I ended up using VM3 Environmental for my post remediation mold test due to timing constraints on my part. I was very happy! I needed to rush the results and Daniel was so awesome and scheduled an appointment for 7 am and then arrived 10 minutes early! He got right to work and explained everything to me as he went. He completed the tests and drove the samples to the lab right away so I could get the results as soon as possible! He was also following COVID protocol and came to the house masked up! True to his word, Daniel called me right when he said so I was able to pass on the results to my abatement company. We had 5 inspections in 30 days on 3 different properties by Daniel and I can't say enough good things about the quality of his work, particularly in terms of his attention to detail and how thorough he was. All 3 three properties tested positive for a variety of molds and Daniel's reports, photos, and description were extremely helpful in convincing landlords to address the problems with appropriate measures. We felt the VM3 pricing flexibility was also very good in terms of charging separately for the inspection and allowing to choose which tests we wanted done and having separate pricing per test. One of the properties failed to properly remediate the mold and Daniel located the unresolved problem. They clearly hadn't followed VM3's recommended protocols the first time. What a fantastic company! We contacted them to help with testing our home for mold. After a negative experience with another testing company, where I got almost no answers or even a feel for how dangerous it was to continue living in my home, I turned to VM3 based on NextDoor recommendations. The person answering the phone at VM3 was extremely helpful and patient. He took the time to hear me out and explain exactly what they would do onsite and what the testing capabilities were. Incidentally, I did not tell anyone at VM3 that I had someone else from another company do an inspection. They'll be finding that out only now! So this is essentially how they treat all customers. Our inspector was Daniel. First he explained what he would be doing, and after examining the house from the attic to the garage and even around the outside perimeter, he took me on a walk-through to discuss his findings and recommendations (air samples and surface testing). He took air samples from several rooms and they were processed by a lab and sent to us two days later. Every area of concern was photographed and included in the thorough final report, which included moisture readings. Daniel also prepared a remediation report to send to another company (conflict of interest prevents inspection companies from also doing mold remediation). Everyone I had contact with in the company was helpful, knowledgeable, professional, and most importantly, thorough. Payment was contactless, shoe covers and mask worn in the home. I am giving VM3 environmental 3 stars, for average. I also would not choose to use them again, unfortunately, and I will explain why. I hired VM3 after reading the great Yelp reviews. I hired them for Asbestos testing and post abatement air clearance. The field worker took the ceiling samples and conducted the abatement air clearance testing just fine. However, the company has opportunities for improvement with their service beyond the actual work. The people on the phone are courteous and professional, but everytime they told me someone would call back in response to my question, I never was called back. I had to call multiple times to follow up and was never called back. I requested the complete air clearance report with details and still am waiting to get this report(air Sample was done about 10 days ago). I was told someone would call back, but never received a phone call. I paid for the physical work and the reports, and am concerned I may never get the full report with the interpretations. I paid with check with the belief the company would provide all reports. The lack of return calls and delay in receiving the final report is why I give 3 stars, for average on balance. I hope the company uses this feedback to improve their Overall services. read more

I had a horrible experience with a previous mold testing company who, for lack of a better phrase, wanted to double dip by running the mold test and remediation which I found out isn't really allowed. The remediation company was horrible too. I cannot even get into details but it was the worst experience I ever had. Thank goodness I found VM3. We discovered mold in our garage and then in our living room after a series of hard rains. We have a toddler, so I naturally worry about toxic mold. We were both having allergy problems. Ryan came over the day after I called and he did a thorough inspection of the house, taking air and wall samples, pictures, and documenting recommendations. As a homeowner, landlord, and former HOA board member, I've had more experience with plumbing-related floods than any one person should endure. Floods usually transform into potential mold concerns, and if you have a tenant who likes to "theorize" about potential threats, you need the best possible professionals to help the tenant calm down. Before using VM3 Environmental, I used another mold-testing firm in San Diego and Los Angeles that did both the gathering of samples, the lab report, and a cover letter that commented on the lab results and made recommendations (if any) for remediation depending upon the mold found. I was pretty happy with that firm, but now that I've tried VM3, I'm not going back to the prior vendor. The main difference between VM3 and the other firm I've used is in the "richness" of the information in the body of the report. Most people know that mold is always around us. Paranoid tenants sometimes think any mold finding is a horrible health threat. Unfortunately there is little in the way of legal limits to help paint a "black & white" picture from the air sample lab results. I started to lose faith in our former mold testing service when I had to chase them down for 2 days to get answers to a couple questions I had on their lab result and cover letter. This is where VM3's unique contributions come in. In the body of our VM3 technician (Jeff R.) cover letter, a relevant metric is applied to help us (and our tenant) assess the relative health risk. Jeff cited a particular section (§5.1.2) of the Indoor Environmental Standards Organization's (IESO) Level II Assessment, "Standard Guide for Inspecting Residential Structures for Mold Contamination." As a former engineer and a landlord desperate to see something more concrete than a bunch of random spore count estimates based on air samples taken, I found this to be VERY helpful. Jeff also took time on the phone with our tenant to answer questions the tenant had about the situation and testing methodology. The lab that VM3 used for our test (LA Testing) also provided more background and better, layperson-friendly explanations than other testing firms I've used. Since I never had a mold inspection or testing done, I was not sure what to expect. The inspector with VM3 explained everything clearly, and I felt very secure with them. We hired VM3 Environmental because we needed to have our indoor air tested for asbestos. Another company made the asbestos abatement and we wanted to check if the job was done properly. Sadly, the abatement company contaminated our whole house... VM3 came to our place, took some samples in the most important areas and sent the samples to the lab. We got the results/ report very fast, which was great, having in mind we were living in a "non-suitable for occupancy house" without realizing. After the cleaning up made for the abatement company, we hired VM3 again to re-check the area. Udo, the expert who we worked with, called me the same day to let me know the good news. This company was extremely over priced and tried to sell multiple testing that was not necessary. They came into my home for possible mold. The technician said that he suspected multiple areas had mold and suggested we sample 10 areas he suspected. Each sample $100. I brought someone else for a second opinion...they said that they did not suspect mold only humidity and suggested only 6 spots tested at $60 per test. Low and behold all came back negative. They only wanted us to spend thousands of dollars by trying to scare us into believing there was "a high probability of mold" when all along there was none. read more

I should start by saying that I knew absolutely nothing about mold before a valve leaked in my home and caused water damage. A mold inspector is important because, assuming there is mold, the mold remediators use the inspection report on which to base their plan of action.
