Yes, it was very kind of you to agree to make us incur all the expenses of moving to another apartment in addition to paying another security deposit to avoid harassment by a neighbor whom you failed to protect us from. You watched a video of the tenant calling my family the "n" word but stood by and made us confront him instead of intervening even after it escalated for 4 weeks. His behavior was unacceptable but so is yours, especially since your lengthy response doesn't seem to include an apology. Regarding the security deposit, I am well aware of the process, yet stating "it was determined that both the dining room and living room baseboards needed cleaning and painting. The bathroom needed cleaning" should probably be shown with pictures which you have not done. Just take a moment to think about what could we have possibly done to the baseboards in less than two months? Also please recognize that it is not our responsibility to clean the apartment in preparation for the future tenant, past a general cleaning. I was required to call Minerva Walz to ask for help but didn't even get the courtesy of a response when I had question about the situation. Very pleasant experience applying to a complex in Golden hill. I love how the units have everything you need but the layouts are minimalistic, and the one I viewed was renovated and very nice. Karla was such a big help in finding what I wanted; we were specifically wanting vinyl floors due to having a dog, and the look of them. She found me a unit that was perfect for what we needed. Downtown is only 6 minutes if not closer by car, and the units are very quiet and charming. We did decide to go with another option since it's closer to my school but I highly recommend walz properties if you're wanting to live near downtown. Living in downtown I've noticed there are many homeless people, and other problems you run into but on golden hill it is very safe, and parking is included as well. Uber is 3-5 dollars to get to central downtown and the streets aren't too busy at their C street/ and broadway units. I viewed them both and really liked them. Will attach photos of units I looked at to help future renters. I will keep walz properties in my back pocket because it is affordable and very nice. Love them. This was my first place on my own and I stayed for a good 4 years. They were very quick with any questions I had. Anything wrong they fixed it. But rarely had any problems. Weren't jerks when I moved out. I made sure I left it the way I found it and got mostly all of my deposit back. None of this, "oh we found this" or (hidden fees) they are a honest good company and the only reason why I left was because my family was growing and I needed more rooms. read more

I have had such a great experience with Walz Properties and our property manager Kyle. My boyfriend and I live in an amazing newly renovated one bedroom apartment (new floors, kitchen, appliances, and bathroom) in Pacific Beach just 3 blocks from the ocean! If you know PB the rental market is competitive and I am so happy we snagged this place before anyone else! There was a quick turnover for the application process as we got everything in fast and we were approved within days and signed a lease. We pay our rent through an online portal which is super convenient and has been hassle free so far. The company pays for trash and water in our building and has a maintenance crew come in once a week to upkeep the exterior of the building (tree trimming etc). Our property manager Kyle has also been super helpful and attentive and always gets back to us fast when we have a question or concern. I would never recommend renting from them. The landlords and managers are HORRIBLE to deal with, they could care less about their tenants. They took over a property in Ocean Beach and raised the rent so high that almost all of the former tenants had to move. The remodel they did was terrible and everything looked like it took 5 minutes to put together. A week after I moved in, the paint literally peeled off of the walls. I lived there for less than 2 months before leaving with an okay from them to terminate the lease early with no penalties and they took over half of my deposit for "cleaning". We never even had a chance to put furniture in let alone leave a mess. Find another place to live, this company isn't worth the headaches. read more

Karla the so called "apartment manager" is extremely rude, unprofessional, and negligent. I have asked her about an issue for 3weeks!! and still it's not resolved. She states we are the "problem" just because I have the balls to tell her that she is not doing her job as an apartment manager. She doesn't know what to say and becomes irrate when confronted. She also didnt want to give me the office number to Walz properties, its ok here it is yelpers undated number is 1-858-300-1320. There management has been ridiculous, they have made many stupid changes. 1. For one assigned parking: you need to pay $20 a year (which is not bad). BUT!!!, regarding extra parking is awful the street parking that is available gets full fast. You can park in the Library parking but its only for a certain time Or park in the next street where a young girl was killed. 2. Can't decorate windows or out side of your door during holidays. 3. Apartment manager tries to make excuses when fixing any appliances instead of trading it in for another used one that's in better condition. Do not rent at address 2720 Broadway. Manager Amy is unprofessional, inexperienced and not helpful. Also, COCKROACHES everywhere in every unit and they are not doing anything about it. Do not rent here. Manager also tried making changes such as locking the dumpster in order to "protect privacy" so dumpster divers are not digging. This is just a hassle and people are just leaving their trash outside of dumpster which is causing a mess. Manager also does not let kids play outside at all. Many families with kids are now moved out because of this. Do not rent here. Decorations are not allowed on doors. Do not rent here. read more

