I've recently experienced, for the very first time in over 30+ years with WJD, a tenant NOT from heaven. Being the second tenant to move into a recently gutted and newly renovated apartment, they found issues with everything. Some concerns were legit and were dealt with immediately by WJD and some were not legitimate, IMO, but they took terrible advantage by withholding rent payments and incurring unnecessary legal fees. Being an out-of-state owner, I simply could not have negotiated my way through this nightmare without the extraordinary expertise, advise and attention from David Norod and his remarkable team. I'm thrilled to be on the other side of this mess and am thankful and deeply grateful for WJD Property Management. They have never let me down. And they found me another lovely tenant in record time! As a renter, absolutely horrible management & laughable lease terms. We moved into a home for a 1 year lease. Several things (doors, window shades, etc) were broken & not clean (showers, toilets) upon move in. Some things were just straight up missing and never replaced. Management was always slow to respond and never fixed half of the things we requested. Grass/yard was also severely overgrown and infested. Move out was also a nightmare. A lockbox is put on your door and realtors are allowed to let themselves in and out for 60 days before move out. They're told to give notice and contact the renters, but half of them don't and waltz right in. I felt extremely unsafe living here the last 60 days as there was a key locked to my front door that they seemed to give the code to anyone. You're also threatened with a $500 fee for every realtor you don't let into the home. The lease also requires an exorbitant amount of work done on the house before move out, with your security deposit held hostage. A non-exhaustive list of everything they required we paid for (with a list of EXCLUSIVE vendors with crazy upcharges): gutter cleaning, deep carpet clean, professional cleaning services for the house, etc. Keep in mind, the house was absolutely NOT in move in condition when we moved in. I have been utilizing WJD Management for close to 5 years now for my property in Alexandria. This will almost sound like a paid advertisement, but it's all true. I was stationed overseas in Germany while in the Air Force and my property manager at the time decided to shutter operations out of nowhere. I was stuck in a bind with my rental property in Alexandria, VA. A cursory look online and I found WJD. Communication was impeccable and I never lapsed in having a property manager overseeing my condo. I have been very pleased with their promptness and insight. I am an out of state property owner who has been a customer of WJD for eight years. Here is why I am now with another management company. For eight years WJD was great at getting the rent, taking their fee and sending me the rest. But in August, I received three violation notices from my HOA. I was very surprised because WJD were to inspect my property every six months and notify me of anything that needed to be maintained. I checked their website, which sometimes works and sometimes does not. In my file were a few inspection reports and I noticed there were no inspection reports for a two year period. When I asked why my property had not been inspected, they "found" the inspection reports for that period, but still not in my owner file. When I asked the owner why WJD had not notified me that the fence needed work on it, which was the main HOA violation, and that this was not the "professional" property management I was paying for. The owner then advised me that his company had let me down and he was sorry for that. Then advised me to find another company to manage my property. That is correct, after eight years of paying WJD thousands of dollars to be there when it is really needed, they just decided their company could not handle it. This left me trying to get a new management company, keeping in mind that I live a thousand miles away. This forced me to have to travel back to the property to take care of what WJD was supposed to handle, they also charged me their management fee for the last month, when they basily did almost nothing. So the bottom line is, if you are looking for a professional property management firm that will be there when you need them and you will feel comfortable that they will step up when issues on your property arise, WJD IS NOT IT. Email from WJD after I wanted to know why they had not managed my property correctly and in a professional manner. Sadly xxxx, it has become apparent to me that WJD Management has let you down and for this, I am truly sorry. They will withdraw your complete deposit before accepting your application and then hold your deposit hostage for 5-7 business days. I just completed my seventeen year relationship with WJD with the sale of my rental property. The townhouse was the first property I purchased in Northern Virginia and my first home before converting it to an investment property. I leaned very quickly that tenants can be a challenge and quickly discovered WJD to manage the day to day issues, maintenance and tenant discovery. During this period of time the property was only vacant for about four months in the entire period. In addition to keeping the property occupied, WJD was always responsive to tenant concerns and provided recommendations for repairs and upgrades as needed. WJD has been managing my rental property for the past 12 years and so far never had an issue in receiving rent payments on time because they do an excellent job in screening for responsible tenants. Also, I no longer have to worry about tenants calling me at odd hours or while on vacation demanding an urgent repair for WJD's contractors are available 24/7/365 to take care of any type of repair or replacement of a no longer repairable