I figured I would post on this so others know how to deal with them. I am a homeowner in Chicago and recently we had a large roof leak in our town home in the West loop. I live in the Carmichael Place Townhomes. For over a period of six months there have been discussions with the Management Company about taking care of the required roof repairs and so on. In December we had a roof leak and it took weeks for us to get a response from the Association manager Andrew Fung, finally we had to threaten legal action, our lawyer had to send a message. They sent someone over to take pictures and look at the leak and said they would get back to us, after this we were waiting again, we had to threaten legal action a second time and then they finally they sent someone over to fix the roof, I am assuming the association realized that since they waited they now had to take care of the issues or it would escalate even further. We then continued to ask when they were going to come and check for mold and any internal damage, it took another few weeks, again no response. We had to get our attorney involved again and then again they sent someone over to take pictures, this was in February. We asked when they would come back to fix the damage caused by them waiting and not taking this seriously and we did not get a response, this time we did take legal action and sent a (7) day demand letter to the owner of Westward 360 and also copied the association manager Andrew Fung. This got their attention and they sent over crews to start fixing the interior. When they came in, the first person from Westward 360 made the comment that he put a moisture meter on the area and that there was almost no moisture and so it would be an easy fix, the interesting part was I had to leave so my fiance who was at the house was given a dismissive response about the extent of the damage and they said it was no big deal, that was not the case. When they opened up the ceiling they found mold, and when I say mold they found a lot of mold, I have attached pictures. Needless to say, the people we could not get a hold of for months, Jeff Currie and Andrew Fung called right away in a panic. We got a call from Jeff Currie who does the estimates and said they would have a crew over the next day and they were removing the roof of the entire room and taking care of everything, you could hear the panic in their voices, the gentleman who manages the crews made the comment, "you guys did something to get their attention because they told us to get there immediately and take care of this". They came and started repairs and removed a majority of the mold, they were supposed to come back the next week to finish. The interesting part is that the Association Manager now has stopped the work and has said the costs need to be approved, someone above him may have started asking question and he probably does not want to admit he waited really long to respond. Since they took care of the mold which has larger concerns he does not feel they need to fix the interiors. We are proceeding with legal action and will absolutely take them to court and regardless of the outcome plan on making sure this is not swept under the rug. Why I am sending this to you is that these people did not take any of this seriously and the first thing they did was ignore, then they denied, then they took action once we got a legal team involved. From the time of the leak to today it has been three months. I find this so disturbing because, not everyone has the means to fight people like this and take legal action, most people just end of dealing with it or can't do anything about it. In this scenario Westward 360 was put to task and even though they continue to pretend like they are not responsible they ended up taking action which to me means they were scared about something, I am assuming seeing the mold they freaked out. It just seems like the are trained to ignore and say its not our issue or fault and with all of the construction going on in Chicago right now there are so many associations, do they all operate like this do they just pretend like the people don't matter and hope they stop sending emails and calling. What if people don't take legal action, in this scenario it became a health and safety issue and if we had not taken legal action they would not have addressed it at all. read more

Tenants, do not rent from Westward360, and property owners, don't trust them with your properties. They break the law, put tenants in bad situations, and expose property owners to serious legal risks. My experience with Westward360 was beyond frustrating. I initially liked my "newly rehabbed" garden unit in Northern Chicago, but it wasn't long before things went downhill. When I moved in, they failed to disclose the numerous issues that would eventually come to light, making me feel lied to right from the start. The problems started immediately. The "new" appliances in my unit were defective. The microwave and dishwasher didn't even power on. When I reported this, the property manager, Renard, screamed at me over the phone, saying it wasn't Westward360's responsibility to ensure my microwave worked. When I mentioned getting an attorney involved, he literally hung up on me. I called their 1-800 number (which connects to an offshore call center), and they gave me the contact for Melissa S., one of their directors. While Melissa was polite, she bizarrely said she could "see both sides" of my issue with Renard. How is it acceptable for a property manager to behave that way? Eventually, the appliances were replaced, but the process took much longer than what's legally allowed under Chicago's Residential Landlord and Tenant Ordinance (RLTO). Then things got much worse. During the winter, the heating in my unit failed, and the temperature dropped below 50 degrees, clearly illegal under Chicago's heating ordinance. Despite numerous attempts to contact a person named Ann M. R., a VP at Westward360, I was ignored. When heaters were finally installed, they were electric, and I was forced to pay for the heat, even though the lease explicitly stated they were responsible for providing heat. Over the next two years, my unit had so many issues, all of which took way too long to resolve. In the summer, when they refused to turn off the heat, my apartment hit dangerously high temperatures, exceeding 90 degrees. I reached out to Melissa S. again, explaining that my apartment was unsafe, especially since leaving the windows open at night wasn't an option due to multiple burglaries in the area. Her response? "Oh, makes sense." It felt dismissive and completely out of touch with the urgency of the situation. Eventually, Shelby T., the new property manager, stepped in, but even then, the heat wasn't turned off until I had to practically beg them and was in tears. After finally turning