Working with them to set up the lease agreement was pretty easy/standard SD situation. Deposit was really cheap, and the place is pet friendly. They have maintenance for the building and common areas, which were always kept nice and neat. Only downside I can truly think of, is there is no way to pay rent online, so I always had to go to bank to make money orders for each month, which is slightly annoying, but I was willing to do it so I didn't get evicted. To start off, everyone here is the utmost definition of professional. Not to mention friendly, as well. I, however, was assisted by Kyle Moreno. From the moment I reached out to come and view the property, over on 3119 Valle Avenue, Kyle was there. Even when I wanted to go and view the property, and he could not be there, he made arrangements for me so that I could still come and view the property that day. I loved it from the moment I had a look around, but because I am a first time renter and not a Cali native there were many things wrong with the unit, that I did not see and did not know to look for. Kyle, however, had the eyes and experience to know what to see and handle and he did. I must also note that Kyle worked harder than he was originally prepared to work because of me. I had a deadline of less than a week to move in by, and boy, Kyle motherfreakin Moreno was there with his team working his butt off for me to get me in by my deadline. He did a job that normally takes 5 days, that's an entire work weak just to put that into black and white for y'all, and got his team to work their butts off with him to get it down to a 3 day job. Kyle did not miss a single thing either while he was rushing. Nothing was overlooked. Nothing was poorly done. Nothing was done wrong. Kyle did everything just so that I would not be out on my butt with no where to go. He did his job and then 100% more than what he needed. Even when I needed him urgently, while he was working his butt off mind you, he would answer the phone just to continue helping me out. When I had to put the deposit down for the unit, and he once again couldn't be there at the office because he was working so hard for me at the unit, he made arrangements for me yet again to make sure I would be helped and taken care of. He also made sure that I set up and account for SDG&E (San Diego Gas & Electric) so that I wouldn't be moving into a new apartment with no lights. He did not have to do that, but once again, he freaking did it, because that's what kind of a great Property Manager he is. Even after I moved in and we (meaning myself and Kyle too when I called him and told him) found out that my unit had a slight bug problem, he made it so that I would not have to worry about it and got yet another thing handled. He is still assisting me with that and has yet to stop being so amazing. I feel as though it is more than necessary to state that you should keep in mind that I am only 1 of THE MANY TENANTS that Kyle Moreno helps and assists on a daily basis. It should also be said that he is not the only one like this, as I have previously mentioned. That being said, I have not seen them directly work, nor anyone else in my entire apartment searching expidition, ever work as hard as this man, Kyle Moreno. This young man has an astounding professional attitude, an amazing customer service mindset, and an obvious pride in helping others. He has shown me that he is by no means displaying a façade or wearing a false face and has earned my respect with the great leaps, bounds, and strides he has taken for me. I feel as though that Kyle Moreno is destined to do more than he is currently doing as a Property Manager and demonstrates it on a daily basis. Furthermore, he deserves far more than just this stupid Yelp review. I feel as though he deserves a promotion, and I really hope he gets one. Mainly, living in the apartment is accommodating. I can't disagree with that. Although, my main issue is the way management is set to be. It's not been once, twice, or three times that I have called or visited the leasing office, and no one is there to attend. I'll explain why I am having issues with management being unfair with some of us respectful and compliant residents. The first day I moved in I was told by representatives in the leasing office that as long as I am unloading furniture, groceries, or any of my needs I am allowed to do so quickly in the staff parking space since it is the closest to my apartment (a parking spot that has never been used since I moved in on January). Just a couple of weeks ago, I was asked in a rudely way that I needed to move quickly. Of course, I understand that and have complied with this rule for several months now, yet was unhappy with the way that I was "demanded" to do so (especially when other tenants have abandoned their vehicles in the middle of the passing way, yet they are not told anything). I am also one of the residents who use the laundromat services on site. I am aware that laundry service hours are, according to the sign posted outside the laundromat, 9am to 8pm. Again, I had a sour experience when it was not time to close, yet when I returned to pick up my work clothes that I needed for the next day, the laundromat was closed before closing time! I live right next to the laundry building and as I come and go I see that most days the laundromat is closed either before closing time, or also remains open until sometimes 11 pm, therefore it is upsetting to me to see that the one day when I am complying to have my clothes pulled out before closing time I was unable to do so. Also, it is not opened at the time posted on the sign. Recently, my kitchen sink was leaking, yet again no one was there to answer so I had to contact the emergency phone number. Then, in another occasion, I was in need of the emergency key to my apartment that the leasing office holds in case it is needed (or so this is what I was told when signing docs to move in), they said as long as it is office hours they could assist me, yet at around 10 am on a weekday (not a holiday) no one was available to assist me. It just seems that no one is ever available when I need them to be and while in office hours. Voicemails are never returned. I am not sure if it has to do with someone still being in maternity leave or on vacation, but at least someone needs to be there to assist tenants when need be. I had absolutely no issues in the first month I moved in since there was always someone available such as Patty and Norma who had been filling in at that time. Now, it seems as if the complex has no attention, especially when I need to walk around stepping in dogs feeces, because it is more important to the manager on site for me to move out of a parking spot while unloading, rather than speaking to those who are not in compliance and do not pick up after their animals. Lastly, many of us tenants where given a letter regarding stuff such as, shoes and plants being left outside our door. I completely understand that this is a danger hazard and do not disagree with it. Although, I don't understand why I have to live with my windows closed because of the awful marijuana smell that comes into my apartment. Again, why is this something that is not being regulated as specified in our agreements. Lastly, this morning I walked by the office to drop off my money order, yet again no one was there. I understand I can drop off the payment, but this is just another example of what I mean about no one being there most of the time, or at least every time I call or come by. There is also no courtesy sign informing of when someone will be available. I believe if this complex continues this way it will slowly start to become a place where I will no longer desire to live in nor will most of my neighbors.