appliance. WJD's staff are very courteous, professional and quick to address any matters. Update: Long story short, in the end, the owner, David had to step in. He was apologetic, and worked with us to "make it right." What I felt like should have been a fairly simple process ended up being a confusing mess with a lot of frustration on our end. Overall, after my interaction with him I'm hopeful that some positive changes will be made on their end. I work with a number of property management companies as a vendor and have to say that WJD is one of our favorites to work with. They are actually one of the easiest property management companies to get things done. They are organized and communication is good. Better properties than many other companies. I actually referred one of my employees to them because I know how well they manage properties. I think some of the negative reviews are extremely unfair. Some items such as pest control are usually the responsibility of tenants and not the owners. Read your lease! It's also not the property manager's fault if a landlord doesn't want to pay for a new appliance etc. Bottomline: WJD is one of the best property managers in the DC region. read more

Pros -online maintenance requests -online bill pay -helpful with any tenant changes Cons -maintenance is a little too lax -office hours are extremely inconvenient for anyone that works job hours -move out process is absurd Before moving in and out, ensure you take pictures of EVERYTHING (I mean everything) and while living there take pictures of things that may have broke and you fixed because even though its clean and you could eat off the floor, they still scam you and deduct money for silly reason they feel that its not clean enough. In response to David's reply below -- thanks for your concern. If you could please train your staff to be equally courteous, I think you'd have fewer negative reviews. In addition, I would like to point out that yes, I know newly renovated apartments such as Avana (renovated 10 years ago, and I assume you used this example because it's my only other Yelp review) would be different from a townhome built 20 years ago... However, I've lived in much older housing (over 100 years old and certainly not renovated within my lifetime) that had fewer maintenance issues than what I experienced while living at this property. And the biggest issue wasn't the fact that we needed maintenance, it was the fact that there was no resolution until it came to a point that you could no longer ignore it (for example, the broken dishwasher that went unrepaired until it flooded the basement). In regards to the move out procedures being included in our lease -- I honestly don't recall that as part of our lease, but regardless, I still think it's a legitimate irritation, and even more irritating is the fact that when asked about it, Gina didn't say "I'm sorry, this is part of the lease agreement and we can't make any changes to that at this stage." I lived in a house managed by WJD for over a year. Pros: -online maintenance requests -timely maintenance -online bill pay -timely responses (email) Cons: -tenant is responsible for EVERYTHING in the house -- all utilities, sewage/pipes, lawn care, tree care, and small maintenance -When moving out tenant is responsible for coordinating with potential renters to view the property..feel like another job was forced on me..when we asked to not participate in this they threatened our security deposit -Tenant pays for carpet cleaning ($300), gutter cleaning ($125), chimney cleaning ($125), & deticking ($100) through WJD's vendors (~$650 all together). They STRONGLY encourage you to go through their vendors to "ensure quality." We lived in the property for a little over a year and decided to go with someone else when getting the chimney cleaned. This company told us the chimney was likely NEVER cleaned and was a fired hazard (we never used it, thank goodness). -maintenance isn't done properly -standard leasing procedures are kind of strange -- i.e.: "tenant change" although no one in the house is the same.. -Upon getting our security deposit back they charged us for everything (of course). $65 for smoke detector batteries, $160 for lawn care, $400 for professional cleaning....although when I moved in the place was literally disgusting. Recommendation: DON'T RENT WITH THEM!!! Their bills add up and their properties aren't well managed. I wish I read the lease better and took better notes when I moved in. If you really decided to go with them, I encourage you to do the same. read more

This is NOT a renter-friendly management company. WJD had us fooled into believing they had our best interested at hand until we gave our notice. As soon as they put the unit on the market for rent - WJD turned on us. Our time and our privacy were no longer respected as WJD searched for new tenants - they allowed realtors to enter our unit - still our home - at any hour of the day or evening WITHOUT NOTICE. They also found realtors texting us at 11am and 6am to show units acceptable and professional behavior. For us - this was not acceptable because we NEVER gave permission for our phone numbers to be released to the public. Several attempts were made to plead with WJD to please place a 24 hour request for showing on the rental listing. However, the threatened us with legal action if we didn't allow realtors to show the unit at any time of the day. We were willing and able to be flexible with showings and as accommodating as possible - however if a realtor knocked on my door without calling first and I wasn't ready to show the home (I work from home, have kids, etc), I asked them to please come back later. On at least 2 occasions - realtors opened the door with the key in the lock box on the door and came into my home - while I was there eating dinner with my kids! THEY JUST WALKED IN!!!! The unit was still our home until the day we moved out and these invasions of privacy were borderline criminal trespassing. WJD was not sympathetic to our privacy or requests for advance notice to show the unit. And I won't even go into detail about how a Combat Veteran with PTSD reacts to someone coming into his home without permission. I'll just leave that to your imagination. All we wanted was 24 hour notice. It really wasn't too much to ask - however WJD threatened us with legal action and to keep our entire deposit if we refused to allow realtors into our home at the drop of a hat. Bottom line - DO NOT RENT a home managed by WJD!! read more