off the heat, they decided to insulate the hot pipes in my unit to prevent any more problems. However, they used the cheapest and tackiest materials available, resulting in sagging insulation. The paper-like covering they used was falling off, exposing fiberglass and posing a health risk, especially given that I have asthma. Shelby T. the "Property Manager" initially promised to fix this but later backtracked, saying no further repairs would be made and falsely claiming that the 14-day repair notice I filed under Chicago's RLTO was invalid. Finally, Katherine A., who claimed to be the "maintenance director," offered to terminate my lease early instead of addressing the issues. Her attitude, like Shelby's, was very much, "If you don't like it, you can leave," which is not only illegal but insulting after everything I'd been through. I invested about 41K for a living situation over the years and now no choice but to take them to housing court because they continue to violate the law. Updated July 2023: I've been with Westward 360 for more than 10 years, when they were known as Triview. Initially, our partnership began with the management of small multifamily buildings, but it has since expanded to apartment buildings. One of the reasons why they have been an excellent partner for me is because they are an integrated company that offers a range of services such as property management, in-house maintenance, construction, and leasing. When it comes to construction, remodeling, and unit upgrades, Westward is well-equipped to handle the job. They have their own construction team, which I usually rely on for most projects, except for specialized tasks like deck, porch, or roof installations. One of the major advantages of working with them is their quick turnaround time in preparing units for the next tenant. They efficiently coordinate all the turnover tasks, ensuring minimal downtime. I was particularly impressed when they completed a turnover in less than 24 hours between tenants. Like many rental property owners in Chicago, I have faced numerous challenges in recent years due to the impact of Covid, eviction moratoriums, rent collection issues, and increased taxes. Throughout these difficult times, Westward has been instrumental in helping us navigate these situations. While no property management company is flawless or gets everything right, what I value about Westward is their effective communication and their ability to problem-solve collaboratively. Melissa S., who has been my main contact for the past few years, has been promoted to Director of Multifamily Investment but remains involved in our portfolio. She possesses exceptional foresight, problem-solving skills, and an ability to anticipate and address complex issues. I intend to hang on to her as long as possible. Another invaluable member of my team is Judy T. She has been exceptional in handling past-due collections, coordinating turnovers, and keeping us informed about critical matters. This level of transparency is crucial for us, as it ensures that we are not caught off guard by any upcoming issues. Lastly, I appreciate that Westward has taken my feedback from the 2019 review into consideration. They have progressively increased the rents for my buildings over the past year, which has helped offset the rising costs of operating a business in Chicago. I recently had the pleasure of interacting with Zanie Aguimbag, a live chat customer service agent at Westward360, and I must say, the experience was exceptional. On two separate occasions this week, I needed assistance and was connected with Zan via live chat in less than one minute both times. Unlike some other customer service experiences I've had in the past, where agents seemed distracted and uninterested, Zan was a breath of fresh air. They were fully present and attentive throughout our conversations, which made all the difference. It was evident that Zan genuinely cared about my questions and concerns, as they handled each inquiry with care and sensitivity. What impressed me the most was how efficiently Zan liaised my inquiry to my specific property management team. Not only did this streamline the process, but I'm sure the property management team also appreciated the clear and well-communicated information they received. I agree with a previous review, if I could give Westward360 zero stars that would be generous. I have yet to meet anyone who is competent in their job, whether it was the Property Manager or anyone in accounting. The property manager doesn't make monthly site visits as required by contract, doesn't address work orders (we currently have 94 'open' work orders, some of them from 2024), doesn't follow contractual obligations whatsoever. The accounting team can't understand we have garage owners that pay an assessment and continually change our financial documents to state 'parking income'. Just two weeks ago, all the 'clipped' invoices attached to our Operating bank account ledger are now missing, making it difficult to see exactly what the check was issued for. All ledger 'memos' in our Reserve Accounts that stated what and why the transfers are for are now missing, with no ability to explain why and where money is being moved. Instead, you simply see in and out activity. We would clearly fail an audit without this information. I've repeatedly asked now if there is a 'back up' of the missing data, with no answer. There are no checks and balances to ensure invoices that should be charged back to the homeowners to repay are, in fact, done. The list is long. Our Property Management is responsible for contacting Naperville to turn on and off the water for our pool each season and have the city disconnect the meter. That wasn't done last year and our pool house flooded this winter destroying all of the equipment inside. The cost to date is over $40,000 and still rising. The worst of it is when we have to email over and over again to get them to do their job, we're being told because of the volume of emails we are sending, we are the problem. read more

Westward360 did not reveal name of property manager until I've requested several times. Unlike other property management firms, they don't post their staff or executive management. It is still top secret, and I cannot find anywhere. Yanez Byll, apparent new hire, appears our condominium's property manager. She told she is too afraid of neighborhood and hopes never go back to visit the property. One tenant has a dog and dog poop are all over in the deck; other tenants complained no one can use or pass deck because of dog poop. another tenant complained about dog poop through drain. I emailed Yanez Byll, who always do nothing but tell me to email someone else; "condoname'@westward360.com. This anonymous person 'condoname'@westwar360.com doesn't respond at all. She (Maggie?) used to "close case" without addressing problems. Now she simply ignores. I ask Yanez Byll to tell the person herself. Yanez stop responding. I also emailed her supervisor, Kevin Bell, who claims he doesn't manage this condo. Does Yanez Byll lie Kevin Bell is her supervisor? Is this Yanez Byll not doing her job? Just simply replace Yanez Byll to someone responsible? I don't think so. When property management company doesn't post name of staff or owner, senior/executive management, that tells something. This is a company who takes money and do NOTHING. Nothing at all. So I listed names of property management. You figure out and get back who is property manager and what you would do about deck with full of dog poop. I am going to file regulatory complaints if this doesn't work again read more

