Since I moved here. There's no residential service staff on site. Therefore , nobody oversees what's going on here in the community. Many residents moved out and new residents moved in with multi family members ( 4 adults with 4 or 5 kids) those kids constantly playing soccer , biking and skateboarding without their parents' supervising them ( I have never seen not even once with their parents outside with them. )They let kids screaming doing whatever. ( no adults or parents saying anything about kids' reckless behavior )and I have Seen UPS truck driver was mad because kids almost got hit by the UPS truck. ( and trust me. Those kids biking and skateboarding so fast which makes me nervous to get out of my garage )They yelling and screaming like crazy day and night. ( and for hours)Even though Santa Rosa ( who now takes care of Santa Maria ) sent warning letters for this behavior , however because of no sfaff members on site to talk to them which seems like kids don't even care about warning letters. They still keep doing this ridiculous behavior. I called security patrol when it was so dark after 7:30 they still out there playing soccer and biking yelling without parents or adults with them ! I felt because of traffic on going was very unsafe for them I called security patrol but no security showed up. ( I was told to call but what is good if they don't show up and not like other community I have never seen security patrol come to this community to patrol. Ever !! ) Back side of parking lot they ( even non residents with young guys) smoking weed and playing loud rap music. In addition, we had homeless guy staying and digging dumpsters even though I spoke to Santa Rosa staffs they said call Irvine police. ( instead of they should take an action or call police by themselves. They acted like this is my responsibility. Unreal! )Recently ,residents been here many years telling me that they consider to move out because of the gradual declining living condition here in Santa Maria ! I guess Irvine company made huge mistake to get rid of residential service facility( what kind of community without its residential service ? ) and some residents so rude and mean here also that they give you dirty look for no reason. By the half basketball court kids were confronting each other and cursing also. Definitely don't feel like I live in Irvine ( supposedly great community) also there's no work out facility that many other apartments near by included with nicely equipped working out facility in apartment complex or infield golf course with this kind of high rent price we pay here. I strongly believe it will get worse since there's No Resident service office members here to supervise this community. I definitely feel like it is abandoned property and neglected management we have here at Santa Maria. After I have lived here for few years , I have much regret that I chose this to move in ( that was virtual tour with very less info post covid-19 era) I most definitely don't recommend this community for anyone consider to move in because of what we facing situation here. read more

To follow up, they clearly struggle with communication within their office. They have repeatedly called my roommate and I to ask when we will return our keys. And we have told them 3-4 times already that we will be leaving the last set of keys in the apartment on the move-out day. Update: the Irvine company decided to restructure and remove the leasing office from property. Which means the service we once had is completely gone. Vendors are doing work with no notification to residents. Rent continues to increase while they continue to remove things from the property. If it wasn't for the school we would be leaving. They also have single pane windows so you can literally hear EVERYTHING. The company won't put double pane windows unless there are enough complaints. SO $3k+ in rent for cheap built apartments. read more

We just moved out a month ago and the process was straightforward and painless. We requested a pre-move out inspection and Steven came through and helped us identify items we would be charged for and what we wouldn't be charged for. He was extremely honest and conservative in his estimate. He suggested that we don't bother deep cleaning or patching up the small holes since they will bring in cleaners anyways and the small holes are taken care of by the painters. When we received the final move out bill, it was less than what he estimated. I appreciate that he didn't play games and was honest upfront. One of the best parts about living here was the maintenance staff. They fixed everything timely and were honest about repairs. I would definitely recommend living here. read more