I don't normally write reviews, but I had the worse experience with WJD Management more specifically Gina. We have been renting a town house for more than 8 years we take care of the house. We rarely contact them for anything, up until now it had been a great experience. We have inspections every six months and they have always been good. We recently had one and the inspector found a few things that needed fixing so Gina send out the most unprofessional email making us feel like we are terrible people and don't take care of the house. I understand wanting to make sure we understand it's serious but in the business they are in I would think it would be better customer service. On the other hand the owner of the house is wonderful and understanding. We have been late on rent and he has been wonderful and patient with us. It's unfortunate such a bad company is in charge of the house. One of the things that we needed to do was provide them with a copy of our house key since we changed our lock. According to Gina and I understand where she's coming from we need permission to replace the locks.She requested a copy and we complied than I receive and email that we have been charged $15 for copies. I called to speak to her and asked if that can be waived since we were not told of a fee in the original email, she was very rude and made comments like "if you hadn't changed the lock we wouldn't be having this conversation". I was shocked after renting for so long we were being treated like this. It seems like as soon as you do something they don't like there customer service skills go out the window. Like I said we are not perfect because we have been late on the rent for sometime, however we have been great tenants and did not expect this at all. We appreciate there patience with us and understanding, however there was no reason for this situation to go this far. I'm not so much upset just more disappointed and shocked. Hopefully the rest of our time here will be much better. Hello David, There is no need to talk, what's done is done. I take full responsibility for not letting you know we changed the lock, that's not my issue. The issue is we were not told we were going to be charged for extra keys in the original email, if Gina had told me we wouldn't be having this debate, and the way she responded was very rude and unprofessional. It's not so much about the charge it's about customer service since this is the first time in 8 years we have had a not so good inspection, I think out of common courtesy to waive the fee this one time. It seems a couple emails were not pasted on the response but it's ok. I'm not sure what being late with the rent has to do with the current situation but like I mentioned I appreciate the OWNER for being so wonderful and understanding!! In response to the comment from David at WJD Management- It is untrue that I was allowed to leave this lease without penalty... My replacement roommate and I split the $350 early release fee and WJD took our money. That's a $175 penalty. Part of the reason for my negative review was because WJD absolutely REFUSED to meet with me to discuss the conditions of the house, which was extremely unprofessional and off-putting. I read the lease in its entirety before signing it, which is why I knew WJD hadn't fulfilled their obligations according to the terms of the lease. I will agree that WJD fixed some of the problems affecting the house after we brought them to their attention. Providing a working washing machine is a condition of the lease. As well, the back door should have had a working lock from the time we moved in, as should the smoke detectors. Because WJD did fix the problems we brought to their attention in a timely way, I will raise my review to two stars. However, I reiterate that these issues should have been fixed prior to the move in date and that the company was at fault for this oversight. read more

I would never look for their services again. They will take a big bite out of your security deposit. They claim "their goal is the refund 100% of your security deposit". That is not true. I have found out that after charging me so much money to make the touch up paint on walls for $250, cleaning for $250 (even when I had proof of me paying a professional company to clean the property) they never did what they charged me for. I will advice the property owners to go and be on top of the services and repairs that are being done to your properties. I remember my family's first day into the house we were exited to move into, we were shocked with what we came to, dead mouse on the kitchen floors, the walls dirty, kitchen cabinets dirty, fridge dirty, etc. I am not only saying this I have photographs as proof to it with dates. On top of that every time I submitted a maintenance request it would take more than 48 hours for them to respond. I actually remember contacting them every time before they contacted me. I am surprise they are still in the business. They are getting away with too much. Some legal procedure needs to be done in regards this matter. I have learned my lesson and it will not happen again. I advice everyone to read this kind of reviews before signing any lease paperwork. read more

