The first inspector we used Luke was great. The clown Randy we used after Luke was less than stellar. He was like working with a used car salesman. I believe he's the owner of the company. I would not recommend them at all they don't do square business and Randy missesd alot of issues in our house that we are now paying for because he didn't do his job. I believe he has relationships with some of the real estate agents and passes through inspections to get the agents paid. Not to mentio he is or was the president of the boarfld of realtors. Sounds like a conflict of interest to me. Anyway Randy is a clown his professionalism is less tha ln desirable and i would beware of him and this sorry inspection company. I WAS OFFERED $700 IF I DIDN'T POST THIS REVIEW... In good conscience, I couldn't take the money. I'll explain that later... I purchased a home in Fall 2022 and had to get inspections done in less than 7 days. Blue Crab Inspections offered a one stop shop so I booked the inspections. That was the beginning of what will and has cost me thousands and thousands in repairs. The customer service was fast and friendly, and most dealings with the owner were pleasant and well handled. I have to state that in fairness to the company. That aside, in my opinion, this inspection was the worst inspection that I have ever had, hands down. As as real estate investor, I have had well over a dozen so far. When we started having issues with the heat pump, well system, electrical, etc. we called in contractors and they began to point out glaring omissions from the inspection. MISSED FINDINGS The inspector failed to note several live electrical wires that were severed. The whirlpool was never tested because, while it was plugged in, the wires were also cut. All these serious violations were absent from the report. The radon inspector failed to notice that the radon fan is located in the basement, next to a bedroom! I've never had a radon system so when I saw it leaking, I called a radon mitigation company. They informed me that the radon fan should never be in a living area. A quick Google search proves this: "Radon mitigation standards require that the fan be placed outside of the living space of the home." Again, no note on the report and the system passed with flying colors. There are too many issues that we've encountered that a home inspection should have caught. My intent is not to list off every one. I will let just a few of the attached pictures at the end of this review speak for themselves. I wish I were a professional in this field and knew everything about electrical, plumbing, HVAC, etc. but I don't. A good home inspection should point out defects/warnings/violations to protect the person looking to buy a home. I didn't buy handfuls of other personal and investment properties in the past because a good home inspection service saved my butt! In my opinion, Blue Crab Inspections failed to do this for me and my family. As I expect a response to this review, I simply ask you to go read other negative reviews of their service and then read the company's response. That will tell you everything you need to know. I won't say any more than that. The issue isn't that people are looking to blame someone, or to lash out at Blue Crab Inspections. The issue is that homeowners trusted the company to help inspect what for many, is the biggest investment of their life, and these homeowners were let down. After thousands of dollars of repairs, the $700 offered to me isn't worth not being legally allowed to share my personal experience with the company. I did ask for a full refund of all the inspections which totaled about $2200 and I would not have posted this review if they agreed to refund me 100%. In retrospect though, I am glad they didn't because I feel that even saving one person from all that I have been through will be worth saying no to a partial refund. I hope that whoever reads this review finds a Maryland home inspection company that will deliver a top notch inspection. I wish I could write a positive review about this place. Believe me, I want to write a positive review but our experience with them since moving into our home has been absolutely awful. Our inspector "inspected" the house and found minimal issues, which we were really excited about. But upon moving in we learned that the things he deemed to be "functional" were actually huge issues that have now resulted in over $40,000 in repair quotes. He "inspected" our HVAC and vent system, completely missing that out of the registers on our ceiling was fake and covering up a hole in the ceiling that has now caused severe hvac sweat damage. He missed water damage and wood rot on our windows. He missed finding our entire attic. He missed our vent to our dryer not being hooked up properly which caused us to fail county inspection. Blue crab home inspection was supposed to give me confidence in my home purchase but instead it's caused us nothing but heartache, pain, and anxiety. I have reached out to them multiple times and head absolutely nothing. I will tell every home owner I know never to use these people. This was a horrific experience. read more