My family has called Santa Maria apartments home for the past 10 years and we can't be any happier. The complex is family friendly very clean and beautifully maintained. The maintenance manager Steven is on top of all repairs inside and outside of the units. We recently had an issue inside our unit with water leaking and assumed we would be displaced because of the severity of the issue but that was not the case. Steven handled the problem so swiftly and made sure the job was done properly without any interference in our day to day living. What a professional! Santa Maria is definitely one of the best places to live if you have to rent from Irvine Company. A community thats spacious enough to enjoy yet small enough to feel comfortable to get to know your neighbors. Well done Santa Maria and kudos to Steven for always being on top of it all and keeping Santa Maria running smoothly inside and outside of the units! My parents lived here for almost 10 years and had no problems until Oct '2023. 1) smoke was coming out of the stove. 2) mildew was growing fast on the wall behind the stove. Having lived in several Irvine Company Communities throughout the years, moving into Santa Maria Apartments was the correct decision I have made when it came to safety, apartments layout and over the top customer Service. Michelle and her entire team have been exceptionally kind and caring. I feel that living here is worth every penny. Maintenance Staff will address issues on the fly and I said before, the office team is very welcoming. Speaking by my own experience, my life significantly improved in terms of privacy, right set up for working from home, location, etc. It is a small community, very respectful neighbors, and I find it very quiet. Can't recommend this community based on my experience so far. I've only been here for 3-4 months and have made 3-4 noise complaints already regarding one neighbor. This neighbor is constantly working in her garage late at night and opening/closing her garage over and over again making it impossible to sleep or stay asleep. There haven't been any improvements since my initial complaint. These same neighbors also have the fire department (came around 1:30 AM a few days ago) and police coming every other week due to one of the children screaming and banging on things. The police just left the community as I am writing this and brought a bunch of residents out of their apartments to see what was going on. Community might be better in a different area but can't speak on that. read more

Having lived here for 20 years, I have practically lived here all my life. It's a nice gated community that is perfect for everyone. If you ever run into issues, just speak with the office and they will discuss it. I have a better understanding of Michelle's perspective after she addressed my issues. I'm in my third year renting with the Irvine Company and my experience has been great! The last two years at Santa Maria has been been a wonderful for my wife and I. Santa Maria isn't as large as some of their other communities, which is perfect if you're looking for a quiet place. Inside: I live in a spacious 2 bedroom apartment, second floor, with a detached single garage (some models have attached garages). Car was pretty much brand new when I moved in, but by renewing my lease for the second year, they came by and cleaned them again! Ice cold AC, gas stoves, with a separate laundry room inside the unit. Community: There are 3 bedrooms available, so there are a handful of kids in the community. Porch pirates? Not here. I see packages left at doorsteps for days, without anyone touching them. Trash is picked up very often, so you never see piles of trash in the dumpsters. Community pool and hot tub are well maintained and I swear the cut the grass twice a week. Staff: You can't beat this staff! Michelle and Daniel are always very helpful especially if I lock myself out or need something for my unit. They respond very quickly to emails and always return your calls. Steven and the maintenance team are on point! Besides being quick to respond to emergency maintenance calls, they routinely upgrade and maintain things throughout my unit, like the AC filter, stove, and even the refrigerator light bulb. Parking: Guest parking is not an issue. You don't have to fight for it, but if you want to park longer than a day or two, just ask the front desk. Security: Security comes by every night and the front gate closes around 7pm and requires a gate code to enter the complex. Perks: Google Fiber just got installed, so you can get lightning fast internet speeds here. It's within walking distance to CVS, Petco, Mcdonalds, 24hr Fitness, and ton of great restaurants. Pets: Allowed. There are few small dogs, along with large dogs like Labs and Golden Retrievers. Smoking: No vaping or Smoking, since ~2017, but you can smoke outside the community. read more

Writing this review based on a self-guided tour experience I had as a prospective resident. I love Santa Maria Apartment Homes because the majority of the floor plans I am interested in are carriage style units. If you are unsure what a carriage style unit is: basically it is an apartment that has no one below or above you. In most apartment homes I've lived in, I find that the majority of noise will come from above or below. So this is an extremely desirable quality to have and in the city of Irvine, an extremely rare quality. The value for money at this property is through the roof. Similarly sized apartments in neighboring communities cost hundreds more. I do realize that the community is a bit older, but when you get inside of one of the apartments here, you certainly don't feel it. Ken Tollefson is a real stand out. He made me feel comfortable with his friendly attitude and accommodating nature. When I spoke with him, I did not get any hard sell vibes from him and it was like talking with an old friend. He also made me feel better about my decision to look for an apartment now for an October move date. Many leasing consultants would try to discourage me from looking so early but Ken was understanding of my hectic life and busy schedule and was more than happy to help. Santa Maria apartment homes is definitely one of my top choice when my lease is up in October. You can bet I'll be bringing my wife around the property soon to get that final stamp of approval. read more

