I been looking for an apartment for me and my giant dog and I have too say Chicago is very unfriendly to large breeds. Which make no sense bEcause large brreeds move slow and are no barkers. I went to see a Westward 360 managed apartment at 6508 N Seeley close to Devon Street in Rogers Park. The area is kind of scary but the apartment was larger than most apartments for $1100 The place did not have many windows and only 3 small closet space. But had a cheap washer and dryer. The one star is for the ridiculous application fees from Westward 360. - $50 application fee - $ 550 administration traction fee - $ 300 pet fee - $ 200 total inspection fee (two a year) - $ 240 water fee per year - $ 360 boiler heated units per year - The other fees will be applied where applicable So there you go. To sign the lead se you need to pay these greedy company $900 plus the rent. And in the year you need to pay $800 extra for nothing. Then for an ugly place on a shitty part of town you need to have $19800 IN SAVINGS!!! This is so ridiculous. If I had this money in the bank I wiLl be looking for an apartment in Evanston a nice part of town not in Rogers Park. Westward 360 also takes advantage of owning a pet to charge unjustified fees. Do you need an inspection? You are going to charge me for the damages anyway greedy prick. And for the almost $20,000 in savings this is a way to discriminate the same immigrants living in Rogers Park. People that have $20,000 they have it invested not fluid. So my advise STAY AWAY FROM THIS GREEDY PRICKS WESTWARD 360. Their fees will suck you dry. read more

I do not recommend this company for management of your condo building. They are unresponsive and do not follow up on requests - I've tried opening tickets, emailing, calling, and leaving voicemails. Prior to posting this review, I tried proactively reaching out to their upper management as a last attempt to try to get my requests completed - after many months of speaking with them, there still has not been any progress against these outstanding requests. read more

Our building has been managed by Westward360 since 2019 and I wanted to express my sincere appreciation for the quality of work here at the Addison Station Condominium association which has 24 units. In the last 2 years, we've moved forward with many capital projects (many of which needed urgent attention) including repairs to our roof and masonry, landscaping, repair of metalwork on our stairs and decks, electrical repairs, parking and garage repaving, painting of various common building exterior and interior elements, etc. Behind this company, we have an excellent property manager Vernon who supported by Edlin has made this all possible. Previously, we would rarely see work done and in at least one case we had waited 5 years to move forward to ultimately replace a building structure (this should have been a less costly repair!) -- it kept being brought up at the board meeting but there was no follow-through. Having worked with half a dozen property managers, this lack of action seemed to be the norm. The change since Vern took over has been transformative. Vernon and Edlin have saved the building countless headaches and even more expensive repairs. Even small things like ensuring that our board had access to building mechanical rooms has allowed the owners to take control of issues before they became a problem. Vern even takes the time to discuss issues regularly outside of board meetings. We've been getting things done finally! read more

This management company is a joke. Tenants on the bottom and top floor seem to be correct, they don't assist with anything! Its funny how rent needs to be on time but when you open a request to fix something it takes weeks. They provide no follow up with anything. I've been waiting on something to get fixed and still yet to hear back, always get the run around from Melvin and Mark. Very unorganized, don't know what they are doing!!! read more

I cannot stress this enough. DO NOT HIRE THIS MANAGEMENT COMPANY. The reasons are plentiful. We are a small Association in Ukrainian Village, we don't get answers, and they have stolen our money. Nobody in their office knows a thing about our building, and the rep they throw on a Board call a couple of times a year comes in blind. -They bring in their own "maintenance" company to handle maintenance at your building. A clear conflict of interest. As I write this, maintenance hasn't been to our building in over a month, yet they still take the money from our account. They may offer a low fee, but they will nickel and dime you with maintenance fees. -They brought in maintenance to fix a light fixture that was out. They quoted $275, which we approved. Turns out, the fix took longer than they expected, and they hit our account for over $2,000 without asking for approval or telling us of the issue. For 7 months, we have asked for that money back. For seven months, they tell us they are "meeting with Westward pros to discuss". No contract, no approval of the work, no approval of the invoice. They took the funds anyway. They stole the money from our account and refuse to refund it. -They do not respond to requests via email. As I write this, I have an outstanding email I have followed up on multiple times about our budget and how they are trying to raise our management fees and maintenance fees. As you can see from above, this is problematic. Nobody will respond. Trust me, move on from them. There are DOZENS of great companies in Chicago for management services. Don't get yourself in the position we are in where we have get literally no service, and dealing with stolen funds. GO ANYWHERE ELSE! read more