The customer service of this company is great when it comes to the inspectors. The reason I do not recommend is because if there are any issues when it comes to mistakes an inspector may have missed that's where the issue comes. The manager, Randy, basically called me a liar and said that the issue, which was a fire hazard, was my fault because it was not like that upon inspection. He also treated me like I was incompetent and was very shady. The company came out and did a quick adjustment to make the issue in code which is fine but was the short cut way to not have to pay to do the fix properly. The other issue is upon asking for documentation of the fix and to deem the problem safe the company would not provide that or put their name on the issue. After your inspection passed a lot of time , however we did not move in and just now realized how not full was your report. We paid 550$ for not full report and our construction has mentioned more hidden problem and bring to our attention. We purchased this condo but could be addressed to all of this problem with a seller before sign the papers. 1. Dryer does not have vent, since - this is a ventless model and very old with mold and debris inside. Not included in the report at all about this. 2. Washing machine - when we open - rust, dirt, debris. We had never used it. Why you did not include it in your report that washer is also very old with rust and piece of metals inside the machine , and we right now need to buy new set. Could be addressed to the seller. 3. Toilets - water pressure in both toilets are very low and you did not include it in the report. It is not flush enough and we need spent money for the plumbing . You did not report , it could be addressed to the seller. 4. Inside toilets -where water collect - all supplies are very very old with rust you cannot see these supplies form the rust and mold. Why you did not put in your report. We could be addressed to the seller about. Now, we must change. Your service does not cost $ 550 - since we did not receive a full picture about it and could be walk away or addressed to the seller. Especially with Washer/dryer set. We were selling our home and the buyer had Blue Crab Home Inspections do the inspection. If you are the seller, be there when they do the inspections. The home inspector was rough with our things (it was still our home). He ripped down mini blinds by yanking them too hard. He filled the jetted tub to the top (you don't need to do that to see if the jets work), and we pay per gallon of water after a certain amount. He just seemed to be very rough with the house. If you are the buyer, Blue Crab will be thorough and get the job done. If you are the seller, be there to at least monitor how rough they are with your home. read more

Blue Crab Inspections provided a disappointing and incomplete level of detail. Written correspondence lacked precision in the descriptions of issues that they found with our future home. One word responses to email added frustration and correspondence that contradicted attachments was confusing. At their prices we expected a more more professional product. We also received 2 requests for a review from them before the reports were even received. We have owned homes in 3 states and have had inspections with 4 different companies. Blue Crab cost about 30% more and delivered 50% less data with several mistakes. I would not recommend this company to a friend. read more

Blue Crab was recommended through our agent's company. We were first time homeowners so believe me, we were trying to do our best research every step of the way. We've been in our new (old) house for two months. While our inspector was friendly and seemingly thorough, there was a lot he overlooked. I personally feel a little "duped" but I'm not sure it was purposeful. It's an old house and the sellers did a seemingly run of the mill revamp in several regards. For starters, he got the electric wrong. He suggested that the way the electrical work was done was not updated... and it was. If he was unsure, we would have appreciated a suggestion to have an electrician come out ourselves. Secondly, there was a literal gas leak occurring that only I stopped, once we moved in and called BGE. Thirdly, our attic has NO insulation. Why was this not in his recommendations? To boot! He 100% could have urged us to have a plumbing specialist check out our sewer line/plumbing.Old house. The new addition's plumbing was shoddily done and our agent nor inspector suggested we use a specialist to be thorough. Our worries felt dismissed which reflects on our agent from Keller Williams and our inspector. They may be in cahoots so steer clear. I think this was a combo of us being first time buyers and putting some things past us, and the fact that it's an old house so "that's how it is." But some of these problems that we have caught ourselves should have absolutely been noted earlier on. read more

DO NOT RECOMMEND. After living in the house that was "Inspected" for going on three years now. I am slowly coming across issues that were not caught during the inspection. I have had to pay out of my pocket upwards of $15,000 due to things being brushed under the rug and not brought up during my inspection including a collapsed chimney conveniently being built around, the HVAC not being up to code nor the correct size for my house, no gas turn off valve for my oven, and water turn off for the fridge. The entire process felt rushed as if the realtor and inspector were trying to hide these issues for the previous owner. As a first time home owner i went along with most of the inspection. I absolutely do not recommend. And when I called to confront them about the chimney, I was told it was not their problem at that point and there's nothing they could do. DO NOT USE! read more

