When we first moved here, we absolutely loved it. The community is so safe and we looked forward to coming home...this review is based on recent events with management/maintenance in the past few months. My roommate and I were noticing a few mice in our place. We've both never dealt with mice so we though they were a random occurrence. We set out traps and killed a few, but more were showing up, so I called maintenance to take a look. They came out the next day and my roommate was getting home as maintenance was leaving our place and he said he didn't see any mice. She took him inside to show him the mice feces and he again said he didn't see any. My roommate asked if we were responsible for handling this and he said yes. We started getting a lot more (about 7 now) around our house (in our couch, all over our kitchen), and we finally called management. They said it was the first they've heard of us calling and said we should have called them for the mice since maintenance doesn't handle that (if maintenance didn't handle that, I'm not sure why we weren't directed to management by them, or why maintenance didn't tell management?) We asked management for a long term solution to this problem and we didn't want to seal anything with expanding foam because mice could chew right threw it. What did they use to seal our pipes? Expanding foam. After insisting this wasn't acceptable, management called the head exterminator to come out and he agreed it wasn't acceptable and that it should be sealed with a board. In addition to the 17 total mice caught, our couch and kitchen appliances had to be replaced because of the unsanitary mice feces (they were living in our couch and insulation of our stove). To top it all off, we also discovered we had termites and ants in our kitchen. They sprayed for the termites but didn't treat it them. I'm disappointed in the handling/lack of action with of all of this by management, and am sad to say I wouldn't recommend this community for future residence.

I am a resident at Woodbridge Willows currently and and very disappointed in the management and maintenance here after reporting a Mouse infestation in November of this year. We reached out to maintenance (it was after hours) for another mouse we caught, they responded the following day (at the end of the day) and told me he saw nothing. I invited him back in and showed him the mouse urine & feces all in my kitchen cupboards, and he again told me "no mice" so I asked him if we were responsible to keep trapping them ourselves with which he responded "yes" to and left. Nothing else said. We attempted to catch them ourselves until we hit 7 mice... I contacted management mid December to explain that we were not satisfied with the outcome with maintenance and requested we get a permanent long term solution because it's hazardous. Management sent out maintenance again... to seal all open holes in the cupboards with expanding foam. Expanding foam! Like they can't chew through that. It was a complete disaster, we asked for a better long term solution and again it took several days for management to respond. I literally had to threaten legal action before the manager offered to send the exterminator. All in all, we caught 17 mice total, we still have an open floor board that was never sealed and upon the last mouse inspection they did, discovered we have termites in our kitchen ceiling, as well as ants in the cupboards. They sprayed for termites (not treated them). Our kitchen stove was full of hundreds of mice feces, our appliances needed to be replaced, and our couch was ruined with mice urine & feces. I would definitely suggest reconsidering residency here. It's a very old complex with several issues and there is no thorough follow through or support to tenants when they present an issue.

