They are the worst property management I have ever rented from. Maintenance is terrible and they hire anyone. The property management does not respond or care about the tenants, they only care about money but never fix anything and have you living in a crappy apartment. Never rent from them ever. We have went days without plumbing and able to use our washroom. The property manager assigned to Union Row is non-responsive; opened an outdoor maintenance request 5 days ago and no response or follow-up. We called westward directly and was on hold for 15 mins only to be told the property manager was in a meeting and would get back to us. There's a nest of rats that have made the neighbor's front yard their home. They cross our yard daily. Imagine not being able to open your front door because you're afraid a rat might run inside?! read more

I live in a condo building in Bucktown. Several months ago we switched from Peak Properties to Westward 360 as our property manager. I though Peak Properties was bad but Westward is an absolute nightmare. THE WORST!! Before we switched a young guy from Westward came to our board meeting and pitched us on their company. The song and dance sounded too good to be true and let me tell you..... It was definitely too good to be true. Since they have become our property manager the following has happened: Both our front and back security doors to our building have broken multiple times, allowing anyone to walk in off the street. It has taken weeks, in some cases over a month, for Westward to send someone to fix the locks even though there have been multiple complaints by multiple residents. Next, when it snowed in October westward never sent anyone to shovel for about 4 days. Our parking lot and sidewalks turned to a sheet of ice. Residents and dogs were falling. They didn't come out to even spread salt until people started complaining on day 4. Next, it snowed overnight two nights ago, again no one came to shovel and now the parking lot and sidewalks are a sheet of ice again. I won't even bother calling because they won't do anything anyhow. Next, a couple of nights ago we had water pouring through our ceiling. I called westward and the guy on the phone jumped right on it, checking with our neighbors above to see if they had water. He told me our property manager would contact me to follow up about the water. I have received ZERO calls even after leaving my number twice. Last, but definitely not least..... They charge fees for using a credit card. My husband has had to call and complain several times because we've received late fees because their system is such a mess. This is definitely one of those times where the grass is not always greener. I'd take Peak Properties back in a heartbeat. I've always heard that all management companies suck but this one takes the cake. read more

Communication is awful! They continue to send me incorrect information in regards to my association fees, I've mentioned it and still each month it's something. I called last week about the washer and dryer issue they told me they would send me an email and never did. I can NEVER log into my client portal, its always down or there's some issue with it, I thought that was there to make our lives easier...and honestly it's been nothing but a headache from day one! It's a new transition with this new company but if this is what they do day to day you would think things would be better organized and handled. If I had any say we wouldn't have changed association companies. Let's hope they get it together, but there's been too many let downs in such a short period of time I won't hold my breath. read more

Very unimpressed with the Westward360 staff. We recently moved into our rental and one of their staff members said the place would be cleaned prior to us moving in and when we arrived the windows had a film of dirt around the edges, urine stains on the toilet, cakes of dust on the window blinds and dead bugs on the floor. In addition, we had to change the A/C batteries, ceiling fan remote doesn't work and back deadboldt lock is lose. Makes me wonder if anyone has ever stepped foot in this place? We also have had multiple wrong charges on our account that we have had to ask them to fix. Also, they scheduled maintenance to come on a day that I said wouldn't work and the repair man still showed up and scared our dog. Keep in mind, I called them and emailed them multiple days before to reschedule. All in all, their lack of detail and lack of communication is extremely frustrating. read more

If I could give 0 stars I would. I live in a condo building managed by this company and rent directly from the condo owner. If you are looking for a company to rep your condo building I would HIGHLY suggest AGAINST it. When I moved in I made sure to read all the by laws of the building and complete every form needed by the company to move in. I always provide checks for a move in deposit rather then online because then the money only comes out of my account if I damage something. We hired a professional moving company to move in and there was no damage. TWO months later they cashed my check because I didn't complete a form that wasn't in the by laws provided by the building. They were nice enough to offer to refund my money anyway but I have been getting the run around for 6 weeks now. I've had to answer the same questions multiple times. The owner of my unit has also tried to contact them to find out what's going on to no avail. This company is so disorganized it's unbelievable. Avoid your headaches and find a different one to rep your building. read more