Update from middle river inspection. Whirlpool service tech just came and confirmed that the dishwasher was fried because someone ran it dry..... IMAGINE THAT. Lived here for 7 years, never one problem. So we were correct when we spoke to the real estate agent. They couldnt figure out how to turn on a touchless sink so they reached under and turned the water off wondering why the sink wont come on, meanwhile the dishwasher was running trying to pull in water and burned up. Blue Crab Inspections. Their warranty they tell you they have is absolutely worthless. Look for a company with better reviews and better reputation. They will not take care of you if they screwed up anything during inspection. I hired these guys to do the inspection of the house that we ended up buying in 2017. They missed some things that required repair down the road at our cost. About 5 months after the inspection, we had a neighbor ask us how our radon was in our house. I told them that ours has tested fine when blue crab did the inspection. Our neighbor had a radon tester and told us that we should re-test ourselves because even the house right next to us tested high. We had it re-tested (this time not by blue crab) for 6 months continuous monitoring. The amount that it showed after the re-test was much higher than what Blue Crab had shown... in fact, we were at 4.16 pCi/L and blue crab had tested it as less than half of that. I called blue crab and they told me that it varied daily. I even asked another inspector from another company and was told that unless you've made major changes to the house that would effect radon, it would not vary to such a degree. (This inspector from another company said that he wasn't surprised that it was blue crab that messed up because they have a bad reputation) Also, the lowest it tested during that 6-months was 3.81pCi/L. I had them confirm my warranty (I was still within my 1-year warranty) and that they would have someone contact me back. Never heard back. I emailed blue crab a few weeks later with pictures of the meter and still never heard back. I recently retested the radon again and it still shows the high levels. I once again called to complain that they never took care of their warranty and asked what they could do. They finally had the inspector that did our house call to try to tell me how radon works and that the levels must have suddenly gone up since the time of the inspection. I emailed him the pictures of the meter as well and showed him that we had emailed them the same pictures as far back as Feb 2018. He said that he would ask the owner if they could come out and do a re-test. Didn't hear back and emailed a few more times, then got a response saying that the owner said NO and if we wanted a re-test, we would have to pay for it. The company never attempted to make it right and didn't honor their own warranty (which they hype up so much when they want your business). Disappointing. I don't want to expose my family to excess radon, so I'll have to have another company fix the issue and see what kind of recourse I can have against blue crab inspections through the state. read more

This company was suggested by our realtors. During the inspection they seemed thorough enough. When we got our report we noticed several small items noticed in the inspectionthat never made it to the written report, we let it slide because we knew what they were and we wouldn't of asked the sellers to address it anyway. Later on we found two larger issues that weren't addressed by the inspector and when we called to inquire we were met with defiance and belligerence. The attitude was that we were wasting their time. I wanted to tell you about a home my daughter and her husband bought and used Blue Crab Home Inspections to do the home inspection. My daughter and her husband depended on the home inspector from Blue Crab Inspection to inspect the home, and find all flaws with the home. The inspection was scheduled for 1 PM, and my daughter and I arrived at the home at 1250 hours. The inspector who owns a bar in Essex was the inspector for Blue Crab. He was already at the home looking at the home with my daughter's husband when my daughter and I arrived. The inspector was walking down the steps and said he was done with the upstairs. My daughter's husband was sitting down stairs with the realtor. I asked my daughter's husband if he was following this guy around the house and he said no. I asked the inspector how he could inspect an entire 2nd floor in 10 minutes, he said he was finished and everything appeared to be okay. I asked him if he opened every window, he said yes and they were okay. Well he lied, because I just re-screened my daughter's window screens and 5 of the windows, the springs are broke on the windows, and have to be slammed shut to lock the windows. The one window in the master bedroom when the screen was taken out, the actual glass panel dropped down, and