If I could I would put zero star. This management company took over our new construction townhome community and within 3 months shows such of rude attitude and no professionalism at all. When management company took over in January they paid few hundred $ as bank fee to open up new bank account ?? According to declaration, to park on a street is not restricted, but manager Elissa is issuing fine by parking a car on a street between 11 pm and 6 am. I guess she is finding the way to get some extra income to be spent later on for who knows what. She already hired roof survey by drone, even though most of townhomes are way less than 1 year old. Good luck to us as the OWNERS of our townhomes at the beginning. STAY AWAY from this management company. read more

We moved into our apartment June 1. It took two months to repair a hole in our ceiling. Door handles fall off almost every door. Our deck has large holes in it, I emailed about it over a month ago and have heard no progress nor even a "we won't be repairing the deck," just silence. Our hot water just shut off and we have no indication when it will be back on. Gonna crack open that lease and read if there's a line that says "We will fail you in every way!" cause then...hey...truth in advertising! read more

Please, please, please whatever you do: do NOT rent an apartment from this company. I have lived in my current apartment for 6 years. Triview/Westward 360 has been the management company for the past 3 or so. This company and those who work for it are positively unscrupulous. They are expert gaslighters and will tell you that issues have been fixed when they have not. Recently, after my kitchen was destroyed following a burst pipe, I had a Westward360 staff member call me to tell me that my kitchen repairs had been completed, WHILE I was standing in said kitchen staring at a huge gaping hole in the wall and a non-existent kitchen floor. They do not follow up to see if issues have been remedied at all, and they routinely send unskilled people to complete repairs, which is why nothing ever gets fixed adequately. If you leave a message with their after-hours emergency line, you will never get a return call. This past Winter, tenants in my building were left without heat, power, and hot water for a period of several days. Here is a partial list of the problems I've encountered while being a tenant of theirs: Ongoing burst pipe/frozen pipe problems Rats Mold Gas leak (due to my stove being installed incorrectly by their contractors) Stolen packages (due to building front doors without locking mechanisms) Fly infestations Constant building break-ins (again due to lack of building security) Washers/dryers that constantly break or jam leaving you with no option but to lug your already-soapy clothes to the laundry mat Homeless people sleeping in laundry room and common areas (again, due to lack of building security) Things happen in apartments, especially old buildings, but what sets Westward360 apart is how they treat you when it does. When a pipe burst in me ceiling this Winter, the team left me with a busted in back door with no lock for several weeks. They left standing water in my kitchen for days, then finally ripped out the floor, but left me without a floor and with a huge gaping hole in my wall for a month. I had nowhere to cook, no hot water, and a kitchen full of mold and mildew for more than 4 weeks. When crews finally did come to make necessary repairs (which they only did after I send them a letter via certified mail listing the code violations and my intent to seek action), the crews damaged my personal property, including breaking bar glasses (which were in a completely separate room of the apartment from where the repairs were being made), and leaving dirty rags on my sofa. I could go on and on with more examples, but what's the point? I'm devastated to be leaving an apartment that I worked hard to turn into a home, but I simply cannot deal with this company for another year. Run, don't walk, away from this company. read more

The few things they ended up needed to provide were submitted on the day of the closing after a lot of emails and calls coming from board members, us, and attorneys. read more

Individual attention makes the difference! We are a smaller condominium association that recently transitioned to Westward. Our initial concern was becoming lost in all the other buildings with larger populations that require much more attention. However, with several weather related emergencies from last winter, it was evident we were in good hands with our manager, Alessandro Cassano. The blizzard took a toll on our building and required quick service and long-term solutions, all of which Alessandro was instrumental in coordinating to completion. This experience provided us with evidence we were in good hands. Since then, whether the issue was a critical concern or a quick question, Alessandro was an email response away. We've been pleased with our time as Westward as our management company thanks to Alessandro and his hard work and earnest effort. read more

I wish our building would have gone with Westward360 instead of our current management. If Westward 360 were simply inadequate as a property mantainence company, I wouldn't bother writing a review. (If you're merely interested in how they rate in this area, I would say RUN and keep looking). But they've violated city ordinances again and again: 1) When they sweep our gangway, they simply brush everything into the alley instead of picking it up (I have photos). 2) When they prune/ trim branches, they have at times discarded the refuse in a recycling dumpster--and not in ours, but in our neighbor's! 3) They regularly leaf-blow instead of raking, and having blown everything--including rocks and branches--out into the street. If cars are parked there, no matter to them. They blew rocks against my new car and left paint chipped and even pock marks. Before hiring Westward, check out all the reviews. You won't find the email or any contact info for anyone at the company--predictably! read more

