Terrible terrible terrible. They lack basic customer service and only respond to tenants if they complain. Their attitude from the day of moving in was as if we (family of 4) were delinquents. I would not rent via them ever again and I would never lease my house out through them. My guess is that theyre disgruntled having to rent out to college students and dont know how to respond otherwise - just assume everyone is preparing for an Animal House stay. The property when we moved in was a) unlocked b) filthy c) in need of repairs that we had to argue over before moving in. And on moving out they hit us with a $400 extra cleaning fee without explanantion even though it had been professionally cleaned prior with photos showing it. David- In anticipation of your response, I'd like to make this constructive; instead of denying requests for a pre-inspection/punch list walk (list of deficiencies) prior to the move out date, instead welcome it. Both our tenants and we have been extremely pleased with the services of WJD Management. True experts in rental management, they pay attention to issues the tenants bring to them, contact us quickly about repair decisions (if major), and get the job done. This means that the tenants have a sound place to live and that our investment is protected. One of the reasons we moved to WJD is that a previous manager did not manage the property at all....they simply handled the leasing and left it at that. Therefore, abusive tenants got away with....oh, you don't want to hear the stories! And responsible tenants with concerns went unheard. Lose-lose situation! Suffice it to say, that we are comfortable that our property is well-cared for. Warning to all tenants. Document everything when you move in (take photos of everything, and specifically record the condition of every appliance, every wall, etc..). Do not move out and let WJD management do their "inspection" without you there. WJD charged for a cleaning service when I was a great tenant, had a regular cleaning service come almost monthly to clean the apartment. If you're considering an apartment managed by WJD, I suggest moving on and finding another one. Stay away from WJD. read more

I would give it 0 stars if it were possible. My troubles first started when my AC went out and after 48 hours I decided to give them another call. They told me "stop being a brat, it'll get fixed when it gets fixed"... The staff here are rude and incompetent. I will also add that the property where I lived was a complete DUMP. It was not cleaned before I moved in and I'm 90% sure there is a family of mice living in my walls. There is also not a circuit breaker in my unit? They will take your money. Not all of it, mind you. But they're going to take something. After being a tenant through them for 3.5 years, that wasn't a big surprise as their approach in how they dealt with us was very clear from day 1. Make no mistake, they manage you, the tenants, for the respective owners, not the other way around. I stressed for weeks to ensure that we left the place in as clean a state as possible. We followed the terms of their lease to a T, and used their very own checklist to ensure that the place was given back in the state that they required. We hired THEIR own cleaning company as required by the lease, an extra $350 out of my own pocket (not from the deposit which would probably make more sense). I even returned to the property for the final move-out inspection and cleaned the details that were brought to my attention at that time (little things like the dust on the air vents, or the crud that had accumulated on the window sills - very asinine things). Despite my efforts, they still took an additional $350 from our deposit (out a total of $700). When confronted with a long letter explaining why I found this to be excessive, their response sidelined the list that they had originally sent to explain the charges and stated that they had to have an additional cleaning service come in to touch the place up. "The charges stand." The main thing, if you see WJD on a lease that you are about to sign, turn it down immediately (as I did when I realized that a place I was considering after this was managed by them). You might have to continue your search, but the lack of stress will be worth it. read more

And, they have always been fair and reasonable to both tenants and owners. I have recommended them to friends and family, and have worked with other management firms in Arizona and Delaware. I was down with some friends renting a place right outside of D.C. this winter break looking for a place to sublet when I come back for an internship I got down there. Unfortunately, while I was staying there and all my friends were out working, the heat decided to stop working. Lucky for me, they told me WJD Management was going to fix it, and they did a great job. I sat under a blanket while waiting for someone to come, which took only an hour or two. The guy fixing the heat for me was really nice and respectful. He worked on fixing the heat while I sat down and got some of my work done. While I won't lie, this wasn't the cheapest service, they sure did a great job and did it in a timely manner. I'm giving them a 5-star review because they did fantastic work even after being given a short notice, while sending a great contractor to complete it all! read more

WJD has been managing my investment portfolio for over 10 years and have done and do a fantastic job. They are very responsive to tenants requests and get repairs completed in a timely fashion. They have done a remarkable job limiting turnover in my units and renewing leases with rent increases most of the time. David, the big dog, is very accessible and steps in to help when necessary. I would recommend them for your property management needs. The only reason I don't give them a five is their contractors charge waaaaay too much even for the simplest of repairs. I will say, however, they do good work in a timely manner. I just think WJD should tell them they need to be more reasonably priced especially since they give them so much business. read more