I had to force it back in place with the screen. I told the inspector that the steps out front were pulled from the foundation, he said, "Oh that's just settlement." He never checked the driveway which had concrete broken up since the previous owner had a trailer which bottom out on the driveway and busted the concrete. Lord knows if he wrote that up. I told the inspector the water pressure was low in the house, and he did write that up, I asked him if he checked the outside faucets, and he said at the time it was raining and there was snow on the ground, and he would not be able to do this.I eventually turned the faucets on after settlement and learned the faucets were spraying water out, and it cost me $1000.00 to get a plumber out to fix the issues. I asked the inspector while he was in the attic if the attic fan worked, he said, "It's to cool for it to turn on, I told him to adjust the thermostat, had he done this he would have seen the motor was seized and the fan needed replacement. I had to replace the attic fan, luckily I had an extra fan. The Redfin realtor raved about Blue crab Inspections, I have to say I am not impressed with the quality of work he did. Right off the top I found over $25,000.00 worth of things that needed replacement such as windows, I haven't even looked at the back windows yet. I replaced the faucets, and had the plumber replace a pressure valve, and now the windows need replacing. I think this bar owner is in the wrong business of inspecting homes. Folks you are better off hiring a plumber to check plumbing, an electrician to check the electric, and a roofer to check the roof, and you and your realtor can check the windows and foundations yourselves. Mr Cottrell was able to explain important findings in a clear manner without using a bunch of lingo. After working with them i fell like i was educated about the process not just given a report at the end. My home was just inspected by this company and I have never seen anything more unprofessional. I'll be brief. When I returned home my house felt like an oven because they left the thermostat setting on high. All doors and lights were on like it was invaded by teenagers that don't care. THE BACK DOOR WAS UNLOCKED, I live in Baltimore. He broke the shower diverter! I now have to have a plumber come fix something he broke! Random items were tossed on the floor with no regard. He then had the audacity to ask me to leave my rear gate unlocked so he can come back in 2 days to look at the roof. When I said you can access it from the front of the home like Directv, Comcast, and roofers do, he said he had to enter from the rear. When I asked why he could not supply a reason. I shopped around for inspectors, and these guys were super responsive - quick to respond, very patient, happily willing to answer all my questions even before the inspection started. Easy online setup of the inspection. While they weren't the cheapest quote, I had a much better feeling about these folks, especially after reviewing all of the other inspectors on Yelp, BBB, Angie's List, Redfin, etc. Matt was already there with my agent by the time I got there (the appointment was at noon; I arrived right at noon, so both my agent and Matt were early) and Matt went through everything with me, took his time to explain the items on each level of my home, highlight what was/wasn't okay, show me how to operate things, etc. and also left me with a "manual" for basic home care items. Answered all of my questions, and had the full, detailed report (with pictures) to me by that evening. Seriously, can't express how happy I was with their service - would like to give them more stars if I could. Plus they offer a concierge service that provides such things as a limited 90 day warranty and assistance with changing over your utilities. Also ensured me that I could call if I had any questions about anything regarding the home in the future. Seriously - as a first-time homebuyer, made me feel at ease about this whole process. I had the pleasure of working with Randy from Blue Crab who was recommended by our real estate agent. From the beginning he was extremely professional. We had to have a total of 2 inspections (the first was unable to be performed because of seller issues). He had arrived 30 minutes prior to the inspection time and attempted to call me so that I didn't have to waste my time getting there. Nonetheless when I showed up he was courteous, polite and extremely professional. We were able to reschedule the inspection the following week. During this time again he arrived 45 minutes!!! to our prior scheduled time to begin his work. He was efficient and took time to explain everything in laywoman's terms so that I could understand. I am not happy with the inspection that I received. As a home buyer, you want good advice on major issues that could impact your home purchase. Two major issues were missed, in my opinion. I communicated the issues back to them. In one case, I was referred to their insurance company who did absolutely nothing. They didn't even return my phone calls. The second issue has also been dismissed. Both of these issues are $4-5K each for repairs. A good inspector would have identified these issues, in my opinion. Now I have ~$10K in home repairs that need to be done. read more