Woodbridge Willows lacks some modern amenities but advertises unique landscaping with mature plantings as a positive. I have lived here for a year and 90% of the original landscaping has been removed, with poor communication from management. The property is unrecognizable and I am embarrassed to be paying the same amount of rent I was when I moved in. In January, a large tree next to the stairs was cut down rather poorly. The reasoning for the tree being cut down was vague. The maintenance team damaged my flowers in pots on the staircase and offered no replacement, as well as crushed bushes on either side of the staircase. I ended up removing all the leftover tree branches and snapped bushes myself as nobody cleaned it up after a long period of time. The property looked a bit funny with tall hedges coming to a sudden gaping hole where the tree used to be. Most other Willows properties have a large tree next to the stairwell, so our property looked significantly less appealing. I made several inquiries about landscaping and were told it was 'in progress' but not for a while. Several weeks later, construction was going on at adjacent properties, and the maintenance team decided to saw planks in the now-damaged area on the other side of the stairs. This further damaged the bushes that were crushed by the tree but hanging on. I spoke to management, and the next day the bushes continued to be damaged. I called them again and the bushes were replaced soon after but they are much smaller than the original bushes and some are already dead. It's currently more dirt than plants. I then received a letter in April that concrete work was being done by the mailbox area. Except I came out to see that the tall hedges next to the property had been ripped up. Management was confused and told me at first that the hedges were uprooted as part of the concrete work, which made no sense as the letter specified Mailboxes. They later called to say this was part of a landscaping effort and bushes were being replanted as well as a tree. The "landscaping" is disappointing. It's more dirt than plants. The hedges were replaced with ground coverings, and the tree is a bush the size of the previous hedge. The plantings are very tiny and will take years to grow. It is exceptionally ugly, as meters that were previously hidden by hedges are totally exposed now. The plantings do also not match the landscaping surrounding the other 99% of properties in the complex. The smallest possible ground-covering plants were picked, while everyone else has tall hedges, trees, and irises. We are unsure why the landscaping does not match. I complained to management, who seemed sympathetic and said to return the next day when maintenance was there. The excuse given was that the plants didn't seem healthy and 'not much life in them.' To our eyes, the remaining plants that were undamaged by the initial tree cutting were alive and well, and we didn't understand why the replacement plants were so different. The next day, I returned and was told they would email with a list of further updates to the landscaping so it would be 'how it used to be.' Received no email, but the one remaining tall hedge bordering the staircase was ripped up a few days later and replaced with another tiny plant. I returned to management who informed me that maintenance that morning had said that the landscaping was now complete. Residents are unhappy but this requires a process of management raising concerns to higher-ups. Management at Woodbridge Willows is polite but ineffective. I have tried to follow up about the state of the property so many times and it keeps getting worse. Do not be fooled by the promotional pictures of tall trees and trimmed hedges, the landscaping for some residents is significantly worse. Edit: I see I have received a reply from the Irvine Company. I am told they "hope that our staff can be a resource to you to discuss this matter further" when I have detailed numerous unproductive conversations with management that led to this review. The change to landscaping was described as "enhancement projects" but it does not address why it is not on par with the existing landscaping at Woodbridge Willows, a feature advertised as a major selling point on their website, and why the project uses the cheapest/tiniest plants possible. Sucks driving by East Yale loop and having the ugliest apartment. Please update https://www.irvinecompanyapartments.com/communities/woodbridge-willows/features-and-amenities to reflect that not all properties have "Beautiful landscaping" let alone "mature trees."

Overall, the property is excellent. A few things stand out right away, starting with the gym. It is…read moreexceptional and feels like a space people genuinely enjoy being in, even beyond working out. The rooftop pools are beautiful, though they can get busy with kids on weekends. It would be great to see one designated as adults only. The dog park looks like a great feature for those with social dogs. Ours is a bit older and not quite as enthusiastic about the younger crowd, but it is still a nice amenity to have. That said, the best part of this complex is the leadership, especially Johnny, the General Manager. Well-run properties always have strong leadership behind them, and that is very evident here. When we moved in, Johnny personally made sure everything was taken care of, from small adjustments to the overall move-in experience. Greystar is fortunate to have someone like him leading the property. If you are considering living here, I would absolutely recommend it. My wife and I have been very happy with our experience.

As a newer community, they're still working out some kinks, but we're excited to see the property continue to evolve. One thing we didn't fully anticipate is that the area isn't quite as walkable or bike-friendly as we had hoped yet, so we're really looking forward to the retail development being expedited so residents can have closer access to fun hangouts, shopping, and food options. We'd also love to see more community-building and social events to help residents connect and meet each other. It could even be great to have some kind of message board or community feature in the resident portal for informal meetups, recommendations, or local events. Overall, it's been a great experience and we're excited to see the community continue to grow.

I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

Living alone as a young girl I was very worried about feeling safe, but I'm happy to share that I have never once felt unsafe at One Uptown. Their amenities and staff were all 5 stars. Maintenance teams were professional and timely. Seriously could not have asked for a better experience. I never once had a noise complaint or any issues which is incredible given that I work from home! All neighbors have been kind and kept to themselves. It was a dream experience, especially coming from an Irvine property previously! I've recommended a lot of my friends move here since it's been so pleasant. Would highly recommend!! Also leasing agent Cameron helped me from start to finish finding the best apartment he was so awesome!!

