Westward is the current manager of our condo association and they take months to respond to requests sent through their system (when they respond, they don't always). They're always good to take our money on the first of the month, though. I'd maybe just give them 2 stars if it were just that they're garbage at communicating to the people they serve (arguably their number one job), but before buying this place, we had an offer on a place that fell through because Westward reported roof repairs as part of the HOA's monthly expenses instead of coming from their reserves, indicating to banks that the HOA was contributing essentially nothing to their reserves and marking them non-warrantable. There are layers of negligence and incompetence here,. Based on what I've seen from two different HOAs, you should stay away from them. read more

This agency is disorganized and chaotic. Every time I reach out for information, I get a new person who doesn't know my situation, and I find myself wasting my time to re-explain the situation. Additionally, it seems there is no communication between team members. My original idea of using them to manage my apartment renting because they are also my HOA management company was a mistake. Lastly, since they have taken over for our old property managers, we have not had an HOA meeting to discuss current assessments- it's all so discombobulated. I would not recommend to use them for small condo rental or HOA management. read more

This property management company sucks. Claire Daus, one of the associate managers is so incompetent in her job that she literally does the opposite of what you ask of her. I asked her to remove one of our automatic payments since it kept giving us issues, and she removed all the bank information except the one I asked her to remove. For four months straight, we have split our payment into 2 payments, and the westward company cannot seem to handle 2 payments and will charge us $25 every month in addition to a late fee since the second payment "bounced." We have paid rent on time every month but "late fees and return fees" get charged every month with no real explanation. We have gotten none of our money back. They keep charging fees that don't make sense, and they provide no sort of compensation for issues that are happening on their end. This is just one issue. Another giant issue is the communication between the company. It's horrible - I gave our first months rent to someone in the office and 3 days later get an email regarding "where is first months rent?" As if I had not directly handed it to someone IN THE OFFICE IN PERSON. They temporarily lost my money I had already given to them. Customer service will offer a solution but then the property managers will not actually be able to follow through on the solution given over the phone. These are just a few issues I have dealt with. This company is terrible. Wish I never rented through this company. read more

DO NOT consider Westward 360 for your association management needs in Chicago if you are looking. A neighbor needed a Wheelchair Accessible Key from management and it came 4 days after the request. I have emailed our Property Manager, Kiyah, 3 times on 3 different topics and only ONCE did she reply without having to chase her down. They "painted' an area of our workout room so poorly it was laughable... dripping paint on the floor and on the weights even if done for interim purposes (so they say...). They also don't even follow basic Illinois LAW by posting the Board Agenda 48 hours before the meeting. Come on, do your job and honor your profession. They do not respond to email nor provide professional services. The IDFPR should revoke their license(s). Received a notice from Westward about a scheduled HOA meeting this Oct 4th, which also stated general meeting, I called Westward, the person who answered could not answer simple basic questions about the up coming meeting, that their office sent out in the first place, in fact she could not even find any such scheduled meeting, she looked and looked and finally said that she cannot locate a meeting, I then asked for a supervisor, no luck with that - supervisor was busy elsewhere, after getting back on the line I simply asked one question, that if the meeting is taking place, can stand and be recognized and ask a question, do i have to give ntoice? Or once I am there, but she could not even answer that. Someone needs, In my opinion, to manage this management company, very poor "service". read more

I don't really have much to add here that hasn't already been said. Basically I recently bought a condo and need to have preventative maintenance for roof repairs and sent multiple e-mails letting Westward know. Only 12 hours before construction was to begin was I told that they would submit this to our board for approval and that approval was necessary before construction was to begin. Needless to say I had to postpone construction and now I am still waiting for approval and response. No apology e-mail, no sense of urgency, just nothing. Westward is the definition of big company that simply doesn't care because they probably don't have to. And I have to say it is pretty amusing to see all these responses from Brent trying to "start a conversation" after all these negative reviews. Hey Brent - word of advice - just treat people with respect, respond in a timely fashion, and own up to your mistakes and I promise you will have less negative reviews. Shit you might even have some positive ones. But hey I suppose pissing off your tenants and than reading Yelp and responding makes it seem like you care without actually caring so whatever.... read more