Horrendous nightmare compost heap of an overly priced disaster. You're going to have a bad time unless you enjoy: - Speeding cars going way too fast in residential areas while blasting not even good noisy music - Weird sewage smells from one or two of the main streets during the evenings/early mornings - Rude, VERY LOUD neighbors or guests constantly making noises at all hours that you can hear just as clearly inside your first floor/second floor location with all windows closed as you can outside - Overly priced rates for quality and experience, not that this is not the case in most of SoCal but it's especially confounding that Irvine Company is so arrogant that they feel even managing or caring about providing value is not worth the trouble because we suckers (yes me included) continue to be extorted for convenience of location - Staff was always on the ball with fixing and alerting our family to upcoming events or entry to the garages/house, nothing against them, but everything against zero management at the top to do anything besides leave a stock comment of how sad they are about our bad experience (take a look later I am sure there will be some generic response to this review) - If you enjoyed living here you are either very lucky or not very self-aware at how extremely annoying you are to the people around you. We were very lucky to find these apartments. How can you find washer and dryer and a walk-in garage in Irvine. We moved from Vegas to Irvine less than 6 months. And the only thing is I only have positive things to say about this place. Yes it does get noisy once in a while. And that's kids having fun and When it gets to be 8 o'clock it is totally quiet. The amazing thing is kids having fun with other kids from many different cultures and countries. We first visited the complex it was on a Saturday around 1 o'clock when it should be busy and it was pretty much quiet. The community is great and the management team excellent. Everything you can imagine is here. There's a huge pool and spa, with a wading pool for the little ones, a large gas barbeque area, courtyards with play equipment for the kids and even a basketball court. It is within walking distance to tennis courts, olympic sized swimming pools, The downsides are the parking virtually no guest parking. The garages are extremely small and narrow. If you own an medium sized car or larger, you'll have a difficult time manuevering in/out of the garage. The good side is Santa Maria is a beautifully located place near freeways and near amazing shopping center and it has been just great. nothing significant that I would complain about. Moving is stressful but the staff made it seamless. I especially love that the staff gets to know the residents on a personal level. This does not feel like an apartment complex, but more like a home! read more

My family and I had a very nice experience living in Santa Maria apartment Homes for three years! It honestly was home. The attached garages are well kept and in good condition. The apartment was well designed and the patio was the icing on the cake. However, I think one of the most important aspects of living in Santa Maria was the management team that consisted of Michelle, Steven , Michael, Juan and Joshua. Hats off to the excellent job Michelle does managing this property. She always greeted us with a smile and is very professional. She is extremely professional and has good work ethics and it shows in the condition of the property and residences. Parking is not an issue which is such a relief. I am going to truly miss Steven and his team. Work orders were resolved within 24 hours or less!!! Every interaction I had over the three years with Steven was excellent. He is caring, responsible and follows through each and every time. Unfortunately, I lived in 3 different apartment buildings in the last 5 years ,but I was not ready to move out of Santa Maria due to the excellent service provided by Steven and the team! He also took his time and provided detailed information during the move out inspection. I did not feel rushed and he answered all of my questions patiently!! This was very important to me and the first time someone fully explained what the expectations were for moving out. A lot of properties use the theme of "Welcome Home" and fall short, but Santa Maria definitely felt like home . The grounds are beautifully landscaped and I will miss the birds tweeting in the early morning hours. We rented in Santa Maria apartment community for two years and can't say enough great things for my experience. First of all, I love how the community is designed. Walking distance to Culver plaza where is the center of Irvine. Walking distance to trails and parks. My unit is right above my garage which makes so much stress free when I have little one running around all the time. It's so nice to have privacy compared to some compact apartment situation in Irvine. Secondly, the staff who work in this community makes everything better. We had several service request with plumbing, heating, air conditioning, kitchen appliances, door. It doesn't makes me panic because I know when I submit the service request on the app, they will take care the issue right away. I remember one time we had a weird smell in the kitchen and it was on the Sunday. I was worried that we had gas leak so I called in. The service team was on weekend but they swing by and helped me took a look at it. It was such a peace on mind that day. This is a great community for families and I highly recommend it. A little over 4 years ago, Leslie helped us to find the right floor plan for our family. Since we've moved in, I can honestly say that Michelle and Daniel have been excellent! They took care of any concerns promptly. During our time here, we've had very few maintenance requests. Steven and Juan handled each one very quickly and professionally. The entire staff is very friendly and super courteous. They always smile, wave hello and even check with us from time to time to ensure that we are doing well. Michelle makes the rounds of the property on a daily basis to ensure that the visitors' parking spaces are available. We love and appreciate that she does this. As tenants, there has been a couple of times when we were in need of the space temporarily and it was great to know that the spots were available. The grounds are well maintained and our visitors have always remarked on the cleanliness of our community. We also enjoyed all of the community events hosted by the fabulous staff. Pool parties, photos with Santa, Fire Truck pizza, etc. We are so sad to leave but just had to let everyone know just how awesome they have all been to our family! read more