After reading the other two reviews, I must say that I disagree. I haven't moved out of my apartment yet, so I can't speak for the cleaning charge at the end of the lease. But I have lived at one of there properties in Arlington for a couple of years now, and I would not consider them a horrible property management company. My property was not of the greatest quality, so I did have quite a few issues with the apartment. However, WJD always answered when I called and the issues were usually addressed immediately. If you're about to rent a property that is managed by WJD, RUN! If you are a property owner, find someone else to manage it for you. Property management may be their only business, but they are terrible at it. We were treated as delinquents from day one. We repeatedly got messages telling us our payments were late when we paid early. They didn't respond to half of our maintenance requests (two of which were put in by the owner). We even made sure to call them to get an "approved" cleaning service, and they still charged us for cleaning out of our security deposit. The service is worse than being treated poorly; you're basically ignored. Unless you complain, they go about treating everyone as if they are terrible tenants. read more

I would not recommend renting a property managed by WJD. My experience was rather negative. I rented a property that belonged to a private owner, and this became an issue each time a repair was needed because every repair had to be approved by a third party, extending the process by days and weeks. In the end, I simply stopped reporting issues and lived with them. I actually didn't have a working dishwasher for the last 3 months that I lived in the property. Although they sent an inspector to check out the property every six months, the items he listed on the sheet to be repaired were never addressed. This included, but was not limited to, a broken stair rung that eventually caused me to fall and do permanent damage to my back. I get the sense that they their service is owner-focused, and if I was a homeowner, perhaps I would be more positive about my experience with them. However, I also know that if I was a homeowner, I would strongly desire a management company that took care of my tenants in order to reduce turnover and to maintain the goodwill that is necessary when someone is living in your property. To this end, I would not recommend them to anyone seeking good, solid, property management services. read more

Renters Beware! Homeowners Beware! I will preface this with saying I have rented multiple homes in North Carolina and Virginia and currently own a home, which I rent out utilizing a property management company. To follow are just the larger issues we had with WJD Management. We moved into our home in 2017, upon arrival the house and especially the kitchen was dirty and covered in food crumbs and dog hair. It was clear no inspections took place prior to our arrival. We contacted WJD to have someone come clean before we moved in. They sent a service out, but we still had to clean most of the home ourselves. Fast forward to our first winter in the house and the heater went out when the outside temperatures were in the negatives. This was not WJD's fault; however, it is in our lease that this qualifies as an emergency. It took them 18 days to have the heater fixed during the coldest weeks in a decade. No hotel room provided, no space heater, thankfully we do not have any children, as the conditions were not acceptable. The only thing they did was have the HOMEOWNER refund us for firewood that we needed to keep one room above 55 degrees. They had the homeowner pay for their inability to provide the very service they are paid to do (manage the property), unbelievable! Fast forward to moving out, they attempted to place new stipulations on us that were not part of the original contract with home cleaning. Referencing how dirty the home was when we moved in, we asked to clean it ourselves since our expectations were clearly higher than theirs. Upon the final inspection they found (4) items "not up to standard:" an old oven, microwave, bathtub, and washer. Although I disagree with their (4) findings it wasn't worth the fight. They then informed us they intended to charge us to have an entire 3-story home cleaned rather than just the 4 aforementioned items. I attempted to reach out via email to Randy Woods and Gina Tollata, but their responses were not helpful or recognized the disproportionality of what they were attempting to charge. I ended up calling the office and both of them refused to talk to me so I had to relay my concerns through the gentleman that answered the phone (he was nice). I received no email, no return phone call. 45 days later, we got our deposit check and it seems they did not charge for the entire house cleaning; instead, they made up a $450 charge for "landscaping" that was not part of their original findings upon their move-out inspection. I rented a condo from them for several years and never had any serious issues. When I moved out, they deducted around $750 from my security deposit for cleaning and lightbulb replacement, which was fair, but I also was charged to have them uninstall lighting in the kitchen that "wasn't safe," which was there when I moved in. If it "wasn't safe," why did you install it and expose tenants to it? It was just some random poplights that the owner had installed that were there before I moved in, so I don't understand why they were unsafe, let alone why I was charged for their removal. Other than that strange fee, I had generally positive experiences and would probably rent from them again. read more

The pepole in the office are efficient and responsive. We have one property under their management. Sometimes the quick repairs of appliances do not appear to last and, as owners, we would prefer to replace them with new ones. Over all we are very pleased with their sevice though. read more

