed to do this for me and my family. As I expect a response to this review, I simply ask you to go read other negative reviews of their service and then read the company's response. That will tell you everything you need to know. I won't say any more than that. The issue isn't that people are looking to blame someone, or to lash out at Blue Crab Inspections. The issue is that homeowners trusted the company to help inspect what for many, is the biggest investment of their life, and these homeowners were let down. After thousands of dollars of repairs, the $700 offered to me isn't worth not being legally allowed to share my personal experience with the company. I did ask for a full refund of all the inspections which totaled about $2200 and I would not have posted this review if they agreed to refund me 100%. In retrospect though, I am glad they didn't because I feel that even saving one person from all that I have been through will be worth saying no to a partial refund. I hope that whoever reads this review finds a Maryland home inspection company that will deliver a top notch inspection.