My family has been living in Santa Maria Apartments for the 9 years now. The staff here is wonderful, and any maintenance issue we have is taken care of very quickly. It's great to live here, and my family has always been happy to live here. Yesterday especially proved to me how great this staff and apartment complex is. Late yesterday, when the leasing office was already closed, our apartment security alarm started ringing very loudly and we couldn't stop it. I called the after hours maintenance staff and was waiting for a response, when someone came to our door to help. This person was Michael, part of the Santa Maria team. He was on his way home when he heard our alarm and came to help. I really appreciated it, especially since it was after hours and he spent a lot of time personally fixing the problem. I'm always thankful for the services the Santa Maria team provides, but I was especially grateful for Michael yesterday. Santa Maria Apartments is a great community, and I'm glad to be a part of it. read more

We are so happy we chose to make Santa Maria our new home! We came from renting from a private owner, and are glad to be back in a professionally managed community. Nicole was extremely helpful during the leasing process and found us the perfect location and floor plan which we love. Daniel and Michelle in the office have always been friendly and willing to help, and our apartment was in beautiful condition when we moved in! The maintenance team, Jose & Maria are always fast an efficient. I put in a request online overnight and it was completed first thing in the morning! You can also pay rent online using automatic payments every month which is convenient. The community is small compared to most apartments in the area, which I like. It's always so nicely maintained and clean. The fact that it's gated makes me feel even safer (as if you didn't feel safe enough in Irvine already). Santa Maria is also VERY quiet and peaceful, I've never even heard my neighbors. The location is great, right in between the 5, 405, and 55 freeways but not so close where you can hear the noise from those freeways. Parking is also never an issue since we have a garage and our own assigned spot! In regards to the comments about cockroach issues-- yes, we do live on a planet where bugs exist! The Irvine Company offers FREE pest control to residents every week. As long as you take the proper steps to prepare for the exterminator, the issue will be resolved. All I have to say is what a shame. They discriminate against people who are not like them and Sect 8 recipients. When I called this morning I spoke to the Community Manager I believe Michelle. She was very nasty, rude and mocked me. I have never been laughed at or felt so ridiculed ever in a professional setting. I was invited to join the residents Christmas party last night. I found out it was put on by Michelle, Daniel, Tricia and the rest of the team. What a fabulous, high class event this was! The choice of vendors, and decorating of the area was just amazing. Even down to the comfy chairs for eating and watching the Christmas show. They provided personal pizzas for each member of the family, 3 kinds of hand scooped ice cream and cookies, and gourmet lemon aid. The kids were also treated to free photos with Santa(who looked authentic!), face painting, a balloon making expert, and the original Frosty the Snowman show playing on the big projector screen over and over for all to see. I was just totally impressed with the efforts of the management to put on such a special event for their residents. read more

While apartment living will always have its downsides (mainly noise, lack of space), Santa Maria was a great place to live. This is one of the best apartments I've lived in. I don't write reviews much and honestly this one slipped my mind during the entire chaos of last year. But I am thankful I was able to find residence at Santa Maria. First off the Daniel was very helpful and resolved any issues I had quickly and was very pleasant. I am grateful to have met him. Maintenance was also quick to respond to any issues as well, an issue with a fridge was fixed the same day. I also have 2 kids, and there are a lot of friendly folks around where all the kids play happily together. There are nice trails nearby and bike rides around the region is very easy. The location is also very well-located for groceries and shopping. On a side note, there is google fiber here, so that's a nice plus as well. Overall, this is a great place to live. read more