From my experience, the negative reviews out here are totally wrong. Admittedly, I've only lived in a WJD house for a few months, but that house was clean and in perfect shape on move-in day, and WJD lived up to its word and took care of all the things that needed to be fixed from the previous tenant. The maintenance and management staff have been nothing but courteous, responsive and very professional. I was not going to respond to the response of my review by David of this company until I read it further and realized that he tried to place blame on me. I never had a problem with nor did I mention my application being denied. What I took issue with was the holding of $875 of my deposit of $2700 and the unprofessional behavior of his office staff. An apology goes a long way when an error occurs David! This payment was broken up in 3 parts and partially refunded on 2/27/19 and 3/1/19. I contacted your office via email and was told that an attorney would be contacted because I was requesting the immediate return of the remaining $875 dollars of MY money! Keep in mind I had paid all of this money on Feb. 21 and all business was concluded with your office technically on Feb. 22. There was no reason that I should have had to contact your office on March 7 to request MY $875 and then it magically only took 1 day for it to appear in my account on March 8 (not the 5 to 7 days business your office claims to need). There was no reason for your office staff to not accept responsibility for the oversight, nor was there any reason for you to mention anything else in your response. One thing you notice about the reviews, only positive reviews come from landlords. WJD was awful to deal with from day 1. We moved in and the house was not in great shape at all, (smoke detectors not working, and light bulbs out, holes in the wall.) Of course once they have you in the house the responsiveness from them plummets. Most normal interactions would require us reaching out to them a minimum of three times to get a response. The reason we moved out of a house with great location and great price was the thought of having to spend another year working with them was simply not worth it. read more

WJD charged me for a cleaning service ($350) and damage to a drawer ($128). I cleaned and scoured the home for over a week. I provided them with 3 pages of notes on the specific details of all the cleaning inside & out I completed. I have over 75 pictures detailing the condition of the home. When I asked them for an explanation on how they arrived at they responded with giving me a $175 professional curtesy refund and said "we consider this matter closed". I however, do not consider the matter closed. I've registered a complaint with DPOR (the licensing board for Realtors) against David Norod the Principal Broker of WJD as he has not treated me HONESTLY per the Code of Ethics and Standards of Practice of the National Association of Realtors. Landlord here. Being first time landlords we were a little nervous about drafting a proper lease (legal / compliant), collecting rent, maintenance issues, etc. so we decided to get help from a property management firm. We went with WJD after some research online and other resources. Something we didn't consider is that you are handing over management of the rent money. This is important because there is no chance to discuss and/or dispute charges before they come out of your due amount. It comes out of your pocket, then you have to fight for it back. Here's our experience. 1) Tenant reports A/C issue. I go over to check it out since it sounded like an issue I had dealt with before. It was. Being short on time and in the interest keeping out tenants from going without A/C we ask WJD to go ahead and send their contractor in and I provide some import detail about the unit and this particular part. Long story short none of my insight was considered and we end up with "this unit is just really old" and a $4500 total replacement estimate. I cancelled some plans and within 48hrs has the replacement part in hand and fixed the A/C unit myself. My gripe here is that I am now stuck with a $95 diagnostic / service all fee for nothing. I brought up my concerns to WJD, get passed around the office, emails go unanswered, I keep pressing, nothing. Today I get the monthly statement and the fee has been take out. I call the contractor, they will only deal with WJD and so far none one from WJD has called them to address the issues that I brought up nearly a month ago. I expected WJD to be on our side and looking out for us. Not the case. 2) WJD has an online system for rent payment. The amount was enter incorrectly which caused our payment to be short. WJD acknowledges that we are short but this is taking a really long time to correct. If its their error, I would expect WJD to go ahead and correct our balance, then take the time to collect from the tenant. Why should I be out the money when its their mistake? Second time I left a message identifying the place I was interested in, a phone number, and a request to call back when they are free. No matter how clean I kept the house, WJD still found a way to take a big chunk out of my deposit for unreasonable reasons. Even my professional cleaner said I didn't need any further improvements. I wanted to post this because I was shocked by the bad reviews I saw. I have had nothing but positive experiences with WJD. I understand that some people would post negative reviews if they had a bad experience to voice their anger, where the majority who have had good experiences simply don't bother to post because its not a restaurant or other popular type of service you think of with Yelp. I have had tenants with WJD for over 20 years. I have had about 10 tenants and only 1 of them turned about to be a nightmare. I guarantee that the 9 tenants who had a good to great experience did not bother to post anything. I have found over the years that WJD is VERY objective and fair about any issue regarding tenant and owner. They will take the side of whoever is right, period. They are extremely responsive and have a good sized staff for such a small size company. I also believe their GOAL is to refund 100% of the tenant deposit, as they have done so for my tenants every time except once... and they made me take pictures of the damage and get an official estimate, and they matched up my pictures to pictures they had before the tenants moved in, only then did they take some security deposit money... remember its a GOAL, and guess what, if you damage someones house and there is proof, you need to pay, like any other rental situation. read more