I wholeheartedly recommend Westward360 and specifically the property manager Vernon Rodericks. Vernon is beyond responsive and very professional. I am on the Condo Board and what I like most is Vernon internalizes the idea bring a solution not a problem. When he tells us about an issue he brings multiple solutions to the problem and his recommendation. I've dealt with too many propery management companies that dump problems in your lap or treat them as revenue opportunity. Vernon watches over the property like someone who has a financial investment and want it to be safe. Having Vernon as our property manager lets me sleep get a good night's sleep. read more

Response time very slow. Billing themselves the "premier" property management company is a stretch in my book. Having been in the business for now my 25th year, the number one measuring stick is how well a company manages the resident experience. My latest example with this company is small but maddening non the less. I called them on a Thursday morning that a smoke detector was beeping (simply a batter needing to be replaced) in the hallway outside my door. Four days later and I'm still hearing that nerve wracking beep. Really? I would have changed it myself in two seconds if I had a ladder high enough. In actions like this are indicative of a companies true perspective of it's customer base. Looking for a management company? You can do better. read more

During the polar vortex last week on Thursday, 1/31 morning one of the pipes in the basement of our apartment building had bursted due to the cold weather. This is unfortunate, but I understand emergencies like this happen during extreme weather conditions. The communication from Westward 360 has been disconcerting in dealing with this circumstance. The management company sent someone to inspect the pipes on Monday, 2/4. That's four days AFTER I placed the maintenance request with my building. The person that was sent out for this inspection explained to us that the pipes were in fact frozen and a plumber needed to make this repair. We were under the impression this information was communicated back to Westward 360 and they'd schedule a plumber to come by for us, but that was not the case. I had to call two more times two days later and they had no idea there was even an emergency. We were advised to use a space heater and a blow dryer to warm up the pipes. After spending hours with a blow dryer to the frozen pipes this did nothing to permanently resolve the issue. Every time I called to speak with someone I was told the issue is "currently being resolved". Today is Wednesday, 2/6 and nothing has been repaired. Our unit is STILL without hot water. Fortunately the weather seams to be warming up.. it's currently 36 degrees. Please advise ASAP on a solution today regarding this matter. We would also appreciate a credit on our rent due for March as this is unfathomable for someone to go through for such a long amount time. Please let me know when someone will be stopping over to rectify this. If no one can stop over today then I request to be put up in a hotel as our current accommodation is baffling. I'm a condo owner in a building managed by Westward 360. In September, I notified our property manager that association meeting minutes from June weren't posted to the owner portal. I spent months emailing him about the June, then September, then December meeting minutes. After I called and asked to speak to a supervisor, the three missing meeting minutes magically get posted, five months after I started communicating with him. I will be honest we have had our ups and downs with Westward. In The start we had a great building manager then we had a horrid one. To the point we were going to end the partnership. However right now we have Jack Corry, Jack is the hardest working building manager that we have ever had. Jack makes himself available to the board day or night. Jack goes above the scope of his work and was at the building on a Saturday ensuring issues were taken care of. Most of all Jack is extremely detailed and task focused. Jack always returns calls and is very proactive with communication. It's a pleasure working with someone who cares as much about our building as we do. Thanks Jack for ALL that you do! read more

Renters beware! I've been renting an apartment from them for 5 months now and have been having problems the entire time. The whole building is non-smoking and that includes marijuana (as outlined in our lease). My spouse and I specifically chose this building for it's supposedly strict non-smoking policy as I have asthma and am incredibly sensitive to smoke. My downstairs neighbor has been consistently smoking the whole 5 months and despite dozens of violations Westward has done nothing other than fine him once and send out reminder emails that say not to smoke. We've tried remedying this with the neighbor himself but that only alerted him that we were the ones that reported him and he's now retaliating by smoking more, letting his 4 year old scream into the vents for hours every day, and disregarding established quiet hours. Our vents are shared so we smell it every time he smokes and it's now gotten so bad that we have to turn off our heat, close the vents, and open the windows in the middle of winter just so that we can breathe. Our property manager Darryle rarely responds to our complaint/violation notice emails and repeated phone calls. We would like to be released from our lease with no repercussions due to the fact that Westward cannot or will not enforce their own rules and it's resulting in an incredibly unsafe environment for me, my spouse, and my pets. read more