We have lived at Santa Maria Apartments for 3 years. Although we are moving to a larger place, I wanted to give a shout out to Steven, in maintenance and Daniel, in the leasing office. Steven and his team do a great job with all maintenance issues. They respond quickly and complete the job, many times the same day. We have had some maintenance issues, but I have always been confident Steven would handle them, even if I'm not home. Daniel is a great asset to the leasing office. He is friendly and will do everything he can to assist with whatever questions or concerns I had. Pros: Carpet is cleaned when next lease is signed. We fell in love with the Santa Maria apartments floor plan and amenities because they felt like a house. But, this is the LOUDEST apartment in which we have lived. SCREAMING older children playing on the little children's play equipment. Children riding scooters and skateboard SCREAMING loudly to other children on sidewalks back and forth in front of your bedroom window starting after 7pm when the office closes until after dark. Jurassic Park and Star Wars movies played until 2am in the morning on surround sound TV. We tried to watch a movie on our TV and could not hear because of their LOUD movie. Video Games played on surround sound all day long starting at 7am in the morning. As Amanda A. said, no parents are to be found anywhere. I understand now why so many people had broken their leases to get out. No manners regarding living in apartments. There is nowhere to escape with the design of the apartment. If you enjoy SCREAMING children, listening to other people's TV until 2:00 am, hearing children arguing and screaming loudly, video games put on surround sound all day long, then this is place for you! We now have residents with no apartment living manners! We have continually complained about the unnecessary, excessive noise in the apartment above us. A 5 year old along with his 12 year old sister constantly run, jump, scream and body slam. The 2 year old baby squeals nonstop. The parents do nothing to stop this bad behavior. Even surrounding neighbors have expressed their sympathy for us living below them. I have complained too many times to remember about excessive noise. The management says that they will say something to them. We really do not want to move but enough is enough! We lived in Deerfield where there were many children and NEVER experienced this type of behavior! My question to Irvine Ranch Company is "What can be done to get excessive noisy neighbors in Santa Maria to stop making so much noise?" read more

(a) The Santa Maria apartments community is very conveniently located. It is close to the main roads like Irvine Center Drive, Culver drive and Jamboree Road. It is a few minutes' drive from the Tustin train station, served by Metrolink trains. Shopping and grocery stores are all very near, some even within walking distance. It is a very safe, gated community. (b) The community has a large variety of designs available, including 2 and 3 bedrooms and some with attached garages on the same floor. Since I lived in an apartment which had nice green landscaped backyard and a covered patio, it felt like living in a home. There are several walking trails in all directions stretching for miles. (c) The staff members of the Santa Maria community are all GREAT !! I would like to acknowledge them here. First of all, Michelle, the Manager, is a genuinely kind-hearted person, always eager to listen to our problems and resolving it quickly. It is an added advantage that she lives within the community. Michael, in the Leasing office, was helpful from day one, when he filled up the renter's application over the phone and helped us choose a date for move-in. Joshua is another helpful person in the Leasing office. (d) In addition to the phones, the Santa Maria community has a good web-based system and the App for reporting problems in the apartments. They are very prompt in attending problems, even during weekends. I would like to mention first about Steven, the maintenance manager. He is very knowledgeable about his job, very professional, and customer focused. Juan and Jose are two other persons in the maintenance department. They are friendly persons, very efficient and know their jobs well. (e) I would like to express my appreciation for all the above persons, who made our stay in Santa Maria a pleasant one. Lived here in 2015, definitely would NOT recommend it. The neighborhood simply is not nice and the management does not make living there an easy or pleasant experience. The complex is also very overpriced for what they offer. Just avoid this place. read more

