The mold dog flagged all the places that were "remediated" by all action. The drywall with mold were all taken out but unfortunately the studs with mold were just encapsulated and painted over, therefore still exposing us to molds. I've learned that the proper way of treating studs is to remove and replace and if that's not possible, sand, hepa vacuum, antimicrobal and wire brush all the mold out of the studs. Unfortunately, we learned our lesson the hard way. Please be sure to properly vet your potential mold remediation company and understand if they do things properly and rid of ALL the mold. If you need your house to be medically clean of mold, steer clear from this company. They don't care about clients, they just want to get their foot through the door, get rid of the easy mold on the drywalls and not put in the hard work to really get the mold out of the studs. They will just cover up all the mold with white sealant and call it a day. Again we had an ERMI done two years later, which stachy and chaet still showed up. Learn about your molds, these are the baddddd molds. We then took things further and hired a mold dog & she flagged all the places we remediated. They're also not IICRC certified.     this is the only company that you need to hire related to water damage. when will first came out,…read morehe was providing tips for us before starting the project. he ran tests and gave us a game plan without trying to upsell us and tried to keep our costs low. this was very different from other contractors because other contractors tried to upsell us and didn't put in half the work which led us to ultimately hire all action water damage. the team was very professional on getting the work done and everything was very reasonable. 10/10 would hire them again!!

Since the first day of work, Dio was thorough, professional, and honest with his work. He didn't break down any walls or ceilings, just drilled holes at the affected areas to run tubing for his drying equipment. He and his assistant always came on time, sometimes a bit earlier, to check progress and work. When his initial attempt to dry the floor didn't work as well as we hoped, he informed me that the bathroom floor needed to be removed so his equipment can do its magic - a statement backed up by the field adjuster for my home insurance who checked the damage, so I knew he was being honest. The water mitigation and repairs took weeks due to logistics, and I had to pay him late because my insurance stopped responding and I needed to secure funds first. But through it all, Dio and his assistant were patient and understanding. When they fixed up the holes they made in the garage and realized the paint didn't match, they came back the next day with the right color, no problem. Their work was so good, you can't even tell there was damage in the first place! I highly recommend Dio to anyone who needs water mitigation work. Thank you so much, Dio!

I also appreciated that they did attempt to limit the extent of the remediation as much as possible, working to preserve as much of the cabinets and structure. As for the cost, I felt it was quite fair. As a counter-example, I got an email quote from another provider that was almost 3X the cost, but didn't even know what the work was. So recommend you definitely get multiple estimates including onsite to verify the extent of the work required.

When you have an issue behind a wall you can't see and mold creeps out, you are on overload and just want help ASAP. It was a holiday weekend no less, so we knew it would be tough to get someone to respond, but she did. Day of appointment - the gentleman who came was running about an hour behind, so nearly 6:00 pm he showed up. I felt terrible it was so late in day, and it really did throw our evening routine off too. It's now two days later and I have not received a quote back from H&L. During the inspection, he repeatedly told us that he does not do anything other than remediation. So just removal and treatment of impacted areas. Which was fine - we wanted someone reliable who could get it done ASAP! Needless to say, we did not move forward with them - I would be beside myself if I still had to wait to even hear back on a quote with active mold in my wall. We ended up going with a company who was able to come today and remediate, mold is gone, next steps are now in play! So I appreciate they were responsive to my initial request, but that was best part of service, it kind of went downhill from there. I also really do appreciate having a one-stop shop company to do it all - so once remediated, they can bring the other half of the business to do things like dry wall texture, painting - fixing space, etc.

I also spent $2000 so a shady company could supposedly remediate the problem without actually removing any of the wall. Not surprisingly, that didn't work too well. Enter Len, LeLonnie, and the MS crew. From the beginning they were friendly, reliable, and patient. Len took a great deal of time to explain what was needed, and ways that we could save money by doing some of the smaller things ourselves. Everyone was very professional, and they took care of the problem on a really tight schedule. MS also uses an independent lab for mold testing, so you have some level of 3rd party verification of whether your mold problem has been solved. In what's essentially an unregulated industry (mold remediation), they demonstrate honest business practices and a high level of professional skill. Highly recommended!!

Suffice to say, I think this process is resolved. Len has done his best to make sure the work meets our expectations.     I am a repeat customer of FloodDry and have had two great experiences - first in November 2025 and…read moresecond in June 2026. In November 2025, a faucet in an upstairs laundry room was left running (by yours truly, my bad), resulting in a flood in the laundry room that ran through the floor and into the ceiling and walls of the dining room located below the laundry room. FloodDry visited within hours of my call, gave a fair quote, and started the next day. They isolated the rooms with plastic sheeting, put protective paper lining on the floors, and then removed the wet drywall and baseboards in the laundry room and the wet drywall in the ceiling and walls of the dining room. They used their sensors and experience to identify what was wet and how much drywall to remove. Then, they deployed fans and dryers to fully dry the wet walls and rooms. Three days later, both rooms were completely dry. They then removed all of the plastic sheeting and floor paper and swept and vacuumed until the rooms were spic and span clean. Terrific job all around - done professionally and for a fair price. In June 2026, we noticed some strange discoloration and water stains in the ceiling of a downstairs room located below an upstairs bathroom. First call I made was to FloodDry. By 5PM the same day, I had a quote and the next day work started. The FloodDry team - the same two fellows who had done the work in November 2025 - removed the ceiling in the downstairs room. Worst nightmare: It was a leaking toilet in the upstairs bathroom and the discoloration was mildew (and a lot worse stuff) that had deposited on the ceiling of the downstairs room. FloodDry's first task was to fully remove all of the affected ceiling drywall and crown molding and clean the affected ceiling areas. Then, FloodDry referred me to plumbers, who arrived on short notice and fixed the toilet leak by installing a new toilet mounting plate in the upstairs bathroom and installing new sewage lines below the toilet in the ceiling of the downstairs room. Once the plumbing work was done, the FloodDry team returned and re-cleaned the affected areas in the ceiling of the downstairs room. Next, they installed fans and dryers in the upstairs bathroom and the downstairs room to completely dry the affected areas. They checked the progress over the next few days and by day four everything was dry. Again, FloodDry did a great job cleaning the two rooms once the drying was complete. Finally, FloodDry referred me to a drywall contractor, who replaced the ceiling in the downstairs room. Again, terrific work all around - done professionally and for a fair price.