Matt Finch and Lillian, Aaron, and Paige were incredibly responsive, repairs were prompt, paying rent online was easy and self-explanatory, their choices of service providers was always spot on, and they were just good people. I've even hired some of Westward360's go-to repair folks for my own repairs in the months since living under their roof. In the short period since Danny Trebac of Westward360 has been the property manager of our 64 unit condominium building at 2600 North Hampden Court in Chicago of which I am on the Board his performance has exceeded any of my expectations and I am most pleased with Danny's personal attention and follow up. Upon assuming the management of the property on September 1, 2018 the list of items needing attention was very long and in this short time he has acted on all of them. The usual case with a portfolio manager is that matters needing attention are pushed to the back burner or not done at all and when done it is with the constant prompting of the Board members. This is not the case with Danny. In my opinion our building and Association has never been in better hands and we are very fortunate to have Danny Trebac as our property manager. Within the first month of managing the building Danny went out of his way to learn the building from top to bottom along with what the property entails. Also, his attention to detail is to be commended and he is very consciousness. He does make sure work performed is done correctly along with bidding out services and items needing attention so we obtain the best service/product in relation to the cost. He also promptly responds to emails and telephone messages. The Board is receiving compliments from unit owners on the response of their requests to Danny along with the vast improvement on the cleanliness of the property which is very nice to hear. Being a property manager myself, Danny has performed over and above other property managers I know and work with. With an emergency we recently had, this was immediately handled 100% by Danny which limited damage and basically everything was taken care of in a short period of time. Terrible management company. To start, I purchased my unit a year ago and received outdated bylaws and rules/regulations. I sent several emails to the contact info provided and never received a response. I finally called westward to receive some service on my place and was told "oh you have old contact info from the condo documents" I asked for updated documents and was told "we don't need that, only thing that has changed is the contact info". Fine. Following all of this, I never received notifications about association meetings until the day of the meeting when I couldn't adjust my schedule to attend. We've had several association meetings since I've moved in, I've never received minutes despite multiple attempts. The response I always receive is "I'm new to magazine your property, I'll do better. But yet I still don't receive minutes from previous meetings (I've tried so many times to get condo documents to no avail). In the last year we've had at least 3 property managers. The final straw was that they failed to pay the electric bill for our common spaces and we were left pitch black in stairwells and had no hot water. Requests to remedy the situation were met with "I'm sorry but we don't have authorization from your property manager to send help". This company is terrible and does not manage properties well. Information is it shared. A portion of my association fees pay this company and I get nothing for it. Money down the drain. Please do not consider this company if you're looking for a new management company. Steer clear! read more

I was with Westward 360 for a year and a half and I must say it was the most horrible apartment I've ever been in. When I moved in, I was unaware that there was a roach and pest issue as it was not listed in my lease. There were dead roach carcasses sticking to the cabinets! Roaches everywhere!! Even in the washers and dryers which only had two in the building for over 20 units and they would constantly break down! I spoke to management who told me they were aware of the issue but did not mention it in my lease! Management promised to spray once a month and complete gap sealing which they never did (only the first month I moved in) so I had to deal with that alone! On top of that, leaking roofs and windows everytime it rained was never fixed and also leaks from lighting fixtures, cracks in the ceilings from pests running around and you can hear them throughout the day. I had a heating issue in the colder months and cold air constantly blew through my windows because the windows were broken. Whenever I put in a maintenance request, maintenance would claim the issue was resolved when it was not. Nothing ever was fixed except for the heat because I threatened to sue them for under 60 degree heat in the winter. Not to mention the endless plumbing issues where brown water would come out of pipes, clogging issues you could hear from the sink throughout the day and water was always turned off sometimes the next day inconveniencing myself and child randomly. The specific building I stayed at was 1622 W Sherwin Ave and it was nothing short of an absolute nightmare! I asked them to amend my lease to move out early because a rat almost bit my daughter jumping out of her toys and they absolutely refused. They actually stopped responding to me and threatened to post charges on my partner's credit! I am livid and appalled by their terrible customer service and neglect of their building while demanding rent on time, even during the pandemic or else they would tack on a $50 late charge after 2 days. At this point, I plan to post this on every website I can find because good tenants need to know to invest their money elsewhere. Please do not waste your time or money renting with this company!!!! read more