We've lived at Santa Maria for 15 months and are very sad to be leaving. I'm very surprised by comments on roaches and bugs - have had no experience with them at all in our fifteen months. The leasing office has been great; Michelle and Daniel are excellent at taking care of maintenance requests and concerns promptly. In our last fifteen months staying here, we went through one family tragedy and another situation where my girlfriend had a very serious, life threatening surgery. I was not expecting the leasing office to leave flowers\cards on our door step or allow family\guests to visit (take up guest parking). Being grateful that they did, I knew I had to write a review to express my thanks. One time, we were away on a business trip and also needed our home to be accessed by someone else; Daniel fulfilled this request the same day and coordinated with our guest when I called him. Pretty incredible. Maintenance requests are usually fulfilled in 24 hours; and in one of our cases, the same day. All we needed was some light fixtures fixed and all was fixed in 3 hours! Guest parking is no issue really, this is a middle, upper-middle class family community and there aren't any parties or crazy happenings going on. The location is perfect for us and away from traffic\busy areas. It's an insanely clean and meticulous community and you can see that when there is gardening a few times every month and buildings being repainted and touched up. Insulation, air conditioning, and heating is also perfect. I have only heard my neighbors once or twice - and it's usually a baby crying or excitement during the holidays. Lastly, these complaints about carpets are comical - this is a rental, you can't expect perfect carpet. The carpet is solid for the first 6-9 months and do show signs of wear and tear by the end of the lease. The strategy is to upkeep the apartment and have new carpet for the next tenant. Again, thanks Michelle and Daniel for also taking us seriously as tenants - we were only 22, 23 years old and being taken seriously is refreshing. We will surely be considering Irvine Company again in the future! read more

This is my second year at Santa Maria. Since I was looking for an apartment for my family I had good impressions. My first contact was with Leslie Daniels (woks at Leasing office), she is awesome! Then we moved to Santa Maria and there I knew Daniel Alongi and I had a lot of times his help with a lot of things. I am from Brazil and they really take care of me and my family in a moment that everything is so difficult and different! Last Sunday my wife asked me to schedule a maintenance at our kids tub, I placed a request and I was waiting to be attempted maybe on Monday or Tuesday. Five minutes later Steven, the maintenance manager was there. The tub was clogged, problem solved in 5 minutes, so Steven asked my son if the shower was weak and he confirmed it. Steven quickly came back and traded for a new one and my kids were very happy! When a team does something that brings joy and comfort to our family the least we should do and thank and praise! We are happy to be in our new home, but sad to leave Santa Maria. It's a great place and a great community. Very convenient locations to the schools and shopping centers- everything you need within a two mile radius. I absolutely fell in love with the layout of this apartment when my husband and I visited. It was more expensive than some other Irvine Company apartments we looked at but thought that the more "townhouse"'feel about the layout was worth it. They had all the amenities we were looking for except for a on site gym. We asked the leasing consultant about that when we were visiting the complex and she assured us that we could use the gym at the 'Sister complex' Santa Rosa. We were happy with that so we signed the lease and moved in. A week later we walked over to Santa Rosa and tried to use the gym. Our key didn't work. We walked back to Santa Maria to ask if we needed a different key, they looked at us like we were crazy and promptly said we did not have access to that gym. Our consultant had flat out lied to us and I was pissed! They office apologized to us but didn't do anything else. Another problem I have with this community is the alarming number of kids around. Now, I wouldn't really care about it too much if the windows were sound proof but they're not. My husband and I specifically chose a apartment on the outskirts of the complex so that we would be away from the play areas but all the kids play in the damn streets! And they scream and yell and their parents are no where to be found. There are always toys laying in bushes and on side walks that are trip hazards. I have called the leasing office many times about the noise, and thankfully someone has always come by to break up the holler fest but the kids never stay quite for long and I don't ever see anyone talking to the parents about keeping their kids off the street. It doesn't help that our neighbors turned their garage into a play area which is right below our bedroom and all the kids seem to gather there like a hang out. If this community had a gym and sound proof windows (or made sure kids only played in the play areas and not on the street), this Apartment community would be 5 stars. read more

We lived in Santa Maria Apartment homes for 1 year. The community is very nice having bike trails around. But worth mentioning is Steven - Maintenance Supervisor, one of the best persons I've come across. He's always been very helpful with a smile. At occassions he had helped us going above and beyond.