Ayy Yelp, can we make 0 out of 5 an option? Both the building as a whole and my individual unit have suffered a host of problems due their crappy management. We've had garbage go uncollected because Westward changed the locks to the trash room and never gave a key to the garbage collectors. It reached a point where the dumpsters were too full and residents were forced to throw their garbage on the floor around them. Festering in heat for almost an entire month, it stunk up the hallways and stairwells. It was embarrassing to have to explain to your guests why your place smelled like s***. Despite all the complaints, this was only resolved once Sanitation came and posted an official warning on the building bulletin downstairs o.O. Repairs to the above unit's kitchen once caused a leak in my ceiling. I swiftly reported it to my landlady, who then swiftly reported it to management. The stain/damage to the ceiling was allowed to set for an extra month or so because Westward claimed the 3rd party contractor they got to fix it had been trying to contact me and I wasn't picking up the phone. I just sat there confused until finally Westward called me directly (I picked up on the first call) and we scheduled the appointment for the contractor that way. There were no calls from the contractor himself as Westward had been claiming--Westward either gave him the wrong number or failed to verify that he had the right one. Since moving in, the building has also had issues with secure package delivery. I've had neighbors who share my first name knock on my door to ask if I had accidentally picked up their packages because they couldn't find theirs. Other residents wrote notes regarding the issue and posted them in the foyer, asking everyone to be mindful of who's coming in/out of the building. I had to file a police report for a particularly high-value package that went missing. It had the delivery status of being "directly handed to a resident." I'm the only person living in my unit. In response to complaints, Westward replaced our antiquated door system with a modern, internet connection-based one that logs guests, allows for video chat, virtual keys, etc. I'm not going to name the company here as I think they have a great product when it works. It's just too bad Westward installed it on a line that I can only assume uses late 90s dial-up. Sneeze in its general direction and the system falls over and has to be manually reset by someone with access to it. Couriers have gotten used to it not working that some of them have started delivering residents' packages to the sidewalk instead of leaving a slip. This isn't a bad neighborhood, but this is still Chicago--leave packages unguarded like that and you're asking for them to get swiped. Let's hope you aren't waiting on anything time-sensitive in the regular mail because if the door's down you won't be getting that, either. I can't speak for other residents, but I've reported this to our property manager. So far nothing's come of it. d-(^.^)z I have been living at my Westward-managed address for a good while at this point so I expectations were already low. But now we come to the best part. Just recently some residents on the top floor reported the smell of gas. Fortunately it was a false alarm, but enough people smelled something that word reached Westward and People's Gas was sent out to investigate. Westward wanted everyone out until the building was deemed safe again, so how did they go about warning us? Phone calls, texts? Anything with some sense of urgency? Nope - they posted it to some internal Westward360 message board that, as far as I know, many residents (myself included) don't have access to. My landlady had to forward the building's warning to me in a f****** email! I'm not the hysterical type but people could actually get hurt if there was something wrong. Westward, can you at least pretend to care? TL;DR; Westward, Westward360, whatever it'll be in the future...if you see these names attached to a place you're looking to move to, keep lookin'. Definitely the only bad part of living at 565 w Quincy has been dealing with Westward360. Hands down the worse customer service I've ever experienced in my ten years of renting. It would honestly be easier to do everything myself instead of relying on them to fix a small problem. I had a problem with my sink having a hole in the plumbing, would think this would be an emergency, since you can't use your kitchen without a sink. But not important to them at all. It's going on day number three with no sight of a technician even coming to even look at it. read more

They don't respond to requests in a timely manner or at all. It took two months to get them to flip a switch/breaker to turn on our porch lights. I request information and am directed to a different email or request site, and then they don't have the answer or are able to help either. Steer clear. After years of subpar service and support, we chose to switch management of our building to WW360. Coincidentally, we had a major plumbing issue right as we were in the last phase of transition. I'm glad WW360 were the ones managing the the fall out compared to our last management company. They have a great team and access to contractors with favorable rates. Alan, our property manager, is easy to work with and very responsive to the board's needs. Additionally, Alan was very knowledgeable on the dos and dont's when it comes to the HOA. read more

