I have used them twice now-once - planned and once - unplanned. First service was to clear dryer vent since it had not been done in the 8 yrs (new install) I have owned the home (my bad). David cleared it, tested the air flow and everything worked fine. Advised of a future need which would be a warranty item thus a little more cost and time to complete. Second service - 2.5 mos later late on a Friday, the dryer went into a full alert due to high pressure and shut itself off (built-in safety mechanism). I contacted the company that evening baffled as to why and when could they send someone to inspect it. They responded late that evening that David would arrive first thing Monday morning. He arrived on time - checked the airflow which was fine but the alert was still active. So David went into the crawl space to inspect the duct system and behold it was bad and dangerous (from 8 yrs ago) - flex duct which was easily 3X the length required, 2" vs 4" piping in/out of crawl space using pvc piping, compromised flex duct in the laundry room causing dust to settle around and behind the washer and dryer units - not evident in the open area. It was all incorrectly installed and ultimately dangerous to my home. I was fortunate that I had never suffered a fire. He quoted me a repair and 4 days later he was onsite resetting the whole duct system. Ran into a problem with ducting into the crawl space, dispatched a couple of his guys to come and assist and the work was done in 3 hours, space cleaned and everything tested and the alert was resolved. After failing to book 2 other companies for a short-notice home inspection, I reached out to my…read moreagent and she recommended Home-Probe. I'm glad she did. I was able to get an inspection booked the day after I called. I showed up to witness the entire inspection. Louis was at the property a few minutes early, and said it would be a few hours before he's ready to discuss the results. I let him do his thing while I waited on the property. For a 2 story + basement, 2900 sqft house built in 1960's he spent 4 hours. In the last 30-60 minutes he took out his laptop to discuss the draft of the report, which was generated automatically from their software. Very cool. He explained all of the major points, answered what he could, and was overall knowledge and informative. I received the report later that night (about 10 hours after the visit). I have family who is a civil engineer and a commercial building inspector, and also have bought, sold, and built a few houses. I forwarded them the report to get their feedback. They said that it was the best report from a home inspector they've ever seen, and matches the quality of more-expensive commercial reports from engineers. The report keeps to the facts by being thorough but not crossing the line of pure opinion. It's common for home inspectors to have no prior experience in construction, and/or like to share opinions and OCD tendencies that overly freak out the buyer, causing undo stress for the buyer and seller. This was not that. Each problem indicated its severity, timeliness, and potential cost to resolve. My family member who reviewed the report said the costs were on-point. Overall, I'm more-than pleased with the report. Money well spent. Highly recommended.

I paid for a home inspection with thermal imaging and specifically requested a walk-on roof inspection. The cost was approximately $574. The thermal imaging report has zero images of thermal scans of the house. Only one picture is in this section showing a digital thermometer sitting on a door frame. Not very helpful and not a picture taken by a thermal imaging camera. Despite this every page of the report has "WITH THERMAL" in the upper corner. I asked for a walk-on roof inspection three times. I explained the reason why during the initial quote, a second time before the actual inspection and then to the sales person after the time of the inspection. You need to look under the shingles for holes created during the siding process for the pump jack / scaffold nailers. After this, I received the inspection report with drone photos and the following verbiage: "Our inspection of the readily accessible roof system included a visual examination to determine damage or material deterioration. We walk on the roof only when is it safe to do so and is not likely to damage the roof materials. We look for evidence of roof system leaks and damage. We cannot predict when or if a roof might leak in the future." A DRONE CANNOT EASILY SPOT NAIL HOLES ON OR UNDER SHINGLES BUT A HUMAN CAN. THIS IS A COMMON PROBLEM WITH NEW CONSTRUCTION AND CAN COST THE HOMEOWNER A LOT OF MONEY IN REPAIRS WITHIN THE FIRST FEW YEARS. Yes, walking on a roof is dangerous and not enjoyable, but it is part of a home inspection. It may require special licensing and insurance but that is the responsibility of the inspection company and not the customer. If potential customers would like a flimsy report and a bunch of legal disclaimers to read, use these guys. If they want a home inspection done by a professional, go somewhere else.