Where to begin... when i first looked at my apartment it was a mess but i was told the previous tenant had just moved out and i was assured if i took the place everything would be fixed and ready for move in. So after looking at a few other places I decided i liked that space, filled out the application and was approved. This was the beginning of the worst management company experience of my life. Then they sent the lease and told me i had 24 hours to review it sign it and pay them the first month and move in fees. So i did. Then a month later move in day finally arrives... i was told someone had to come let me in because they didn't have keys for me so someone would let me in and then go make copies. So someone arrives and opens the doors for me, the moment the door opens i see the same dusty shoe prints and pile of garbage in the living room that was there when i looked at the place. In the month they had to get the apartment ready the only thing they did was paint the walls. Allow me to expand, there were piles if boxes and trash in the living room and the dining room, the kitchen had trash on the counters, open food in the cabinets, crumbs in the cabinets, the refrigerator and freezer were both COVERED in mold on the inside (which they just ended up cleaning and not replacing so all my food smells like mold when i take it out of the fridge) the bathroom had plaster in the sink and the bathtub, there was no toilet seat (which i was then told that was my responsibility because its a "consumable"), the windows were still coated in dirt and looked like they hadn't been cleaned in years. My mailbox key didn't work and i had no access to my mail for 2 months. The gas is included in the rent and after moving in there was a notice posted from the gas company threatening to turn off the gas because the company hadn't paid the bill, when there was a leak in my bathroom ceiling it took multiple days for someone to show up and then all they said was it was from the tub upstairs overflowing but then didn't fix the ceiling so i still have a hole and a soggy ceiling right above me while showering, (so you know when it dislodges and hits me in the head then they might come fix it who knows.) when the radiators were turned on i discovered that the bathroom and bedroom radiator are obscenely loud to the point that every time it kicks on i am awoken from sleep (2-3x a night for 20+ minutes each time) and i was told there was nothing they could do about it, so my options are no sleep or turn it off and freeze in my sleep. Every time i try to get ahold of them its like pulling teeth. I have lived here for 4 months now and have had nothing but issues with this company, stay away at all costs! read more

I've been a customer of Triview now Westward360 for over 3 years as a single unit owner. They corrected maintenance issues for my tenant as they arrived promptly. Although it would take multiple communications before anyone would address the issue. End of year documents has been great and automated. Finding a new tenant has been a horrible experience. Even with 4 months of notice and pro-active communication on my part, they do not communicate and have not found a new tenant. Their ability to list a unit is questionable (I would add pics, but too embarrassed to show). The only highlight has been Joseph and Daniel as they are not in charge of the property, but have shown care for the customer (property owner). I do not recommend Westward360 for a single owner property management. Ever since Triview was bought the experience has gone downhill fast. Property owner beware! Our property manager Ron with westward 360 could possibly be the worst property manager ever. I'm an owner in this building and a contractor. We had cameras put in our building 2 years ago. The company that did it left several metal pipes blocking our emergency stairwell exit. I sent several notices to Westward. Just 4 days ago they removed them after I threatened to call code enforcement . One and a half years ago our patios were redone . They asked us to put lock boxes on our doors so the workers could get in. The company didn't remove the boxes. Ron says he will call them to have them removed. They are still here . Ron, there's a thing called bolt cutters. It's been almost 2 years. Work that's done here is sloppy and never followed up on. We had tuck pointing done. Several pallets were left outside. We have to call for removal. In our storage area they have been informed that Sheetrock , countertops and other building material are blocking 3 apts exits. It's been over a year since this has been brought to their attention. We have given up and have spent the summer removing it ourselves. They put new vent fans on our fireplaces with out having chimneys checked . The chimneys are not sound and can't be used. The list goes on and on. What's next? Putting in toilets without plumbing and forgetting to remove the box. If your looking for a property managment company run don't walk to another company. They might be decent for rentals according to yelp but managment, what a joke. Unfortunately our building is now being taken over by an investor so we can't unload them due to legal issues .Please don't make the same mistake our building did! read more

About 2 years ago I moved management companies to OWL, now part of Westward 360. I have been working with Jazmin Carranza and I cant stress how amazing she has been. We have had some REALLY difficult renters and she has been able to make sure she addressed their needs as much as possible. We gave her an open book to do updates, upkeep and improvements and she was able to make sure that resulted in a great living situation for our renters. I am an out of State owner and the peace of mind that she brought me while managing our 4 unit is worth every penny. Some of the negative reviews on here are a result of owners not willing to pay for upkeep or they are paying the bare min. For my units I made sure to pay for strong upkeep - and Westward/Owl/Jazmin was able to deliver with excellence. read more

If I could sum up Westward 360 in one word, it would be unprofessional. We had TriView Management at our condo building before they got acquired by westward and our management was actually great. I had no issues. Once westward took over, they assigned a new manager, and I started getting emails for other buildings they manage, but the buildings weren't identified in the emails. One told us to remove our stuff from under basement stairs or else... we don't have a basement. This kind of stuff happened multiple times. None of their emails identify to whom or to which building they're addressing, there is no letterhead, no acknowledgement of resident/management relationship at all. The email looked the same as any email you'd shoot out in gmail without a signature. They did not send notice out to tenants about window washing or window screen install, so I didn't move anything anything away from windows, and had to request they finish installing the rest. TriView would send out reminder emails - "as the temps drop remember to keep water running in your pipes to prevent freezes," "reminders to throw out trash appropriately," etc.. don't expect any of that "customer service" oriented management approach with westward. This company seems like they need someone to provide their managers with some structure on how to run buildings. It doesn't seem like anyone knows what they're doing. Anyway, I would not recommend for condo building management. read more