As a current tenant, I would urge ANY future tenant to stay far, far away from this rental company. While they were super helpful with a change-of-tenant in the middle of our lease (my roommate got relocated in the military), they have made the move-out process excruciatingly painful. Once we let them know that we would be vacating the property at the end of the lease, they put my phone number available to realtors **without my permission** and have ignored all calls and emails from me asking that they remove it. They also require specific companies to "clean" the carpets in the house upon our leaving which we all know is a way for them to bag more money. I get that they're a property management company and their goal is to make money, but at what cost? 1/18 update: since writing this review, the company has gotten in contact with me and we have cordially figured out most of the issues addressed above. read more

I rent one of their property. I moved to that one condo near to my work placed. I wasn't inform (obviously that the condo is infested with "roaches". As soon as i reported it they told me its tenants responsibility (of course) then eventually after spending money to pest control, the condo association has a project of every friday pest control of their roaches problem! I stayed for good 2 yrs! Wow, i coundn't imagine i lived in 2 yrs in that place. 2nd point, the carpet was dirty and old and walls of the condo is so dirty! I was told before moving in they will change the carpet as I was pregnant then with my first baby! Then contractor came to measure and did an estimate to the carpet and never came back! After 2 yrs! Our full $1550 wasn't return by the management! Yahoo! They charge me for the change of the carpet, and pest control! Never ever rent one of their property, or you will never have your security deposit back! I was advised by my lawyer to sue them but they told me i have to pay for their lawyer too! Unfortunately when you find a house you want to rent, you don't know what you are getting into with the property management company. Although the house looked fine when I did a quick walk-through with a realtor, when we moved in the house was dirty, the carpets and kitchen were dirty, and there were scuff marks all over the walls and cobwebs everywhere. I marked this in my walk-through report and sent an email. When I asked why it was not painted prior to move-in, they said that was something I would have needed to request prior to signing the lease (never heard of this before). The house literally looked like the previous tenants did not clean, which made the incredibly difficult move-out process that WJD made us go through even more infuriating. They use a vendor, A&B Decorating to conduct all their maintenance, and even if you check that you won't be home and for them to use a key, the vendor never ever gets that message and then they will call you asking why you are not home for them to do work. This happened multiple times. I initially had many pleasant interactions with A&B through the course of our lease, as they wanted to be the go-between for anything with WJD and the homeowner. That changed once we hired them to do our move-out work. We were accused by WJD of not leaving keys, and A&B Decorating changed their story twice about whether or not there were keys left for them when they arrived to do the work we contracted them for, depending on who they were talking to. I had to insist that communication go between us, WJD, and A&B as their answers were never clear and I got burned by trusting things they told me over the phone that were not documented. I had email chains back and forth of the work that we had A&B do (weeding and patching holes), but WJD, who was COPIED on the email chains, would not consider them as "proof" that the work was done, even when the vendor said the work was completed, because the vendor conveniently left things off the final invoice. We also paid A&B to do weeding and wall patching, which apparently they did not do in the timeframe they gave me. And then WJD charged us again for weeding and painting. A&B did not return my calls or emails asking for evidence that the work was done. And the most confusing thing is that WJD sent us emails that A&B in fact DID do the weeding and wall patching, but would not give me an answer as to why they still charged me for it. Even if you have proof that work was done and receipts, they will not acknowledge it and will send you any additional reimbursement checks for what they are willing to pay you back for. Also, WJD has three lists of vendors that you MUST work with. We scheduled our work with A&B. Prior to telling us that the weeding we paid for was not up to their satisfaction, WJD paid a DIFFERENT vendor (not on their own approved vendor list!) to do additional work, and took that amount out of our security deposit. WJD also paid A&B to do the wall patching that A&B charged us for!! Since we had moved out of state and WJD did not contact us until we got the significantly reduced security deposit, we had no idea that A&B did not come when they said they would, and that they didn't do a good job! The email chains going back and forth, and the fact that A&B stopped returning calls and emails during this time makes me think that they are in kahoots with WJD to double-charge the tenants. Also, we were charged for painting, which was ridiculous since the home was not painted prior to us moving in. It seemed like the homeowner was trying to get this free upgrade to their house at our expense. We moved out of state, which I think they took advantage of. Otherwise we would've taken them to small claims court. If you have the option, do not work with WJD, otherwise you will have hundreds of dollars withheld from your security deposit and small claims court is likely your only option. Out of $700+ worth of items they charged us (but we had refutable evidence for), they only reimbursed us $85. We have never had any issues with previous landlords and we felt like WJD and A&B absolutely took advantage of us. I also think its ironic that the WJD owner comments on these bad posts with his "facts", yet his team will not engage with you over the facts provided via email and photos. I've read his comments about a "Secondary Review Committee" option and I don't believe it. I was also never informed of this as an option and it is not included in your huge stack of lease materials. They are banking on the small stamp on the back of your security deposit refund check that says if you cash it, you are settling any future claims against them. Their tactic is to stop responding to emails, send you a little bit of money, and hope you give up. When you move to another state, are 9 months pregnant, and have dealt with them for for over 2 months, yes you do just give up. They are an awful company but not worth any more of my time except for this review. read more

Over the four years I did business with them, they were responsive, thoughtful, professional, and sympathetic in all respects, throughout all phases of the rental process. This company believes that complicating the process and insulting the buyer makes them look tough like they're "taking care" of their clients, when in reality they're only driving potential buyers away. We had a horrible experience trying to lease a property that was managed by them in Falls Church but thankfully ended up with a better one through a respectful company. UPDATE: After over a year and a half, I was finally contacted on Yelp by the business owner about my previous review. Although there were initially still communication/customer service issues when I called, I received a prompt email response when I emailed the owner directly. David was very responsive and actually agreed that we were wrongly charged, and a partial refund was issued. I was very pleased with his responsiveness and willingness to help and was told that there have been revisions to their policies due to other issues similar to mine. Thank you, David and best of luck with the business in the new year. DO NOT RENT FROM THEM. Absolutely terrible company. The online maintenance requests are about the only benefit, and trust me you will use it with the condition of the properties. It is absolutely impossible to speak with an employee about an issue and they are completely unresponsive to emails. Be sure to report EVERY SINGLE thing you find to be an issue and even with that, don't expect to get a fair amount of your security deposit back. I was charged nearly $800 for water damage in the basement ceiling that they attributed to "not closing the shower door properly" (an open and close glass door) that is two stories up on the complete opposite side of the house from the dam. This was an issue that was never present until the last month of a two year occupancy and a maintenance request was submitted. 100% Would NOT recommend renting a property managed by this company. The only person I liked from this company was Randy. They are horrible and are SO petty. Make sure you take 100000 pictures when moving in and you are there for the move out inspection. We got charged for lawn care when we could have fixed it while they were inspecting the property - they clearly didn't tell us so they could charge us for something. It would have been an easy fix and we would have gotten our entire deposit back. The pictures sent were a little grass leaning over the curb and side walk that wasn't trimmed- wow. The only thing I agree with is one scrub was a tad over grown. Lawn care should not be a renters responsibility. I would look elsewhere went looking to rent. As renters, we have had limited interactions with WJD. They are prompt in responding to our requests and the 6 month inspections are always fast and easy. I was a little unsettled when I first moved into our apartment and immediately set off a security alarm I wasn't informed of and had to figure how to turn off myself, but things have gone more smoothly since then. BE CAREFUL!!!! Just as many previous comments and reviews state, please take CAUTION in dealing with this property management company!!! I went out of town for the holidays and was still in the process of considering a rental that I had seen from the outside near the area of Del Rey. I contacted Gina Talotta and told her I was interested in renting the property but I was on the west coast and when I got back in January I would want to consider the property for a little lesser prices for a 2 year contract. She said to do the application and send the $50 fee and the deposit which would not be deposited until I confirmed. I did that and told her I did not want her to process fee or do anything with the deposit or application fee until she can verify that the property owner would consider the lower price. The next day the $50 fee as well as deposit had not been placed on hold but had been withdrawn. This company and employees are not only liars but thieves because I never gave them permission to withdraw that amount !!! and it turned out the the home owner did not want to lower the rent. I called back on several occasions and left several messages and no one has called me back. Its been one week and no one has called or responded as well my money has not been returned! I will need to take legal actions and am warning others to look for other properties because this company works unethically and are just waiting to still your money. In addition the rental was on the market for over 3 months and looked like a mess from outside and abandoned. I knew I could fix up the area but still they would not consider lowering the price because this company and employees are money hungry and do not care about what services they are giving or the tenants.