As a tenant Westward 360 is a nightmare to deal with. I have sent multiple emails to my assigned management team with questions about the lease and building services missing (trash and recycling services suddenly stopped and all bins were removed). I received one reply when asking how to pay rent in a manner to avoid a convenience fee that was heavy handed in stressing late fees to be assessed and how they recommended using their portal and shelling out extra money for the privilege of paying rent. All other emails have been unanimously ignored by Westward. All and all, if you are considering renting from a property management by Westward be prepared for subpar services, unexplained and random fees, no communication about building repairs and worse customer service than any other company I have ever known. They seem keen to collect their money in full and on time but provide zero assistance to their customers. read more

For years we have been managed by Westward360 and had experienced rather poor attention to our building and proper upkeep. The board was about to move on to another management service and low and behold Vernon came on our new property manager. Within months or building has transformed back to it's original beauty and continues to get better daily. I can totally understand the many bad reviews I have read here about Westward and would agree that they can be quite lackluster. Fortunately, our guy, Vernon, is fabulous. Everyone in the build is very happy with him and his friendly professional manner, not to mention his quick and responsive actions towards any of our needs. His assistant, Edline, is also and incredible team player and does everything to make sure the build is in order. Brent..... you have a great employee here. We do not ever want to lose him! I would have given 6 stars, but we still have a few issues we need to straighten out. Vern is on top of these and when they are solve I'll give that well deserved 6! Carry on! read more

The worst management company in Chicago! I have emailed & called them since September 2018, and I have yet to receive an answer. A simple solution, I need my condos master insurance policy so I can email it to my private insurance company and they cannot do it! I have alpiste on their stupid website and wasted much of my time on trying to get a hold of the property manager, Bridget and she is never available and has never returned my phone calls or emails. They completely suck at managing my condo complex and my HOA regrets giving them our contract. Do yourself a favor and save your time and look for someone else. read more

Deceitful! A pipe burst in the our building due to maintenance neglect and damaged a bunch of strollers that were being stored in the lobby due to the elevators being broken due to a different maintenance issue. (See a pattern here?) They had taken some of the strollers out of the entry without the owners knowledge. I retrieved mine before they could. The management told the stroller owners that they took them to a professional cleaners. They kept telling me to drop off my stroller and they would have it "professionally cleaned". Yet, for weeks I kept asking who this "professional cleaner" was and they wouldn't answer me. It turns out there is no such cleaners and we later found out that they simply had a staff member wipe them down. Since then we've had another pipe burst, and in both cases they didn't file an insurance claim and simply dried the surface water and left the wet walls in place for mold to grow. So now every time we enter the building we risk breathing in toxic mold that may be growing in the walls. read more

I finally had my tenants move out and Westward didn't charge them anything for the wood floor they damaged by having a desk chair without a mat down as well as a lot of damage above and beyond cosmetic. At this point, I just took it as a loss and a poor overall choice I made. read more

Westward 360 as a company certainly does not deserve 5 stars, however our building managed Tee Lam most definitely does! I have been a board member for almost 3 years and have worked with him on a weekly basis. Our building has TONS of issues that are definitely outside his scope of work, yet he always is willing to help assist us no matter the time or place. Our prior building manager through Westward was miserable, and we were at the point of leaving Westward. As a last ditch effort Westward reassigned our building to Tee. Since then it has been a pleasure - he has helped push forward and close out countless issues that were left for him to deal with. Highlight recommend him to everyone! read more

From coordinating my move and scheduling elevators, to setting up utilities, cable, etc., and helping with a minor maintenance issue, Aubrey was quick to respond and help me through the process. When I had questions on internet speed/cable packages, Aubrey followed-up with all the necessary parties to answer all of my questions. I also had trouble with the initial set of apartment keys and Aubrey was quick to send someone out to my apartment to provide me with new copies. All-in-all, I had a great experience working with Aubrey and Westward360. read more

Where do I begin......... Communication is horrible, no follow up or follow thru. You send and email or a request and it goes into the great black abyss. The building receives poor attention and upkeep. The owners have to jump thru hoops or claim horrible damage to get a response or someone out to do any work even though we all paid assessments on a monthly basis. The bad part is that my building was all condo owned. It was the owners money paying for the service, but Westward ALWAYS dragged their feet. I cannot express how happy I am to finally sell my condo and be done with working with them to get anything at all done.