Awful management. Better hope your apartment is updated because if you have any sort of damage or issues, they'll send some random who has no idea what's they're doing to fix it. Poor communication and if you don't want to renew your lease, they almost kick you out and force showings of your unit even when you're not there. They bombard you with emails and barely pay attention to any maintenance/extermination requests. I've never had this many problems before renting a unit under this management company. My building is falling apart and not secure. Windows are unsealed, common way doors don't fully lock, and safety is not a priority to this company. They'll email you a million times about garbage maintenance but don't supply more garbage cans for the whole building. If you have community laundry, good luck. The machines break down and it takes at least a whole week for someone to TRY to fix it. They charge you for any and every thing you can imagine with barely an explanation. They also love to try to raise your rent while barely doing bare minimum maintenance. They cancel/reassign day of any and every request for maintenance and extermination. Apparently it's your job to figure it out. Do yourself a favor and find a better place NOT managed by this company, unless you want to argue over email any time you need something. 0/10 stars would not recommend even if forced to. read more

Westward360 has managed our property for the past several years. As with most all companies their most important asset is their people. The company itself has not necessarily performed very well over these last several years ( 2-3 stars ) but just a few months ago a new manager was assigned to our building. The new manager (Vernon Rodricks) has brought a renewed level of energetic focus to the maintenance and upkeep of our building. Over these last several months he has been responsive, professional and clearly demonstrates his extensive property management experience. As an owner, the appreciation of my investment is constantly in my focus. Properly managed maintenance and repairs drive a growth enabling effect on property valuations. VERY IMPORTANT As such, managing a condo association budget is a very critical skill. There are constant cost vs benefit decisions to be made, which is where pragmatic experience plays such an important role. Vernon understands that ongoing maintenance costs are much preferable to the large asset repairs that become necessary later. These also usually come with a "special assessment $" .. that no-one enjoys. Very glad to see his experience and sense of urgency managing this property. Hoping this focus and energy continues .. I had the best experience working with Paul Pekofske, Managing Broker of Westward360. He is such a great guy and a wealth of information, I learned so much during the process as well. Buying a new home is stressful and time consuming, but Paul was there from the very beginning of our initial buyer's meeting, to showings, to negotiations, to the close. Paul explained each process, answered all my questions, and calmed any concerns that I had. He was very thoughtful and patient, never even remotely pushy! He suggested that we look at as many homes that were in my budget and desired location so I could then make an informed decision, and I looked at a lot, but he was always happy to take me to any place I was interested in. Even when I found my perfect condo and was ready to make an offer as soon as we left the showing, Paul suggested that I take a day to think it over. I can not say enough good things about Paul, he went above and beyond my expectations and his responsibilities as an agent, always had my best interests in mind, and was a true pleasure to work with. Not only would I highly recommend Paul to anyone who is buying or selling real estate, but if his agents are the same as he is then I would recommend any agent that works at Westward360. Our building is tough to maintain & operate. We live in a 100 year old 36 -unit co-op in Hyde Park with a history & culture of self-management. In 2011, the board decided to hire a management company for the first time ever. We hired Westward to manage us on the basis of their forward looking internet presence & reasonable cost. We have had to fight for the accountability we want from Westward360 & we still do! We constantly adjust our expectations of management & ourselves! Having worked with WW360 for 10 years from on & off the board, it is my opinion that the qualities of the WW360 assigned building manager are critical to the experience, no matter what else is going on! I want to shout-out praises for our recently assigned WW360 Building Manager Rita Sprudzs! She works as relentlessly & thoughtfully as we do ! I love that she knows about co-ops & shares it. I love that she lives local so she knows the backstory & context of the way we live here ! It is a lucky accident that we get to run our building with Rita, but I know a good thing when I see it! Westward360 manages my condominium building. They do not help me when I have leaks and other problems in my unit. They completely ignore my email requests. They completely ignore my maintenance requests placed with customer service. The property manager allows the engineer to cover up for and protect the residents he favors, going as far as lying to me when the leak in my unit is coming from a plumbing issue in their unit and ignoring the leak and damage in my unit. The management allows the engineer to call me racist and yell at me when I make a request. The engineer has told me that I'm racist because he favors a resident who makes bogus claims of racism. The truth is that the property manager is agist. The engineer is racist and agist. They bend over backward to please the members of the Board, of course. They do that because the members of the Board can fire them. This is all highly abusive and jeopardizes my property. There is no integrity and honesty in the way Westward360 manages my condominium building. I have owned the condominium for 23 years. read more