Cons You will most…read morelikely NOT get your security deposit back. I transferred from 1 unit to a different one after 6 months of living in that one. I did not put anything on the walls, no holes, no painting. I didn't have any furniture besides a bed. They specifically told me it's not worth doing a deep clean myself before moving because either way I would get charged a cleaning fee. I honestly thought I would get a majority of my deposit back, but instead they actually charged me more than what my deposit was for bogus charges. I've lived in several different complexes and have always got my deposit back. I'm sure just another way for management to make more money because it seems like all the changes they've done over the years is for profit and not for the wellbeing of the tenants. To note -they also had me place a new deposit $400 for the transfer + $1,500 transfer fee Lots of EV charging BUT Electric Vehicle charging used to be free. They then changed it to $300 per year and you get a pass that you display. Then out of the blue they took that away and gave you a prorated refund for the EV charging pass. Now it's all paid charging except they charge an additional $0.30 every time you charge on top of the price/kWh. Management had the pricing started at $0.60/kWh, which is more expensive than charging at a Tesla supercharger. It wasn't until they received a lot of angry emails that they then changed it to $0.45/kWh. Lots of dog poop everywhere. They do not clean the dog park often, so I don't take my dogs there. They do not clean the parts of the apartment that have turf because I've seen the same remnants of dog poop in the turf for months. Packages are a huge problem. They try and force you to sign up for parcel pending which is $20 to sign up. Your packages are rarely left in there because it's either full or the delivery person cannot get into the building. Your packages are either usually left just sitting outside the package lockers in the mail room, sometimes left outside the entrance door because they can't get in, or if you're lucky the delivery person will leave it at your doorstep. That leads me into the security door system. I've seen on multiple occasions the passcodes for delivery people not work and they have so much trouble accessing the building. There is a golf simulator, but is broken majority of the time. Probably 80% or more it's either out of service, or not working properly. All the parking is subterranean, so if you have issues with underground because you have no service once you get down to the parking structure. Just to note if that is a concern. Price for the apartment complex is higher than most in the area, but with all the cons I don't find it worth it. Pros Great location, clean, interior of apartments are well kept. Great amenities. 2 pools. One is a lap pool. There is also a small kiddie pool. 2 jacuzzis. Gym is nice, small but has what you need. Wish there was a sauna, but there is not. Great business center with 3 office spaces and 2 conference rooms. All first come first serve for the office spaces, but you can rent the conference rooms. There are also small booths and other seats to sit in the common area of the business center. Maintenance does their job well and keeps the majority of the community clean like the grills, community areas, carpets, etc (aside from dog park/turf) Maintenance also answers your portal service request promptly, so anything that is broken usually gets fixed pretty quick. So they get 2 stars because the maintenance team is great, but management Picerne Group is awful.

I initially lived in one of the outer apartments right next to the garages/dumpsters, but moved to an upstairs unit that was in the middle of the complex, Unit J1. Highly recommend both upstairs and middle complex because of the foot traffic and garages opening and closing. The walls are thin, that's just apartment living. Luckily I got one neighbor who was never home and my downstairs neighbor didn't mind my clogging practice. Really convenient having both in unit washer and dryers and multiple laundromats around. I never had an issue if I wanted to wash my duvet, the were never full. They also have a filtered water bottle filling station in the laundromat over by J1. Not sure if they have them in the others in the complex. (you're welcome). Sometimes I drive by just to reminisce on old times. The only small issue I had was with my deposit. When I moved out they tried to charge me for a cleaning fee, but I left my place spotless. Management companies in CA can charge a cleaning fee, but only to restore the unit to the same level of cleanliness it was in at the start of your tenancy. They cant cover "ordinary wear and tear". I ended up getting it refunded no problem, but just something to watch for.