Firstly, the good! I connected with Ian with Westward during the summer of 2013 to take over management of our 7 unit condo association. We had multiple calls with Ian and ended up selecting Westward to manage our association. We were happy with them - and as the Board President at the time - I thought very highly of them. Our property manager was responsive and courteous. Fast forward... Almost 6 years have gone by, and I've been renting my unit the past 2 1/2 years as I moved out of state for work. That's when my experience gets less than stellar with Westward. 1. I followed all the steps when I first started renting out my unit - submitting the lease and agreeing to the $75 a month rental fee to the association for the privilege of renting. Year 2 - submit the lease renewal - same tenant and the Property Manager says - my bad, we never charged you the rental fee when your tenant moved in. Shame on me for not noticing and continuing to auto-pay - but shame on them for not taking the necessary steps. 2. Westward now uses Homewise Docs for paperwork to be submitted to the seller and lenders when selling a unit. To get the complete package it costs $350 and 10 business days. I got an incomplete package at the end - and had to get the association and our old property manager involved to get a resolution. I'm still waiting on all the documentation. 3. When I received the documents via HomeWise no meeting minutes for the association were listed during the whole year of 2018, even when meetings took place. I had to press them to finally find out that one set of minutes was approved - and that they would be sent ASAP. It's been 6 days and no sign of them. I was a key decision maker in hiring Westward - but, given my experience now on the other side of being a board member; I would not give them my business. They have a nice logo and technology - but something is seriously flawed. Selling a condo shouldn't be this hard. read more

I was scheduled to close on my unit within a week so I put a rush on my order for the documents needed for the closing. I did not received the documents within the time so I started calling, texting and emailing Westward360 with no results. The day before the closing I finally asked for the transition department and was able to talked to Ferdinand Amor and he identified there was a problem on how I had ordered the forms. I was able to correct the paperwork from my side and Ferdinand was able to get me all the requested paperwork the same day even thou it was due the following day. Ferdinand was was a life saver and if it he was the only person I dealt with I would gave Westward360 5 stars. read more

I used to rent in a building that Westward360 manages in Chicago Old Town. Upon move-out at the end of March 2021, there was a $250 elevator deposit required. We paid that amount in full so that we could schedule a move-out. Fast forward to today, 2 months after moving out, Westward360 still has not returned the deposit and has not responded to any inquiries. read more

The Westward360 rental team, specifically Team 4 and Property Manager Darryle Bandonill, have been of immense help and assistance throughout my 3 years of leasing with them. They are always on top of correspondences and are very patient with my questions. They were especially helpful in a panic situation when one tenant wished to break the lease under a 3 week's notice. The Westward360 team did everything they could to assist the process, and I am so grateful for their willingness to accommodate under the unfortunate circumstances. Moreover, this team ensures maintenance requests are always done in a timely fashion, and if not, they are transparent about the status of a maintenance request and the reasons for its delay. read more

So far, my experience has been negative. The "welcome page"that you fill out does not seem to send to them properly. I did it 3 times & finally called in since I got no response. If you call in, they tell you that you have to email. When you email, they do not respond. It took me over 3 weeks just to get someone to answer some simple questions. I asked multiple times how to access my mailbox to finally be told that I have to hire a locksmith. I haven't been able to check my mail for almost a month and now I have to wait for a locksmith to be available when a simple email response could have told me that weeks ago. The HOA office is about an hour drive from the home & only open normal business hours for pool key pickups. Good luck getting information about what you need to show to pickup that! For $225 a month, they could at least respond to an email from a homeowner. Extremely disappointed! read more

This management company used to be called Westward Management. They sent out an email promising exciting things after merging to become Westward 360. No shocker here, it's the same unresponsive mismanaged company as before. The 800 number does not get answered. They even have a recording stating this! When they do respond to any online inquiries it is on a delay and doesn't actually to address the issue you asked them about. None of my concerns have been addressed past the "we will update you" stage. So my rotting deck, peeling exterior paint, and leaking roof are still a thing. Cool story. I've have been told more than once to contact my property manager but when I asked who that was, the answer was "oh, I don't know". Great, thanks. Full disclaimer, I work for a property management company and we would never treat residents this way. It is our policy to respond within 24 hours with viable solutions. Unfortunately for me, my company only does rentals and I live in a condo. This experience has made me truly reconsider home ownership. Way to go, Westward! read more

There's a special place in hell for property management companies that buy affordable, nice apartments in Chicago, then: kick out all the tenants; gut the entire property, sending all that stuff to the landfill; before you're lease is up, turn off the heat in mid-March; and make you live in an apartment where there is constant, loud, unbearable construction noise to squeeze the last bit of rent from you, for profit.
